I have been here in APPLIED for decades. IT IS A GOOD PLACE TO BE. MAINTAINANCE is quick and alert to any problems, the exterminators are here every month and check carefully, and inspections are every year where I pass. MY neighbors are NICE people and there are many new ones who are just as nice. I am 82 next month and SENIORS HERE are treated WELL.I was here when HOBOKEN was an unpaved PRARIE with a lot of problems and APPLIED GOT THROUGH THEM ALL even through the TOWER OF BABEL PHILOSOPHY that is presently creating 14 story buildings and higher. I was a resident at The Vanguard at the Shipyard Apartments. Probably one of the worst experiences I have ever had with an apartment rental. Had a neighbor who put my family's safety at risk. When contacting the management office about this issue I feel they did nothing to address the problem. They did however send me legal letters forcing me to remove the video doorbell that prevented problems from happening. I strongly recommend looking elsewhere in Hoboken. I would give 5 stars to the maintenance team. They would always help me out in a timely manner. These apartments are furnished with very low-quality products and things are always breaking. I live in one of the uptown apartments and have never had any major complaints! Very responsive and quick. There is a monthly exterminator and really if any issue pops up it is an easy phone call for a fix. The rent is the most reasonable I've seen in Hoboken and I plan to stay here for a while! They really are slumlords. I'd give them 2 stars because for the most part, I loved living in the building - great views, location, solid concrete and steel construction. I The gym was also fantastic, and I actually didn't need an outside membership. The doormen/concierge were really helpful. As far as the finishes, sure it's a rental building so kitchen furniture and the floors will be pretty cheap. Mgmt wasn't very responsive when it came to returning calls, but usually after a handful of calls we could get problems attended to correctly. The real problem is in how they handle the moveout process. Without boring you with the specifics of my personal situation, they may come up with phantom charges upon leaving, which they will not properly notify you of at anytime, and then send these charges to a collections agency before you know about any of it. I wish I did not have to live in their building but it is just about impossible for someone who is just moving into Hoboken. They offer some slightly cheaper housing than the average, however their buildings show why. Nothing special about them, they tend to be older, and have some issues. The building that I am in is always hot as hell and when my air conditioner is not running the fan in the window is. I tend to think my half bath is a sauna because every time I am in it I am breaking a sweat. From what I have heard from my neighbors they have been consistently raising the rent each year. If that is the case then I doubt I will resign my lease. Maybe if they turn the heat down they can stop having to raise it. Overall I gave this place two stars because of the numerous reasons stated above. I am already looking into other options and I still have month's to go. I guess patience is a virtue. read more

Stay away at all cost. I have never dealt with a company with such terrible service. They are very responsive initially when setting up your initial lease. Once they have you under contract, that is when you see their true colors. The management team is very rude and completely non-responsive. Mary Beth and Nydia takes months to respond to emails or voicemails and most times never respond at all. The only individual that answers the phone will be the receptionist. She will not be able to answer any questions and will forward you to the black hole of their voicemails. They also seem to never be in the office. The only time you can get anything done is if you physically walk over to 333 River. Typically, you would have to walk over between 10pm - 2pm Monday-Thursday, since this is the only time they seem to work. Please review your lease before signing. This company makes its own rules when it comes to normal wear and tear for their apartments. You are responsible for any issues that may arise from the apartment and will have to pay to get it fixed. This is true for leaking faucets, plumbing, caulk, doors, windows, mailbox lock, ceilings, light bulbs, locks, used appliances and pretty much everything else that could wear down from normal use. If one of the used appliances happen to break under your lease, it's up to you to pay for it. This includes dishwasher, heating/cooling, microwave, stove, refrigerator. There are 3 pages in the lease listing every item in the apartment that the tenant is liable for. I am not even sure if it's legal for them to define their own definition of normal wear and tear in NJ. The buildings themselves use very poor construction and cheap appliances in the apartments. Things break often which again the tenant is responsible for. The only highlights of living in their building are with the doorman and maintenance workers. This is a horrific management company with no customer service. If you are looking for an apartment in Hoboken, I would look elsewhere. Do not give them a cent of your hard earned money. A boiler burst in Hudson Square South. We were displaced from our apartment for 5 days and the management company is completely unreachable. Though they hired a contractor for remediation, there is no timeline for completion and/or cleaning. There has been zero response from property management regarding a rent reimbursement for the days we could not occupy the apartment and no offer to reimburse our damaged property. Wow some if these reviews are quite interesting. My experience has been very difficult. Its 30 years overall that I have lived in Applied Company and really dont have much to complain about them. No mice