I am starting my second year at Andover Park Apartments in Beaverton, and I am very pleased with not only my apartment, but the well kept grounds and the efficient staff that work hard to keep the grounds and all the units in excellent condition. I recently had my two patios and entrance way power washed by Michael who is part of the maintenance crew. Shout out to Michael for the excellent job! TLDR: No communication from management, slimy tactics to squeeze more money out of you. You can find somewhere much better, trust. After a year of living here the leasing office emailed and asked if I wanted to renew my lease I let them know I did and then they didn't respond but switched me to month to month payments which is way more expensive than a yearly lease. They dodged my attempts to contact them or would restart the lease renewal process once we decided on a start date by waiting until after that date to respond to me. This went on for 2 or 3 months- yes months, all while paying far more than what I should have. When we finally got my lease situated they made an error on the rent amount that left it significantly lower than normal and I assumed it was prorated for the extra money I spent on rent while waiting for them to fix my lease but after a couple months I had some concerns so I called the office and expressed those concerns with an account specialist who told me the charges were correct and I have no outstanding balances. Fast forward to a year later they tell me the charges were not correct and I owe them $22,000. The manager even tried blaming me by saying surely I should have noticed rent was much cheaper... like that's why I called and asked EIGHT MONTHS AGO yet there's ZERO accountability on their end for putting me in this situation in the first place. I tried requesting their recording of the phone call I had with the account specialist but no surprise they couldn't find it. Now I've been trying to reach them to discuss payments plans for about 3 weeks now and the leasing office finally reached out but could only tell me they'd try to get in contact with corporate from their end. So save yourself the hassle and stress and find somewhere better to live. Their negligence just locked in double rent for me for the next year, don't let this be you. read more

This week I applied for an apartment here with Leticia and her supervisor who did not provide her name upon request. The company took my $45 application fee. Then they took very private income information from me. After showing I had more than enough income for an apartment, they then told me that there is no apartment for renting. Moreover, they literally made fun of my name "Avril Boutillette" and told me to my face it was not legal to put this on my application. Then, they made references to my child I found unbelievable. I have been a long time resident at Andover Park living in one of their luxury townhomes which are absolutely beautiful. The staff is superb from the office staff to all of the maintenance crew they are all exceptional. My experience living at Andover has been wonderful. There are some friendly staff in the office at the actual apartment complex here, beautiful setting, great location, upscale neighborhood. However, leasing from Prime Residential Group, the owners of Andover Park, certainly introduces some challenges into your life, not to mention this particular property is plagued with issues, many of which aren't anything that can be fixed. The company that owns Andover Park itself is very large, very financially driven, and have little regard for their tenants. You are simply a number. This company seems to have purchased failing Andover Park apartment complex to take advantage of a housing market that is experiencing scarcity and a dramatic increase in price. As a tenant you will likely pick up on that vibe, and you are well aware that you are only here to provide the company money- in exchange for receiving the bare minimum from them, while living through ongoing construction in a complex that they purchased with 15 years of deferred maintenance. The exterior construction its currently going through is very necessary, but hell to live through for a multitude of reasons. Overall, nice location and visually appealing but the application process was the worst experience and the first night we had moved in our toilet came apart from the floor and leaked water everywhere. Maintenance "fixed" it the next day by gluing it back to the floor. With its new wobble, it stayed leak free for about 1 flush before leaking again. This is the email I had to format prior to paying for first month's rent, "I also wanted to address the several maintenance issues we have requested to be fixed. We've been contacted twice that someone has come and completed the work order to have our gutter cleared and the outside outlet fixed. Upon coming home, we found both times that no work had been done and the gutter seemed untouched. We also requested a maintenance order for the ant problem we were required to report, (per the lease procedure). I guess someone had inspected the apartment, but didn't do anything further to fix the issue. We have also started to rack up issues we've come across, but feared requesting more maintenance requests would be overwhelming. However, our bedroom door is splitting and struggles to open, our outside outlet has blown, the light fixture in the kitchen is detaching from the ceiling, the mirror in the bathroom is separating from the wall and frame, our front door lock really struggles to both lock and unlock the door and the ant problem still proceeds. What would you suggest to be the best method to go about getting these things fixed?" They basically don't care about you once you've signed a lease and getting someone to care is hard. read more

