My husband and I are in escrow for a condo and the HOA has been in litigation for years. As a result, all comps within the last year from this complex were short sale cash transactions and we were told that an appraisal would likely not meet our purchase price and kill the deal. Furthermore, even if the appraisal price did meet the purchase value, we would risk the lender killing the deal, because exact "model match" comps do not exist for our condo within the last 5 years. Anyways, I called up Laurie to ask for her advice and was upfront with the fact that we WANT to order an appraisal but may not do so because of the difficult circumstances. She still went above and beyond to help me pull comps in the area and give me her honest opinion on how the appraisal might go and which comps might be considered. In the end, we decided not to risk losing our upfront costs of ordering an appraisal, lender appraisal review, and required field reviews. However, I'd like to note that Laurie's pricing was VERY reasonable and was almost 20% less than what was quoted to us by the lender's preferred appraisal company.

It was scheduled to be in early December, but it wasn't actually conducted until the later part of the month. After not hearing anything, I contacted her. She said that it would be delayed, and in late January I finally received the paperwork. IMO, it should not have taken that long; particularly with the fact that it was low season for real estate sales. More recently, I contacted her to determine if her appraisal might have had a zoning error. The appraisal had the property as a single-family property, but prior to that as well as currently, it has always been 2-4 unit property. The lot size is almost 7,000 sq feet, so I questioned her accuracy. She replied to my email without a real direct answer. When I followed it up with a more direct question, I never received a response from her. I cannot recommend this company for property appraisal because of the delays in getting the service done, and the delays in providing me with the final appraisal. I would also expect a considerate direct answer to a simple inquiry.
