I just wanted to establish a relationship with a realtor in case we did see something we liked. Jenni was perfectly fine with that and we had an excellent chat, establishing what we were looking for and promising to keep her eye out. As it happened, a property that we had been interested in returned to the market two days later and I reached out to her to ask for a video walkthrough. She was able to do that quickly enough for me to see it before we were out of contact for the weekend, which let us make arrangements as soon as we got home to come up and see the house in person that next week. When we had questions about the house, she went above and beyond to get us answers, including tracking down information the seller's agent should have provided (but hadn't!). Once we put in the offer, she made getting through the inspection process easy, especially for someone coordinating it from out of state. She was able to get estimates so we could ask for a reasonable amount of credit on the sale and all of the folks she has recommended have been top notch. We were able to close early in a large part because of her work and she made the whole experience smooth and easy (or at least as easy and stress-free as buying a house from two states away can be!). I hired Utopia Management in January 2026 for my Seattle rental to see whether professional management would provide value and reduce my workload. Utopia Employees Involved Jacob Shaddle -- Senior Property Manager; left Utopia 6/25/26. Marissa Garcia -- Maintenance Coordinator; became my Property Manager 7/13/26. Jennifer Mydland -- Senior Branch Manager & Washington Designated Broker. Johana Williams -- Regional Manager. Anabelle Harvey -- Accounting Department. Yorling Ruvalcaba -- Showing Specialist, Seattle. Why I Terminated Beginning 5/1/26, I was coordinating repairs myself. Despite paying a management fee, I was still spending substantial time handling repairs and following up on issues. I did not believe I was receiving sufficient value for the management fee, especially considering additional charges and issues involving accounting, vendor authorization, and maintenance coordination. I gave Utopia written 30-day notice on 6/22/26. The agreement terminated 7/22/26, and I took over management myself. 8% Management Commission Jacob told me the 8% commission would be based on rent received. The Management Agreement refers to "gross monthly receipts and deposits to the account for the benefit of the Managed Property." Utopia recommended a $1,000 move-in incentive. The tenant's 5/1/26 move-in was delayed one week. $736.16 in delayed/prorated rent was deducted from June rent, but Utopia charged an additional $58.89 management fee on that amount, which I disputed. Jennifer Mydland confirmed the 8% commission would be charged through 7/22/26, but the July statement charged the full $255.60, including 7/23-7/31. I disputed $74.21. My attorney reviewed the commission issue and stated: "Utopia's contract is fatally flawed in that the 8% commission language is vague, ambiguous, and subject to more than one reasonable interpretation. Utopia's subjective interpretation of the Agreement does not take into account the fact that it is subject to more than one reasonable interpretation. Utopia interprets it in the light most favorable to Utopia, however, had the clause not lacked the material facts and definitions upon which Utopia now relies, Ms. Lee may not have entered into this contract in the first place." Additional Fees Utopia charged 1.75% identified as state/local taxes on fees. I was also charged a $25 monthly Eviction Protection Program fee, which I canceled on 6/2/26. Unauthorized Vendor Invoice/Repair Timeline 1/14/26 -- Hired Utopia; Jacob was my Property Manager. 5/1/26 -- Tenant move-in delayed one week; I began coordinating repairs. 5/13/26 -- $1 repair approval limit established. 5/26/26 -- Marissa confirmed no repair without prior approval. 5/28/26 -- Marissa asked Fischer to obtain an estimate, but Fischer performed the minor toilet repair involving the fill-valve replacement without my prior approval and issued a $702.11 invoice plus $70.20 vendor fee. 6/2/26 -- Canceled $25/month Eviction Protection Program. 6/22/26 -- Gave Utopia 30-day termination notice. 6/24/26 -- Marissa asked about the toilet repair; I asked her to close the work order. 6/25/26 -- Jacob left Utopia. 6/27/26 -- Fischer invoice #303880 for $702.11 was due. 7/10/26 -- Jennifer confirmed commission through 7/22/26. 7/13/26 -- Marissa became Property Manager and again asked about the toilet repair; I again asked her to close the work order. 7/22/26 -- Agreement terminated; I took over management. 7/23/26 -- Fischer invoice appeared on my July Owner Statement, which became available for review on 8/3/26. 8/3/26 -- Discovered and disputed the unauthorized Fischer invoice. 8/5/26 -- Marissa said she could not find authorization for Fischer to proceed. 8/10/26 -- Followed up with Marissa. 8/19/26 -- My attorney sent Utopia a formal letter requesting documentation and attempting to resolve the dispute without litigation. I raised these concerns with Utopia and gave them opportunities to explain and resolve the issues. My attorney's 8/19/26 letter was an attempt to resolve the dispute without litigation. My advice: carefully review the management agreement, commission calculations, additional fees, owner statements, and repair approvals. Require written authorization before vendors perform repairs. This review is based on my own experience as a property owner.

The problem is, Mary is truly as wonderful as all the superlative adjectives I can think up. Mary is a community builder in her bones, and we first encountered and came to know and love her through her clear passion for the Bellingham community. The first time my spouse and I visited Bellingham, we inadvertently found ourselves using her online recommendations as a check list of all the best places to visit and best things to see throughout the area. We finally began remarking on how great her taste is - and as we fell in love with the community, knew we had to reach out to talk to her about looking for our new home. Expecting to schedule a phone consultation some time in the coming weeks or months, Mary responded immediately and suggested we meet for coffee that Saturday morning and to chat about our thoughts and plans. From our initial meeting she was friendly, brilliant, and understanding of our wacky situation. Over the next several months from across the country we stayed in touch, us sharing homes we found online that looked interesting and her sharing thoughtful feedback. One of the things I loved about Mary is that she is real, honest, and human. She would tell us "I know that home looks great online, but I don't think it would be a perfect fit for you because (reasons)." Looking at homes from across the country, this thoughtful feedback was worth its weight in gold, time after time! Months after our initial meeting, when we finally flew out to do some serious house hunting, Mary arranged her schedule around our visit, devoted multiple very long days to shepherding us all around the area, and was unbelievably patient as we looked at some houses over and over. She guided us through a quick and challenging negotiation process when we finally made our offer, of course got us our home, and then held our hands for the long weeks to close. Above and beyond doesn't begin to describe her in that time - from helping find a fantastic inspector who came out on a Sunday morning before we had to drive to SeaTac and fly back across the country to installing our mailbox and window treatments in the new home (who does that?!? What kind of person goes that far for a client???), Mary is so far beyond exceptional it cannot be accurately conveyed. One of the (many) things I love about Mary is not only is she kind and thoughtful, she's human and understanding - if something went (temporarily!) awry, Mary isn't a person who would tell you it's okay, it will all be alright, ...
