Extremely Disappointed - Poor Encapsulation Work Caused Major Structural Damage & No Response In 2017, AquaGuard installed a full crawlspace encapsulation in our home in Peachtree City. Fast forward to 2026: an independent inspection revealed that they installed the vapor barrier directly over the bases of our original metal support posts under the main girders. This trapped moisture against the posts, causing severe rust, corrosion, and weakening that is now leading to significant settlement and sagging floors throughout the house. A reputable local company (American Crawlspace Solutions) confirmed this damage is directly tied to AquaGuard's improper installation. They quoted over $11,000 to replace 20 rusted posts with new adjustable supports just to stabilize the home and prevent further failure. This is a serious safety issue that could have been avoided with proper installation techniques (like protecting or elevating the post bases). I have reached out multiple times via email (including detailed follow-ups with photos and the ACS report attached) requesting they review under their "lifetime warranty," send an inspector, or at least respond. Crickets. No reply, no report, no accountability. If you're considering AquaGuard for encapsulation or foundation work in the Atlanta area, think twice. Wish I had read the reviews before we spent $5,000 with them. They were supposed to fix our driveway and a step, but when they arrived they told us they couldn't do two of the areas. They fast talked my husband and said they would put the extra polyurethane in the main part of the driveway. We thought they would reduce the price since they couldn't do two areas in the contract, but no. So the main reason we called them wasn't fixed AND they charged us $5000. They are great at selling you a beautiful picture but not worth the money we spent. My expectation was I would be able to easily move around and it would be clean. The ground is not even close to being flat. I still smell mold, had to vacuum a lot of cobwebs ourself. Have equipment that stopped working one month after it was installed . Contacted the sales rep one month ago still no response. You are better off dealing with other smaller companies that will do what they say they will do and probably for half the price. read more

What a mess. They were supposed to do my basement waterproofing job in one day (on a Friday) then at the end of the day they said they would have to come Monday, but came Tuesday. The first time it rained (very minimally) there were leaks. Then they came back and made a big mess of the concrete and now I see water marks along their drain system (which is inside my basement) all the time. They do sloppy work. They didn't even properly bury the sump pump output pipe in my yard. Then didn't save the grass when I had them re-bury the pipe. The concrete in my basement is now a mess. They want to come back and repair things but how can I trust their work. I've spent $13,000 with them because they are supposedly the basement waterproofing experts. read more

** Update ** Following this review, I did receive a prompt call from management to follow up. I must admit that they did do a great job in listening to the problems and offered an immediate follow up visit to extend all the drains. The work was completed today, and we have not had any more problems even with some recent rain. I've updated my rating as a result, and I do want to thank Aquaguard for the attention. *** After spending nearly $30,000 for a full crawlspace encapsulation, dehumidification system, and new sump pumps, we encountered a significant amount of water on top of the encapsulation system. On re-inspection, we were told that our drainage system now needed to be addressed resulting for an additional $6,000. I am extremely skeptical of spending more money with this organization after having so much water come through a reportedly waterproof system. Our installation experience was also not without its problems, we were scheduled for three days of work, and the crew worked half days each day resulting in a lot of disruption to our house. The installation was also not performed to plan - for example, a sump pump drain was placed only inches away from the foundation. Overall, I am very disappointed in the service. While the inspectors have all been extremely nice, we have yet to have a reason for why so much water would find its way into our crawlspace through a very expensive system designed to deal with these problems. read more

These folks know their business. Where they loose you is their strong arm sales tactics. I chose to call another company to manage the mold and encapsulation and still came under their quote. I was told that just to treat the mold would be 10K, well I don't know how they came to that number, but do your research. The best thing about these big box contractors is that they will give you a free estimate with photos of the issues with your basement or crawlspace and you can take that information and field to other contractors knowing a bit more than where you started. My initial review was poor because the salesperson that came out quoted one price for concrete lifting and filling in driveway cracks, but it took almost 2 weeks and 3 calls to get the written estimate, which