Ok-if you are looking for fancy digs, updated appointments, free breakfast, elevators, huge rooms, and beautiful surroundings; this ain't the place for you. However- if you grew up in little hotels in the 70's like me, you'll suffer a nostalgia stroke here. Built solidly, with tiny rooms and freezing air conditioning, impeccably clean (inside), this place has comfortable beds, fresh sheets and towels, a 9' deep swimming pool, and a distant view of the ocean. Beach access is an easy stroll, and there are a couple of good local dives within walking distance ( I heartily recommend Patches bar and grill). We only stayed here one night, but even with the place packed we had a very quiet and restful stay. Rates are the cheapest we've found in PCB. Stay on the pool side, 2nd floor. read more

Please... save yourself the trouble of falling into the scam that is this motel. My partner and I stayed with our niece for the weekend and initially had a pleasant stay. On the day we left, we were informed by the front desk staff that we'd promptly receive our deposit back. We waited, and after a couple of hours with no refund, we decided to call. I am not one to lose my patience with anyone who works in customer service; I myself have spent years working in retail and understand the absolute insanity experienced by employees just trying to do their jobs. We were only returned a third of our deposit. The front desk employee explained that we had left numerous bloody towels in the room and that she was being 'nice' by charging me for two instead of three. I work in EMS and would be the last person to leave a mess sitting around, let alone a biohazard. There was no possible way there was a single speck of blood in that room or on a single towel. In fact, my partner and I went out of our way to ensure the cleanliness of the room when we left. Even though we were right by the beach, we did everything we could to keep the room as sand-free as possible, made the beds, and put the still completely white towels in a neat pile. We did everything right.The woman I spoke with on the phone said, 'Well, I'm not going to sit and argue with you,' when I was adamant that we did no such thing. I tried to have a calm and productive conversation, explaining that there must be a mix-up, but she was very defensive and rude. They have completely refused to issue the rest of my refund, and I am currently looking into my options for handling this. Save yourself the money and stress. (Btw, their linens are covered in odd stains. There are much better and inexpensive options.) read more

We had a very upsetting experience during our stay. A staff member came out to the pool area yelling aggressively at a group of special needs children, which was completely inappropriate and unprofessional. When I calmly went to the front desk to address the situation, he became confrontational and raised his voice at me as well. There was no apology or attempt to de-escalate, just more hostility. Because of this, we did not feel safe or comfortable staying and chose to check out early. Management seriously needs to address staff behavior and professionalism. rates were cheap, but the room was not as nice as the pictures made it seem. there was sand all on the floors & in the beds before we even went to the beach. the irony in that is, they kept my deposit because "there was sand left over" and because we "didn't clean the room" (we left dishes in the sink). I thought that's what housekeeping was for, but who am I ? don't stay here, they'll make up any excuse to keep your deposit and honestly you're better off spending a little extra for a better experience. read more

Great location, beach access is right across the street and walking distance to beach stores and restaurants.. the motel itself just felt dirty. We arrived and walked into our uncleaned room.. we have a baby so we were really looking forward to unloading and relaxing after a day of traveling. Bath towels are tiny and we found hair in them weird stains on couches, no bathtub in our room so we had to bathe baby in bathroom sink... idk if the other rooms have tubs but was really inconvenient for our family. We decided to stay one more night at the end of vacation and found the Aquaview Motel.....small but friendly staff. A bit of nostalgia. Clean pool, nice rooms and super friendly staff. Other guests that were staying there were friendly, everyone around the pool talked as if we knew each other. Yes, the bedspread may have been a little dated....but this place is clean! Nast place to stay at . Mold in the bathroom walls and toilet paper holder was missing and a old marshmallow stuck to the head board it has been there for a while. Shower nob fell off while taking a shower . Dirty all the way around dont stay there not worth any money. Needs to be shut down run down. Wont be going back there ever. Plus paint peeling off the walls and ceiling fan had only 1 bulb in it and could not adjust fan speed chain was broken. Ceiling was dirty refrigerator had no light in it and had grape sota spatter inside of frig. Front door was hard to shut had to slam it shut to close. Parking sucked had to fight for a parking spot lack of parking . So no I would not recommend anybody to stay there gross and was very very disappointed. Just wow. The pictures they show must be only certain rooms. Not sure why we got the room we got but it did not seem worth that $100. The bathroom had peeling tiles and mold in the cracks. They had toilet paper stuffed into holes in the ceiling too? Very odd. They really need to redo these rooms because showing the world the better rooms is not the right thing to do. Thinking you will be walking into a room that was nice enough to lay your head and walking into this was just not right. The staff was nice, I will give them that. The location was awesome as well. I booked through booking.com and none of the photos here or there represent it well. The rooms are soo tiny and honestly very disgusting. The mattress had large yellow stains on it and nothing felt clean. We had to walk all our stuff around the building to the room through a few pieces of caution tape and then when we got there the room was obviously under construction, with dirt and bugs all over the floor, a dirty mattress, curtains on the bed and the TV cords everywhere, I'd hate to think they plan on using that mattress. There were trailers parked next to the pool and most of the place was marked off with caution tape. We had to drag all our stuff back around the building to tell the office we were not going to stay in that room and they apologized and gave us a new key to a new room but honestly that one wasn't much better. The furniture was dirty, dirt on the floor, just overall did not meet my expectations. I went to the office and let them know that we just wanted a refund and to go somewhere else since the rooms and property were nothing like the picture but they said we had to contact booking.com, so I did. And booking.com is having to wait on them to reply. Very disappointing. Might be worth it for some people because its cheap but you'd be better off spending a little extra for a hotel down the street and I would be careful about the cleanliness. Update: they took DAYS to reply or answer phone calls when I asked for a refund. And they refused to give me a refund saying "the room was used". Excuse me? We were there for maybe 5 minutes before leaving because the room was so disgusting. Do not recommend at all! You will be sleeping on a mattress with bodily fluids in it! read more

