She has an addendum in her lease where there's a minimum of $250 to repaint the walls, no matter what. Minimum. We moved in and we could tell that the walls weren't even repainted so we knew that she just pocketed the money. Whenever we got into some lease violation issues over some bullshie, we spoke with a tenant lawyer who said that this addendum could be seen as her trying to get out of repaying deposits, and could be illegal (definitely is). The year and a half that we lived there was hell dealing with her. She would make unplanned visits, examine the yard and then bitch at us about some leaves. Whenever we would try to clean it up, she said " you don't have the proper equipment" and forced us to use her landscaper. We watched her scam several contractors when she was getting roof repair estimates; they would knock on our door demanding payment and we were like uuuuh that's not us, that's our landlord. She tried to accuse us for staining her garage cement floor but we took videos of everything before we moved in lmaoo that shut her up. Don't believe any weird positive review on here; they're so obviously fake. Avoid this woman at all costs.

Whenever I have a question regarding my investment property, Valerie always responded quickly with clear answers to my questions. I've always felt that Valerie takes her time to make sure that any concerns or issues I have about my property is well addressed. Under her management, my rental property was never vacant for more than a week or two between tenants. That's just the time it takes for the crew to get the house ready for the next tenant. We usually have a new tenant signed a rental agreement before the old tenant moved out. My investment house have been cash flowing nicely since my purchase. I enjoyed working with Mars Hill Realty so much that I'm in the process of closing on another property in Georgetown, Texas for them to manage. Aside from Texas, I was also looking at Florida for my second investment home. While the housing prices in Florida is comparable to Texas, the cost of investing in Florida is cheaper than Texas because they have lower property tax. So why didn't I invest in Florida? Because Mars Hill Realty does not do business there. There's no property management that I trust more than Mars Hill Realty. In fact, it was Valerie who introduced me to the neighborhood that I'm buying my second investment home in. My experience as a property investor has been really stress-free with Mars Hill Realty managing my property. We have rats in the dryer due to their being no vent covers in the house (per the person they sent) now they say it's our issue. We went 3 weeks without laundry because the electrical panel was rusted and the breaker caused the whole house to lose power multiple times. It takes weeks to get updated, if you get any at all. Never rent a property with them, you'll be living with leaks, mold and rats . They also sent the most unqualified people to try and fix things.