was a higher price than what he quoted verbally. Plus, part of the work that was to be included was left off the estimate. However, the manager, Blake, called the next day after seeing that review and asked to come back out to determine what went wrong and try to make it right. I had planned to go with a different company, but Blake was the ultimate professional - honest and concerned about how the original estimate was managed. He took his time measuring the job, making recommendations, and matched the second quote I received from another company. The work won't be done for a few weeks, but I'm confident that under Blake's supervision, it will be done correctly. So, if anything goes wrong, be sure to call Blake. He cares about the company's reputation and promise to customers and will do what he can to ensure the customer is happy and confident in our choice. I have never in my entire life had to write a review like the one I am about to write right now. To begin with we had a concrete slab laid at the beginning of Aug. and all we needed was for it to be leveled. We reached out to Aquaguard and Bill set up a date and time to come out and do an evaluation and quote. Bill stated that they could level the concrete slab and gave us a est 6k. I told him that was alot to level and he stated that I would happy with the results. I know that no one in their right mind would pay 6k for a job that was guaranteed by one of their share members (Bill) knowing that there was a guarantee it couldn't be done (which they are stating now). We had a deadline to have this job completed which couldn't be met because it is now Oct. and still ongoing. Jarrod and another employee came out on 2 separate occasions all we received from both encounters is UNLEVELED concrete and NOW EXCESSIVE CRACKS AND WAVES. Weeks later 2 managers came out and could immediately see my disappointment with this because I was literally in tears. They said that some jobs they cannot get leveled and that they don't know why Bill would tell us that because it's stated in their contract. He said he would reach out to the general manager to see if we could come to some type of resolution because at this point my concrete slab is HORRIFIC and still LEVELED by the least. Literally worst than when they started the work. Week later and still NO resolution. I am a breast cancer survivor and recently diagnosed with congested heart failure Nov.2024 and this is really beginning to take a toll on me physically and emotionally. After spending 30,000.00 on a complete encapsulation that required follow up visits to address issues not taken care of and located by other tradesmen that had to visit the cellar for work, I would question myself about the expenditure. Yes, the air is much nicer in my home, but the experience has been far from pleasant. Today the exterminator made his regular visit and came up to say that there is an alarm sounding in the cellar under my home. I immediately called AG and was told today, on Aug 25, that they could give me the 1st available appointment to have this evaluated. Nice phone lady said SEPTEMBER 12. An alarm will be sounding for 18 days!???!!! Seems as if there is an issue every time I try to contact them after the sale and this is not what was advertised and certainly not expected after such a large amount of money spent. I hate that I took my time investigating before purchase and then trusted. When I told the lady that I thought it was unacceptable to think that the alarm would not trigger what I deem an important investigative visit quickly, she did offer to contact a manager but that the Sept. 12 appointment stands. In June of 2014 I signed a contract with Aqua Guard Foundations Solution to have my basement encapsulated. I did not have water in the crawl space but I did have water coming in through the basement door. Yet I was informed that encapsulation was the way to solve the problem. Thousands of dollars later in little over 6 months along with a very heavy rain, my basement flooded in areas where water has never entered. I would like to say that the company's response was positive and customer satisfaction was of the upmost importance but it would not be true. Unfortunately the occurrence happened just before the Christmas holidays and Aqua Guard business seemed to come to a halt until after the New Year. As now, I sent a letter and the previous owner, Mr. DoGregorio, came out to my home to evaluate the situation and stated that I should have encapsulated the entire basement and not only the crawl space, (which never flooded prior to the work). The company principals of honesty and customer care fell short. Fast forward to now, (10 year span) I continued to invest with this company to resolve my basement issues, through ongoing flooding, three pumps, humidifier upgrades, and much more; the struggle continues to be real. Hurricane Helene flooded the basement beyond the previous occurrences. Ironically, Aqua Guard representative, Mr. Haines, came to my home for the annual inspection the day the hurricane was to hit. He inspected all of the equipment as well as the area and assured me that all should be well. Unfortunately that did not prove to be true. Eight o'clock that evening the alarm on the inside pump began to go off and continued to