I have updated my review after a call from Desmond, the current manager today 9/15. [[HIGHLIGHT]]He could see a call had come in 8/31 but their voicemail folder didn't open so he couldn't hear a message.[[ENDHIGHLIGHT]] He is addressing the noise issue. The train is frequent and timing is inconsistent and very loud unless you keep your windows closed at all times. Garbage fees are almost double what I was quoted and is much more than I've ever paid when renting in Oakland and usually double what friends in large homes in Oakland pay per month. Update: Desmond explained that there is an additional company AquaVia pays to sort the garbage and trash elsewhere to avoid penalty fees for things being dumped incorrectly and to reduce people going through the bins on the street. That is what causes the unusually high garbage fees. The windows were cleaned recently, which is an improvement, and hopefully the stained hallway carpets get cleaned soon. Update: Desmond, the current manager, is working on having the stains cleaned up. We've lived here for about 7 months now and are loving it so far! [[HIGHLIGHT]]Back when we were searching for a place, Bria was able to squeeze us in for a same-day tour since we were on a time crunch.[[ENDHIGHLIGHT]] [[HIGHLIGHT]]She was incredibly knowledgeable and we do miss her now that she's left.[[ENDHIGHLIGHT]] [[HIGHLIGHT]]The manager Johnny and new asst manager Ana are both also very kind and helpful as well- no complaints at all so far![[ENDHIGHLIGHT]] [[HIGHLIGHT]]But the maintenance manager, Bryant, is a true gem.[[ENDHIGHLIGHT]] We've had a couple incidents with our unit already but he resolved them ASAP (we're talking less than 24 hrs!) and always with a smile on his face. I lived in apartment 615 for 2.5 years. When I first moved there the original property manager Phi was great and it was a great place to live. Once he left things started going downhill. The only good thing about living there was Bryant the maintenance manager. He was the best thing about living there. Once the new manager, Desmond, took over the place was run absolutely horribly. I left because I was moving into a new house but even if so I would've left because of the poor job he was doing. Bryant seriously was nothing short of amazing and was a great reason I did not leave sooner. A big issue I had is when I left I was told I would be sent an invoice of move out fees to my new address, which was provided on the notice to vacate letter. Which was no problem at all for me, I said I would pay it as soon as it came. [[HIGHLIGHT]]Fast forward to today now I'm getting calls from a debt collection company about a balance owed to Aqua Via of 487.33 which is a small amount that I would've gladly paid immediately. I never received a letter, email, or even a phone call from Aqua via about that (and I was expecting one). This is a 100% screw up on management's (Desmond's) part.[[ENDHIGHLIGHT]] Luckily I was able to get ahold of the collection company before I left to travel for a month and got the bill paid without it hitting my credit report! No letter was received, but even a simple email or phone call and I would have settled that immediately, just pure negligence on management's part. But once again Bryant is top notch and is the only thing I miss about that place. read more

[[HIGHLIGHT]]I lived here for 2 years and it was overall a good experience.[[ENDHIGHLIGHT]] However, be prepared to be ripped off for your deposit. On what was supposed to be my last day, after I had let cleaners I hired into the building, I was told by Johnny the manager that no matter how good of a job my cleaners did I would still be charged a $280 fee. [[HIGHLIGHT]]He then apologized for not informing of this sooner that I could have avoided hiring cleaners.[[ENDHIGHLIGHT]] I was also charged $95 for paint repairs when the apartment was left in great condition. It's a great place to live - in so many places the maintenance is sloppy and half hearted - not at Aqua Via! Bryant is super on top of things and whenever something goes wrong he's there in a flag to help resolve it. It makes this such a lovely and low stress place to live. read more

