    *Billable charges to Tenant considered by Landlord to be beyond normal wear & tear:

    Stay away at all cost. I have never dealt with a company with such terrible service. They are very responsive initially when setting up your initial lease. Once they have you under contract, that is when you see their true colors. The management team is very rude and completely non-responsive. Mary Beth and Nydia takes months to respond to emails or voicemails and most times never respond at all. The only individual that answers the phone will be the receptionist. She will not be able to answer any questions and will forward you to the black hole of their voicemails. They also seem to never be in the office. The only time you can get anything done is if you physically walk over to 333 River. Typically, you would have to walk over between 10pm - 2pm Monday-Thursday, since this is the only time they seem to work. Please review your lease before signing. This company makes its own rules when it comes to normal wear and tear for their apartments. You are responsible for any issues that may arise from the apartment and will have to pay to get it fixed. This is true for leaking faucets, plumbing, caulk, doors, windows, mailbox lock, ceilings, light bulbs, locks, used appliances and pretty much everything else that could wear down from normal use. If one of the used appliances happen to break under your lease, it's up to you to pay for it. This includes dishwasher, heating/cooling, microwave, stove, refrigerator. There are 3 pages in the lease listing every item in the apartment that the tenant is liable for. I am not even sure if it's legal for them to define their own definition of normal wear and tear in NJ. The buildings themselves use very poor construction and cheap appliances in the apartments. Things break often which again the tenant is responsible for. The only highlights of living in their building are with the doorman and maintenance workers.     Terrible management; scam charges when you move out. Good luck getting an elevator. Buildings are noisy and dirty.

    Terrible stairs and handrails. Best you're looking at after falling down them bad boys is a twisted ankle.

So, it is important to acknowledge and appreciate exceptions of excellent service and reliability; praising individuals who show competency and pride in their job duties, along with respect, courtesy, and value in their interactions. VNYPM has proven themselves to be this anomaly, deviating from low expectations by restoring confidence and care, rather than sustaining doubt and apathy. As a shareholder for nearly 20 years, in a Pre-War Queens Co-op building, my comparative observations about the detached, duplicitous, ineffective multiple management companies, and unqualified absent Supers I have had the misfortune to witness; have been transformed by Anes with his conscientious responsive team. Especially outstanding, Amy with her diligence, kindness, and delightful sense of humor; and, Izeta with her empathy, flexibility, and trustworthiness. Anes, one of the owners, is accessible via email or phone, and has responded promptly with genuine concern and diplomacy to any urgent matter I have had, particularly health related required accommodations. Thanks to Anes employing Neoly, we finally have a professionally skilled, and dependable live-in Super, who is attentive, friendly, and hard-working. When VNYPM was hired several years ago by our newly elected board, they took over a huge mess; from financial debt and instability, to prior mismanagement negligence, a mendacious incapable Super arduous to fire, and many complicated major repair and maintenance issues. Throw in a pandemic, which created complex and combative lockdown and safety issues to navigate, and additional financial strain on the residents and building. Because of the smart guidance and leadership of VNYPM, and their recommendations and partnership to the Board, it is really remarkable we are now in the best financial shape this building has ever been in, with visible improvements of a modernized elevator, and demolition and installation of tiled stones to our expansive exterior entrance. Looking forward to seeing the interior painting started, and floor cleaning finished, which will make all the difference to re-establish its faded glory, Every building's situation and priorities are different, but they all have the same management needs for dedication, responsibility, accountability, consistency, transparency, prompt honest communication, and decisive action. Management companies are being hired for their expertise, but, let's not forget they work for us, even though they are managing us! VNYPM shows an understanding of this reciprocal relationship, and how properly servicing these demands guarantees mutual success and stability for them, and our residential buildings. VNYPM is receptive to suggestions to what they could do differently or better so they can continue to grow and learn, efficiently problem-solve, and provide the highest client satisfaction. This open readiness to listen, is a significant distinction for me. I applaud VNYPM's willingness to think outside the box, and knowing when to compromise wisely. They offer creative innovative solutions, using only limited available resources, that realize the individualized vision for each building. I simply asked for clarification regarding newly imposed co-op insurance requirements and how the coverage thresholds were determined. Rather than receiving transparent answers or supporting documentation, I was repeatedly told the requirements were "non-negotiable," threatened with fines, and ultimately informed that management would "not engage further" because the conversation had become "repetitive." As a shareholder, asking reasonable questions about building policies, insurance requirements, and risk management should not be treated as an inconvenience. At no point was any actual explanation provided regarding whether these limits were based on insurer recommendations, legal counsel, lender requirements, claims history, or any formal analysis. Instead, responses felt dismissive, defensive, and unnecessarily combative. Professional property management should include transparency, accountability, and respectful communication with residents -- especially when imposing financial requirements and penalties. I hope ownership takes shareholder concerns more seriously moving forward and improves how management communicates with residents.
