Her demeanor was rude, unwelcoming, and unprofessional. I visited the community with my sister, who recently relocated to the area and is actively searching for a place to live. We arrived at 3:15 p.m., and upon entering, Erica immediately informed us that she had a 3:30 appointment. We waited respectfully. By 3:35 p.m., the appointment still had not arrived, yet she continued to remind us of the scheduled 3:30 meeting that never occurred. She then suggested that we tour the apartment on our own. We did so, returned the key afterward, and found that she still had no appointment. Instead of engaging with us, asking whether we liked the unit, or offering next steps, she simply reminded us not to forget our IDs. There was no courtesy, no interest, and no effort to assist potential residents. The experience was disappointing and disheartening. I felt dismissed and overlooked, and based on this interaction, I would not recommend this community. This is not how future or prospective residents should be treated.

She was kind enough to provide a very detailed video tour of the unit. Signed the papers and scheduled a key pick up. Welcome packet had a map, some things about the community and was gifted a nice Van Metre corkscrew and small cutting board. The neighborhood (bldg 2264) seems very peaceful. The grounds are very well kept garden wise. I haven't encountered loud noises during quiet hours or during the day for the most part. The only reason I'll take a star away on this rating is due to maintenance. Any maybe to no fault of their own due to COVID but i placed a work order ticket my first week here. I have not yet been contacted and the ticket is still active. My washer machine was making a loud noise every time the the drum would spin or agitate. So loud you could hear it outside on the floor below. Luckily my bf is a very handy with that stuff and he fixed it after 2 weeks of waiting for someone to follow up. T

Regarding the community: -As far as apartment communities are concerned, this one is very picturesque. The grass is cut and bushes trimmed at least twice per month (it very well might be more often; point is that they stay on top of it) and there is enough green around to make you forget that you're right off of a heavily-trafficked, main road. They have a beautiful fountain that also offers some very nice, calming background noise when walking around the community. -The pool, pool deck, outside grill and fire pit make the ideal setting to have some fun by cooling off and hosting friends/family for an all-day affair. -Everything around the property is kept very clean for the most part. They have staff walking around every morning, cleaning up where they can. The ONLY negative is that it seems they sometimes don't have enough trash collection space to meet demand. This isn't all the time, but a couple of times a month you'll find that people have simply chucked their garbage wherever in the collection area because the compactor is full. To be fair, this issue isn't solely on the community; there are other trash collection areas that people could walk over to if they could merely summon the meager amount of energy required to not be so lazy. -The gym and bike classroom area are very well-equipped compared to other apartment facilities that I've used. -THIS IS A DOG-FRIENDLY COMMUNITY. If you don't like dogs or harbor the unreasonable expectation that it's unacceptable for them to jump around and play within the apartment in which they live, this community isn't for you. You could always rent a 4th floor unit and make it a non-issue entirely. Anyway, there is a good amount of space to walk your dog in, and they have no less than 5-6 dog waste disposal stations (in addition to an ample amount of trash cans) located at various points around the property. If you come visit and find that the community isn't clean, it's not for lack of trying on management's part. -The amount of available parking is wonderful, offering far more spaces than any other community I've lived in prior to Signal Hill. Tow trucks patrol the area aggressively and WILL GET YOU if you don't have a parking sticker and attempt to stay overnight without a temporary parking pass. -Access to the buildings require a key fob 24/7/365. This was a big selling point for me, as I appreciate the extra level of security controlling who can and cannot access the more intimate spaces leading to everyone's units. Regarding the staff: -Simply put: They are wonderful. -Linda Peters: I have bothered her extensively over various requests and she has always done the very best that she can to assist me in achieving a positive outcome. No matter how hard of a day she's been having, I have never caught her without a smile on her face. As someone who's often time the first person that potential tenants see, that's huge. She has displayed extraordinary understanding and compassion to me on more than one occasion and is willing to work with you, regardless of your circumstances, to find as best an outcome as possible. -Maintenance: They're outstanding, supremely knowledgeable, responsive problem-solvers. Put in a service request one day and they'll be there the next, working around your schedule and making sure that they provide awesome customer-service while also respecting your personal space. In conclusion: We love it here and just signed on for another year. If you're looking for a fairly-priced apartment in the area and don't check out this community, it's truly your loss.

