The University City apartments at 40Spring are wonderful! The apartments are amazing and at a great price! Location-wise, they are close to the UPenn campus and hospitals (CHOP, Penn, Pres). I bike to and from CHOP every day for work in ~15 mins! The building itself is clean (and kept clean!) and modern and the single bedroom apartments are spacious with more than enough storage room (closets, cabinets, etc.). The apartments are brand spanking new and so everything is shiny, functioning, and up-to-date (which is a HUGE plus when compared to other city apartments I've seen)! I also love the cozy feel that the apartments have--the color scheme, granite countertops, and wood floors are fabulous (oh, and did I mention in-unit washer and dryer?). Another big plus is safety. I was a little worried when I first moved here (from out of state, knowing nothing about Philly), but could not be happier with my choice. The landlord is wonderful when it comes to keeping the building secured and making sure that any breaches in security are taken care of immediately and the technology to prevent them from re-occurring is put into place (there are cameras everywhere)! Speaking of the landlord, Ilya is so wonderful! I have never met someone so willing to make you feel at home and go out of his way to help you out when you are in need! It has been a pleasure being a tenet here! I also really appreciate the free wifi and the fact that there is a gym, huge study room, and roof-top deck as well! I was searching for a one bedroom apartment and University City Apartments at 40Spring was the perfect fit for me as a student. This location is convenient for both Penn and Drexel students. Both campuses are ~15 minute walk from this building. You get all the benefits of being close to college campuses as well; a wide variety of restaurants, shops, and a couple grocery stores are within walking distance. Public transportation is also easily accessible (MFL 40th Street Station is ~5 minute walk). Management is professional and responsive. When I found this apartment on Apartments.com, I called and immediately was able to schedule a tour. Once I toured and expressed interest, the property manager sent me the application. I applied and was able to sign the lease shortly after. The apartment is perfect for a college student living on their own. It is completely updated; the kitchen has stainless steel appliances, a large fridge, an oven with a four burner electric stove top, and a deep sink. The kitchen also comes with a bar with a funky rope light fixture. My apartment also has a washer and dryer which is a MAJOR plus. The living room has plenty of natural light and the overall feel is spacious and open. The bedroom can comfortably fit a full sized bed and a dresser. This apartment building is also completely safe. You need a key fob to get through the door and the door locks behind you. The neighbors I have encountered have been extremely friendly and I have absolutely 0 noise complaints. This is a great place for young professionals and students. It is in a convenient and safe location with renovated, modern apartments. read more

