Useless. Absolutely useless. They provide no value. I've filed numerous complaints about continued violations of people on the property and nothing is being done. That's not true, there was something done - my rent was raised. That's correct. I'm paying more in rent despite zero improvements to the apartment - that desperately needs them and no enforcement of the rules I was sure would be abided by by everyone who lives in the building. Anchor realty is a scam through-and-through. In the year I lived in one of their properties, my roommates and I experienced multiple maintenance issues, which we reported to Anchor. These issues we're ignored u til after I had moved out. These issues included dysfunctional smoke alarms and a leaking ceiling pipe which wreck the ceiling in our bathroom. Our calls and emails we're ignored for months. Then comes move-out time, where we are told to be moved out several days before our lease actually ended, with our keys in the hands of the company on the last day of the lease, or else we would have been charged per-diem rent for every day they were late. Our move-out date was a Friday, and the date they required keys a Monday morning. This gave us a physically impossible time frame for our keys to be mailed in time. Our other option was to take a day off of our job to go to their office by the PHL airport during their (limited) office hours. Walter Anchor, our contact, was extremely rude and unwilling to bend on their already unfair-for-profit policies. This company is a classic example of extortionist landlords, who attempt to milk any possible additional charges out of their tenants (particularly students.) I have never had a worse landlord, and I would recommend that nobody give this company their business. read more

I wish I can provide a negative star rating. The team at anchor managed a single family home for our LLC. At first, things were ok - they responded quickly, provided us with feedback regarding fixes that were routine, expected even. Then things started getting worse. The quotes for fixes (multiple!) got worse and worse. We were billed on multiple occasions because the tenant continued to flush wipes. I don't think it's unreasonable to expect a property manager to take corrective action and instruct the tenant to stop flushing wipes. The last... is perhaps most egregious. They hold the last month's rent until you (owner) resolve any issues with deposits. They don't support you here. My partners and I went on site to find broken windows, cracked walls, etc. All of which, I believe is within the statement of work of a property manager to report to us. Lastly.... what they fail to mention to you is that they don't track how the tenant is paying for what they're supposed to. (e.g. water) We found post-move out that the tenant actually had not paid for water for the WHOLE year. Ridiculous. In summary, they'll take their cut, do a so-so job, and leave you with a red balance sheet. I'd heavily recommend going with any other property manager. I've never had such a bad experience with them. It's probably why they insisted that we cover for all legal fees at the start of the contract negotiation. read more

They are snakes. Terrible terrible terrible people. You rent through them and they make you pay for anything that is already broken in the house. Make sure you look closely on the lease because they put sneaky stuff in there such as "if you give them less than 90 day notice of not renewing lease, they will force you to stay another year." They charge you $650 dollars when moving out for painting the apartment, even though that should be normal wear and tear. They keep your security deposit no matter what because that's "move out fees". They lie and treat tenants like shit. Never trust them and use them again. read more

I would stay from any apartments managed by Anchor Realty at all costs. I live in an apartment managed by Anchor Realty with 6 tenants, none of whom are happy. First, they will hand over a unit that is not ready (no sink in the kitchen, no working toilet, no hot water). They expect you to pay rent despite these issues and charge a late fee if you withhold rent. This means your only option is to involve the Fair Housing Commission, and who has time for that. We have had several other major issues after moving in and the management never responds properly. When they do address the issue, the fix is usually very cheap so the problems are not actually resolved. They expect the tenants to respect all terms of the lease, but do not pay this respect back. I will update if anything changes. Unfortunately my experience over the past year has been awful. read more

Anchor Realty acquired Salkin Realty when Joe Salkin passed (owner of Salkin). We had already given written notice to Salkin of our moving when the transitions were taking place. I tried and tried to get our deposit back but never did. Spent hours on the phone with property manager Victor (nice guy) but no help in getting MY deposit money back... and never got a notice for any damages done. Pursuing legal measures now as it seems that's all they'll listen to, and not interested in doing the right thing. Stay away. I will happily change my review if they care to return my deposit. read more

I been at this property about three years with minor issues. There has been a leak over a month causing mold to grow, and water is also seeking through the floors, I have never seen anything like this. There is also a problem with the electric. I have called put in maintenance request no response. I have kids with medical conditions this is awful and it's so hard to find a big house. So I have definitely try to have patients with them unfortunately my patients has ran out I will not pay another penny until issues are resolved. I have never been late with my rent it is always payed 15 days or more in advance this is horrible. I have contacted L&I which I was told they are supposed to be taking the owner to court. This is so devastating for me because I recently adopted my sister kids who passed away and I was not planning on moving until I was able to buy a home now I have to move again!!! read more