do so throughout the majority of the evening. I went into the basement and water began pooling in three areas; the backdoor-where there is a new more powerful pump, the pump in the crawl space as well as the rear wall in the crawl space. Four hours later, with the alarm blaring, the power went out and I could smell the water accumulating in the basement. The next morning the basement was flooded beyond ankle deep. During the evening I sent videos and updates to Mr. Haines as well as, who I believe to be his immediate supervisor, Mr. Michaud, regarding my home situation. No response. The Aqua guard representative stated no one could come to my home since I did not have power. There was no offer of water remediation. There is mold currently throughout the basement to multiple floods, not to mention the damage done to furniture, carpeting and other items. I did mention this to Mr. Haines during his visit prior to the hurricane and he assured me that there will be a discussion with Mr. Michaud. I called Aqua Guard the day after the hurricane and the earliest appointment to have a meeting was approximately three weeks later. No one came however Mr. Haines did call to say he and Mr. Michaud were not coming, I should reconsider the encapsulation of the entire basement and they would reach out to me. The meeting was scheduled for 10/22/24 and as of the writing of this comment there has been no contact. To say that I am extremely dissatisfied with their policy of honesty and customer care is an understatement. Not a single call to acknowledge the circumstances or my feelings. I interviewed three other companies before choosing Aqua Guard and the fact that they were a Trust Dale company promising to stand buy their work as well as their company principles; played a major role in my decision. I was very hesitant to use this company because of the small size of my project compared to the large size of Aquaguard (it felt like using a cannon to kill a mosquito). After researching other vendors, I decided to give them a try. Unfortunately, they delivered all the glossy talk but did a substandard job. They outsourced the project to Heide Consulting, who then further outsourced it to two other substandard vendors. Now, my house is a mess, and none of the vendors will answer the phone. When they do pick up, they refuse to say anything! I've tried calling multiple times to resolve this issue, but to no avail. This is my second review on company. Last review I was having settlement problems with my flooring after the company came to repair my problem. After the last review finally had someone to reach out and came to the house to make adjustments, since then I have a back door I can't hardly open due to door pulling away from the frame, bedroom door won't shut due to hitting the door jam, flooring still separating through the middle of the house. This company has a customer service nightmare. Blaine's famous last words are I'll get back with you next week, two months, several messages and texts still no word. Cory's famous last words are call me in two weeks, let me know how things are, if I don't answer leave message and I'll be back with you within a couple of hours, 5 days later several messages, pictures, and texts, still no call back. Yesterday called office and was told by office lady somebody from management would call me back that afternoon, no manager nor anyone else has reach out. I Bless anyone who has used this company and got good results but if you wind up in my boat just be ready for your nightmare. Since I've spent money with AquaGuard I've had to replace a rotten bathroom floor that the inspection didn't catch. Now the new tile is cracked from the floor still shifting (that was another 6500.00 ). The contract states it won't level or lift a foundation but it would stabilize , don't depend on that. Before signing any contract with this company make sure you understand it fully. I would not recommend AquaGuard to anyone. There's other company's to use. Wish I had used another one I had estimates from. Looks like I'll have to get someone else to maybe fix my problem, Hopefully that won't cost another 27000 dollars, running out of retirement money. I've spent around $15,000 on two French drains systems with sump pumps. After installation we had some heavy rainfall and I still had pooling... weird considering they said the basement was protected. After further inspection by one of the aquaguard employees, they said they installed it incorrectly--that they should have put a gravity feed on one side of the wall. On two separate occasions they said they would come out to fix. And they ghosted me twice. At least the second time they called and said they wouldn't come. That's nice. This is a review 2 years later. I have used AquaGuard since 2005 at 2 separate locations; Roswell & Gainesville, GA. I have been a loyal customer of theirs. I used them because of their warranty on their work and felt as they were a sincere company wanting to do good. I rated them 5 stars based on 3 jobs I had them do for me. They also did yearly inspections on my last home for the past 5 years. Needless to say my last experience was a total disappointment. Especially since I was in the process of selling my home. Now I feel I was taken advantage of. However, I