Bryant is amazing! He has made sure any maintenance request I have submitted is fulfilled within 24 hours! He is a hard worker, informative on what the issue is, and he makes a point to go above and beyond to fix or repair anything in my apartment - and needless to say, he does it quickly. I had a lightbulb go out in my dining room, I put a request in late at night and first ting the next morning, Bryant was at my door ready to replace the bulb. While he was here, I mentioned a couple more things I wanted him to look at and he was able to fix everything on no time. At my previous apartments, maintenance requests took days and it was never done right so I am impressed with the level of urgency, thoroughness, and stellar commitment to making sure my living at Aqua Via is comfortable! During my apartment search what separated Aqua Via from the other apartments was their thoroughness and preparedness. When I came to tour the property, Bria was ready with all information and documents about the property laid out on the table, ready to break down everything they offered as an apartment. She was confident in what she was talking about and knew the apartment complex in and out. The tour was great and I was impressed. I loved the high ceilings and the total layout felt very large. From there, I decided to move forward with choosing Aqua Via as my next home and Bria was more than helpful in that process. She was extremely quick in responding to my emails and more than accommodating in helping me make this my next home. The process was smooth and seamless. The people in the Aqua Via community are also very welcoming and nice, which is the cherry on top. Above and beyond! Thank you Bryant and Bria for making my move-in experience smooth and easy! I had a mishap the first night of moving in and getting locked out although I had my keys (lock was actually broken.) Although it was not ideal, the manager was very helpful the next day and made things right. Jordan, the maintenance man is wonderful- he came for one things and fixed 3 or 4 items for me. The only thing I think they should work on is their emergency line. The other staff at Aqua Via has been exceptional. read more

Saturday afternoon at noon, half of my apartment is in the dark. The super, Bryan, came back in from his Saturday errands and saved the day. Whoever is the representative for Aqua Via that is replying to my complaints you need some help. First your response is from old post! I might suggest that you stop making excuses and own your responsibilities. I just can't make this stuff up! Cora does it again! We got a notice on Friday 6/11/21 in the late evening indicating an annual Fire inspection taking place on today 6/16/21 (only a three business day notice). But Cora quick reminded me she only has to give 48 hours (so sarcastic). Btw, just fir the record this is the first fire inspection in the 3 yrs I've been here. Cora, understand a lot of us work from home we don't have the luxury to pack up and leave effortlessly. The fire inspection started at 9 am this morning and we have been suffering all day with the excruciating sound of the alarm going off every 10 minutes....All day long. I'm all for the building being inspected especially since we recently experience a bad fire due to a break-in. But why has it taken all day? Still no notice just us waiting to know what the heck is going on! So typical. read more

Watch out for the bait and switch. They like to present an agreeable exterior but they will hit you with fees that seemingly come out of nowhere. It seems like a lot of people are leaving the property anyway so they're trying to fleece as much of the folks as possible. Would not recommend. read more

I love all the new reviews to drown out the bad ones, nothing has changed. Ever since Glady's left, the place has gone down hill. Far from luxury compared to how it used to be and compared to all the apartments surrounding. The women in the office are horrible, far from professional, not personable. They always have some tricks up their sleeve instead of going above and beyond for their residence. I don't know how many times we were billed wrong. Record your conversations because they change their word all the time. They also hide in the office and try not to make eye contact. Bryant is great. read more

This place is the worst I've ever lived in. My wife and I lived at aqua via for 9 months. In that time we had both of cars broken into, our storage unit robbed and set on fire, and our mailboxes/package concierge broken into. The elevator almost never worked, there was rarely someone in the office to speak with, and the building smells terrible more than half the time. Bryant, the on-site maintenance lead is the only luxury you have at this place. We didn't hang a picture on the walls, no holes at all., and we were out of town more than we were home. We used their cleaning service weekly, but somehow are being charged 500$ for painting and 900$ for carpet replacement on move out. This is after I had their person check the apartment when we left. They said it would only be "200$ for the final cleaning." This place is a huge rip off. Look everywhere else. Don't even consider Aqua VIA. There is nothing luxury about the the experience at all. read more

The certificate is close to a year expired. We love living here, and have been here for over 2 years. The industrial architecture with concrete and high ceilings, huge windows, and spacious layouts is unique compared to the new buildings popping up. Our sunset views are incredible every night, the huge common patio is amazing for gatherings, and our daily walks by the estuary and to JLS keep us calm and close to nature. The management has turned over a few times since we've been here, and we miss past folks who make this place feel more like community than just a place to live temporarily. One of two elevators has been down for awhile, with no update, which could be pretty serious if the other one goes out. But Bryant, our maintenance staff, has been here since we moved in and is the one who makes it feel like family. He's super engaged, on top of repairs immediately, and the nicest guy. The neighborhood has plenty of restaurants, wine bars, and retail shops to walk to in the area, not to mention being close to Chinatown, Downtown & Lake Merritt BART with a short walk or a hop on the B shuttle or scooter. We were worried about the trains when we moved in, but have gotten used to them and they are part of the urban charm, just like the historic local produce warehouses. read more

