This place does not even deserve 1 star. I have seen and met with different realtors, brokers and Rental or Property managers in major cities in the U.S. and never have I ever experienced the lack of hospitality from a property. Due to the pandemic, It was great that this property was still showing listings in person. I have worked in sales and hospitality and as a realtor or even Property Manager, you should be skilled or be taught how to be hospitable and sell the correct way to potential clients. If you are having an off day, STAY HOME. Don't like your job? LEAVE! We came in and waited in the lobby, some random lady approached us and didn't even introduce her name, she just gave us an info sheet and rushed us to see the unit. No eye contact, no information about the property or questions for us. Normally I would come prepared with questions but because she was not mentally there, it was hard to even engage with the person showing us the unit. We saw a one-bedroom and it was a nice place. The place was great and clean but she just literally opened the door and did NOT walk us through the property to "sell" us the highlights of the apartment...which is HER JOB. I felt like I was being kicked out. It was more of like here is the unit, you have 5 seconds, now get the fuck out. I felt rushed and I didn't even know much about the unit. She didn't walk us through the process of the application or ask us what we were looking for so she can show us units. We asked to see a studio... She said it's not worth to see! As we saw the studio, it was almost the same size as the 1 bedroom we saw just a different layout and we felt even rushed with that. She gave attitude to other people in the lobby who approached her almost like "what the fuck you want" type of vibe? The property is wonderful, but that service makes you wonder how you would be treated as a resident. Lady, change careers or try mediation. Jesus help you. read more

So I asked about an apartment rental and everything sounded good, up until the per cost of everything. Rooftop, pool, garbage etc. they want a salary of 100k + to be considered. How come you don't say this in your advertisement? When I asked about the poor reviews, the person on the phone said all landlords get bad reviews. I wanted to add that I had an insect infestation over the summer and begged and pleaded for an exterminator. I had to tell them that these things were actually on my bed. Literally was picking up 15 to 20 or more a day. Eventually the exterminator came and put sticky traps. No preventative measures were taken or no explanation as to why this was happening. Recently I asked them to come back as the traps were full. I had to wait each time until they were scheduled to be at the building. So management did not go out of their way to address my very disturbing problem until it was convenient for them. I'm not sure if anyone else had this problem or where it came from. My lease is up in may and I'm praying this does not happen again once the weather gets warm. So on top of all the other issues I had to deal with this and still pay all my rent and fees on time. read more

I can go on and on about this place. DO NOT MOVE HERE! AVOID. We lived at Hudson and I would rather live there than here. They switch management 3 times since we moved here (it's only been 9 months) and each one that I have meant isn't aware of anything. Also I am so tired of these fire alarms going off every other month. It has gone off for 12 hours already (I have a recording) it's ridiculous. I have a 10 month old daughter and she can't even sleep because of this shit. I plan on breaking my lease and moving somewhere else because I can not live like this any longer. read more

I have lived in multiple locations across US and the 9 months of living in this building has been a total nightmare. It is mind-blowing that the management office continues to function poorly and they still have people moving in. There might be two main reasons 1. Low rent. 2. View and Lobby which surprisingly is still in good shape. Or there might be fools like me that don't read reviews before they choose. Every negative you read here and in below reviews is absolutely true. The garage door breaks every month and then it takes weeks to get repaired. The trash room is a total nightmare, they cannot clean up the shooting for some reasons and if you move in( specially in lower floors) get ready to face packed trash shooting which is never cleaned up. The noise is horrible and if you care for a quiet night, have 911 handy because you have to call frequently to have neighbors quieted down. The front desk is almost never attended, and if you complain to management office the girl sitting there is that rude that you prefer to stay away. The mails get frequently misplaced and sometimes lost. Life in this building will be the worst experience you expect as a tenant, get ready for it. read more