also have been informed that the business was sold to a corporation. I hate when greed comes into the picture and it shows. When it was a family run business you had a live person answer the phone and I was always able to get my representative. Since all my representatives are no longer there and the customer service calls get distributed out to a call center the service is no longer as attentive. The personalization is no longer there. Pretty sad. I had my house inspected after Zita damage to make sure there were no issues in January 2021. I always had AquaGuard check my house foundation yearly as I'm on a hill. In January they tell me no problems and all is good. Then when I get ready to sell they indicate there are more issues to resolve that are not related ???? Can you say manipulation? Then when I try to call them they do not answer but will have someone call back? That's not the service I got in the past. When the call station reaches me they'll leave the message with the service guy to call me back and he does not return the call. Nope, based on this recent experience I will no longer use them. I now understand why I was unable to get a hold of my past sales representatives. They more than likely left after AquaGuard got sold & did not like the way the company was going after it went corporate. Sad. read more

This is a warning to anyone considering using Aquaguard. Our driveway was cracked and had a large void underneath. We called Aquaguard out to fix it and everything was going well until I went to run my sprinkler system and noticed water coming up from the middle of the driveway. Aquaguard broke the sprinkler line running under the driveway. I assumed I had nothing to worry about because in the Aquaguard contract that I signed there was an underground utility repair fee that was supposed to cover the repair of sprinkler lines. I immediately reached out to my Aquaguard rep who requested pictures and sent the info up the chain. Here's where the trouble really started. A few days after reporting the issue my Aquaguard rep reached out asking if anyone had called me about it yet, they had not, I told him this and he said he would make a call. Their response to him was that they were reaching out to a plummer. 2 weeks go by and still no word, so I reach out again and my rep's response was "ok let me make a call". Another 2 weeks go by with no word, I reach and the rep makes a call. Then another 2 weeks goes by, I have to reach out again and the rep gives the same response (apparently he made lots of calls). After another few weeks of no contact from them I text my Aquaguard guy threatening to take them to court while my wife left a negative review on Facebook. Those actions resulted in multiple calls, texts, and emails from multiple people at Aquaguard. We finally got set up with the plumber and I thought we were making progress. Then the plumber told me that they would need to come out and get an estimate but the estimate would cost ME $100. I informed them that payment was Aquagaurd's responsibility and that I would not be paying anything, they said they would reach out to them and confirm. A few days later a plumber showed up to get an estimate and told me he was not 100% sure how to fix the problem but he had a good idea of what to do and would run it by his buddy who does sprinklers, then would be out in the next week or two to fix (red flag but I was told this is who Aquaguard uses for this type of work). 2 weeks go by and the plumber never shows up to do the work. However, I did hear from the plumber in the form of a $100 invoice for the estimate. I called them immediately and told them again that Aquaguard is responsible for payment and that I would not be paying for anything. They spoke with aquaguard and called me back to tell me THAT AQUAGUARD TOLD THEM IT WAS MY RESPONSIBILITY. I call Aquaguard immediately and I'm told that it's a huge misunderstanding and they will take care of it at no cost to me. The plumber calls back and tells me the invoice has been taken care of. Then I go another few weeks without hearing from anyone. I call the Aquaguard rep who is supposed to be taking care of this and he tells me he will reach out to he plumber to figure out what is going on. I never hear back from him. At this point I have called multiple since (no answer and voicemail box is full), I have sent multiple texts with 0 response. I signed the contract with Aquaguard in July of 2024, it is now January of 2025 and my sprinkler system is still broken. The Aquaguard employees I have spoken with are Lee Goetz (my initial sales rep), Craig (who is some kind of supervisor, and Kyle (who has become completely unreachable). All 3 of these people told me the issue would be fixed and clearly all 3 lied. AQUAGUARD IS A SHADY AND DISHONEST. THEY REFUSE TO HONOR THEIR OWN CONTRACTS. I HIGHLY RECOMMEND THAT NO ONE WORK WITH THEM (unless you enjoy being lied to and taken advantage of)! I will be leaving negative reviews daily until Aquagaurd honors their word. read more