The property managers go above and beyond to help with any misunderstanding or concern that I have had in the past. They are a very empathetic and personable/ professional team. From the time I moved in to now, I can say that the front office has improved significantly. No infestations, great amenities, SUPER pet friendly, clean trash areas, close to grocery, gas and restaurants/ shopping centers. Parking is to the point. Very convenient location. 2 hotels next door and great neighbors. I have no complaints. Hopefully this review can help.

I smell weed in my apartment day and night; sometimes waking up coughing violently throughout the night. It smells like someone is smoking in my bedroom. The service/moving elevator was out for about 60% of last year. Cars were stolen and broken into multiple times last year. The parking rules are a joke and inconsistent. And the final nail in this decision is the package room. Some moron at the top had the bright idea of removing the Amazon Hub and building out this huge open package room where all of the packages are ripe for the picking. Someone took another one of my packages today! My room mate had sneakers stolen before among other items. Someone opened a butt-load of boxes before and ransacked everyone's stuff around Christmas a few years ago. It looked like a McAlister Christmas (from Home Alone). Bubble wrapper and stuffing paper all over the place. I cannot wait for my lease to be up. If you see an open unit please keep scrolling and save yourself the heartache. My two stars are for the custodial staff and maintenance team. But Gates Hudson can go kick rocks. I pray that they have the year mediocre year they deserve.

    What has prompted me to leave this review, is I recently received a rent increase of $200 PER MONTH…read morewith a lot of ignored outstanding work requests. I located a telephone number to submit a complaint directly to the Corporate Office of Bridge Property Management Company and sent a complaint email. I received a cryptic response email stating "someone would be in touch". Two weeks later, I received an email from a VP of Bridge Property Management in Utah (?) requesting how she could help. There is a link to submit maintenance requests on the Dale Forest portal, but in my case, that has had hit or miss results as I often lose access. If you're not getting a resolution, then calling the office directly is your best option. Please let all your neighbors know to leave reviews on this site. Here's my story: I'll be 62 with a questionable hip. I live in an efficiency (one large room with a closet). I moved in, in December of 2022. My apartment is uniquely located on the side of the building and faces nature with trees, shrubs and wildlife to include an occasional visit from deer, WHICH I LOVE. Over the past nearly 3 years, I have put in OVER 20 maintenance requests which include: complaints about workers coming into my apartment without notifying me despite my specific REPEATED requests to do so. Maintenance had let someone into my apartment at some point and the person had never returned the key (at least I hope it was a worker and not some deranged creeper that intends to come back at a later date). You would assume since the key was never recovered, they would provide a new lock. No, they sent a maintenance worker to make a copy of my key. Sound worrisome? Requested repairs included everything from the cheap linoleum tearing or coming unglued causing a tripping hazard, being unable to open windows because they are off the track with torn screens that are too small for the windows which let in bugs. Infestation of roaches, spiders, a snake, and mice. (On the mice note; I still have them despite 2 visits from the pest control company. (They did leave me extra sticky paper so I could handle my own pest control), having to request ice/snow removal for the public areas REPEATEDLY in inclement weather, requesting a railing for the public area stairs leading from the parking lot to my front door. I requested a railing be installed due to the dangerous location (maybe 5 to 7 feet to the left of the no railing stairs is a drop off going down about 50-100 yards to the creek), water drainage from a broken water run-off pipe that dumps debris directly at my front door and the standing water causing mosquitos, a random light switch that blinks all day every day, replacement of the air filter since it had not been changed in 1 1/2 years, an outlet that worked intermittently by the front door (due to the run off from the broken drainage pipe located along the side of my apartment no doubt), the knobs on the repurposed stove were so misaligned that you couldn't tell if the stove was on or off until you smelled gas), water pressure decreasing by 50% which was repeatedly denied despite the video I provided), my A/C unit went out last summer, washing machine drum has come unattached and makes a very loud banging noise on the spin cycle, the dryer stopped working and took a month to be fixed, and last but never least: the "glaze" on the bathtub tile, bathtub and soap dish is peeling off. If this sounds like a lot, it is. I met with the Property Manager and Assistant Property Manager and provided an in-depth review of my living conditions. The following day, the Property Management Team (Property Manager, Assistant Property Manager and the Maintenance Manager) visited my apartment to review the needed work in person. At that time, I was assured by the PM that all repairs requested would be made and that they would see if there's anything that could be done regarding the rent increase. That was a weeks ago. Since then, I've had two contractors come to review the work for the windows and floors and a call from the Property Manager with updates on the work I requested. Everything is "pending" but I did get the filter replaced! Since I received the full court press, I'm going to remain optimistic...within reason.