UPDATE: (7/29/2021) My 1 star review still stands. With our lease ending soon, this place has been nothing but a headache. Even through COVID, this apartment complex has done nothing to try to help and accommodate residents. My lease ends on 08/23/2021, and we were called ONCE about renewing our lease and the lease renewal is posted on our resident portal. There is NOTHING regarding not signing the renewal and ending your lease. The team does a very poor job at conveying the information necessary to ending your lease and what will happen if you do not. We are now forced to pay up to the end of August, and Shellie (property manager) was not helpful at all in accommodating our request to terminate on our lease end date 08/23/2021. Besides that, the police has been in our complex more than once this month for resident complaints, people park illegally constantly, and neighbors are chain smokers who will smoke in front of your windows. The apartments are energy inefficient due to the baseboard heaters and high ceilings. Your energy bill for a 1 bedroom will be close to 100$ per month. Not only that, but some apartments have 6-8+ people living in one unit, and utilities are SPLIT amongst all residents of the building. read more

The area is great, but the apartment is not worth the price, all of the appliances are out dated, mainly the bathroom. There is no ventilation or internal fans of any sort. Apparently I should have read the reviews more because I also had various issues pop up during the short term that I lived there. There were issues with the toilet, dishwasher, exterior doors, and such, quick fixes for the most part (inconvenient since I just moved in but fine). The primary concern I had was how the apartment was not properly weathered. I submit requests over the duration of my stay because my door looked like it was kicked in before I got there. The maintenance staff did take a look when requested but it was putting a bandaid on the issue. There was a literal breeze coming through the front door. Over 6 months they inched it closer and closer towards barely acceptable before I had to break the lease. The electricity bill being $150-$200 a month to only heat/cool the living room, I had to give up on the one bedroom of the one-bedroom apartment. The responses from management was basically that did not care at all since they "tried". I am extremely disappointed since I waited over 6 months but the issue still is not fixed. I've lived here for a year now and I'm not going to stay another. For one there is construction going on every month, they park in the visitors spots (there are only 9 in the whole complex and are always filled), if you don't want the workers looking in your room curtains are a must. Second reason I do not recommend this complex is because our water heater was rusted, we only had minimal hot water and every time we requested to get it "fixed" it was not, and same with the washing machine knob would not stay on or even turn. Honestly not worth the price for how inconvenient it is to live here. Not to mention where I was there were people yelling drunk in the street all night and fighting. read more

I had such an amazing experience at Andover Park with their staff. The complex is quite woodsy and beautiful. I feel like I'm in a forest every time i step out the door. Brianna my leasing agent was so attentive to our needs. She made sure we got in a unit we loved. She's so kind and funny and really made the whole experience of moving less stressful. What an improvement to when we first moved in! This December, will be 3 years for us, and to be honest, would have left MUCH sooner if it were not for the location great layout. We were lucky enough to get a loft unit that backs up to the forest, which I highly recommend. You feel less like you're renting in a Beaverton neighborhood and more like you're living in an upscale condo in the West Hills. I'm very happy we stuck it out, because the new owners have really pulled this place together & customer service is excellent! We are under construction right now, which isn't ideal, but a necessary process and hopefully add more value and comfort to the complex. Winter is cozy here with picturesque greenery outside and a wood burning fireplace inside. Spring and summer is great with jogging paths everywhere to exercise the pup or a short walk to local restaurants, stores and two different gyms. The pool is a fun place to meet neighbors of all ages. I've even been received much needed interruptions from sunbathing with a popsicle and friendly greeting from management. read more

