The reviews about the move-out turnovers are absolutely true. I had my apartment professionally cleaned and even submitted invoices, yet they are still trying to charge me additional cleaning fees because they claim the invoices were not submitted "on time." It honestly feels like a money-hungry company looking for any reason to charge residents extra. The maintenance man will mark almost everything as needing attention instead of handling minor touch-ups in-house. Many of the things claimed to be "not cleaned" were very minor, pure laziness! The entire process has been extremely stressful and frustrating. I dealt with all of this while caring for a newborn, yet there was still no human decency, understanding, or common courtesy shown. Customer service is also disappointing. Don't expect to speak with anyone above the property manager or receive proper support when trying to resolve issues. They really need to stop withholding security deposits for repainting apartments after move-out, especially when a tenant lived there for 3 years. The property manager, Andria, literally told me, "Paint is guaranteed for 5 years, so since it's only been 3 years, you have to pay for it." They also tried charging for normal wear and tear, which is against California rental law. After living somewhere for years, small scuffs and basic use are expected, that's not tenant damage. It feels like they look for reasons to keep your deposit instead of following the law fairly. read more

PLEASE READ BEFORE APPLYING!! I have never posted a review like this in my life, but I want to warn people. The people who manage this building use deceptive and misleading business practices in order to take your money. They will justify it by saying it was in the fine print. I'm not sure how many people they have done this to but I don't want it to happen to anyone else. More details below: In order to apply for an apartment here, I was asked to put down a $60 application fee and an $800 "security deposit". I thought this was strange, so I called their office and was told that while the application fee was nonrefundable, that the security deposit would be returned if I decided not to move forward with the place. A week passed, and I informed Town29 that I found an apartment somewhere else. They had already, without my knowledge and without a rental reference, approved my application and drafted a lease. I was then told that "once an application has been approved, the security deposit becomes nonrefundable." I was never informed or warned about this so-called rule. If they were operating in good faith, they would be informing their potential tenants about this, but they are not. This "policy" is a wonderfully convenient incentive for them to approve any application they receive. As a grad student, losing $800 I thought I would get back has been very frustrating and upsetting. They went from calling it a security deposit to a holding deposit, and seem to use those terms interchangeably even though they mean very different things legally. TLDR: I was never a resident here, and I never signed a lease. I had to put down an $800 security deposit just to apply, and they will not give it back. BE VERY CAREFUL APPLYING HERE. If you have no other choices, be VERY cautious giving them your money. They'll utilize deceitful business practices to make sure you don't get it back, whether you're a resident or not. read more

I currently live at Town29 and I am enjoying it. The building is very well maintained (shout out to the maintenance crew). It is always clean and smells divine. It's like they have those lovely scents going that exist in upscale hotels. If there are any issues with the apartment, maintenance responds promptly. The apartment itself (2 bed, 2 bath "Grand" plan) is lovely and modern. My only gripe is that the cabinets are installed high, which for someone who is 5'3" is a challenge. I purchased a nice step ladder which rectifies that. Some of the placements of the thermostats and outlets are questionable, but it is something we've gotten used to it. I also question the lack of a linen closet, but this is another thing we have gotten used to. We were mostly pleased with our leasing agent, who kept in contact with us while we waited for our preferred unit of choice became available. One of the best things is there is no pricing tricks that other apartments play. The concessions are straightforward. One this that I found irritating is that upon moving in, they seemed less interested in following up with questions/requests. The building is on Telegraph Ave in Pill Hill, so it can be noisy at night, but that's only if your windows are left open. The unit itself is very well insulated, and we never have had issues with sounds from our neighbors beside or above us. The neighborhood itself appears gritty but I personally have never had an issue. I walk my small dog nearly every day down to Grand Ave and back and find that the people here are friendly, even the ones alarmists would have you fear. I make it a rule to greet everyone with a smile and/or hello, and feel this makes me a part of the neighborhood. Also, it is good to keep in mind that no matter where you are, you should always make sure to have your guard up. This location is no exception to that rule. I see many of my neighbors walk their dogs and they are just as safe. Homeless encampments near by have since been cleared out since we moved in and the neighborhood feels safer. Overall, I would recommend Town29. Staff are friendly, the building is lovely, and the neighborhood is honestly fun and very close to the colorful Uptown/Downtown of Oakland. I felt compelled to add a positive perspective. I hope this helps those who are looking for their new home. read more

