Emailed to get a showing. No response. Website says leasing office is open until 6 pm. Arrive at 4 pm and no person was available. Called the representative recommended by the doorman. No response. I imagine living here will be like--no response. Will move onto the next building and continue my search.

I am a very happy resident. Sure, there have been minor inconveniences with elevators that you'll see in Yelp reviews. The building management and facilities were on top of it and handled everything very professionally. People like finding things to complain about, and I guess this was the only slightly negative thing that's happened in my 14 months in the building, so lots of people latched on. Now that we're past that, the building itself, the amenities, and the staff are first class (specifically Burt and Alex at the front desk, Erik and Justin in the office). I moved here from a walk-up building because I wanted to have the front desk, quick responses from maintenance, gym, roof, etc. I looked at 8 different high rise buildings including Nema, argenta, civic, and 3 in Soma towards the Embarcadero, and none of them were anything close to what I found at 100VN. It's the nicest place I've lived in SF and I am very sad to move out (heading back to NY). Also super convenient to muni/bart (1 block to van ness station) and right next to Hayes Valley, 10-15 min walk to the mission. The roof offers one of the best 360 degree views in the city, and it's usually pretty empty except for Fri/Sat night. I hang out with friends up there all the time. If you're worried about the building next door, I live on the 10th floor and my view is partially obstructed to the north, mostly obstructed to the east (see picture), but floor 10 is in line with the roof of the new building, so I'd imagine on 11 and up you'll have unobstructed views. 100VN will also share amenities (a pool, at least) with the building next door. All in all, I'm pretty convinced that this is the best rental building in SF.

This property harms people, physically and psychologically alike. Because of Tonia's incompetent nature, the 100/150 ship is tanking with 3 legal motions filed with them for lying, hazardous environment (they carpet bombed the kindergarten because the building's window fell off (no joke) and landed on their playground + they put too much chlorine in the pool and it burned people), and others. I would actively avoid this property. Also if you talk crap about this place, they send you eviction notices. How messed up is that? They don't listen to you in the first place, and when you raise it to them, they just give you a 60 day notice. Ask any NEMA agent why they have been getting over 20+ inquiries from 100/150 which led to 7-8% increases across their listings? It's gotten radioactive. Exodus is an understatement.

Ask the Community - 100 Van Ness

I'm interested in the building, but wary of the neighborhood since it is essentially the Tenderloin. I'm a single 32 year old female, and may need to rent parking off-site. I'm a little nervous about walking home through that area at night. Thoughts?

They claimed to have sent them back, although we went to them the very next morning. Asking how did they send them back, they stated with a driver. This being with me going to when their package room opened for business hours, and no delivery came yet, and the delivery in question happened the night before right as they were closing. So did Santa come and get them overnight? Especially when I see several boxes marked RTS right there? Obviously very shady management and company. Not good people at all. Not even good neighbors. This is one of the highest rated apartment properties in the area, and I can attest to all the amazing reviews here and on Google. When I initially scouted the property, I had the following key factors in mind: 1) Safety and security of the building, 2) proximity to work and attractions, and 3) reputation and responsiveness of the management company/staff. Rincon Green exceeded in all three. Rincon Green was the only property I researched that had a gated front entrance and park space, which is great for privacy and relaxation. This also naturally doubles as a deterrent for strangers and passerby's. The property is always well-managed, clean, and in running order. I've never once felt unsafe, lost a package, or run into any unpleasant surprises. Rincon Hill is located right next to a slew of company offices, the financial district, Chinatown, the Embarcadero, and much more. I lucked out with my office being a 15 minute walk away, and could easily run along the Embarcadero after work or on the weekends. While the Bay bridge is right outside my unit, I've never had any noise issues as the walls/windows are very well insulated. Last but certainly not least, Rincon Green has an outstanding management team. I worked with Alexandria (Allie) and Roy when signing my lease, and they were extremely patient answering all my questions, and making sure my moving experience was as smooth as possible. James at the front desk is just amazing and has on numerous occasions gone above and beyond to help me; I always look forward to stopping by to catch up. You get much more bang for your buck than other comps in Russian Hill and Cow Hollow. (For example, you can operate the well-maintained laundry machines with an app vs. coin operated). To boot, you're on a quiet street right above Polk (which has everything you'd ever need) and a literal two-minute walk from amazing restaurants like Elephant Sushi and Seven Hills. Trash is also frequently left in the parking garage. The hallway floors are white and are usually visibly dirty. The trash chute door is broken more often than not. When it is broken, the area around the elevators smells like garbage, and the open chute creates an avenue for insects and rodents to travel through the building. The laundry facilities are another ongoing problem. Washing machines are often broken, and many of the dryers do not heat properly. We end up wasting both time and money trying to find machines that actually work. Management is currently having asbestos-removal work performed in the building. Since that work began, I have noticed a strange smell in the elevators and hallways. I have also experienced an uncomfortable sensation on my skin similar to what I have felt after being around insulation. I cannot say what is causing either of these things, but the timing is concerning. Living here has become frustrating. These problems keep happening, and too often it feels like residents are simply expected to put up with them.
