Just don't. Smells heavily of second hand smoke and drugs. I sent out a maintenance request to change out our air filters Ended up spending hundreds of dollars on air purifiers to help with the smell. When we moved in, the toilets were acting strange. Maintenance came and "fixed" it. It wasn't even a week later I wake up to my husband yelling "Oh No!!" The master toilet wasn't flushing and about to overflow. Filled out a request and they came within an hour to fix the problem. The next morning i had used the guest bathroom. That toilet broke. But it was too late the toilet had flooded with urine/feces inside it. All over the floors onto the carpet. I called office trying to get an emergency number for maintenance. Someone answered at the office and told me that this wasn't an emergency. Not sure what they consider an emergency, a toilet that literally just had urine/feces overflow all over the bathroom and carpet is an emergency. I was pretty clear with the woman on the phone I wasn't impressed with her definition of emergency. Within minutes maintenance called me to see what was happening and maintenance man came like a bat out of hell to fix it. He brought a humidifier for the bathroom and a fan for the carpet. He cleaned up the mess and fixed the toilet. I wrote a complaint to the office that this place is falling apart and we just moved in. They called me to try and calm the issues down.... The office told me to get a plunger and just plunge when I go to bathroom now. LOL. So looks like I poop, plunge, then flush now. Might as well just drive down the street to Wawas for a working toilet. They said they'd send their carpet cleaning company to clean the carpets.... The company never came. But they didn't have a problem charging me $1,358 for new carpets that they never had cleaned in the first place!!! Put work order in for the dishwasher, and they "fixed" that. A week after the dishwasher has a clean cycle there is black mold all over my clean dishes and on the inside of the dishwasher. Obviously that's not healthy for me or my babies. So I did a maintenance request. They came to "fix" it again. Didn't work. Went to management and they very unprofessionally told me it was a me issue and I wasn't cleaning my dishes. Sent the pictures showing it wasn't a me issue. That it was in fact mold in my dishwasher. And within an hour they had a new dishwasher for me. Again, management being very unprofessional. I ended up buying new dishes for the kids because there is black mold in the dishes that won't come out. Another thing, the place is mostly carpeted. Soo feeding kids on carpet is a fresh nightmare. Sorry to my neighbors for vacuuming a minimum of 3x a day. On close out they charged us $1,358 replace carpet. The carpet is not $1,358 carpet. I could go to the dump and find better carpet than the "new" carpet they put down. The carpet wasn't new when we moved in. There were some stains on our "new" carpet. The pool sat for the entire month of September turning into the most disgusting sludge of bacteria. I had found out some horrible personal things right before my husband dropped me off at the apartment to clean it since we moved out. I had forgot my phone. I really needed some help and support from my husband. So I walked to the office to call him. He never answers unknown numbers and doesn't have voicemail set up. So I asked if they could send my husband a text. The response was, "I don't feel comfortable doing that." They have ZERO compassion or empathy!!! Zero. I wrote his number on a sticky note and in tears just said please if you change your mind, please just send the text for me. Honestly was having the worst day of my life, and the lady at the desk wasn't comfortable to help. I don't recommend this place at all! Zero empathy or compassion! This place is the actual worst and so is the management. The maintenance dudes are chill. They do their job professionally. But working with office, management or whoever sits at the desks. They are very unprofessional and just rude. read more

An honest review of this place can't be any higher than 3 stars. Here we go... Management:Extremely wonderful, extremely helpful. They were amazing from the moment I walked in looking for an apartment. Extremely quick with any kind of communication. I have absolutely nothing bad to say about management and the people who work in the leasing office. Apartment: I actually really like my apartment. It's a perfect size for my dog and I. The kitchen is a bit basic but the rent is also cheap so it's a get what you pay for kind of deal. However, there are so many bugs. Bugs I've never even seen in my life before end up in my apartment. They show up in my room, bathroom, kitchen, living room. I'm constantly killing all kinds of spiders, lady bugs, crickets, beetles, flies...and I never open my patio door because even more bugs. I'm a dog owner. I clean up after my dog. The rest of the residents however do not. Dog poop all over the place. I don't even walk my dog in this community because it's so gross. My neighbors are extremely loud and leave trash out all over the place outside...which means, you guessed it! More bugs! And a resident left a note on my car saying I parked too close to the sidewalk. Sorry my truck is huge but please don't touch my car. Living here has just been very stressful. I can't say I won't be looking elsewhere to live when my lease is up. read more