Poor and unprofessional management!! End of November they decided they were going to change our portal but they did not notify tenants. When most of us could not log into the system to pay December rent. We made time to go to their office and asked what was happening and they said they were changing the portal. They insisted the portal would be up and running by December 5th, which was when December rent was due before the late fee kicked in. On December 5th, most of us had no trace of a mass email about the new portal. We asked repeatedly and they insisted the email was sent, but many tenants never got it. On December 9th, I went to their office to ask about the portal and they told me I must email them and they would send me an email to reset my password. I did and I was able to access the portal. I tried to pay rent online but couldnt. Later, I found out from one of my neighbors that they disabled their online payment function and that was why I was unable to pay rent. This was surprising considering when I went to the office to ask about the portal and specifically told them I wanted to pay rent, they never told me anything about not been able to pay rent online. They insisted they take checks or certified checks ONLY!! Its 2019 and 2020 is in 10 days.....who takes checks only? APEX MANAGEMENT!!! I am not an IT guru but l am pretty sure enabling online payment in the system is MUCH EASIER than collecting checks and going to the bank to cash checks .....then manually updating that information on tenant's profile that they have paid. But I could be wrong....afterall, I am a millennial so maybe its gonna take a while for me to understand that there are better ways to do things other than electronically. I have not being able to pay rent to date. I have specifically emailed them to ask why online payment has been disabled considering it is the most efficient and effective form of payment. They have not answered me. They have also added some dubious charges in my account, including double charging me for Landscape view and pest control fee, which are included in the rent. I got my utility bill of $15.81 in November and whoever entered that information in the system added $51.18!! I emailed them and asked them to remove the duplicate charges and give me the accurate amount that's due. Initially they responded to note that they will only remove the late fee if I gave them a check by 4PM on that day. I work in NYC from 9 to 6PM so you can guess what my response was. As for the duplicate charges, they refused to remove them and they have stopped responding to my emails. I wonder if they have blocked me.....because many tenants who have complained to them before have been BLOCKED. Its beyond unprofessional and frustrating. We have to chase them to pay them!! Unheard of!! Two days ago, they sent yet another letter that my rent is overdue. My neighbor, who gave them a certified check last week (specifically what Apex asked for) got the same letter. So they asked for checks but then they dont update their system to reflect payments that have been made. Its ridiculous. Its almost like they dont want our money, here are my thoughts why.... 1) They disabled online payment and 2) They asked for checks only but they dont cash checks nor update their system. Insane!! 3) They blame tenants for late payments even tho we were never notified the system was up and running 4) They added dubious charges to my account and they refuse to take off 5) They have stopped responding to my emails where I raise valid concerns!! read more

Overall, I have lived in NYC apartment buildings all my life. I would like to warn potential residents to run very, very far and live literally anywhere else in Westchester County. The issues we have had include, but are not limited to: -Constant weed smell in all hallways -Dog urine and feces all over the hallways -Trash filling up trash rooms -Constant noise. YPD has better things to do than enforce noise complaints, and all that management tells you to do is call YPD. -Drug deals in parking lots -Lewd comments from neighbors to a friend -No front desk number -Sky Lounge? Constantly torn apart and trashed. Where do I even begin with how bad its gotten in the past few months? -Unreachable management -Spotty security coverage (guy was peeing on car outside when myself and my 5 year old walked by; when I came in and asked for security I was told there was none that night. Told someone there in the AM and they told me to call the police. Police were confused why I was calling about someone who peed on a car 10 hours prior; rightfully refused to take report. Management used this as evidence that it 'wasn't a big deal') -Ask any resident who is actually paying to be here how much of this building is section 8. -Assault in the garage last year, sketchy characters trying to get in, etc. I can go on and on and on. Been living here since October and the building is a complete dump now there are piles of dead worms in the corner of the hallways garbage is strewn throughout the building there are parties going on all hours of the night the management is nothing the management is absent the smell of garbage in the loading dock/parking garage is eminent. I WOULD NOT ADVISE ANYONE TO LIVE UNDER THESE CONDITIONS. For $3000 per month I should not live in constant filth. read more

