If I need to ask for a favor when I have visitors and I am away, I know my guests are in excellent hands, their keys will be hand delivered, and the place will be cleaned before they arrive and after they leave. Meg is very professional, does great work, is honest, and always does what she said she would do. There is never a time where I felt like I was not getting my money worth. The concierge services they offer are amazing too. For example, during hurricane season when I am away I pay Meg to keep an eye on my place and make sure there are no problems. If my central air has problems Meg will wait for the service people to fix the central air unit. I had a water pipe burst in my master bathroom. If Meg did not look in all the rooms I would have had a huge mold issue. I cannot attend to all the little issues that may arise from my house or when I am traveling. Having peace of mind knowing everything is being attended to is a huge relief for us. If you have a second home in Florida and are away from your house or condo I would highly recommend this service. Having a reliable set of eyes looking after your house/condo while you are away will give you the peace of mind you deserve.

Apparently, I am learning, it ends with her. A Gene Ross also handles OHS. I encountered him at our non-functioning gate. I asked him the problem, as it is broken more than it is functional. He was rude, and tried to feed me a line of BS that the gate has nothing to do with security. "Security is a person, this is a gate to control traffic. A traffic control gate." Well, no kidding, Capt. Obvious. But it also provides security by not allowing non-residents to enter without being cleared by residents. A few months ago, when the gate was also not working, EM sent out an email about specific codes assigned to each unit, and for owners not to give them out under any circumstance. That went out the window fast, with the gate up most of the time, I have watched people come in who decidedly do not live there. I suspect one tries it and sends it out on social media. Free beach, free pool, bathrooms, and more. EM is also not following Florida COA law in posting the minutes of meetings within 30 days, as required in Florida Statute 718.111, thereby putting the Association out of compliance. There are other issues as well, as restricting common element use to all either punitively or without a Board vote. And if there were a Board vote in the last meeting...we wouldn't know, because minutes have not been posted. May to July... I do not recommend EM, and Mr. Ross is a poor representative of the firm. As an owner, I am underwhelmed with his service enough to knock them down to a One Star rating. LOOK ELSEWHERE!

I have authorized them quarterly payments of 750.00 each but this third time they took via automatic draft 2 withdrawals in the same day of $1450.00 each total 2900.00. This is felony theft! I received an email from Kim Saucier they paid it back and she attached a ledger ( not deposit verification) saying the paid it back however there was no refund from them into my bank. They did not pay it back! I have been battling Leukemia and using my energy to deal with this has been hard.

They had a new tenant move in the day after we moved out and charged us for lightbulbs that burned out and repairs to things we did not know ever existed, let alone broke. They wanted to charge us money on top of our security. I don't think they understand the concept of a security deposit. We fought it but every time we went to negotiate, they changed the invoice to reflect different items. Power wash the house! ha. I would not recommend doing business with them..ever.

We lost money and when we went to another rental company she had no inventory of what we had to pass along, even though she assured us that she would do a complete inventory. Our rental was furnished but no inventory meant things could easily disappear, and they did. My advice, do not do business with this agency. There are plenty of honest and hard working agencies that are proud of their reputation out there. Go to one of those. I would rate it 0 if that was an option.

After several unsuccessful in person visits and unreturned phone calls, we visited the Beach & Beyond office to inquire about the late and missing security deposit. We were directed to wait 5 minutes while Shawna printed the check. This turned into 20 minutes until we asked again how long we were going to have to wait. There was no explanation or apology for why the deposit was returned so late from Shawna or any other person in management at Beach & Beyond. I highly suggest looking elsewhere for your rental needs in Vero Beach, FL. Do not use Beach & Beyond.