I lived in Town29 for 3 years (initial lease + 2 renewals) from 2021 to Jan'24. Pros: 1. The maintenance manager Rick. Rick has been great, always helpful and responsive. Always treat his tenants with respect and a friendly attitude. 2. The leasing management that I worked when we first moved in (Gina and Stephanie) were great, but I don't think they worked there anymore, so this maybe a con instead, but I still wanted to give them a shoutout. 3. The apartment itself was nice to live in - modern appliances and good sound proof. The building also offer some convenient services such as dog wash and monthly bulky bin for larger item disposal. Cons: 1. Surrounding neighborhood is rough. Homeless encampments right next to the building, and has taking over almost the entire tunnel (right of garage). I never felt safe to walk alone with my dog. 2. Got my packages stolen twice even though they have a secured package room, during blackout. 3. They may charge you lower security deposit than other rentals, don't even expect to get your deposit back at the end of your lease, and expect to pay WAY MORE! There was a little chip on the apartment door but the door was fully functional, and they decided to charge us close to $500 to replace the entire door, not reasonable at all! Def disputing that. Other than that, all other charges for cleaning and painting amounts to another ~$500. read more

Jaida is probably thee most incompetent property manager ever. She almost cost the complex a disability lawsuit just being difficult with my reasonable accommodation. She couldn't find the phone number to my Dr on the letterhead from the doctor's office nor could she perform a simple Google search where the office is the first result when you search the name. She allows her friends to leave trash by the elevators constantly on the 5th floor. We pay too damn much for trash to be allowed to sit ANYWHERE. Her responses to poor reviews are laughable. Since when does carpet and touch up paint cost the whole $600 deposit? Then another $250 for cleaning? You can put whatever you want on the "invoice" we know we're being cheated. read more

I lived at Town29 for one year, April 2020 - April 2021. Management Office: Gina was great. Probably the best thing about Town29. Personable, responsive, kind. Very helpful. Cost: Expensive and not worth it. I paid $2,750/mo for my 1BR unit. When it came time to renew, my retention offer was $2,546/mo. When I declined and submitted my intent to vacate, my *specific* unit was then listed on their website for $2,226/mo. That tells you everything you need to know, doesn't it? Leaves a bad taste. They also had the audacity to come after me for cleaning fees in excess of my security deposit. Highway robbery. Unit 503: I don't recommend this unit. It's a heat trap and there's no AC. Even with fans, the temperature inside the apartment was regularly in the 80s. It was horrible. That being said, the unit itself was nice. Large living/dining room. Modern appliances. The dishwasher and washing machine + dryer are efficient. Oven can be slower to heat up but is still great. Spacious fridge. Hot water comes super fast in the shower and sinks. Parking: $150/mo. The garage is safe. It's those car lift type of spots that raise and lower, but they never broke down and didn't bother me at all. Internet: Your options are Comcast and AT&T. However, they're a bit predatory and strongly prefer that you use Comcast above all else. I was in touch with several Google Webpass and Monkeybrains affiliates, all of which described complete unwillingness to cooperate. I wish Town29 wasn't averse to giving residents more affordable options. This is a new building. You're telling me they aren't capable of making a simple addition to allow other services? Neighborhood: Awful. Bad. The kind of bad where delivery drivers are too afraid to leave your order at the doorstep out of fear it will be stolen and keep watch from their cars until you grab it. This area is constant stabbings and sirens. I did not feel safe walking at night. That said, they often had a security guard posted at either the front entrance or the garage, sometimes both, which is obviously appreciated. There are a few other positives. It's close to a lot of shopping on Broadway. Sprouts and Starbucks, as well as some local places, are a short walk. Target, although further down Broadway, is also super walkable. The intersection of 29th and Telegraph is really sad, but at least you're near other decent spots. So you might get stabbed or mugged, but at least you can walk 3 mins to get Starbucks after, right? Mail: Personally, I never had anything stolen. Never experienced other issues. They have a Luxer package locker system which is pretty convenient. Neighbors/Sound: I rarely heard anyone. Maybe I was just in a good part of the building. Definitely no worries about loud noises during a work call, for example. You might have to worry about sound outside, though. Overall: You may still find value in living here, but I didn't and can't recommend it. read more