BE WARY OF THIS PLACE!!! I currently live at Apex and must say- the property management is terrible. The building itself is gorgeous; great amenities, and the environment is gorgeous. However, the management team is just awful. They will call up a private tow truck company and have your car booted or towed WHILE NOT EVEN ON THEIR PROPERTY. I had parked my car on the Yonkers City street, and came home to find out that APEX had reached out to a tow company to have my car booted for illegal parking (which was not illegally parked). When I confronted them, they denied having reached out to the tow company and suggested it was the Yonkers PD, however the driver of the truck told me it was APEX management who called it in. Also, their response time for emails and concerns is null. They never answer emails or concerns with the building. It's a shame such a lovely building is run by such a terrible property company! read more

I'm updating what was once a very positive review of APEX after three years of living here. The building has gone downhill significantly while rent goes up a few hundred dollars each year. The maintenance staff, as individual people, work hard and are polite, but that doesn't make up for the fact that ownership staffs roughly three people to maintain a 700+ unit apartment building. There's just no way they could keep up. The building is constantly filthy, with dried dog urine in elevators and trash overflowing on a regular basis. There is a hole in the wall in the garage elevator area (floor 5) from what looks like somebody punching the wall, which has gone unfixed for a few months now. There are abandoned and broken into cars in the garage. My wife's bike was stolen out of the garage (somebody actually sawed through her lock) and management was unwilling to help because the bike was deemed not valuable enough. Management has actually been completely fired and replaced, but the new management is no better - not so much as a "hi we're your new management staff" email. The sky lounge is frequently closed to residents, for months on end, siting safety concerns because they don't have security staffed there (not sure why that's even necessary). Despite the lounge being regularly closed to residents, management is perfectly happy to rent it out for private parties to the tune of a few hundred bucks per hour. The garage doors are frequently broken and take, again, months on end to be repaired. I can't stress this enough - do not move here. read more

She sent me to collections and made up some funny fees after i coughed up 7000$ in lease termination fees and past rent which i was never late on!! Now im on collections for 4000$ and im furious today i went in to speak with her and she ignored me i had to speak with jimmy!! I cannot say how it is to live there as I only went to see a couple of apartments. I was very impress with the building and apartments itself. Though they are a little small, the amenities makes up for it with balconies, a gym, pool, a hang out game room, parking, ect. Great view of the Hudson River. My main disappointment was that their grass grounds had a lot of dog poop every where and some on the ground itself. I couldn't accept the idea of my 3 year old grandson running around their water front grounds and stepping of dog poop. read more

Apex Hudson Riverfront is the most poorly managed high-end apartment complex in Yonkers. The manager, Leslie Frank, is not approachable, not empathetic, or not concerned with anything related to residents of the building. Her only concern is how to make the property more money. Leslie Frank is not responsive to the concerns of residents and she denies responsibility for anything. Her response is either to blame the corporate office or to blame staff who are working under her. When anyone speaks, she interrupts them right away and does not let you finish a statement because she thinks she is always right. The complex has only 1 handyman and when residents need maintenance in their unit, it takes weeks for a simple task to be done. The handyman himself apologizes for completing work orders late because Leslie Frank tells him to work getting apartments ready for new tenants rather than completing maintenance requests for existing tenants. The previous handyman even told us that he was quitting because of the manager Leslie Frank. The apartments are filled with black mold and bugs. Even though tenants pay a pest control fee, there is no pest control service provided. The garbage rooms are overflowing with garbage with no effort from management to correct the issue. Other residents are taking their dogs to urinate and defacate in the parking structure with no response from management. People are littering all over the building with no response from management. The fire alarms are not reliable and go off once a week like clockwork, usually in the middle of the night. The halls are lined with the smell of marijuana and cigarettes. Not to mention, the rent increases by several hundred dollars per year for existing residents while new tenants are getting more reasonable offers. Stay away! read more

