    Do not move here. New management took over sometime in April 2025 and they don't live up to the…read moreoriginal owners. They don't allow you to enjoy the property, they don't try to resolve issues peacibly. Renters are only here to make them money. We are not people. An example: they powerwashed the buildings including our front doors. They didn't warn tenents as to the extent of what they were doing or how to prepare. Most of us on the first floor came home to our living and dining rooms flooded, furniture, rugs soaked with an inch of water on the floor. The water cam through our doors from the bottom, sides and tops leaving a mud residue on the top of the doors. Maintenance had to come clean up the " flooding". It was awful and dangerous for the elderly, disabled or those with small children. Instead of apologizing for the recklessness of their staff, management sent a scathing letter scolding residence for not knowing that her maintenance would water scorch our doors with that amount of water! It would of been nice to warn put towels on the top and sides of your doors! Many residence came back and complai ed about the rude letter. Now management won't allow any patio furniture on the patio outside. If you have patio furniture on your patio you will be evicted. This is the threat I went to bed on Saturday night. Instead of knocking on my door and explaining whatever concern, Saturday night I re I've the threat of eviction because I have patio furniture on my patio!! I'm a veteran, I'm disabled in a walker, I'm widowed with no funds. Where am I to go? DON'T MOVE HERE! It's no longer the beautiful, friendly, warm place it once was​​

If your Black,Latina you will be pushed away from entrance to older units,that are dated,in all areas. NOW the clincher is,owners of complex decided either to throw into wind and see where this lands with a new property management firm(coldwell banker of Fredericksburg),or the owner is "tapping tap tap tap" There can be no reason to hire unqualified 25 year Olds to run a property so poorly.and lazy,without concern to quality. But wasted money,time,lost paperwork to ridiculous ignorance. You may like the price,fair warnings to the so called owners daughter at office,a do nothing,"daddy wanted ne to try to work",a millennial wasted space holder,"place card"for show. If your Black,Latina no person at Coldwell will show property,you get code,you look yourself, if White,but ethnic or mixed family same.     I love this town home community, i hated to leave but I'm military and went on orders. From the…read morebeginning, Brittany has helped me from getting into the TH and any additional needs that I requested. It is very quiet, no one will steal your packages while you are away and it feels good to come home. I will be leaving soon but plan to return there until I decide my next home. If you are looking for a place to live with plenty of space that is the place to live. And the best thing is that my dog loved living there, he loves the stairs. :)

    I love this community because of the location, staff members, and the environment. Living here was…read morea struggle because of the office staff turnovers; however, there has been some improvements. Having an effective working relationship with the office staff is very important to me. I had the opportunity to meet and talk with Ms. Dana and Ms. Angela in the front office about some of my concerns and they took the time to listen and follow up with me. The communication was effective and did not seem like I was talking to a robot! My concerns were addressed in a timely manner and the maintenance issues resolved. Prior to Ms. Dana and Ms. Angela, some things were not taken care of in a timely manner or resolved. So, if you are looking for a nice location, select Carriage Pointe at Aquia. My first experience was living in a one-bedroom apartment, but now I am enjoying a cozy two-bedroom apartment. I have enjoyed the living experience. Pleases know that every year was not 100%, but the current office staff has made it a better place to live. Shay

WHERE TO START...We reside on the second floor and just had our apartment flooded yesterday (from what we were told the fire sprinkler pipe in the ceiling *above* the third floor busted which caused flooding in the apartment above us that came down to our place on the middle level. There was water bursting out of our ceiling vents in the foyer entrance, living room, dinning area, AND kitchen. I work an hour away in a federal building so it is not that easy for me to just pick up and go, but when I arrived, majority of my belongings were piled outside of the front door (files from my desk, my file cabinet with birth certificates and passports just piled outside!) and when I get in the floor is ripped up, the ceiling is all cut out, it was a MESS- Didn't know where everything was, my desk belongings and personal files all mixed up (some outside and some in the kitchen on the counter, where water flooded as well)... it was a NIGHT MARE to get off of work and walk into.... SO, we go to the office and I can't even properly articulate an arrangement of words that would adequately convey to you how they literally DO NOT GIVE A CRAP. I have three children in my home ages 9 months, 5, and 7. They told us it was too late in the day for arrangements to be made (mind you, they called me at 12:26pm about the situation and we were there until the office closed at 5pm) and told us we have to find a friend to stay with because we cannot be there for at least 2-3 days *tentatively* due to the possibility of the ceiling caving in... and this is why they require renters to have renters insurance to cover displacement and other expenses due to these kinds of issues. ! . Additionally, not only were we told we may have to stay out for a WEEK depending on the damages, but they will not place us else where, prorate us the rent of the days we are forced to be out of our residence, AND they offer nothing toward the cost of having to temporarily relocate. They told us it was not their fault the pipe had burst.... (mind you, this was an issue that happened upstairs somewhere, NOT EVEN AN ISSUE WE CAUSED, NOR EVEN IN OUR OWN APARTMENT). I asked the representative at the desk (Sabrina) what they usually do in such circumstances to provide assistance or guidance when their emergency maintenance issues arise and they had no process in place that she could explain to me. She gave us a run around at best, told us to call our insurance (stated that most insurances would cover it but she doesn't know), stay with a friend, and that we would have to arrange to have our belongings piled outside moved somewhere. After much back and forth, she pulled whom I am assuming to be a high level manager there, into the conversation (a black guy, I will give an update with names of individuals involved) and OH BOY was he rude - Not only was he very unprofessional upon entering the conversation up to the end, he had no customer service skills, no concern for the situation, and even accused me of wanting to be "double paid" when I asked if they would prorate us for the days we are forced out of the apartment (which makes no sense because if they prorated us the insurance company would apply that amount to the expenses required to cover the displacement...it wouldn't even go to me!). These people have the worst attitudes, they don't provide even a proper level of maintenance so if anything crazy like this happens just know you will be out of pocket! (We requested service for our HVAC unit, the coil and filter is filthy, mold and rust on the unit, the air does not properly circulate through out the apartment, their service guy claimed he took care of it but absolutely NOTHING was done and that was several months ago). I will give an update as to the outcome of this flooding situation when I find out more, as this situation just happened yesterday.