or critters, hall is clean. If something needs to be checked or changes they are knocking only door within a day or two. Staff has always been good to me. My only complaint would be able to load my card for washing in our building. My other complaint which they can't do nothing about are the tenants that smoke weed and it transports through the vent to my apartment. I'm a current resident at the Shipyard in Hoboken. I've called our management company for three weeks straight and left messages. Apparently no one works there. Happy to see our high paying rent contributes to substandard management... I would never recommend this building to anyone I know. Our tub has clogged 5 times since we moved in in Feb. 2016. The first clog was a week after we moved in. We now call once a month for the maintenance guy to address the issue, which results in a $25-$50 charge for repairs. However, they are not fixing anything. No one has returned our calls when trying to address the issue, or let answers a phone. I'd love their hours. Seems like they are off all day. read more

I have lived with Applied for going on 9 years. Call me stupid probably for staying, but just happened to like the apartment. That being said, if it wasn't for the apartment, their personnel should scare you away in seconds. Aside from Hazel in the leasing office, everyone I have dealt with, whether lease renewal or maintenance is horrendous. The mere fact that these cold hearted people have jobs is beyond me. If you walk into the leasing office, not one person that works there is good natured. It won't stop people from moving in and they know and once you're a resident, they actually openly let you know that "if not you, someone else will" more or less. Ever thought of buying an expensive BMW with a Yugo engine, on the surface it looks great but when you peel back the layers you find something a bit different. We lived for two years in the Sovereign so I cant comment on the other buildings. Pros (the surface): -Great Doormen -Unmatched Location -Very Clean and kept nice -Storage units (additional fee) Cons (under the hood): -Additional Fees -Gym: we heard that they were going to remodel it. I would describe it as dirty, over-crowded (small), many non-residents use it, very un-organized with worn/dated/broken equipment -Loud Nightly Garbage Truck (after midnight) buy earplugs if you're a light sleeper -Non-compliant Grilling (charcoal and propane on some balconys) wonder if anyone reads their rental agreement, but the building never enforced it -Excessive Rent increase -Some inconsiderate Dog owners used the parking garage during bad weather days for their dogs to do their business -Rent Payment system (see below) Paid our rent in-full for 2 years, always maintained a '0' balance through THEIR online payment system and when we moved they said Accting found an error back in Sept '11 and we missed a months rent. When i expalined that we always maintained a zero balance and that we are paid in-full they said that we need to prove it. So, I need to go to the bank, get historical statements which arent avaliable online and reconcile the accounts to the payments; but in reality it was THEIR ERROR, NOT MINE! You have been warned! The maintenance staff is great for small issues, but can be careless / inexperienced with larger, longer-lasting issues. I called to complain about the horrendous treatment we received by the property manager in one of the Shipyard buildings. I see other people have already mentioned her here. All of the staff acted like they received complaints about Sasha all of the time. They even added false fees to steal our security deposit when moving out. Applied needs to fire these managers and their supervisors. It's ridiculous what we had to put up with for the thousands of dollars we paid in rent. I moved to the Harlow and never have I been happier to move out of an apartment. The managers there are so much nicer! I feel welcome as a resident. Have had a terrible 8 months of living here. The apartments are extremely outdated and unkept. The management staff is not very friendly and they are impossible to get a hold of. There were multiple times a month where they would have the water turned off for maintenance reasons which made it extremely inconvenient getting ready for work in the AM. There was a time when I had to leave work early due to an illness only to come home to a FREEZING apartment! Yes, they had the heat turned off for several hours due to maintenance in the MIDDLE OF JANUARY! They didn't even go out of their way to discount that months rent check to keep their tenants happy. Overall, extremely overpriced apartments for what you get. (Ex: No dishwasher, no garbage disposal, no washer/dryer in apartment, etc.). If you are looking for just your basic NYC area apartment, this place is for you. If not, I highly recommend passing on this complex. I live in Applied's apartment building on Clinton Street and have grown beyond frustrated with their lack of customer service. Every time I call about a repair/issue, I place my request and wait to hear back from them. I call back to check on the request and the front desk can never provide me with a status update. I then have a follow-up request put in. It is uber frustrating that no one ever calls you back. This last incident is the final straw - after my roommate and I did laundry - that night we each found a bug on our sheets. It looked eerily like a bed bug - and we had been hearing that others in the building have been having problems. We called (several times) to ask for an inspection ASAP. When that didn't come, we called an outside company and got the situation resolved. A month later, we receive a letter that they plan to exterminate. I keep calling the person in charge to say that we no longer want or need the extermination to take place - - and still, I can't get a simple call confirming the receipt my request. These people are HORRIBLE and