I had an extremely disappointing experience with Jada the property manager. From the very beginning, Jada's lack of professionalism was evident. she is very unresponsive and extremely unhelpful to any issues and concerns. After reading a lot review on here and google it is apparent that Jada is disinterested in resolving any issues and shows a complete lack of empathy towards tenants and upcoming tenants. Furthermore, Jada's communication skills were severely lacking. Jada's very incompetent at her position. It is very frustrating when you have to deal with her neglectful attitude towards issues / concerns. I HIGHLY advise against renting from any property managed by Jada H. I think she need to be spoken to by her upper management about her lack of empathy plus her unprofessional incompetence work ethic. I will be calling R&N management and let know about Jada lack of professionalism and all my other concerns about her. It's extremely evident that most bad review are due to Jada. Management: Stephanie is a great helping us move in, answering questions and being patient as we got the required documents together. I would say if you're bringing a support animal, ask what all documents are required. Noise: I'm on the ground floor and rarely hear much outside unless the windows are open. Comfortability: the apartment gets pretty warm, but we had a portable A/C from our last apartment so it worked out. The windows don't open a whole lot which may be because we are right off the street. My only suggestion. Would be to to have a privacy screen on the door patio door so I could keep the door open. Security/Homeless: I mean really it's Oakland I'm the middle of a pandemic. You are near the underpass so there are homeless but they tend to keep to themselves. Security does patrol the area even at night. I have had someone take the broom off my porch but my that's about it; my porch was left unlocked and since we've started locking nothing else has occurred. Some comes out to spray down the sidewalk every morning. I've never felt unsafe walking my pup early in the morning or late at night. Esthetic: it's a new build so most everything is pretty up to date and looks nice. There's a storefront that seems to have been under remodel since we got here in June, but what business is moving in at such an uncertain time. In closure the apartment is nice it is expensive but you're also paying to have a nice place in Oakland. If you feel generally safe in Oakland you will be fine. If you only feel safe in the completely gentrified and culturally stripped areas of Oakland, you shouldn't be here anyway. read more

AWFUL APARTMENT COMPLEX! This place is completely overpriced and poorly managed. DO NOT RENT HERE! The "office staff" have nothing better to do, and like to sit and monitor the cameras. They send harassing emails "warnings" to tenants. Makes sense now why there is no portal set up for residents to communicate with each other. It's so creepy. I was charged $50 for using "the wrong trash can" for some trash I had while walking by that area. UMMMM what??! They will take money from you any way they can think of. It's a joke.They advertise "luxury living" but really it's a very basic complex. Trash bins are often left overflowing for the better part of a week, halls are constantly filthy, elevators are stinky and sticky floors. The "mats" they use in the main ones are constantly falling down, not secured properly, causing tripping hazards. During summer, vomit sat in an elevator for a week before management finally took action. (at a tenant's written request since it was STILL there) The pet relief area is absolutely filthy! Flies are always circling constantly, the turf is never cleaned (constant murky layer of water that leaves pets paws soaking wet. GROSS.) My pet got sick more than once from this. The pet poo bags are constantly overflowing. And that tiny spot of moldy turf is the ONLY pet relief area in the entire complex. NOT HELPFUL. When things are brought to management's attention the standard "we are short staffed" response is used at an excuse. Every time. for over a year! Too bad, not our problem. HIRE MORE HELP! Don't even think of getting a deposit back when you move out even if you leave it clean, they will make up fees you owe and overcharge you to keep all your money. I have never lived in a more expensive yet micro-managing (while also being DIRTY) apartment complex ever. "fun events" are few and far between, there is no guest parking at all, no pool or hot tub, and packages and mail are often thrown on the main counter and even floor. This place looks nice at first but up close you see how nasty and poorly run it is, as well as overpriced in a BAD part of town. Steer cleer! read more