I have not rented an apartment in over 40 years and the staff (Symone, Amanda, and Amanda) made the process so smooth! The maintenance crew is great as well, Greg and Elijah know and care about what they are doing. Had a little emergency one Sunday morning (apt above had a water leak) and they were on it within 15 minutes. Not the apartment managements fault, but I wonder why people speed in the parking lots and blow by stop signs, but I see that out in town too, so it must be a Virginia thing. read more

UPDATE: I no longer live here, thank The Lord, but I just happened to stumble across their website tonight while gathering old addresses for a job application and I noticed that it says on their website that they have a "100% customers recommend" and a "five star rating"!! WHAT?! No freakin way do they deserve either of those things!! So I decided to leave an honest review so that someone might see it and realize what a terrible place this is to live. I submitted my review, and wouldn't you know it, it won't show up on their website... I'm shocked, shocked I say! This place sucks, terribly. Don't live here. One morning I walked out of my apartment to find out my car had been towed! And guess who towed it? Aquia Terrace, that's who! Why did they tow it? Because on the third page of a flyer they stuffed in everyone's door, at the bottom, in small print, they tell you that since they're resealing the parking lot that you need to have your car moved by 7am on Monday morning. Now I guess you could say they gave us notice, but in reality, they gave the weakest notice possible, because no one reads the BS flyers they slip in between your door and doorknob. A much better way to notify everyone would be by email, and it would have saved a looooooooot of paper. So $100 and two hours later, I had my car back, and these people suck. I have to disagree with the previous person who posted. First of all, don't you DARE go to formerly known as Aventine who's since changed their name to Ultris @ Courthouse Square. That place is a nightmare! But that's a another post! Anyways, Aquia Terrace is a nice place (from my experience so far) and I say this because people experience different things! Maintenance is very respectful and courteous but I had some issues when I first moved in and they wanted to enter my apartment home with their SHOES ON!! That's a NO, NO for me. Where I was born and raised, you DO NOT walk in the house with your shoes on!! It's nasty because they've been walking outside on the streets and you have dog poop, dead bugs, dead animals, bird poop and people who spit on the ground, etc (if you can catch my drift). That's my reason for asking them to wear booties on their shoes each time they enter my home. The issue that I have is the teenage kids who hang outside (which is rare) and uses nasty languages from their mouth especially when I am walking from my car to my apartment home with my toddler. I find this very disgusting! The staff is okay. I've had a few problems with them as far as getting them to replace a faulty washer/dryer in my home after numerous calls about the loud noise. But they eventually replaced it and since then no issues with that. I gave them 3-stars because they need room for some improvements and hopefully that will happen within the next few months or so and if not, it's no problem to me because I will be moving into my new home next year 2016. Hopefully a week before my b-day which will be very nice! Another issue was a neighbor who would go to work and leave their dog barking from 6 'clock in the morning until she returned home late in the evening which occurred DAILY! Well, after numerous complaints and after about 3 month or so, she moved out! I was so happy, you would've thought I had won the Lotto! :) Since then no major issues, just a few neighbors slamming their doors and acting like they've moved out from living in a barn and moved into an apartment home and still having problems on learning how to close a door! They will learn sooner or later that it's a D-O-O-R and after all, practice closing it vice slamming it makes perfect, right?. :) If you can afford living on a top floor, it'll be better that way, no one is walking hard above you like Dumbo the elephant. I lived here for 2 years and enjoyed my stay. The staff is very friendly and work hard to keep residents informed. The buildings do need some more insulation as you can here your neighbors conversations occasionally. I also had the unfortunate incident of having a pipe break in our building. The manager worked hard and got me relocated and Joseph the service manager kept us informed on access to the building. Zero stars if I could. Worst customer service by Shayla. The apartments were not that bad until you smelled the second hand smoke penetrating through the walls. It is a cheap place to live at and that's great for others who had a good time living here but I do not wish to be treated like a menace just because I don't want to expose my child to second hand smoke. And I agree with the some of the reviews here I did have roaches as well with in days that I moved here. Mediocre place to live but not for me and my family. As they say I would give no stars if I could. This rating is for management and The Lincoln Property Co. Please be careful when applying for an apartment at Aquia Terrace because what they don't tell you and its allegedly hidden in one their form you fill-out on line is that the 48hrs cancellation agreement start the day you submit your application on line not the day you receive Welcome Home (approval) letter this was stated in writing by Amanda Jones. Although on the Welcome Home letter its states "Cancellation of this agreement must be given in writing to the leasing office within 48 hours" (therefore its starts when you receive this letter). However they still refused to refund me my deposit. I have reached out to the Regional Manager, Tara Geary asking for an refund/explanation and no response. I email Symone and Amanda informing them of my cancellation and was informed by Amanda Jones that the 48 hrs started when you submitted your application NOT when you receive the Welcome Home letter. How can that be when the Welcome Home letter clearly states you have 48hrs to cancel. So in closing they are scamming innocent people out of money. read more

