The team at Deacon also does an excellent job of qualifying tenants and acting as an effective intermediary between us. So, of course, when life served me up the need to find a li'l place of my own to rent I went first to Deacon. I have a friend who lives in their property on Columbia NE. I believe 424 Columbia SE. I have never been in such a hovel. I am personally reporting them to the housing authority. This place is so awful and what is with that horrible fence in the front. It smells it is dirty and I saw mice inside the apartment that had been reported and they never did anything. I am from the east coast I know how to get a cities attention for a slumlord like this. This property management sucked! They were extremely uncooperative and uncoordinated we had toured one of their properties and made an agreement with one of their agents that there was some fixes needed to be done before we had moved in. Come to our move in day we arrived at the property and nothing had been fixed cleaned or changed per our agreement. Maintenance was terrible and just took the cheap route cutting down the doors we had that were sticking to the floor. Our property rent also had internet included per the listing which it was not and they were extremely rude when I told them we should have a reduce in our rent for the mistake when it was included in our lease. read more

They stole my money, collected all my sensitive information for the application, including my id-then told me the unit that I applied for was accidentally listed on airbnb without their knowledge. Bait and switch. Then they asked me if I like any of the other units that I saw? SCAM. I wasnt about to give this scam anymore $. I don't believe that they truly operate the units that they show. I basically applied for a unit that they werent renting. LIES, LIES, Lies, RUN! I'm reporting them to every entity that will hear what they are doing! HELP ME! FILE HERE. Worst property management I have ever experienced. I have been out of my apartment for almost 50 days now due to a fire and Jadah (the property manager) does not give updates on repairs, return dates, or ANY relevant information at all. This has to be the most inhumane treatment of tenants. Spare yourself from renting from them. All their properties are falling apart and they hire the cheapest companies for repairs. Jadah is confrontational about doing her job to any extent and she has been working for them for over 10 years. Especially avoid 421 Broadway. This property is constantly under attack from homeless. The building itself is super cute but miserably hot in the summer time and freezing in the winter time. There is no security on the building at all. Not safe. Not worth it. read more

Deacon has very poor SOPs & customer service; they sit on their hands, take days to weeks to reply to calls & emails, and I suspect they are dishonest/lie when they do reply. How these people stay in business is a mystery to me. I was interested in a rental they manage (I use that term loosely) and called to set a time to tour. It took them 5 days to respond. I go and see the place. They send me a follow up text to invite me to apply. I call them to find out the process. They never answer the phone and suggest you text. I lived in my rental home for almost three years. They would blow off our maintenance requests unless we called and kept bugging them. Then came the worst part. I have a friend who rented from deacon as well and a few months ago she told me she got a notice on her door saying the owners wanted to move back in and she had to vacate within THIRTY DAYS! It freaked me out because I have a small toddler and I would not know what to do. Then it happened to me. A few months after my friend got the notice I got the same notice saying that the owners wanted to move back in and I had thirty days to turn in the keys and vacate. I have a toddler. A house full of stuff. I don't have enough in my bank to put down a deposit and first month's rent on a place- Let alone the time to find a good place within that amount of time. I think it is shady that all these owners are allegedly moving back in to their houses at the same time, too. Conclusion: Deacon does not consider their tenants needs, that is why they only give THIRTY DAYS NOTICE TO VACATE! They are cold and dismissive of people's needs during these times and they don't care if you're f'ing homeless because of them. I WILL NEVER RENT FROM THEM AGAIN! read more

DO NOT USE DEACON. I've found Deacon Property Services to be quite horrible. Paula will not communicate via email and it's nearly impossible to reach any Deacon staff on the phone. I've tried during all hours of the day, only to reach voicemail. During the time that I was able to talk with Paula on the phone, she knew barely anything about the available units. She also made scheduling mistakes with my showing appointments. I was told that Deacon only has ONE individual (Brian) to show properties. When we met, Brian was rude and extremely unprofessional, complaining about his job to me. Not to mention, he was late to the showing. He seemed annoyed to be showing me the property, was often cussing, knew very little about the property, and was mostly unresponsive towards the few questions that I had. Deacon's website is an absolute joke: Endless text errors, poor images, and unclear property descriptions. I don't typically write reviews, but was compelled to speak out after the terrible experience and treatment and that I received. Deacon Mgmt was called on Thursday afternoon to determine why a tenant had no hot water. Today, Monday, 3-1/2 days later, still no hot water. I left voice messages this morning. A representative of Deacon said he alerted a company to the need for repair on Friday but no response over the weekend and still on Monday no response. This tenant cannot leave a maintenance on the company's "portal." she does not have a computer. read more

But communicating with them takes way too long & for a business that owns so much property, their standard operating procedures are too rigid for a business involved with something as messy as peoples lives. read more