Firstly, the staff portrayed a large amount of incompetence and bad attitude towards tenants. In less then a year this place went by 3 managers Sandra, Desire and Leslies. DESIRE WAS THE WORST OF THEM ALL my god this lady was extremely rude and careless. One of many issue was the garage doors few months ago their was an incident and someone ran into the garage doors it was like that for more then a month people were just coming in and out as they pleased where is the safety there ? When renting an apartment, Property manager responsible for the maintenance among other duties, In this case is the total opposite garbage every where this place is disgusting I regret so much moving here. Pets running around and doing their business in the hallways owners acting like is non of their responsibility. Let's also talk about the fire alarms going off in the middle of the night. This was a constant issue was driving me insane. When you asked whats going on more questions being unanswered nothing new. Noisy neighbors, Excessive music after 1am, Noise from neighbors who are not tenants. This building is suppose to be a smoke free zone one of the many reasons I moved In here people will smoke cigarets and weed in the hallways as well as the balconies when you send a complain it was ignored as usual. I have prove off the emails with noise complaints unanswered. In several occasions people would sneak in the pool late night hours and make excessive noise. Complaints that the property manager refuse to address or take measures. When tenant complain she ignored us. Was looking forward to July 4th to spend it in the barbecue area, What a catastrophe tenants were holding grills for hours not letting other tenants use them people were coming in and out as they please. People smoking weed not respecting that kids were around. Music with bad wording it was a horrible experience I was extremely embarrass with my family that came to visit people were acting like animals. Security on duty were drinking and minding their own business. People eventually end up breaking their lease and moving somewhere else save your money and time so many options APEX HUDSON RIVERFRONT is not one of them. UPDATE: To add insult to injury, this disaster of a Property Management company withheld my entire security deposit with a bogus claim that my carpet reeked of pet urine. I had reminded them months and weeks before my move out date to make sure that I had a representative present to do a walk through. Conveniently no one was available even the Property Manager Desiree Dismore who processed my paperwork. I told Ms. Dismore that I had taken pictures of the cleaned unit. Conveniently you cannot document a "smell". Weeks later I called and still there was no walk through done. I moved out on July 25 and finally on September 6, I get an email that stated that I actually owe them $5.06 for rug cleaning. I cannot stress enough what a bunch of crooks these people are. Horrible place to live, u might as well move into a low income housing project and save 30k a year worth of rent. You wouldn't know the difference. Apex has a do more with less approach as they are incompetent and under staffed. The garage door n gate are constantly broken. The side entrance is broken with no fix in sight making the apartments vulnerable to break ins. Dog poop all over the grounds. Weed smoking drinking and loud music on the adjoining park at all hours of the night. People sneak into the building and take over amenities making residents feel uncomfortable. No security. Limited cleaning staff. Garbage everywhere. Super loud alarms that go off and can destroy ear drums. It's like living in a frat house/ government housing. They have a growing list of rules which make you feel like children just because of a few bad apples the other good tenants pay the price. There is a 10pm curfew to use the rooftop lounge after a party filled with smoking and loud music. It's supposed to be a smoke free building. You need to give the front desk an ID card just to get access to a remote control and channel surf in the common areas with TVs. (Easy fix would be to affix remote on to furniture with a wire) Need a push cart for heavy items? Id? Pool table sticks?? Go down 5 flights and give concierge id. Going to the pool? Don't forget the key fob and id. Instead of going vertical, the developers went horizontal so it takes you several minutes to get to and from anywhere within the building. It's like living in a cornfield. They also used the cheapest materials to build the property. I would not feel safe in those "high end" units with balconies that look like they are tipping over. Cheap wood and vinyl material. People leave cardboard and garbage bags all over the floor in the trash room instead of shoving it down the trash Shute. Watch your step because there is dog poop all over the place. Ps. It's not Yonkers responsibility to clean up the sidewalk surrounding your property. That's part of the building, MANAGEMENT. Ohh and don't ask the staff any questions regarding blue print specs of the place. Apparently they never communicated with developers/modera on square footage/dimensions of apartments/storage units. Let alone which ones are available for rent. Ohh and apparently all of these issues have been brought to Management's attention but they inform us that, "it's not a priority". Hopefully they fix the side entrance soon before someone's apartment gets burglarized. Think I'm exaggerating?? Think again. The apartment doors are cheap doors with no dead bolt. Just a flimsy smart lock in which management can access at anytime with just a key fob and a few key strokes on a computer. Any criminal with a computer can potentially hack. Yet there's no security and a broken entrance door?? Yonkers police make routine appearances for incidents both inside and outside the building. Smh my list of complaints can go on and on so I'll digress. You have been warned about this place!!! read more