This place has DEFINITELY gone down the drain! In 2012, the apartments was nice as well as the residents. Now 2016, things have drastically changed and thank God that I will be moving out at the end of October 2016. Amanda Jones, the so-called, wanna - be Business Manager is sneaky, lies a lot and damn rude! When a resident have a complaint about anything they ignore and don't follow up, they're always quick to send you reminders about paying your rent but never a reminder that they've received your complaint and they will follow up with you. Maintenance is okay with coming out to fix things BUT they often use old materials and will often take old things from another vacant apartment to fix what went wrong in your APT. They also like to walk around your apartment with their nasty shoes on and there's ALWAYS re-work to fix the same old problem over and over again because they never fix the problem the FIRST TIME. This place is NOT the place I would recommend even recommend to an old enemy. Residents are allowed to let their dogs to poop on the grass, in the stairwell, the sidewalks, in the street and no one gives a damn.. The living rooms are too damn small, they're no cabinets spaces to store food if and even you do a huge grocery shopping to stock up especially during the winter, etc. These apartment are too small. The majority of the renters at Aquia Terrace are Marines who work close to the base or other people who work as Government employees on Quantico. All Amanda Jones, the Manager care about is your RENT!! Residents are not held accountable for their behaviors and so it's like Zoo living there! I DO NOT recommend making that place somewhere you will call home for you and your family! The apartments are very drafty in the winter months and too hot in the summer months. There s a pest problem that constantly needs to be addresses every day as well. Residents often leave their trash in front of their doors when the trash bin is only a couple feet away. Let me start by saying that I NEVER leave reviews for anything, but I really felt the need to put this info out there. I moved here a couple months ago and let me just say I love how this property is managed! The office staff made everything so easy from applying to completing all the paperwork. The ladies in the office were so helpful and professional. The apartment was in immaculate condition when I moved in, with some minor issues that maintenance addressed immediately. Let me also say that maintenance is on point with taking care of any issues very quickly. The community is nice and clean. I haven't had any issues with my neighbors making noise. The only thing that could use some attention is the breezeways; maybe a good power washing and a weekly sweeping. The community is surrounded by trees, which brings insects into the breezeways and spider webs, but in all fairness I haven't mentioned it to the office either. I have moved three times in the last three years because of property maintenance issues and I wish I would have found Aquia Terrace sooner! I am a very happy renter :) read more

Where do I begin? Well we only lived there for 6 months and ALL this happened.. It's not quiet, there is a lot of kids (which I don't mind) but the walls are not sound proof that my baby would hear them screaming and would wake up, and you can hear the upstairs neighbors alarm clock go off, every morning at 430Am. The master bathroom smelled like smoke because the neighbors were smokers, made the walls of half the house stink. I called the office they didn't do anything(keep in mind I had a newborn, second hand smoke wasn't ideal) That was the last straw that made us leave. But here are more incidents....The office Never showed us the paper of when the carpet was put in so they said it was brand new, so they accused us of having per damage and Oder. There went $800 of "pet damage" when we do not own any pets. I asked them to show us pictures and (Shayla) said she showed my husband, which he never went over to see them. We got the last bill 2 weeks before it was sent to collections. That's was wrong. Oh did I mention they have roaches? I saw some crawling out of the vents and in my former kitchen. Not to mention the neighbors cats (3) who loved my patio furniture and ruined them.Then I called the office and Shayla just say "oh that's unfortunate". We moved here because it was cheap and close to base, but the 6 month experience was not worth the move out of base. read more