In the Fall of 2020, our son was supposed to move into the dorms at Drexel, but three weeks before the scheduled move-in, we were informed that the dorms would be closed due to COVID-19. We were not going to let him do online classes from home so we were scrambling to find him a place to live in Philadelphia. Our online research led us to Redblock Realty and Ilya Robovetsky. Redblock had a newly renovated apartment complex on the corner of 40th St N and Spring Garden Street. I called Ilya and told him of our dilemma and, although the apartment complex was marketed primarily for graduate and professional students, Ilya took a chance and allowed 2 incoming freshman the opportunity to rent a 2 bedroom apartment. I must say that the apartment was extremely well designed with modern conveniences. Management was extremely attentive to any issues that arose during that year and Ilya was always available for a phone call, text or email when we needed to contact him. This apartment was so nice and management was so good to us that I took over the lease for a 2nd year so that we would have a place to stay when we came to visit our son at school [our son moved in to another apartment on campus the 2nd year]. I've been in the apartment development and management area for most of my career and I can say that I've never had a better experience with a management company. Hello everyone! I rented from Redblock Realty on 49th and Springfield Avenue in West Philly for four years. I am writing to say I was very pleased with the apartment and service from this realtor. I have experienced landlords in Philly who were negligent and did not care for their properties. It's awful! However, the folks at Redblock tended to my every concern. Whenever I contacted them about an issue in my unit, they were quick to respond and fix the issue. I never waited more than a day before someone was at the property tending to my concerns. Also, the apartment building was always clean. I never saw a single mouse or cockroach (a big deal for Philly lol)! I now live out of the country, but in the event, I return to Philadelphia I would definitely rent from Redblock again! In fact, I have such confidence in them that I would contact Ilya, one of the property managers, first and see what they have available before I go looking elsewhere. It is just nice to have the peace of mind of knowing you will have a landlord who is reliable, since "slumlords" are a dime a dozen! I have nothing but good things to say about Redblock Realty! I rented a brand new apartment in West Philadelphia for 3 years. From the start, Redblock was kind enough to let me walk through the construction site to see if the apartment would be a right fit. I immediately fell in love with the floor plan and was able to put down a deposit immediately. Once moved in, Redblock was extremely responsive and accommodating for whatever was needed to ensure I had a smooth transition. During my 3 years, anytime something needed maintenance Redblock was there within a day or so and even came back if the issue was still happening. The only reason for moving out was because I bought a house and Redblock was right by my side supporting a huge milestone. I have been struggling for sometime with my credit score and some other personal issues which prevented me from purchasing a home for over 5 months. My first impression of the apartments was that they are aesthetically appealing due to a spacious layout and well designed interior. Living at 40 Spring Lofts - University City was truly an excellent experience! Hands down my best rental situation in Philadelphia during the 2 years that I have lived here. Management was great! Throughout my time living at 40 Spring, I interacted most with Ilya Rabovetsky. He was always helpful, professional, and quick to respond to any questions or complaints! The apartment was nice and modern, my roommate and I had very few maintenance issues and when we did they were minor, and maintenance was prompt in their response and happy to fix things! The building was quiet making it a comfortable living situation and ideal for working from home/schooling from home without the stress of noisy neighbors. Additionally, the apartment felt very safe - necessitating a key fob to enter the building and having security cameras in all the common areas. I rented an 2-BR apt. from them from 2016-2020 in NW Philly, the apt. price was very reasonable for the area. The property definitely needed aesthetic repairs, and there is mold in basement, but for the price and location I decided to live there. The property managers were very responsive and professional when you reached out to them, and even waived fees for rent, which I really appreciated. I worked with Gene and Adam, who both were understanding and would waive fees when I submitted my rent late. I really like that it was easy to pay rent online and you could keep track of payments. I also, liked that the lease transitioned to a month-to-month lease, which gave ease and flexibility, in case you had to move quickly. They acted quickly for more emergent situations, but could be very slow with necessary repairs and/or not act at all. I would recommend them to others. read more

I've been living here for almost 4 months. The price is relatively low comparing to other apartments in the university city. My experience so far is pretty good. There is no rodent/insect problem, hallway is always kept clean. Nice bathroom and kitchen. In-unit laundry. Free wifi, which is decent (I never have any problem with Zoom meeting). Nearby grocery (ACME) within a walking distance. Located near SEPTA 40th Street Station. The staffs are very responsive. There are only two down sides I can think of. The first is that the walls are quite thin that sometimes you can hear you neighbors doing things. But in general, the place is very quiet; I don't have any problem working from my apartment and can stay focused for a very long time. Secondly, if you work/study at Penn, it might be a long walk from here which is about 20-25 minutes walk to DRL or LRSM buildings. read more

We purchased a home in 2016 that the Redblock team had rehabbed. The craftsmanship and attention to detail was great. Going through the inspection was a breeze because the house was done so nicely. A few small things needed to be fixed and they took care of it immediately. They gave us all the information at closing on paint colors, etc. which was a huge help. They also told us to call if we ran into any problems our first few weeks. We did have a small issue with one of the shower drains. A team was onsite the next day and repaired it for us. This was over and above our expectations. The team had no obligation to help us out and did so with enthusiasm. I rented an apartment from RedBlock Realty on Levick Street near Northeast Philly for the past two years and the realtor was Gene. He was very helpful, especially since my roommate and I were both out of town, graduate students. If we had an issues, all we had to do was get into contact with Gene and it would get fixed. My husband and I moved in september 2022, we didn't have great credit or a perfect background check, we are Christian's and wanted to live in a neighborhood that was a great place to start a family and save to be able to purchase a home. Its not our forever home, but we are still here in 2026 we have 2 children , the bathroom is spacious and the master bedroom can fit a king bed dressers and a love seat. Most, if not all maintenance request have been addressed in a timely manner. We want to grow our family and live a suburban/rural life and that's the only reason why we would move.