This use to be called Modera which has now switched to APEX. The switch has not been so pleasant. My encounter with the new concierge staff Stacey was horrible. She was extremely rude and unpleasant. Yelling at me in front of other residents, accusing me of not being a resident of the building. I never experienced this with the previous staff. I was given a "taped to door" renewal with a we would love to have you as a renewal but.... the increase was astronomical and I asked for a decent fair percent like most apartments do... but it's been since 6/12 with calls and emails and trying to see them in person and no response -- maybe because I mentioned across from me was a heroin ring busted so didn't want such an increase as well as signs or simple communication missing for residents... I haven't even cracked the surface of issues here, but since also have another apartment somewhere else... thought.... I'd get a reply to a deal -- I'm renting as well as all other decent people who moved in a year ago about 1K or more above the current online cost... and they have many eviction notices (about 60) and trespassers constantly (without it being dealt with) and ... apartments that have been empty for a couple months like across my hall or in my hall... hmmmm. If I could give less than one star I would, I didn't even get to live here and the application process was a total shit show to say the least... no one communicates with you unless you call over and over again for any updates, The building management is incredibly unprofessional... it sucks because the location is great and the amenities were a plus and the Community looked safe. We applied for a specific apartment on their website that indicated it had a balcony only to find out it did not have a balcony and the price was raised on us by $200 out of nowhere with no real explanation than the indicated price on the website. After we paid our security deposit ($500) which they didn't want to refund, and I am still awaiting on (2 months later). These people are unprofessional and rude over the phone, it was actually the experience of the application process that made us change our mind about living here because we couldn't see a whole year of working with these type of people. read more

After you sign your lease it goes downhill... Garbage is all over the floor in the parking lot and outside of the gates to get in the garage. There is no security. Everything is falling apart this is a new building no more than 2 years old but it is not maintained. The building was recently sold to Apex which is apart of JRK management group no one answers your phone calls or emails and office hours are non existent they come and go as they please. False Fire alarm constantly goes off and there is no communication on the reasoning for the alarm due to management not answering phone calls or emails. Do not move here. I lived here for a year and couldn't have been happier to leave. THE WORST MANAGEMENT EVER. Not to mention the building is absolutely disgusting and dirty. Mold in the hallway carpet and ceiling from leaks that weren't repairs for a year. Garbage overflows and there are dog feces everywhere that no one cleans up. There is never a front desk person around so it makes it impossible to have visitors or reviver deliveries without having to go downstairs. Garage doors are ALWAYS broken or not working and stay that way for months at a time. They charge you "community electric" for common areas which adds another 50$ to your monthly bills on top you of you paying YOUR OWN coned bill. I lived there through the pandemic and staff never wore masks, also didn't waive amenity fees even though the gym and all areas were closed. Had to argue with them for months just to get two months of fees waived. Work orders never get completed and if they do you have to put in multiple requests and it can take months. The rent is unbelievably high for the dumpster fire of an apartment building this is. Yes it's pretty on the water but you also have to deal with everyone from Yonkers coming down to the waterfront at your building. You can't have a peaceful walk without music blasting of people hanging out and drinking on the property until all hours of the night. Building is loud and people smoke pot and cigarettes constantly. Packages are always lost even when they says they're delivered. Doorman is always "out on property" so you can never get into the package room. It's the worst experience I have ever head. Please move into the Avalon which is new and two mins away with the same riverfront views and 1000x times nicer of a building and staff to deal with. I really think the Apex is a money laundering scheme because you can't even locate the management company or find out any info about them. I have lived here for over a year and I am happy to say my lease is almost up. At this point it's not just the weed smell, constant smoking in the parking garage and on patios, fire alarm that goes off multiple times a week due to resident smoking, dog feces all over the sidewalks and ground in the park, cars sneaking in the garage (why do I pay $100/mo for parking?), being unable to enjoy any of the amenities we pay for (the pool might as well be a public pool), blasting music from our neighbors 24/7, and what are clearly drug deals in the parking garage late at night. It's also that management knows about all of this and has done nothing for months and months - I had someone from the leasing office actually tell me "that's why I don't live in a building like this" rather than say anything would be done about locks being broken on doors from the outside making it easy for just anyone to walk into the building. There is no security and it is desperately needed. Apex finally hired a new building manager who seems great, but it seems like there will still be a while before anything starts to change. read more