Is losing your entire security deposit your idea of a good time? Then move in town29, the worst apartment building I ever lived in. There are three homeless encampments around the building, so that biking or walking is uncomfortable. They have had the downstairs retail open for 2 years, and have made no effort to try and fill the space. The only coffee shop across the street closed and the other spaces have been boarded up for years. It's not convenient enough to BART to make it worth the price. And finally, and worst of all, they will take your entire security deposit regardless of how clean you leave the place and how much care you take of it. Funny how the security deposit is $600 and somehow the cleaning costs and painting (which under CA law they aren't supposed to charge you for) magically adds up to...$600! Don't live here. Finding and moving to a new apartment is such a pain, but Town29 really made it a joy. { THE SERVICE } My wife and I were among the first tenants of this building when leasing began in April. From the tour to the lease signing, Sara and the entire property management team were incredibly welcoming and communicative. As expected with a new building, we did have quite a few maintenance needs when we moved in. The appliances were brand new and some weren't working quite as planned. What mattered most was that the Town29 team was super responsive and made sure someone was there to service our apartment as soon as possible (usually, the very next day). Rick, our maintenance manager, lives on site and is always happy to help. { THE APARTMENT } I feel grateful every morning I get to return to our gorgeous home! Our apartment gets plenty of light. We hardly ever hear our neighbors, and with the windows closed, you can't even tell you're on a busy street. Our unit has a dishwasher as well as a washer and dryer - pretty much unheard of in Oakland apartments, but I believe every unit has them here. We've been enjoying home-cooked meals more often now that cleanup is such a breeze. { THE COMMUNITY } Most people I've encountered on the elevator & in common spaces have been friendly. I've enjoyed meeting both our two-legged and four-legged neighbors! We've lived in Oakland for 6 years, but this is a new neighborhood for us. Thankfully, there are plenty of great spots within walking distance: Black Spring across the street for morning coffee, Commonwealth for a quick beer or casual brunch, and Blind Tiger just down Telegraph for delicious dinner and cocktails. My bike was stolen from the secure indoor bike locker a second time in less than a year, despite the supposed security upgrades. The thieves used the exact same methods as before, though I believe they had to use some serious tools to get through our U-locks. Once again management said they were making security improvements but I am not sticking around to find out. Management did nothing to compensate us, and encouraged us to once again file a police report and insurance claims. We moved out mid December. Despite leaving a very clean apartment that followed their move-out checklist, we were charged for overall cleaning, carpet cleaning, and paint. We were given the option to renew, but the large rent increase seemed unreasonable for the location, especially given the crime in the area. Zero incentive to stay. Zero regrets for leaving. Good riddance to a company that views their tenants as nothing but dollar signs. read more

We moved in around 6 months ago (in August). When we were apartment hunting, our experience at Town29 was hands-down the best. Sarah, the property manager, won us over immediately as she was welcoming, thorough, and helpful. It's a big difference from from visiting other places that are less welcoming. The friendliness and openness has continued - everyone that works at Town29 is incredibly nice, and the management keeps transparent communications. Rent and utilities are easy to pay online and are a good value compared to other places in the area. Our apartment is beautiful, as are the common areas, and we never hear neighbors, so it's peaceful. Great amenities like package lockers, a wonderful space where I can work from "home" on the ground floor, free yoga, a nice gym that's never too crowded, community events, etc. Friendly neighbors. Easy walk to BART, and the 6 bus is right outside if you're in a rush or don't want to walk. First Fridays right outside (but not too close!), walkable to Sprouts, Whole Foods, bars, restaurants. Highly recommend - we've really enjoyed living here. read more

We lived here for 1.5 years, starting right when the building opened. It was a nice new building with beautiful units - spacious, high ceilings, great kitchen layouts, and modern appliances. But the negatives far outweigh the positives. The biggest problem was building security - there were no less than 3 break-ins resulting in property damage and theft on the premises while we were there, 2 of which personally affected us. The building put in half-measures after each one, like adding an extra "courtesy patrol" for a week following an incident but never addressing the core vulnerabilities of the building. All the side entrances to the building had doors that were ridiculously easy to force open from the outside, and nothing was ever done about this. Securing a door against that type of attack is a very cheap, simple, and routine matter that the building just didn't do. Stairwell and elevators were unsecured as well, giving intruders full access to the building once spending a few seconds forcing open the exterior doors. Security cameras are unmonitored, making them effectively useless except for giving you the ability to watch thieves walk out with your stuff after the fact. The next biggest problem is the layout of the building with respect to how units are positioned in the building. To cram as many units in as possible there are studios squeezed in between larger units and common areas like garbage rooms, or laughably insecure bike storage rooms. These studios have their kitchen and TV wall directly adjacent to the master bedroom in adjoining suites, horrible design. Walls and floor/ceilings are not very sound absorbent, and we had to make several noise complaints with management as well as resorting to the good ol' wall/floor thump in the middle of the night. Other issues include some pretty standard stuff, but given that it's a brand new building worth pointing out - elevators were regularly breaking down, and the parking lifts are just a nightmare waiting to happen. Ours only malfunctioned once but I saw several others getting stuck resulting in all cars on that lift being inaccessible. So gimmicky, and so dumb, all just to avoid building up one extra parking level. Initial cheapness causing long term headaches. In addition to the building's issues, the neighborhood is awful and got worse while we were there. We knew this wasn't the best of neighborhoods going in so that's mostly on us, but the fact remains that this building is a polished turd standing tall in the middle of a turd-strewn garbage dump. But a polished turd is still a turd. For the money you can do far better in Oakland, look to the new buildings near Webster and Grand, or the MacArthur Commons area for much nicer buildings in better neighborhoods closer to BART for just about the same price. read more