unfortunately they own many of the big luxury buildings in Hoboken. I am telling you, it's not worth it- find a place not owned by this management company. My boyfriend and I loved our apartment in the Vanguard, but had to break our lease early due to a job relocation. They were not even remotely sympathetic or understanding of our situation. Communication is all over email and the responses are rude, short, generic and unhelpful. We couldn't get anyone to have a conversation with us on the phone or in person. We got stuck paying rent while not even living there and they did not make any efforts to find a new tenant until we stopped giving them our money. If you sign a lease they will continue to collect your money regardless of the situation. They claimed they were doing everything in their power to get our apartment re-rented after we moved out, but did not even return calls from interested parties. I lived in Hoboken for 6 years and it's a true shame that this company makes me not want to return. I can tell you if I do, I will definitely never live in one of their buildings again. This review is specifically for the Shipyard Apartments. The units themselves aren't bad, most are updated. The views are great from outside the building, even better if you have a unit facing the city. The location is good if you take the ferry into the city, but the shuttle service to the PATH isn't always reliable. Management is terrible, which could be part of the reason that maintenance is awful as well. Don't expect management to actually care or do their job. Often maintenance doesn't show up when you need it, and when they do it's many days/a week or 2 after the request is put in. Overall I don't recommend. For the cost of rent you can find a way better apartment. read more

I'm also surprised to see so many poor reviews. I've lived on 12th and Hudson for almost 2 years now and don't have any major complaints. Monthly exterminator, and really any time I need something fixed or a light changed out, they're there to help. My ONLY complaints are that rather than having to refill your laundry card at their office (which is closed in the evening), they should have a refill station in the laundry room. Also, they decided to put a smoke detector in the door frame of our window-less kitchen, so any time I cook I have to expect the alarm to go off (sorry, neighbors!) I previously lived in Manhattan, so living here feels like a deal. I have much more space, an elevator, and a huge 3-bedroom apartment. The apartment is pretty bland - your typical hardwood floor-white wall-not so updated kitchen, but everything works. I have an elevator which is so handy when moving in/out or carrying groceries, and washer/dryer in the basement. All for just under $1,000/month, which I could never ever ever find in the city. I have a lot of friends in Hoboken and they don't pay even close to what I do, so I feel pretty lucky being here and being able to actually SAVE! Someone else put it best - this is a really great place to pay cheap rent and save for a bit so you can move somewhere nicer when you're really looking to invest. Be sure to tour the exact space prior to signing, but that's sort of an obvious statement. read more

I have been a resident at the Shipyard in Hoboken for a total of 7 years now...I am a current resident of the North Vanguard and I am very much fed-up with the way Applied is dealing with PSE&G Meter readings. Time and time again, the PSE&G meter readers are unable to access the electrical closets located on each floor in the North Vanguard buildings--in fact, this month, PSE&G informed me that the key they were given to unlock the electrical closet did not work--were the locks changed? or did Applied not give PSE&G the correct key to open the door? Either way, it is completely unacceptable!!! Learning this information, I reached out to the management office today to ask if I can get access to the electrical closet, with the help and supervision of one of the Applied employees, so I could take a picture of my electrical meter and send that reading to PSE&G, which, by the way, PSE&G encourages its customers to do when they are not allowed/denied access to the meter in a given building. I was told that Applied is not allowed to give residents access to their meters....why not??? We are the customers and we pay the electrical bill each month, we have a right to access the meter and take a picture of the reading so we can ensure we are charged the correct amount for our usage and supply. Otherwise, residents are charged fees based on estimated readings of the meters, which always seem to be higher than the actual reading for a given month. There really is no reason to deny residents access to the electrical meters, especially when Applied is denying access to the PSE&G meter readers themselves; total infringement of the rights of the Shipyard residents!!! I am totally appalled by this, not to mention, the lack of attention by the management office to this issue. It would not take very long at all to send an Applied employee over to the North Vanguard to unlock the door to the electrical closet and allow me to take a picture of my own meter. Totally disgraceful! Needless to say, will certainly tell all of my friends looking to move to Hoboken to avoid the Shipyard; year after year, the management company refuses to do what they need to do to put the resident first; after all, without the residents, there would be no Shipyard properties for the management company to "manage"! read more

I have lived in south Independence for almost 2 months. So far no complaints on the building. Location is perfect and everyone we have dealt with has been fine. Doormen are very nice. I only have 2 complaints: 1. They only have 1 shuttle for all of the buildings to the path. All the other complexes that have 1 building have more shuttles than the shipyard. This makes my commute very difficult especially for the amount of money we pay. 2. The doormen do not actually call to let us know if we have a food delivery or guests. They just send people up to our apt. Sometimes if I am in my bedroom I can't hear whoever is knocking since we have no doorbell. This is also not very safe that strangers can walk in and out of our apartments. read more