This is the absolute worst place. The place is filthy. The building goes for weeks w/o being cleaned. There's only one person cleaning the entire building. There is always garbage thrown on floor in garbage rooms. The garbage barrels in the garage were always overflowing with trash so management decided to do away with the barrels altogether. Now residents throw the trash on the floor in garage. The halls smell of weed constantly. I have ridden the elevators with drug dealers & prostitutes. Someone is going to get hurt here. Someone plowed through the garage door going out of the garage. No explanation from management. People are moving in and actually moving furniture under the garage door. There are private events in the sky lounge where no private parties are allowed anymore but someone is booking them. Strangers walking the halls constantly. It is unsafe to live here. The new property manager does NOTHING to help the tenants complaints. She is rude & condescending. Talks down to everyone including her staff. The summer was a nightmare. On the 4th of july there were 135 people in the pool area. you could not even see water in the pool there were so many people. If someone drowned? they would go unnoticed. People were getting dropped off in vans to walk into the pool. the community grill area was even worse. a tenant sat and guarded the grills and had probably 100 people there. I have not used 1 amenity since i lived here. an awful place to live. you pay for luxury living but it's like a tenement. read more

I'm not even sure where to begin. My experience with this apartment complex as been exhausting, sad, and very disappointing. I applied to this place a few months back in mid-summer. At the time I was not informed of a few key things upon submitting my application, but I liked the location and decided to proceed on. Needless to say, my application was denied. Prior to submitting my application, I was informed that the deposit to hold the place would be refundable if anything were to happen. Well, it has been almost three months later and I still haven't received my deposit check back. I have contact management numerous times and have been brushed off each time with empty promises. I have contacted or emailed JK Property Holdings, the head cooperation regarding the matter with not satisfaction. I find it so heartbreaking that a place like this can just screw people over with no regard, especially during rough times like they are now!!! Unfortunately, I am left with little recourse and will have to take drastic measures in an effort to resolve this matter. This building is terrible. The fire alarms go off constantly, are not zoned (i.e. someone in the apartment the absolute furthest from yours could burn their dinner and the alarm in your unit will be going off), and are painfully loud. It went off this weekend after midnight and the explanation from the "concierge" was that someone "bumped the lever with a package." The management company has changed in the last 2 months, but there has been no improvement and, in fact, I think things are getting worse. There are frequent noise issues with other tenants and when you complain (by walking to the front desk "concierge" because there is no way to contact by phone or when you try to call you get the option to leave a voicemail "that will be responded to promptly" that is never responded to), you are told that they will "take a note" but that you can call the police if you want. There are clearly defined "community quiet hours" in the lease that building management apparently has no interest in enforcing, nor the "smoke free community" clause of the lease. Emails and phone calls to building management are NEVER responded to and, even if you can get into the office while they're open to speak to them live, they will tell you one thing and either change their minds later or do not follow through. Maintenance requests are a joke and in spite of the fact that the building only opened a year and a half ago and we were the first tenants in our apartment, paint is peeling from the walls. If i could shut this building down myself i would. I lived there 15 month is pure hell! Neighbors from above has dogs who ruined on the balcony all day. Guess what that urine trickled down to my back omg my entire lease. I was not ever able to sit on my deck and relax. But that wasn't as big as the neighbors below me who got home every single night of the week after 1am to start a party till the sun came up. Neighbors to the left music all night. Not one email, phone call, or complaint ever answered. Garage doors always broken! Which reminds me of one night i heard a very loud scream in the hallway. It was a female. Something happened to her, we called the police but didn't dare open the door because of our children. The very next day police everywhere but no one told the tenants what went on. They hid the fact that a lady got hurt in the hallways. The security did in fact tell me she did. The staff is a revolving door. No one is there long enough to even help with a work order. Now i don't live there and I'm still fighting for my security deposit. No one answers emails or phone calls EVER!!! It is a very unsafe area, building and not worth the rent you pay.