The staff at Deacon Property Services is awful. This company took over the house I've been renting for years and ever since, I've had issue after issue. First, they don't even know anything about the property. They keep getting my address wrong, and give other tenants my address so that messes up utilities. It took several months to get my electric and gas back in my name. They blamed my neighbor for giving the companies the wrong address. Then they came and moved the house numbers around so deliveries were going to the wrong units and USPS started returning my mail to sender because once again, they were giving the wrong information out to tenants. I filed one complaint and they emailed me a 30 day eviction notice that I didn't get because it went to my spam folder. They called me 15 days later and caught me off guard. They then strong-armed me into a 25% rent increase. They lied about posting a notice on my door because I have security cameras that proved no one came by. They told me that they wanted to renovate the unit after the rent increase and then asked me to do all the work to point out what needed updating and had me submit a list of things to improve. They sent a contractor to my unit to update it while I lived there, and he removed the shower, and all the sinks in the same night. They did not even offer to put me in a hotel or reimburse me for the nights my unit was uninhabitable. The contractor finished working on the kitchen and bathroom. He did a terrible job: the tiling was uneven, the countertops didn't fit the cabinets, and the plumbing leaked. They delivered a dishwasher to the unit that stayed in the middle of my kitchen for a few days because they didn't measure to make sure it would fit and failed to install the necessary plumbing. When I brought this up to Kyle, he said the contractor was a friend of his. ("Friends" isn't a qualification that means they do good work. If I were the homeowner of this property, I would have been upset with the poor workmanship. ) They've also failed to communicate many important things regarding maintenance and updates. I usually get a "sorry about... but" because they're always sorry for something. I can't wait until Kyle trains a proper staff that understands the statutes regarding Landlord Obligations. It would also be great if they took responsibility for being so negligent. After walking out of my shower to find maintenance in my unit, without notice, I decide I had to move out. Maintenance showed me a work order filed by a different tenant, but they mistakenly wrote my address on the papers. When I called to speak to someone, Jamie lied about what had happened and claimed that they were doing me a favor. I still don't know how they were doing me a favor by entering my unit without notice in order to service my neighbor's property. After finally moving out, I was billed over $360 in cleaning fees when I had cleaned the property and left it in the same condition I moved into it. But they don't even have any records from the previous management company of the state of the unit from when I moved in and never even had a copy of my lease agreement. If you are looking for a property to rent, avoid Deacon Property Services! The amount of gaslighting and trauma they've caused me is unacceptable. If you are looking for a management company to manage your rental properties, avoid Deacon Property Services as they don't know how to follow state laws. I am glad to no longer be a tenant of this dumpster fire. read more

Kyle deacon is a demeaning misogynistic unprofessional individual who lies about repairs and dismisses basic issues like not having hot water for days on end and kitchen stoves not turning on basic utilities were never fixed and the property was not cleaned prior to move in. There were numerous dead roaches throughout the property right before we moved in so we inquired about pest control who never came. Microwave was never fixed. When we left our deposit was kept and we received an extraordinary bill for damages to ludicrous things such as toilet paper holder for $500. Kyle deacon is a conniving scam artist and the people at his property management company are rude and dismissive. They charged us falsely during and still 2 months after we lived there. They were quick to respond to maintenance requests, but then charged and accused us of the damage. Ie: the apartment had a toilet bidet when we moved in, it leaked and caused water damage, they accused us of installing it. We also bought brand new blinds when we left, only to have them take money from our deposit to buy more. read more