From the miserable leasing agent who is completely unhelpful and doesn't care about her residents to the incredibly old appliances and dishonest management company, I would not recommend this apartment building to my worst enemy. It's over-priced and considerably overrated. Also, building says they have a doorman but the "doorman" only receives packages and does NOT stop "visitors". The absolute worst housing company I've ever lived in. Once you sign the lease the representative for Applied Housing becomes unresponsive...Getting information on parking is nonexistent, even with empty apartments. No one ever gets back to you. I put in several repair requests through the portal and no one came to fix..It was only when I got emergency locked out and charged $50 bucks that the maintenance guy was willing to help. The trash chute often stinks up the floors, so it always smells funky. People who live in the building have absolutely no respect and touch other people's laundry and steal packages. There is a mail room in the building that only tenants have access to.. I'm missing $1200 in packages because they were stolen. I've contacted Carlos the footage guy several times for the last 4 weeks and can never get through to him. The receptionist will tell you he's in the office, transfer you and it goes straight to voicemail. I've sent emails and cannot get a reply. Loved the view, the apartment, amenities, and the doormen (especially Walter and Roberto). The rent is super expensive but I guess it's better than Manhattan, right? However, once we decided to move, all of a sudden there are lots of problems. I'm REALLY glad we didn't have to deal with the management office more often because they are just nasty and have no regard for "customer servie." All of a sudden, there are random charges and a less than responsive staff. The only things that you really need to know about this company: 1) didn't bother to exterminate when there was a bed bug infestation on our floor (health department got involved) 2) didn't bother to get involved in the eviction of 2 underage crack dealers who almost beat a kid to death in the building (the police and DYFS got involved) 3) hangs up on you when you put in something as simple as a maintenance request 4) dead rat rotting behind our kitchen wall, basically told us too bad and the smell would stop once it 'fully decomposed' 5) tried to charge us a $20 maintenance fee to change a light bulb after months of silence Ask any other realty agency in Hoboken and they will tell you that Applied is shady and slimy. Customer service is non-existent at this company. They own many buildings in Hoboken and feel it is a privilege for you to live in them. Today is December 23, 2009 and still no heat in the common areas such as the hallways. I need to put on a winter coat to go outside my apartment even though I'm not leaving the building. Now both elevators are down...again. Hiking up 8 floors with groceries is not fun. I think their arrogant attitude is catching up with them. This company is by far the worst landlord I have ever had to deal with. I was paying over $5,000 a month in rent and the apartment was in terrible condition the day I was to move in. It took them over a month to fix everything. When I moved out, they charged me over $1500 in damages that had been there since before I moved in. HURRICANE SANDY - They were horrible!!! I have lived in my applied management apartment for 3 years now without any major issues, however my opinion of them after the hurricane has completely changed. We are now going on 11+ days without heat, hot water and electricity. They are not being proactive enough. They never once reached out to anyone in our building with information. And worse, they refuse to reduce rent at all -- even though the conditions have been inhabitable for the past 2 weeks. They estimate another full week before things are up and running. WISH I COULD GIVE ZERO STARS!!!! The management company are the most unprofessional, disrespectful people I have ever had to deal with. We would see mice running across our counter tops and in our rooms every single day for months and when we asked the management company for help, they completely ignored us. Absolute negligence. This is an extreme Heath hazard and after finally getting someone on the phone, we were yelled at and told it was "not their responsibility during COVID". Their contractors also came and did work and left GAPING holes in our walls, chipped a ton of paint, and left wires hanging from the ceilings and in front of our door. All this is outrageous but what this management put me through after I was no longer a resident make it even worse. One of my packages was delayed because of the pandemic and delivered after I finally moved out of that hell hole. I kindly asked one member of the management company, Alina to please help me retrieve it. She seemed willing but after MONTHS of not being prioritized or given an answer I told her unfortunately I would have to file a police report for the missing package since her staff is unable to locate it. Where she then accused me of threatening her!!!! Like seriously? How unprofessional. Lady, filing a police report for a missing package has nothing to do with you. I mean that's obvious to most people who aren't hostile and accusatory. I have lived in the Berkshire for over 5 years and until recently I was lucky enough to avoid dealing with the management team. After reading all of the negative comments about the teams attitude and level of incompetence that they unabashedly display I can only agree with each and every comment.