    AVOID MOVING HERE:…read more Since October, I have been experiencing a severe roach infestation that has persisted despite multiple attempts to resolve the issue. These attempts have included a professional clean-out service, weekly sprayings, and efforts by both maintenance and myself to seal gaps and holes. Unfortunately, these measures have not been successful, and the infestation continues unabated. The presence of roaches in various stages of life, from babies to adults, at different times of the day and in multiple locations around the apartment, has significantly impacted my quality of life. I have been forced to seek alternative shelter, my allergies have worsened, and I feel uncomfortable and unsafe in my own home due to the infestation. The property manager (Kei Babayale) has ignored my numerous requests (via phone, email, and in person)to disguse this issue at hand. She is always in a meeting, out of the office, and is never available. Never before have I been in a place where the property manager has blatantly shown that they do not care about their tenants. Please stay away - the cost may be low, but is it worth living in an environment that is disgusting? You will end up spending money on roach traps, spray, hospital visits, and more. P.S. It is not the cleanest environment for dogs or kids either; there are literally mountains of poop everywhere you step on this property. They do not do anything about it and it just piles up.

Since reporting the infestation on October 12, management's response has been slow and inadequate, leaving me with worsening health concerns. Despite my pleas, the next treatment isn't scheduled until November 20. I've contacted local code enforcement and neighborhood services, as both the main leaseholder and community manager have pressured me to remove my review, which has left me mentally and physically drained. In addition, the elevators are frequently out of service, which is a recurring inconvenience for residents. The garage doors, which are supposed to provide added security, are also often broken, allowing anyone to enter the garage. This defeats the purpose of paying an additional fee for secured parking and leaves residents feeling unsafe. Overall, the lack of communication and attention to these ongoing maintenance and security issues has been frustrating. Based on my experience, I would not recommend moving here.

