My family owns property in the state of Virginia. The land is listed for sale and they wanted to make sure that they would be getting a fair price for their property. I began to Google local appraisers in the area and Rick's name came up right away. Soon after, I called and left a message briefly explaining a bit of the details. Rick returned our call within about 20 minutes and we began the process right away. We sent him as much information that we had in hopes that he could locate the property. It's in an undeveloped area in northern Virginia so it would not be easily discoverable without proper knowledge of the area. Given that we live in California, we really didn't know exactly where it was located. It's deep in the countryside and only someone who really knows the area would be able to pinpoint the address. So Rick was able to work with my uncle who lives in Virginia. He picked him up and they drove up to look for the property. He said that he could not have found it without my uncle's help and at that point, he could finally proceed with the estimate. Within 5 days, Rick sent us our estimate for the property. It was a remarkable thing to see how detailed the report was. Not only does it list comparable properties sold within the last year, but it also provides photos through the MLS listings. We were surprised at what the other properties sold for. However, we instantly knew that the price that was agreed upon was more than fair. Rick and I emailed and texted back and forth. I was basically the go between for my family and Rick, making this process run smoothly. He was friendly, knowledgeable, and easy to work with. He was very thorough and presented us with a report that provided my family with the information that they need to move forward. What's funny is that I did not see Rick's Yelp page prior to contacting him. I found this page after the fact and was pleasantly surprised with the amount of positive reviews that were posted. He is very thorough, and sometimes knocks on doors if he really needs to see a comp on the inside. As Yelp says, "Woohoo! As good as it gets!" Rick did an appraisal on my home in Annandale because I wanted to identify the most valuable areas in the home to update for resale. As most of us DC'ers know, this local market is crazy and no one home is the same. This is terrible because it seems like there is no standard for value. In my hometown, I know that having a garage ups the value of a home tremendously, but I had no idea if adding one to my current home would help me in any way (turns out it doesn't really!). This was one of the worst appraisals I've ever seen. My client was the seller of a property in Adams Morgan that went under contract in a robust market. This appraiser used comparables that went back two years! And so it appraised extremely low and i know it was actually priced well. When I called to inquire why he didn't use 2017 sales since there were so many sales and he tried to tell me how the market hadn't changed in two years. Anyone who knows the DC market knows that it is better than 2 years ago. read more