The new management team is much better than the previous one. The problem here is that a lot of people have dogs, and most seem to be pit bulls. This breed is restricted by the lease, but they got in. The larger problem is that many residents do not pick up after their dogs, leaving a disgusting mess all over. This new management team is better at getting it cleaned up, but there's still a problem. The residents need to be told to clean up and fined when they don't. Another big problem with the new management team is that when they took over several months ago, they disconnected the cable and now there is no internet access or TV in the gym. I asked several times if they would fix it, but was told they will not. I think this is petty. I signed my lease with that perk and it only takes a few dollars a month to deliver this for their residents. read more

So far so good! We sold our house and downsized to a small 1 bed apt. We have lived in the Murray Hill area for over 25-30 years and really like how this complex is in the trees. So far it seems pretty quiet. Brianna helped us with our move in as we have not rented in many many years! She is so super sweet! We were a little disappointed that our apt has carpet, as the model they show you has laminate and that's why we picked this place. We thought it would have laminate. We do like the apt and the privacy though. I see from other reviews the parking is tight, and it seems the negative reviews must just be disgruntled people, maybe not paying rent or something. These are apts people, you need to adapt. So my only hope is no one parks in our spot! LOL The grounds seem super clean and our little dog like looking around the new place. read more

I wouldn't waist a year of your life living here at first the apartment seem nice calm but there is always noice going on from the tons of things they are doing to the apartments trash area is unsanitary and disgusting to walk through parking is horrible and if u get towed the tow company they use will get you for all the money they can start off fee is ($440 to pick it up the same day) if you pay your rent on line and there is a glitch they will charge you the late fee and make you jump through hoops to get it removed now if you love a management team that is friendly but won't help you when you have a real issue like noise complaints and Tell you that they don't make enough money to go talk to the person making all the noise they will only call and leave voicemails so it will be up to you to address the issue with your neighbor read more

Two weeks later still no door or pressure washing mold off. This is a disgrace. We moved in two weeks ago. STILL NO BACK DOOR! Mold everywhere. Entire apartment was infested with fleas. They didn't shampoo the carpets. This place is disgusting and needs renovations and simple fixes that they don't care about. Want a parking spot? You have to pay 75 dollars on top of your rent, separate utilities and did I mention to pay your rent is a 46 dollar service fee every month? That is 552 dollars a year in service fee to pay your bill. The parking is so expensive that everyone parks in the visitor parking spaces so FORGET ABOUT HAVING GUESTS OVER. They will have to park in the Safeway parking lot down the road and across the street. Some person is replying to these horrible reviews but let me tell you he or she is a joke and a liar who doesn't Care about you or this property except to take your money and give you a filthy place to live. We were promised a back door and to get this cleaned up over two weeks ago. Maintenance comes in your home without asking or letting you know!! They removed the nails that were so dangerous and a violation of tenant landlord law which I complained about. DO NOT MOVE HERE UNLESS YOU ARE DOWN FOR THESE ISSUES. If these issues resolved and finally fixed I will consider rewriting my review to reveal the truth but this is honest and fair and I've already talked to maintenance and the front desk (the front desk ladies are amazing but these issues are out of their hands.) dogs are loud barkers here too I was almost jumped on, and there are rats in the parking lot. read more

So, I am a resident here at this FANTASTIC complex. My family and I moved here from Florida in 2018 and have NEVER LEFT Andover. The rent cost is worth and family or single person family's happiness, safety, and beautiful greenery. The management team are quite charming and truly care about the residents happiness. Loving my new home here at Andover Park. I am new to the area and I couldn't be happier. Down the street from grocery stores, gyms, restaurant's and much more. My favorite part other than being nestled in between trees would be the fitness center, sauna, and hot tub - I even ended up canceling my gym membership since I now have a yoga room, racket ball court, weights, cardio machines, etc. I haven't come across any complaints other than the parking being a little tight but at least they allow you to rent additional spots. OK. So the apartments themselves are a great layout and spacious (I have lived in a two bedroom and now in a three bedroom). The location is wonderful with great access to so much. The surroundings are nice and wooded. However... the parking is AWFUL!!! Each unit is assigned ONE parking spot, typically a garage or with an awning, but then there is NO OTHER PARKING, unless you pay an astronomical amount for another spot. Don't get me wrong, the parking lot is large, there is plenty of room, but if you park anywhere without paying for it they will tow you. They have tow trucks that troll the lot all day, every day, and tow you without hesitation. They are also under new management and there has been no garbage pick up for well over a month, it is disgusting and overflowing and TENANTS PAY FOR TRASH MANAGEMENT!! I really love our unit and the location, there are just a few things that really make living here a bummer. read more