I…read moresubmitted a rental application on December 24, 2025, which was formally denied on December 27, 2025. On December 27, I contacted the leasing office to seek clarification regarding the denial and to inquire about the return of my $500 administrative fee. I was informed that the leasing agent I worked with was out and that he would follow up with me. No proactive follow-up occurred. Based on public reviews and information provided, I understood that refunds are typically processed within 4-6 weeks. By February 5, 2026, well beyond the stated timeframe, I contacted the leasing office again and spoke directly with Sean Jackson. At that time, I was told that my refund had not been processed at all. I was asked to email my mailing address and was informed that Sean needed to coordinate with the property management company and the accounting department. He stated he would follow up with me by Friday or Monday. No follow-up occurred. On February 9, 2026, due to continued silence and lack of resolution, I submitted an inquiry through the Capital Square Living website requesting an update. That same day, La Tonya Wallace, District Community Manager, left me a voicemail indicating she was following up on the email I had submitted. When I returned her call, it became apparent that she was not fully aware of the timeline or prior communications. During this conversation, I was told that the Assistant Property Manager was processing my refund and confirming the mailing address, which directly contradicted what I had been told previously--that no one at the property level could resolve the issue. Ms. Wallace initially stated that refunds take 4-6 weeks, to which I explained that this timeframe had already passed and that I had been explicitly told the refund had not even been processed. Ms. Wallace then cited holiday and weather delays, which was confusing, as recent weather events occurred only the prior week and would not reasonably explain why the refund had not been initiated for several weeks. She later stated there was a system error that prevented the refund from being processed and that the Assistant Property Manager would now send it to accounting. I was told I would receive a follow-up later that day or the next day. On February 10, 2026, I contacted the office at 11:00 a.m. seeking the Assistant Property Manager, Yasmina. I was told she was in a meeting and would return my call. I did not receive a call until 5:39 p.m., approximately six hours later. Ms. Yasmina left a voicemail stating that my refund would be sent via FedEx paper check and that a tracking number would be provided the following day. On February 11, 2026, I called again at 10:50 a.m. and was told once more that Ms. Yasmina was in a meeting. Sean later called back and stated he had sent her a Teams message and was told she was still waiting for the FedEx tracking number. Due to mounting frustration and inconsistent information, I again contacted Capital Square Living directly and left a voicemail. Later that evening, at 5:13 p.m., Ms. Wallace returned my call. During this conversation, her tone was notably dismissive and defensive, despite my continued attempts to calmly explain my frustration regarding the lack of communication and contradictory information. She stated that approvals were required--something that had never been previously communicated--and implied that I was at fault for expecting timely updates. The conversation became particularly unprofessional when Ms. Wallace stated that the FedEx tracking number had been obtained after business hours the previous day, yet this information had not been shared with me, and Sean had relayed different information earlier that same day. When I expressed concern that I was receiving inconsistent or misleading information, Ms. Wallace appeared unaware of what had been communicated by her own staff. I further clarified that the only reason I had been able to speak with her was due to the email I submitted through the corporate website. Ms. Wallace denied this, stating she had already planned to call me. However, her voicemail explicitly referenced my email inquiry. When I pointed this out, she became silent before abruptly stating that she had the tracking number. At that point, I accepted the tracking information and ended the conversation. This experience reflects a pattern of unprofessional business practices, including poor communication, lack of accountability, internal misalignment among staff, shifting explanations, and a dismissive attitude toward a legitimate financial concern. A $500 administrative refund should not require repeated escalations, contradictory explanations, or weeks of unnecessary stress.

While I understand bad things happen, I brought it up to the manager (Karima) that she should let her residents know this is an issue and she had no care in the world. As a property manager, you should make your residents feel safe and she did not do that whatsoever. She even tried blaming me for my car being stolen...asking questions like " did you lock your car? Did you let someone trail you" The icing on the cake was they had my rental towed from the complex even with a placard saying "do not tow". And they tried making me pay to get it removed. It took calling the Dweck property manager to finally have my car released without having to pay for it. Their mailing system is all messed up. They're waiting for people's packages to get stolen. Everywhere I've gone you get a locker code to open up when your package has arrived. Here...they just throw everything in a room and have to find it yourself. I will say their maintenance staff is top notch. They reply and respond very quickly and were always great to work with. Nasaar was the gem of the entire complex but I believe he is no longer there. I just can't get over my vehicle being STOLEN and the manager could care less. She never followed up to see how things went. Never asked how she could make things better....nothing Below is the comment from the manager...their cameras "weren't working" to capture when the thief was exiting the complex with my car. Their "Officer" on duty was never or rarely there when I lived there for the year. Notice how nothing was said about having to get her manager to get involved to get my rental out of the towing compound. They didn't do anything to facilitate the theft. I called the police. I called the towing police. And my car was stolen for a entire month and gone for additional two months for repairs. I would NOT call that a short turn around. Maybe she would know that if she stopped to ask how things were going the multiple times she saw me in passing. Again, she doesn't actually care

Josh, one of the leasing consultants in the front office, is extremely patient and helpful. He made the move in process easy and painless! The maintenance crew is also very helpful and quick. One thing I want to point out to anyone who lives here is that the property does have a referral bonus. If you are recommending the location to anyone, make sure that they tell the front office your name when they are initially making contact / taking their first tour. Otherwise you will not get a referral bonus from the property!
