I am writing to formally document ongoing health, safety, and maintenance concerns that have…read moreremained unresolved despite numerous emails, photographs, videos, and follow-up requests. This has been the most unresponsive property management experience we have encountered. Over the past several months, I have sent at least thirteen emails regarding maintenance requests and questions. Most of these emails went unanswered. When I raised concerns about the lack of response, I was told my emails may were in a spam folder". However, this explanation does not account for the repeated lack of communication and failure to respond within the stated 48-hour response timeframe and my emails several of them still remain unanswered after they were supposedly in the spam perhaps they are still going to "spam" In addition to the communication issues, there are serious maintenance and sanitation concerns throughout our building. The hallways and stairwells have not been cleaned for over three months. During this time, debris, insect infestations, rodent droppings, and other animal waste have accumulated in our hallway and stairs. My children and I are forced to walk through these conditions every day just to access our home. We are also experiencing ongoing nuisance wildlife issues. Raccoons regularly gather near our front door, parking area, and dumpsters. Rats have also been at our front door and around the property. My children are afraid to walk outside because of the possibility of being scratched or bitten. These animals may carry diseases such as rabies and leptospirosis, making this a legitimate health and safety concern. I have repeatedly provided photographic and video evidence of these conditions to management, the HOA, and the HOA president. Despite these reports, the problems continue without meaningful action. We have security cameras and can verify that no hallway cleaning has occurred since Ernie left which has been around six months that he left. We can also provide documentation showing the ongoing conditions and lack of maintenance. Additionally, I have written documentation showing that the manager advised me that she would be inspecting the hallways on Friday. She never arrived to inspect on Friday like she said she would in email. I was also informed by the manager that pest control treatment would be performed on Monday, but that did not occur either and nobody came to spray the halls and stairs on Monday as promised in email. At this point, I feel that my concerns are only being acknowledged because I posted a public review. The issues themselves remain unresolved. For that reason, I will not remove my review until the problems that have been repeatedly reported are properly addressed. I have maintained detailed records of all emails, photographs, videos, unanswered requests, and missed appointments. I am requesting immediate action regarding: Thorough cleaning and sanitation of my hallways and stairwells. Removal of rodent droppings and other animal waste from my hallways and stairs. Professional pest control treatment for the insect infestation in the halls and stairs. Immediate action to address the ongoing raccoon and rodent activity. A written update regarding when these issues will be resolved. Improved communication and response to resident concerns. My family should not have to continue living in conditions that present health and safety risks. I am requesting prompt action and a written response regarding the steps being taken to correct these issues. Thank you for your immediate attention to this matter.

Was cold called by this "experienced and established" agent today multiple times on my cell and…read morefamily's. Josh Thompson would not allow me to speak as I asked him to please stop calling my family's cell phone asking for listings on a sunday especially. Man was rude, pushy asking me to verify my cell phone and speaking over me asking if we had a listing agent. (Why would anyone list with you in that condition is beyond me.) Individual hung up mid sentence. Return dialed the number I had received calls from. Mr. Thompson asked me if I would like to continue the "conversation" of which I said, " We list multiple properties in the area and will not be listing or selling to your clients. Do not contact me in the future for either." He again interrupted me mid sentence and said- "So shut up then" and hung up. We do not hire people like this to list our properties. An agent of an experienced firm cold calling and behaving like this is shocking. I would not recommend this firm for listing your property or finding you one due to the level of unprofessionalism. We have bought and sold in the area for years, and I have never come across a single individual like this. Fancy website, dirty bad business. *Go elsewhere.*
