    Update 2026/03/05:…read more The maintenance issue was resolved on March 2, 2026. After I posted the February 26, 2026 review (see below) and emailed multiple people at Onyx Capital Management on February 26, 2026, Mr. Zachary G., the maintenance manager, personally intervened, reviewed my video evidence accurately, apologized and took full accountability for an initial vendor error. He ensured the repair was completed promptly and followed up with professionalism. I am updating this review to reflect that the operational failure was eventually corrected. However, I am raising this review from a 1-star to only a 3-star rating because the administrative process remains a concern. The general manager, Ms. Victoria L., prematurely dismissed my concern and deleted my community post shortly after it was uploaded. She also posted a public comment stating that the lamppost had been fixed, based on an inaccurate assessment of my video evidence. Furthermore, she did not reach out directly to clarify or correct that public statement once the error was identified. While the maintenance leadership is professional and capable, the administrative side of the business still has significant room for growth regarding transparency, due diligence, and resident communication. ------------------------------------------ Feb 26, 2026 My HOA has Onyx Capital Management as our management company. On 11/28/2025 I submitted a maintenance request for the replacement of a lightbulb of the lamp post facing my rear door. As for 2/26/2026, almost 3 months later, the lightbulb is still not replaced. I sent video evidence that it is not fixed. They replied with a photo of a working lamp post, not the one that is broken. Thus far, this company has FAILED miserably at keeping the promise stated on their company website: "At Onyx Capital Management, we set the utmost standards to provide care, support, and quality to our homeowners and Board Members." I have sent multiple emails and called a couple of times. I have been patient. But this latest replay is the last straw. We were not made clearly aware that this was supposed to be a self-guided tour -- and it didn't matter anyway, because the lockbox codes they sent us DID NOT WORK. Every attempt to get help was met with automated responses. When a real person finally stepped in, there was zero urgency. No one offered to come open the door. No one acknowledged that we had traveled hours to be there. We were essentially left on read while standing outside a property we couldn't enter. The response we eventually received amounted to: "Sorry, we're working on it." That's it. Here's what concerns me most: if this is how they handle prospective tenants, imagine how they handle the properties they manage. If I were a homeowner and this company was representing my home, I would consider that a serious breach of fiduciary responsibility. They are not acting in the owner's best interest by making showings inaccessible and unmanageable. This felt like a scam at worst and gross negligence at best. Avoid.

Their response time was faster, they were much better at customer service and they were willing to do what was needed by their tenants. Deceane was exceptionally courteous and willing to help. She was understanding and got back to me right away. When I moved out, for reasons not having to do with Bay, she was helpful and responded to all of my questions. She even had a walk through done the day after my lease ended. thanked me for taking such good care of the property and got my security deposit back to me quickly.     Another update !…read more Geanie Ramos strikes again. Unfortunately, every interaction I have with her is met with unnecessary hostility and an unprofessional attitude. We recently discovered mouse droppings in our garage and even caught a mouse for the first time in the three years we've lived here. Since the neighboring townhome has been vacant for over a year and shares a garage wall with ours, we reached out to our property management company for the HOA's contact information. As renters, we don't have access to HOA information--that's something the landlord or property management company typically handles. Instead of simply providing the contact information, Geanie chose to respond with another unnecessarily rude email. A simple request was met with attitude instead of professionalism. I work in a corporate healthcare environment, and if I spoke to my clients, colleagues, or patients the way she speaks to tenants, I would expect to be disciplined. Professionalism and basic courtesy shouldn't be too much to ask. Interestingly, she always seems pleasant when communicating with my MALE fiancé, but whenever I reach out, the tone is completely different. I can't explain why, but the difference is noticeable. I've forwarded these interactions to her supervisor multiple times because this has become a consistent pattern. If we ultimately decide to leave this townhome, it won't be because of the property itself--it will be because dealing with Geanie has become so unpleasant. Tenants deserve respectful, professional communication, especially when reporting legitimate maintenance and safety concerns.