I read all the bad reviews and even then I still considered them because it was based on of warranty related issue, workmanship issues, and I had previously hired them. I did not think I would run into a credibility or fraud issue. And then for Aquaguard to not reach out to me after I submitted a disgruntled feedback (directly to Aquaguard)- that's why I posted a Google review. A day or two after I posted the Google review the regional manager reached out to me and I wasn't happy because why wait a month? And then my review disappears. Zack arrived at his appointed time on 4/8/24 and was here at my house for over 3 hours. After his assessment, we discussed options (there were four of them). I did not take notes because he assured me that he will email me everything we discussed along with quotes. Here is it now 4/23/24 and I have yet to receive anything from Zack or anyone from Aquaguard. I called and spoke with someone in customer service and was again assured that they will contact Zack's supervisor to find out what happened and email me over the quotes. Still nothing! I went with a different company and they were much more professional and printed out all information (including quotes) before they left. AquaGuard Foundation Solutions - The pitting and decompensation of my concrete floor gets worse every year thanks to Aquaguard. - Foundation Repair Near Me - Marietta, Georgia

As an update to my original review, I was contacted by AquaGuard two days after my negative review. They offered to send a crew out to waterproof my basement. This process took a while, as they were working people on availability. But, that was ok because I was just happy to have them correct the problem. They gave me two options: 1) they could dig out around the outside of my house and waterproof the foundation; or 2) they could install a waterproof system around the walls in the basement. I selected the 2nd option. The system they installed fits tightly along the bottom of the walls. If water gets in, it follows a path to a drain that was installed which leads underground outside. During the process, they had to cut out a section of a support post, 3x3, and cut a hole in the wall (sheet rock). They kept agreeing to have someone come out and repair both, which never happened. I eventually had the repairs done and the process is over. I am satisified with the outcome, and I appreciate AquaGuard for installing this system to keep water out of my basement - especially at no cost. read more

Edit: Matt, the service manager, personally visited my property to take a look at our issue. He thoroughly looked over the system and made suggestions on how the issue could be rectified. Thank you for the quick follow up and attention. Had a $15k crawlspace encapsulation done roughly 2.5 years ago (the guys who came did a great job, no complaints with that portion). Within the last 1.5 years we've noticed additional water coming into the crawlspace. Aquaguard came back out and is now quoting an additional $2,5k worth of work for something that seems like they missed the first time. This left a poor taste in my mouth. read more

My sales rep Justin Maloy really wanted me to leave him a 5 star review so he could get a bonus and a kudos at his weekly sales meeting. He even made sure to come back to my house after the appointment was done to remind me. Well, sorry Justin Maloy, I cannot give you 5 stars because you preyed on me and my new home ownership experience. When purchasing the house, our home inspector noticed an issue with water coming into our crawlspace on the front left hand side. He recommended we call a crawlspace company for a proper review and recommendation. We had a crawlspace company come out and give us a quote during our due diligence period. Several weeks later, we decided to get 3 quotes from various crawlspace companies before making any decisions. That's where Justin & AquaGuard come into play. If you take anything from this review, please get a 2nd and 3rd and even 4th opinion and weigh all options before going with any company, especially AquaQuard. Justin recommended fixing a problem our home inspector and the 1st opinion crawlspace company on the left hand side. What was likely a reasonable quote for the work of encapsulating the crawlspace and waterproofing the left side of the house. They're backed with an AquaGuard warranty. When I asked if AquaGuard goes out of business, what happens to the warranty and parts that are their brand. I was given a vague answer that they would carry over to the nationally backed group of companies. If that's true, why not just pay into the group of other companies who use the same parts? You left me with a final comment; my neighbor's tree is going to rip up the foundation in my house in the next couple years and telling me you have a friend who does tree removals. Needless to say, after some hours of panicking, we called our original home inspector, our real estate agent, the original crawlspace company, and calling 2 others to come out the very next day, it was determined you were indeed trying to scam us. Every company could not point to settling of any kind settling at all. We have 2 friends in construction for a major builder in the South. One is a sales manager and the other is a project manager. Both told me AquaGuard is not known for this with the builders itself. It seems AquaGuard sends their experienced sales reps to the builders who know what they're talking about and leave their "creative" sales reps to individual homeowners to be targeted. read more