Absolutely disgusted with this apartment community. My roommates and I lived here for almost a year. The staff was always rude and unresponsive, they never ever answer the phone or return calls. There was always bugs all over the apartment, maintenance was slow at responding to work orders, etc. Biggest pet peeve is when a staff doesn't know how answer the phone, we would call the office and no one would answer, then go down to the office and there would be multiple people just sitting in the office not doing anything. Ive been in the in the business almost three years and I would never run a community like this. We had a move out balance at move out that my roommates and I are more than willing to pay, but we can't get a hold of the office, it's been weeks and now they're going to send us to collections. The Corporate office won't even answer or return calls or emails. This place is a joke and it's sad because the apartments and the community itself are cute. But this is ridiculous, I would recommend skipping considering looking here. Management changed twice from living there a little yes than a year, no wonder. read more

Staff is friendly and helpful. Good amenities. Tad expensive. Residents often park/ stop in the road, fail to pick up after their pets, and take the visitor parking. Parking situation is okay. You get an assigned spot, you can rent a carport or garage, then you lose your initially assigned spot. You could rent the space again though in addition to your garage or carport, or rent a two car garage at a discount. As a result there may be a few more open spots that go unused and may add to the residents taking up visitor parking. After that you have to park off-site at the mercy of the bank and shopping outlet a few tenths of a mile away. Patio gets dirt and leaves blown onto it. Wall heaters, metal framed doors/windows, and hardwood floors make for expensive/ challenging heating in the winter. Have patience, watch your step (or stay out of the grass) and be responsible for all of your vehicles and parking and it's a nonissue. read more

This is my 8th month here and I am wasting my time to hopefully save someone else the trouble, DO NOT MOVE HERE. Just don't do it, pay less and get that shitty apartment because that's all you'll get here. The reviewers on google are spot on, it's where I posted first. They simply do not have the funds to save this place and make it worth the rent. I have gone in 6 times for dog poop in front on my apartment as well as 3 times for the cigarette butts. The new management asked me to send them photos so they had a paper trail and after spending the time to do that I waited over a week with no change so I went back into the office. This time I was more short and asked them if they were the management that responded on the reviews and seemed to care so much, turns out they are and they use the same lingo even when you DO go in. After that visit they swept the cigarette butts up but have never cleaned up the dog piles, soon enough there where more cigarette butts and more dog piles. They never posted a notice which I even requested after letting them know this was an issue that's been ongoing. I finally went in again today (week 3) after sending ANOTHER email and new pictures, so there is no way they have skipped me and can be oh so sorry as they have already responded to my review. Besides the issues on the outside, which include terrible gutters and mold, I'd say the inside is just as bad (honestly I could write a small essay with the problems this place has). If they can't handle one tiny little problem then no way am I wasting my time dealing with them over anything more. Below I put tons of pictures of the dog piles, cigarette butts, broken window, mold, dryer that doesn't vent well enough to dry and I can't push back enough to close the closet door to fully access my second bathroom, busted up garage door and garage walls/ceiling, then finally the new pictures of how well they managed the dog piles and cigarettes after all my efforts. Go to google and read their reviews they are all still valid even with the new owners. I have had the same issues they all have had and still do. The layout and renovations of the partners are great. Very specious, lots of closets, good lighting. The outside needs a paint job for sure. Lived here for almost a year and it's been hard to ever get a straight answer when an issue arises. We've been waiting on our bathroom to be upgraded for 11 months now as they didn't get it updated when we moved in. We were overcharged on parking and pet rent for a while. When new management took over, they were able to help with the refund process. Overall, the place isn't bad, but they have a ways to go in terms of a smooth operation. read more