Do not move here. TL;DR: Pay for the luxury of crime & train sounds. 1. Our bike stolen (locked with U lock) from secure parking garage 2. Fire as result of break in on 4th floor which in turn resulted in significant flood damage to 3rd floor 3. Elevator out of order for 4+ months (due to flood damage from aforementioned fire) 4. Our catalytic converter stolen from our vehicle from aforementioned secure parking garage (0 support from management) 5. Multiple mail room break-ins & package thefts On our walk-through we were told the train noise was hardly noticeable & if one does notice it, you can easily get used to it. This is false. You can set your watch by the train schedule--and try as you might, you won't be able to tune it out. You'll have to buy ear plugs & hope for the best. read more

We had an overall good experience as residents at the Aqua Via. The building is beautiful, with a great location, and management worked to improve security over the past few months. The true highlight was our interactions with Bryant. Bryant provided 5-star service as the Facilities Operations Manager. He was a friendly face that ensured residents were always taken care of. He worked diligently to keep the trash/recycling drop-off areas clean, responded to maintenance requests immediately, and was a general resource on all things building related. The whole team at Aqua Via are spectacular. Bria, Bryant, and Phi are prudent, helpful, and responsive if an issue arises they get it resolved. My microwave was acting up and the team fixed it shortly after I made the maintenance request. Some of the appliances and fixtures need to be updated to align with the monthly rent(lighting, faucets, w/d, cabinets) and the elevator has been out for some time but If you don't mind the early and daily train toots, Aqua Via is worth the move. read more

Apartments here are super spacious for what you usually find in this area. It's pretty quiet with the exception of the trains but that's expected living next to the train tracks. This place has switched company ownership since moving in & unfortunately it's management that prevents that fifth star, they're not always the most reliable. However when it comes to maintenance this place is amazing. Bryant is one of the nicest most dedicated maintenance man hands down!! As busy as he is because I think he's the only one for the property he always makes time to check on work orders as fast as he can so you're not inconvenienced with whatever the issue is. If more people there followed his lead this place would be 5 stars hands down. read more

The new acting manager, Anthony Feenan, and assistant manager Bri are such a breath of fresh air to this community. They actually speak and treat the residence here like they are human and they belong to a special community. With all that is going on in the world, it is so nice to experience kindness. Lived here for 5 years and life has been pretty good. There was a rough 6 month span when all the mailboxes and storage units were getting broken into but ever since they've brought in a security guard the break ins have become a thing of the past. The new property managers have been helpful in getting me a upgraded unit. Bryan the maintenance manager has been a treat and the one constant thing I've been able to rely on during my tenure here. Real cool cat and makes sure my unit is always comfortable. I took one star off because it's a real bummer when one of the elevators goes down. Overall I feel like this is one of the best locations in Oakland. read more

The noise at Aqua Via is absolutely unbearable! Not only do you have noise from the trains passing by, but noise from the Urban Fitness studio downstairs. The instructors stand outside 6 days a week 6 am to 7pm and shout and blast loud music. It's truly insane that this type of operation is allowed to exist right beneath an apartment building. I've lived at Aqua Via for a year and a half and love it here. While it is right near the train tracks, the windows are really good and we can hardly hear the train. The apartments have great layouts and I love the concrete ceilings. When it's open, the gym and roof deck with bbqs are wonderful. The super, Bryant, makes sure any problems with the apartment are promptly repaired, and is a super nice guy! Would def recommend this building to anyone looking to live around jack London square. read more

While we are not looking to move for another 4-6 months, we decided to take a look at what Oakland has to offer. We loved the open floor plans with exposed concrete and the oversized windows. The staff at the office was extremely accommodating with our schedule and they gave us 5 star service, even knowing we were not ready to make a decision for another 2-3 months.
