    I lived at Lennox Flats in Columbus, OH and had ongoing serious maintenance and management issues…read morethroughout my lease. The most concerning issue was a repeated fire alarm malfunction in my unit over almost a year. Despite multiple reports to management and assurances that it was fixed, the problem continued to recur. At one point, even after being told it was resolved, the alarm malfunctioned again. This was a significant safety concern, and I also involved the Columbus Fire Department and City of Columbus due to the ongoing issue. During the summer, I also experienced repeated air conditioning failures, with indoor temperatures reaching unsafe levels (around 90°F). Multiple maintenance visits were conducted, but the issue persisted for months. I was repeatedly told the problem was "fixed" when it was not. At times, I was advised to use fans or open windows despite unsafe indoor conditions. The apartment manager at the time was also extremely unprofessional and combative in her interactions. On multiple occasions, she responded to maintenance concerns in a dismissive and hostile manner, including raising her voice and placing blame on me--for example, stating that issues could be resolved if I simply opened windows or used fans, rather than addressing the underlying problem. As a result of the AC failure, the leasing office promised compensation for hotel stays and inconvenience, which was never provided. Overall, my experience reflected poor communication, repeated unfulfilled maintenance assurances, and lack of reliable resolution for safety-related issues. I would not recommend this property based on my experience.

Bad: I was told there was a $500 discount on the first month of rent as well as a free application ($350 application fee) if your information was finalized before Febuary 4. I applied in mid-January and was only approved in LATE MARCH. Don't bother emailing they will just ignore you. you are better off bothering the staff at the leasing office until you are reached by the company. Overall typical housing company leasing to students. Not above and beyond of course, but average.

During checkin the front desk agent told me about The Urban, it's an apartment Complex with 1 entire floor just hotel rooms. The Agent also informed me that all amenities are included in my stay, such as a public kitchen, Exercise Courtyard, Fitness Room, underground parking, bike rentals, Common Area for work or just lounging, public balcony and a rooftop patio. After a quick check-in process, I parked my rental car in the underground garage (floor P3) and made my way to room 628. While the room was smaller than expected, it was equipped with the essentials, including a Murphy Bed, small table and chair, microwave, full-sized fridge and freezer, stand-up shower, and toilet. Additionally, the TV allowed me to sign into my personal streaming accounts or watch live TV. In conclusion, I highly recommend The Urban hotel to anyone seeking a clean and reasonably priced hotel in the OSU / Columbus area. Walking distances: .6 mile walk to Ohio Stadium .5 mile walk to St John Arena .7 mile walk to Schottenstein Stadium

(It gets worse)…read more Even though legally they owe me a certain amount of money if I took them to court they are trying to screw me out of the money they owe me. On top of that they are trying to silence me and make me take down all of my posts. At every turn they do the wrong thing. I've been having to uphold my end of the lease agreement yet they can't uphold any of theirs. You know if I didn't pay the money I owed them I would be kicked out yet they are unable to pay me. AGAIN DO NOT LIVE HERE!! My experience with this building was a nightmare, and I would strongly advise anyone considering a move here to look elsewhere. A functioning air conditioner is a basic necessity, and a stated amenity in my lease, but my unit was without AC from June 9 to July 16. Despite being provided a portable unit, the apartment remained an unlivable 90 degrees. My boyfriend and I were forced to leave every weekend just to be able to sleep, and I had to take multiple mornings off work just to plead for a solution. Even after the AC was finally fixed, the company refused to offer fair compensation for the inconvenience, expenses, and breach of our lease. Their lack of communication and complete disregard for our well-being forced me to file a small claims court case. Save yourself the stress and find a place that respects its tenants. SMALL CLAIMS COURT EXPERIENCE SO FAR: I took them to small claims court today and they tried to intimidate me with a lawyer afterwards and asked me to drop the case and take $500 (which is far less than I am owed). Honestly dealing with the company has been consistently draining and upsetting. At every turn they try to take advantage of and intimidate me. I highly recommend not moving here as they have no respect for their residents. They also once again tried to pressure me to not post about this online, I have a right to free speech and am able to post anything as long as I believe it and I thoroughly believe NO ONE should live in any building owned by thrive companies!!! Additional complaints abt the building: No parking spaces available during the day since they rent spaces to BMW employees I have still had to file a maintenance request every month The building makes a screeching sound every time it's at all windy Minimal free amenities (no printer) Packages left all over since the delivery people cannot get into the package room Packages not stored safely anyone can get into it and take your package Packages are also often left in other buildings which I cannot get into More to come I'm sure!

    We moved from the Brewery District to The Julian in September 2016 and plan to stay for many years…read more We love living downtown as we are close to many restaurants, festivals, attractions and most importantly a short walk to work. We love being a central spot our friends and family can meet at before venturing to The Arts Festival, Pride, Jazz and Rib Festival, The Commons, COSI, races, etc. We really enjoy being able to take nightly walks around The Scioto Mile or changing it up by walking to the Scioto Audubon Park or Schiller Park. The PROS: friendly office and maintenance staff; Starbucks machine in the lobby; key fob entrance; decent sized gym for a smaller building; almost monthly resident events; great views of Red, White and Boom; beautiful rooftop views of the city, comfortable outside seating and a grill; main larger lobby and smaller sitting areas on each floor; resident managers for weekend/evening emergencies; large windows that let in amazing light; walking distance to parks, the museum, Arena District, close access to the CBUS and COTA Connect for the airport; laundry room for washing bedding and larger loads; and, if you are a dog person there is a nice green space across the road. The CONS: larger electric bills with extreme temperatures (give and take with the views of the large windows); louder HVAC; noise between apartments and hallway noise (just a part of communal apartment living); dogs barking from time to time (another part of communal apartment living); hefty yearly rent increases (downtown rent continues to rise everywhere); stairwells are not swept that often; and, paying for parking (put apparently that is common everywhere downtown now). Downtown continues to grow with many new apartment complexes being built, but The Julian has the historical character we enjoy with modern conveniences.

    Been living here for a few months, so I'll start from the beginning. I made the initial call to…read moremake an appointment with the office and they were extremely flexible, given it was within their hours. I get there, the woman shows me the place, we tour it, I was impressed (It was a model unit, though, so go figure). It was toward the end of the work day so she didn't say much of anything during the tour, giving any information, or anything like that. However, she did have an answer to every question I asked. We like it. We move in. On move in day, I walk into the unit and it wasn't cleaned, and there was a few very minor things wrong. We made a complaint, and continued moving in. The office was always prompt in communication, always answered the phone, and remembered people by name - so that is nice. The cleaning was as simple as a dirty floor and other spot cleaning, so I didn't think much of it and did it myself. They were nice enough to give me a few dollars on my rent back, so no hard feelings. Since moving in, the walls are quite thin, as well as the floors. I hear foot steps constantly and apparently my neighbors can hear my music from time to time. Parking is tough if you want to have people over, but there are many ways around it. I chose to live in an urban area so I understand that parking will be sparse, and so do my guests. Not living a pipe dream over here. So, there are a few hiccups, but overall I am quite happy. The apartments are open and spacious. The appliances are new. The decor is modern. Maintenance requests are completed within 48 hours, at most. The office always picks up and is quite friendly and helpful. The location is fantastic for someone who frequents Grandview, DT, short north, German village, etc. Access to 315 is very easy so getting to work is no problem. Besides a annoyance here or there, which were easily resolved, this place is sweet. That's all.
