I had been grappling with the complexities of PMI removal for quite some time. I reached out to my realtor, Roxanne Watts, and she suggested I contact John Dickman, who is the Chief Appraiser at Dickman & Associates for help. After chatting with and emailing him back and forth, his guidance and insights were invaluable in navigating and understanding the process. John patiently listened to my questions and thoroughly analyzed my situation before offering tailored advice. He not only clarified the intricacies of PMI removal but also provided actionable steps, so that the results would swing in my favor. He advised I ask the bank to send out a "certified appraiser" who is "designated" and "geographically competent" at "no charge." Dickman and Associates is awesome. I was involved in a probate case where their was some dispute over the value of a property that needed to be distributed. I was going to be selling and the buyer had commissioned a appraisal that was way too low. Mr. Dickman conducted an appraisal of the property in question. He did a thorough, thoughtful, complete appraisal that was difficult for the other party in the dispute to argue with. He explained to the other party why their value was wrong and his value was accurate. The other party accepted Mr. Dickman's appraisal without negotiation and the resulting sale made me quite a bit more money. Your appraisal needs may not be so contentious, but you can take his opinion of value to the bank. I'd hire him again and I'd recommend him too. read more