I leased with Deacon Properties for a year, what I learned in a very small amount of time is that they treat their tenants like crap the minute you sign that lease. If I had questions, concerns, etc. they would tell me that they would call me back, and never do or respond as if I am a nuisance to them. The ladies at the front desk along with Jadah, the maintenance manager are some of the rudest people I've ever dealt with. They are unapproachable, disrespectful and unprofessional. I had so many issues with where I was living and wanted to cut my lease due to feeling physically unsafe. Deacon made it very difficult for me to leave that situation and I had to wait until my lease ended to move out. This company needs to work on their professionalism along with guest service because they completely lack the competency to treat their clients with kindness and respect. Deacon is good at manipulating these reviews. Note that almost all of the positive reviews are written by: Tenants who have only one review ( Deacon write's these himself) or Landlords who love the fact that Deacon wrings every last cent out of tenants and is known for not returning Security Deposits and making people pay for cheap, Walmart blinds, claims that the apartments need to cleaning and all kinds of wear and tear sort of things that are everyday life (normal wear and tear) and the law states the tenant is NOT to be charged for normal wear and tear. Note the claim by the landlord below stating "...if you are a good a tenant..." -which is demeaning, disrespectful and an assumption. She fills her pockets and any issue is the tenants fault who by the way pays her way. Repairs and improvements are made according to the landlords budget or what they want to spend rather than Housing Codes. Good tenants never complain or insist that you make sure your property is up to code. Good tenants put up with your selfish subversion of the law. Read as many reviews by landlords as possible they often state that Mr. Deacon helps them according to their budget. My landlord spent the winter in Mexico rather than repair serious water pressure issues and other Code violations. She and Deacon decided she had spent enough despite code violation. I rented an apartment which then was contracted to the Deacon Management Company. Basic services were not provided, I complained and was threatened by Deacon. The person who owned the apartment spent the winter in Mexico, Cabos I believe, and wrote a glowing review about how Mr. Deacon advises her according to her budget-not the repairs or housing code violations in the apartment. The review is on Google. Further, Mr. Deacon and his staff have difficulty following the law around ADA issues and basic curtesy and it has taken me months to train Danielle to write a professional email. Deacon and his staff made discriminatory statements about me and tried to create a false narrative about needed repairs. Gossiping about tenants is common in his office and his staff seems to think tenants should manage the repairs and asking them to follow basic business practice or even what is their practice for returning phone calls, following through with repairs or making sure I have heat when it is very cold will get them in a tizzy. The worst experience though was when the older gentleman (sic) urinated in my bathroom without shutting the door properly and was about 5 feet away from where I was sitting. He was mad and told me so because it took him a full day to find a toilet seat that fit the toilet and he thought I should do that or use a toilet seat that did not fit the toilet. Notice that making sure tenants receive housing that meets Albuquerques Housing Codes and Regulations is not considered by Deacon and he makes a practice of getting away with as much as possible at all. Please consider how Deacon Management Company manipulates the reviews. If you go back a bit with the reviews you will see patterns -like most of the positive reviews are written by people who have only that 1 review. The other positive reviews are by landlords who love the way Deacon keeps within their budgets so that they can vacation at whose expense? The reviews that are actually written by tenants are usually 1 star. Let's stop filling the pockets of the people who treat us disregard and rip us off. Totally being shammed. Garbage no bedroom dirty nasty unit and looked nothing like advertised, price went up. Nothing else was available then and now i see so many updated nice units for less or a tiny bit more than i am paying. My fridge has knuckle marks from past tenants fighting. I was pleasantly surprised by my overall experience with Deacon. They took over the lease for a house I was renting and based on other reviews, I was dreading my move out inspection and resolution of my deposit. I was told I wouldn't get my deposit resolution check until 30 days post move out, but it came in the mail almost two weeks early and without any fees removed. Worst customer service.....It took almost a week and I had to send two information requests before anyone responded and when I was able to speak with Sandra I was very disappointed to say the least. The rental online showed a ready date of 5/8/20 so I asked if given the state of travel restrictions, would a 6/1/20 tentative move in date be acceptable for a unit ready 5/8.....immediately and very abruptly she responded "no, it can't stay vacant for more than a month". First of all, this is less than a month and when I pointed that out, I was told, even if it says 5/8 it doesn't mean 5/8, it will probably be sooner than that......now I do understand that owners want their rentals filled asap but I was not asked any other questions, given any other options, no other attempts to secure my business, just NO. And I am ok with NO as I am sure I wouldn't do well dealing with Sandra on a monthly basis, it was just the whole feel of interaction that didn't sit well with me. Maybe she was having a bad day and I understand how stressful times are right now, but seriously lacking in people skills and just genuine kindness. I hope owners using DPS are aware of the quality of staff there and I hope others have a better experience. read more

Rented a house from these guys for $1650 a month. Poor response to service requests which included having to replace an entire air conditioner condensor due to their lack of action. House was dirty upon move in and in general disarray. Kyle, the owner, is not responsive to women and he would regularly dismiss my wife's concerns as trivial. Upon move out they nickel and dimed our deposit which although petty was to be expected due to our contentious relationship. Would not recommend. read more

The condo was on San Antonio and Chaz, one of the employees, was 15 mins late because he was lost! REALLY - you manage this unit and you got lost?! He did not knock before entering the condo and once we were inside the resident came down from upstairs - thankfully he did not have a gun! Soon I learned we were in the WRONG condo and Chaz didn't have the keys with him for the actual condo. Needless to say, once I realized the bedrooms were upstairs, this guy didn't have his act together because he got lost, AND he entered the WRONG condo without even knocking first, I knew I would not want to rent from this company! read more

VERY surprised to see the positive reviews. It was a nightmare from start to finish with this company. I had to fight to get a mailbox key that would work. I was once locked INSIDE my apartment because the door was not properly installed. My apartment was dirty when I moved in, but they charged me a cleaning fee of $81.55 and $64.38 for carpet cleaning. I am happy to show the pictures of the apartment before I moved in and after I moved in. I should note that the only carpet was in the loft. It is barely bigger than the size of my twin bed. I rarely used that space because it was too hot. Their deposit policy is a scam. They will not give your full deposit back and will keep it for a month after you move out. They also refuse to turn on air conditioning. I had to fight to get mine turned on (and the loft apartment was advertised as having air conditioning), and it was well over 100 degrees in my loft. My poor neighbor was still fighting to get his turned on when I moved out! If you are considering the apartment at 807 8th Street, please be aware that the police were called because I was accosted by a transient man. The lawyers in the office beside the building will attest to this fact. If I were you and you decide to rent from this company, I would not clean. The charge is $81.55 for "deep cleaning," on top of the carpet cleaning fee. read more
