I am the first renter of a new complex. I moved in & my unit had not been cleaned. It's a brand new build so there was a lot of dirt on the floors, debris on carpet, sawdust in my drawers. Cleaners came 3 weeks after move in & vacuumed, mopped the floors, cleaned toilets and changed trash. They were there for less than an hour. After move in, they changed my house number. No notice was given, no lease amendment was signed prior to change. I found out when I got back from visiting family. I then was told "It's not a big deal just call the companies to get everything fixed on your bills". it took an entire morning (4+ hours) to get things fixed, with no compensation. I still do not have my mail key and I have been here 3+ weeks. Every time I ask, they tell me to go to USPS & it's not their responsibility. I went to USPS and they did not have the keys which I told were dropped off. Still no mail. Overall, not a great first impression. I am military & move around a lot. I would not recommend this property management to future movers. I love the builder, Maurice. He is very kind & attentive, he's actually assisted more with the utility switches than anyone. The place is great, minus all of the things listed above. Moving across the country starting over again at a new duty station, this has been less than ideal. Very much added stress that could have been avoided. I believe they moved me in way too early. ******** Within an hour of posting this, they did reach out to me and were incredibly professional & attentive to my feedback. The team at Marshall Reddick has been doing an excellent job managing my property that I purchased through them. In 2014 I bought an investment property in Round Rock, TX through Marshall Reddick Real Estate (using the 1031 exchange process). The property has been doing great and accumulating lots of equity over the years, but I wasn't quite satisfied with the other property management company I was using at the time. A few years ago I switched over to using Marshall Reddick for property management, and they have been extremely proactive in maintaining all aspects of my property, from tenant coordination to maintenance/repairs and everything in between. I still check my statements and invoices, but my confidence in the team's ability to manage my property means I don't need to go over every line-item and check for mistakes, which is something I've had to do with property managers in the past. Everyone on the team has been super responsive with email communication which is very important to me as a landlord. Whenever there is a maintenance or tenant-related decision to be made, someone from the management team presents me with clear-cut options in a timely manner. I rarely have to do my own research because someone from the team already has, and this means I don't have to spend time looking into something that's outside my wheelhouse. I can totally rely on them to get the job handled. Aside from the Round Rock property, I also have a property in Phoenix that I purchased through Marshall Reddick in 2011 and I'm happy to say that both properties are still doing excellent! The amount of equity that they have appreciated is astounding all on its own, and the monthly cash flow I'm receiving is a great addition to my passive income. Speaking of passive income, I've also been participating in private lending through Marshall Reddick, earning interest on a handful of loans that I've been the noteholder on. I have never written a negative review online, but after my experiences, I feel compelled to share. I am currently on my third lease with the same property, and I honestly wish I had never signed it. Over the course of my tenancy, there have been numerous issues that have not been addressed, despite multiple requests. These problems not only affect the quality of living but also present serious safety concerns, making the property unsafe and uninhabitable. * The fence has been down for 3 months, and I cannot let my dog out, nor can my neighbors. They've sent over more than 5 people to take pictures and submit bids, only to deny them every time. Two of these visits were made without notice, and they gave the "handymen" permission to enter the property, which was terrifying, especially when the workers appeared to be random men with no uniforms or marked trucks. * There are overgrown trees scraping against the walls whenever there's wind. This has been happening for over a year, causing loud noise. Again, they've sent over more than 5 people to take pictures and submit bids, only to reject them each time. (These were all issues promised to be fixed when I renewed my lease.) * I've had rats and mice in the attic, walls, and ceiling (it's a two-story home) for months. Pest control told me that the problem has likely been ongoing for years. This issue was discovered when an opossum had been living in the ceiling for over a month before they finally sent someone to trap it. The vendors even videotaped rats and mice and sent it in, but nothing has been done to address this. Now, the opossum is back in the ceiling. * I had a water leak and mold damage, and the plumbers had to cut a hole in the ceiling to investigate. They've left the hole unaddressed for over a month now, and I'm terrified the opossum or rodents will come into the house through it. * The roof has a hole in it, and the entire house has gaps around the sides, letting in animals, rodents, and bugs. Every vendor who's come out has told them these need to be sealed, but they refuse to do so. There is no foundation under half of the house (the add-on area), which is where the animals, rodents, and bugs thrive. * Since they send so many people out for each work order, I've had to take an excessive amount of time off work to accommodate these visits, only for it all to be for nothing. Many scheduled times and dates have passed without any workers showing up. Many of them are not licensed and were found on Craigslist. This is just the tip of the iceberg. I have at least 10 other issues I could list here. I am currently in an email thread with two supervisors, Melissa Slaughter and Joe Badalamenti, and three coordinators: Lauren Cutler, Angel Ramirez, and Luis Vital. They refuse to give me any updates or offer a new person to speak with. They've stopped responding to my emails and have closed the work orders without resolving the issues. They blame everything on the homeowner, yet I'm sure the homeowner is unaware of half of what's going on. IT IS AN ABSOLUTE NIGHTMARE!!! It's unacceptable for a tenant to live in these conditions, especially when health and safety are at risk. As a paying tenant, I expect a safe and habitable living environment. The failure to maintain basic property standards is a violation of my rights as a renter. I sincerely hope this review brings attention to the negligence of the property management and motivates them to take immediate action. I would strongly caution potential tenants about renting from a company that does not prioritize safety or basic maintenance. read more

I interviewed a few larger and smaller PMs and real estate agents prior to selecting MR and found the level of service provided by Tyler and the rest of the team to be the best.