I was NOT disappointed at all with my stay at Aqua View Motel. I was a little nervous when we first booked the room because I had never been there and anyone can make pictures look good online. However, the pictures did match up with the rooms. I loved the location of the motel as well. Not only was it within a very short walking distance to the beach, but it was also convinced by a gas station right in front of it. And, as a plus, it was pretty much right in the center of everything. Restaurants, stores, gas stations...etc. Also, an added bonus, the pool is amazing and super clean!! read more

An honest review. I called and set up my reservation. I advised I was bringing a family of five, which 3 where adults. I arrive and get room 105. We go in and find one bedroom, a teeny tiny Kitchenette and a couch with pullout. Ok, two beds, 5 people. Need at the very least 3. Go up front to request a bigger room and I am advised they are booked solid. I am advised they had a bigger room, but when I was entered into the computer it was only put in as 1 adult. Not my fault. I ask if I can just cancel and they tell me they will have to charge 1 nights price to cancel. Fine, I will pack into the little space some how. Not happy and will not be back. Pros- Lady working in office was very nice. She tried to help, boss wouldn't let her. Cons- Tiny room, Tiny Kitchenette, dining table with 2 chairs, shower barely big enough to stand in, bad water pressure, had to let the hot water run for almost 5 mins to get hotwater, when I did get hotwater it was barley hot, TV in couch area had something scribbled all over it. Burnt spot on blanket. All this is just first hour. I will add on as it goes. The good and bad. 1st Night - While watching TV I noticed something crawling down wall. Got up, cut the light on and found a roach. Killed it with a shoe of course. Walked through the rest of the Rooms and did not find any more. Hopefully just a coincidence. read more

I am going to give this place an overall three. Sure I have seen better but what stands out about this motel is that despite being surrounded by private rental beach houses, condos, and private business tourist traps; it has stood the test of time. Rarely anywhere in the entire Panama City Beach Florida area do you see a glimpse of the past when this area was more than just a tourist breeding ground. This place and a few others on Thomas Drive as well as a few more on Front Beach Road remind me of the mom-and-pop places of the 60's and 70's where you could actually see the beautiful beaches and dunes from the road vs. the ugly condominiums, chain restaurants, and similar crap you see there now. read more

Hell and No!!! I'll never come back! Totally wasted $400 and went to another hotel...I can't here, they got cousins here!!

For a "motel", all was to be expected. The a/c stayed cold but we cleaned the filters when we arrived. They had not been cleaned in awhile. The shower stall is way too small and tall, but the water temp and pressure were great. The motel is in a perfect location for beach, food, gas, ice, etc.! Out room had a kitchen with limited pans, utensils, and such. Beds comfortable enough. read more

We stayed here back in February for Mardi Gras. They do honor there pet policy very well, however we could here EVERYTHING from the people above us. So we got no sleep at all. The beds were not very comfortable and the moment I layed down on mine, the entire thing moved. read more

Love that it's not even a 3 minute walk to the beach. Not the best and up to date room but perfect for people who understand going to the beach means you're not in your hotel room the whole time. Great for a place to crash and head to the beach in the morning. From my experience it was a safe place to stay and I would 100% book again. My only complaint would be that the other people staying upstairs and outside the room were extremely loud at all hours. read more

You can't compare the Aqua View to the Ritz, but that's the point. My BFF and I have stayed here for the past 4 years and we love it. It's clean, safe, comfortable, and family owned and managed. Wasn't as bad as some of the other reviews make it out to be. I went on spring break so there were a lot of other kids there and it was pretty fun, the beds are comfortable enough and the room is pretty decently clean. It was right at the beach, so its a perfect room for just sleeping/bathing in if you are planning on spending time at the beach. The room service was kinda shady though, when I was checking out people were complaining about things getting stolen from them but I didn't have any problems with it read more

I want to start this review by stating the positives. The gentleman at the front desk during our stay was very kind and did everything he could to fix the problems that we had. Also, even though we did not use it, the pool was very clean. Now for the rest of our stay. My family and I stayed for 1 night. The Motel is in dire need of remodeling. Holes in the wall, mold on the AC, extremely dirty grout between the tiles. When we used the pull out couch, the mattress was stained and there were no linens in the room to make the bed. Also, the mattress was so old, there was nothing left to it. We opted to get a room with the kitchen. We had planned on making breakfast instead of eating out for every meal. There were no proper cooking utensils, not enough plates or silverware, no cups, and no cleaning supplies to wash the dishes after. Moving onto the bathroom, Overall it was ok, except that the back of the sink had hair from when someone previous had shaved. The cleaning staff must have missed that. When I called the day before to confirm our reservation, I was told there would be 1 king bed, 1 bunk bed and a couch in the room and that there was an early check in. Unfortunately none of that was true. There was a king bed. But other than that, there was a pull out couch and love seat. And check in is not until 4pm. None of that is a big deal, but it's just adding to the negative experience that we had. The proximity to the beach is amazing. But I would not stay here again, and I don't recommend it. read more

We live locally. Wanted to take the kids out for a night at the beach. The condition of the room was horrible. There were scribbles on the walls, nails hanging out everywhere, and the beds had stains all over them. The bathroom is so small you cannot even move around, and there is no air vent present. The pool had hair floating everywhere. They are literally, one block from the beach, and this is Florida so there is sand everywhere. Upon checking out the charged us extra because there was sand on the floor!!!! If you are from Florida you know that sand is a permanent fixture. The woman who owns the hotel also had her very small daughter working (at the most she was 10). This place is a complete crap hole! I will never stay here or recommend this hotel to anyone! read more