I just left this building after a year. While I didn't have any major issues while living there, the end of my lease left a very negative impression. First a huge rent increase (which wasn't really warranted for a sub-par location in Oakland) and then they kept every cent of my security deposit (over $300 to paint some nail holes that I had filled, and then about $300 for a house cleaning and steam cleaning). Yes I could have done these myself but it was made clear that I would likely not meet the "professional level" expectations of the building. I checked out the reviews for their other buildings (Parkwood and Amador Lakes in Dublin) and this seems to be common practice - keep all of your security deposit and large rent increases. Also, apparently actively having negative reviews deleted is common. read more

The management uses a language in the lease agreement to charge you for things that are beyond usual wear and tear as if they are a tenant's responsibility. The employees are forced by the management company to enforce these practices. Charging for wall paint and steam cleaning are not in line with California law. Also there is precedent that whatever the tenants did in terms of cleaning, their security deposit was fully confiscated by the property. read more

Although this is a modern building non of the amenities that we pay to maintain are available for use. Most of the staff are very unwelcoming and they do not offer a online residents community page. I would not recommend staying at this location, it is surrounded by homeless encampments and there is no building security for the residents. Recently, there was an intruder who was roaming around the building, going door to door looking for a resident. As a young woman who lives alone, I value having a home where I feel safe, I have realized that Town29 cannot ensure this. read more

I moved in here back in April when the building first opened and as I go into November -- 7 months later -- I've only fallen more in love with Town 29. For starters, you have Black Spring Coffee right in front of you which has amazing coffee that made even Jerry Seinfeld stop here for coffee. Caddy-corner from us is Commonwealth, a very English pub that has not only imported beers and meat pies but authentic English fans that'll cheer or argue with you about what team in the EPL is the best. If that's not your cup of tea... Walk up north towards Berkeley, east towards Cat Cafe, or south towards Jack London and you're guaranteed to find something you'll just love! So that's the neighborhood but what about the actual place itself? Welp. Try brand freaking new. Gorgeous color palette. Friendly staff! No seriously, friendly staff! Our community manager always has a smile on her face with an open door / clear glass policy. The maintenance crew work around the clock to ensure everything is tip-top. We have a Luxor package room, a nice mail room, a stunning community room, a AMAZING gym, free weekly yoga classes taught by a sought-after Bay Area teacher, two... Wait what? Yes. TWO community courtyards! State of the art BBQ's, bike storage units on every floor, touch-free garbage chutes, a dog run to take your pets, a dog wash to bathe your dog, and honestly there's so much more that I'm just gonna stop here because this review is way too long already. Do yourself a favor. Just show up and snatch up any apartments that could potentially be available because this is where you wanna be! read more

I've been living in Town29 since around the time it first opened in 2018. So far so good! The staff was super helpful and friendly from day one and I was immediately impressed by the amenities as well. I live in a studio and it is very much the largest studio I encountered during my housing search. Basically the size of a one-bedroom but without the wall to separate the rooms. My favorite extra amenities: full gym, BBQ area, and package lockers. In 8 months I have no complaints! Would recommend. read more

We were among the first people to move in, and of course some minor issues popped up that go with moving into a brand new space. But the staff (always friendly and pleasant) handle things really well. The building is always clean, and needed repairs happen promptly. They offer social gatherings to create community within the building. The set-up for taking in packages is state-of-the-art. The gym is always kept in good condition. It's very pet-friendly and we really like our apartment. It's all situated right on Telegraph, just down the street from First Friday and within easy walking distance of a lot of good food and entertainment. And it's a good value, really reasonably priced for Oakland. No complaints. read more

My husband and I moved into the building when it first opened in April. Rent is obviously ridiculous in the Bay Area and this building was the most reasonably priced for all the amenities offered (gym, dog area, bbq, free weekly yoga, package locker system, etc). We love living here, our neighbors, and the staff. We live on the telegraph street side but noise isn't too bad, just the sirens that go by can be loud at times. Noise level in the apartments isn't bad either, I can never here my next door neighbors, just the occasional footsteps above me. There are some sketchy folk around the neighborhood but we've never felt unsafe in our home. I'm less than 5 minutes from work and I even convinced 2 of my coworkers to also move into the building so now I can also carpool :) Maintenance requests are usually repaired rather quickly. I love having a package room and locker system, it makes keeping track of deliveries so much easier and you don't have to worry about lost packages. Overall we're very pleased and hope that when it's time to renew our lease the rent won't go up an extreme amount. read more