The pic of the 2 women is pretty cute hopefully after a representative of Anchor Realty take time to meet me I could have some positive results as well. They have a property next to mines. There is water flowing inside my backyard and down into my basement due to their neglect of one of their rentals. My cement is cracking all because no one is willing to contact me and fix the problem of a drainage pipe in their yard is not connect to the overflow drain pipe. unbelievable, I take time to keep my property neat, clean and not damaging my neighbors yet I am next to a mess like this destroying my foundation. Terrible, rented a property from them informed them the heat wasn't working a week ago. Still no heat and I have small children. Their response was purchase space heaters and return them. When we inquired why after a week we still have no heat they tell me they are waiting on the owner. This is not only unacceptable, but illegal. As the law requires landlords to provide basic amenities of habitability which includes heat. The one time they send someone to look at the unit they send a plumber, not so,even who is trained and certified in HVAC, but a plumber. It seems like when there are issues they pass it on the owner. Philadelphia,Pa 19150 on Dec.8 2017 and i informed them that my current landlord changed his mind from wanting to sell to wanting to renew our lease instead 2 days later on Dec.10 2017,I was told by the office to talk with the realtor that works for them who just shows properties about getting my deposit back refunded,I was told by the realtor that I would have to wait till someone else rents the property.On Dec.18 i go into the office to talk with an higher up regarding the issue.I came in composed and polite and told the front desk rep. my situation she comly went and got the OWNER he came downstairs and told me that I would get my money back ONLY if someone rents the property by my original move in date on Jan.2 2018,the property still had work that needed to be done the Basement and garage needed to be cleaned out and also some painting needed to be done and they never removed the listing off of various websites even there own,I ask the owner what would happened if no one rents by that date and he begin to raise his voice and tells me "I'm not going to argue with you" i told him that I "Just ask a Question" he later told me I can sue them and i told him "I will if it comes to that" he later told me he will counter sue me for no reason at all,I called the office today because I was made aware that they have 3 pending applications in and he hung up the phone i called the realtor that works for them and was told he cannot talk to me any longer because the OWNER informed him not to. read more

If I could give this company zero stars, I would. I live in Philadelphia, PA. Not sure why this Yelp account says I'm in CA. Exploited doesn't even begin to describe how I feel by this company's lack of respect for me and my roommates. Dehumanized is a more accurate word. In my lease, there is list of accommodations. There are two columns: One says "TENANT PAYS" the other says "LANDLORD PAYS." WiFi is the very first one on the list; It is #8 on the second page of my lease. There is a "YES" right under "LANDLORD PAYS" right next to "WiFi." The WiFi is awful. Netflix doesn't load. Hulu doesn't load. Anchor Realty ordered a small WiFi package because they didn't want to pay the money to accommodate the students in this building, who, by the way, heavily rely on efficient Internet. As far as I know, my neighbors HAVE complained. It is swept under the rug. For months I've been emailing and calling the company to fix this issue. They promised us a service. Why would I be working so hard for efficient WiFi if I didn't believe I was being wronged? I have to go to the library just to do simple online tasks. Just a note, a friend of mine leased from Cecilia Resnik, the original owner, before Anchor bought this property. When they complained about slow WiFi, Cecilia upgraded their Internet package to accommodate them. That is customer service. That is humane treatment. Temple Villas offers free maintenance for simple requests, like clogged drains and light bulb changes, while this company doesn't. It's on the lease. I'm not saying it's not. I'm just advising others who read these reviews not to lease with a company that doesn't provide basic maintenance services because it's not worth it, especially when I've personally had way better experiences and customer service with another company (Go Temple Villas!). I'm really disappointed by your customer service. I requested to have a light bulb changed and was charged $75 for it. I wasn't given any notice of an estimate from maintenance. Logically, I wouldn't have requested a lightbulb change if I knew it cost that much. I'm 22 years old and I pay my own bills. I have a part-time job and I tutor and babysit elementary school aged children. Do you really think I make enough money to pay for a $75 light bulb change? Do you believe I would have gone through with the transaction if I was properly informed of a price estimate for such a service? I did not lease with Anchor Realty. I leased with Cecilia Resnik. I wouldn't have signed with this company if I had read the reviews online. I read a horrific review about a woman with a child who leased from this company who was not informed of one of the buildings having lead paint. I can only hope this company gave justice to this woman, but it didn't look like that from the review... If I had known A.R. would deny my roommates and I efficient Internet even though it's on the lease, lock our backyard without giving us a code to the lock, not give me maintenance request payment estimates, and invalidate my thoughts and feelings, I would have never signed. But that's the thing-I didn't choose to sign with you. I signed with Cecilia. I'm truly disappointed. I feel dehumanized. Staff here is awesome! Everyone is very helpful. As a tenant who pays rent religiously, I expect that my maintenance needs are met promptly and without issue. The staff at Anchor Realty make sure this is the case any time I need their assistance. The girls here are also very helpful for any questions I have other than maintenance questions. They manage the property well, keep me in the loop and provide full accountability of the financials. The few minor issues that I had were resolved promptly. I can say that I looked at house several years ago(2010) with Mr. Lauck, who was helping me with several listings - we did buy a house and I had absolutely no problems with Dave I was very surprised to read a bad review about him. I have been renting a house from for over 4 years. I like having Anchor as my realtor because whenever there is a situation that need there immediate attention they have a 24 hour number you can call and report it, someone always answers, and someone will come out to evaluate the problem and get it fixed. Staff is friendly, if I go in person to pay my rent you're always greeted with a smile and a Thank You. There was a time when I couldn't pay my full rent on time, I explained my circumstances and they never harassed me. it's funny how they have time to comment on people reviews but don't have the time to answer people phone calls or emails.

They did a good job finding me a great tenant and then managing the property (repairs etc.). However, their 6% fee is more than twice that of the new manager I have found, so it is worth negotiating on this. Furthermore, during 2014 they messed up on their financial statements and when I tried to get it fixed our relationship deteriorated rapidly. I believe they handled it rather unprofessionally, almost unethically. Even a year later, after receiving the revised year-end statements, there is still over $500 unaccounted for. They have ignored my requests for explanation and/or reimbursements. When I tried to cancel the relationship they pursued legal action, which cost me much time and legal fees to resolve. For those who do business with this firm, I strongly recommend the following: (1) ensure that your management contract has an explicit termination date and explicitly states that it does NOT automatically renew. (2) ensure that your contract explicitly disallows recovery of legal expenses. You will ultimately be able to escape this contract and avoid paying their legal fees through local courts, but the time and legal fees involved is not inconsiderable. It is a shame that they managed the relationship so poorly, since initially I was very happy with them. read more
