When I arrived in Charlottesville, I visited the property and met Margaret. She was extremely friendly, professional, and welcoming. Margaret showed me the apartment, and I was very impressed with how clean and well-maintained both the property and the apartment were. She made the entire leasing process smooth and stress-free. Within just one day, everything was completed, and I received the keys to my new apartment. I highly recommend this property. Everyone here has been exceptionally friendly and helpful, and I'm very happy with my decision to move here. do not move here do not sign a lease…read more I rarely leave negative reviews, but after moving out, I honestly feel people should know what they're paying for here before signing a lease. The rent at this complex is wildly overpriced for what you actually get. I paid around $2,200/month for a one-bedroom apartment under 700 sq ft, and it honestly felt more like an extended-stay hotel than a home. They raised rent repeatedly while offering almost no real improvements or amenities. The "amenities" are incredibly misleading. Carpet is literally listed as an amenity on their website, which says everything. When we first moved in, residents were told we'd have access to the basketball and tennis courts, but then access became restricted. The clubhouse was constantly unavailable after certain hours due to vague "paperwork" excuses, and the pool closed absurdly early during summer months. For the amount residents are paying, there is very little actual value. The buildings themselves are inconvenient and poorly maintained. No elevators, disgusting hallways at times, minimal privacy on balconies, and dog waste frequently left around the property despite the luxury image they try to sell. Management was another major issue. Some staff members were polite, but others came across as dismissive, snooty, and unwilling to listen to resident concerns. It often felt like tenants had no voice despite paying premium prices. The move-out experience was what finally pushed me to leave this review. I cleaned my apartment thoroughly from top to bottom because I specifically wanted to leave it in excellent condition. I was then accused of pet urine damage throughout the apartment, which is simply not true. Anyone who knows my dogs knows they are house-trained. It honestly felt like they were looking for reasons to keep deposits and charge additional fees. Also be very careful reviewing lease dates and renewal timing. The lease structure felt intentionally designed to push residents into paying beyond a standard month-end cycle, which can create extra costs when moving out. At the end of the day, replacing carpet between tenants -- especially in pet-friendly apartments charging luxury-level rent -- should not come as some shocking expense to management. That's part of maintaining rental property. Charging premium prices while cutting corners everywhere else leaves a bad impression. This place markets itself as luxury living, but in my experience it did not deliver luxury service, luxury amenities, or luxury treatment of residents.

There's not many sidewalks, so it isn't particularly "walking-friendly", but there's plenty of folks walking on the roads, and there's a dog park, too. The gym is small but it's got the basics. It's a quiet community off of busy Rte.29, with townhomes being built nearby very soon. It wasn't meant to be for us, but seems like a really nice place with friendly neighbors.

Pros: - Close to shops - Medical facilities nearby - Plenty of walkable areas around and close to trails - Trash valet is convenient if you live on third floor with no elevator (additional non-optional cost) - Maintenance can be quick to fix issues - Front desk staff are helpful (mostly) - 15/20 minutes drive to downtown, depending on traffic - Monthly social events (wine and charcuterie, pie day, Halloween event for the kids etc.) - Gym facilities are the best I've seen for an apartment complex so far. Cons: - Irresponsible dog owners - Dog wash facilities are never clean and always clogged with dog hair (again, some dog owners are just nasty out here) - AC / heating costs were a bit high. It seemed like our unit was always going even when setup not to - If you work from home, maintenance doesn't always follow appointment requests (could be a management office miscommunication issue) - Office staff don't always make the effort to provide updates when you're on the inspection list. I've had to cancel meetings on the off chance I might get picked on inspection days, which is a major work inconvenience - Parking can be a nightmare depending on which block you live in and what side of the complex - Not Archer's fault: mail and deliveries suck. Packages are not always stored in lockers, just left out for anyone to take. Christmas time is the WORST. Dog Parents: Be warned. While there are some awesome folks who pick up after their dogs and some super friendly pups, not everyone is a responsible owner and they ruin it for the rest of us. Many residents don't bother to pick up their dog's poop. My dog had hookworms and roundworms for almost the entire duration of living here. We'd get rid of them and then it would come right back. An expense I really didn't need to shell out hundreds for. We've been gone 4 months and no worms... Go figure. The dog park has also been used by lazy residents to relieve their dogs first thing in the morning. Disgusting. Emails are sent out by management about fines being imposed, but this has never actually happened and there's no way to tell who it was as there's no cctv. 3.5 stars rounded up because the good definitely outweighed the bad. I would live here again, even though rent is a little on the pricier side, almost matching our NoVa rent!

Since December 2024, I've had a persistent ceiling leak in my living room. Over five months later, the leak is still unresolved. It's caused a five-foot crack in the ceiling, and it disabled the living room smoke detector, which has been missing ever since. I've flagged this multiple times to management, but no permanent fix has been made. I've tried every reasonable channel--calls, emails, and after months of trying, even a legal letter from my attorney. Management has repeatedly failed to respond, delayed action, or offered inadequate solutions (with the property manager at one point responding that maintenance could place a bucket under the leak when I asked if any temporary fix could be made during a storm). It's now May 2025. I've been paying nearly $2,000 a month to live with visible water damage, an inactive smoke detector, and no responses from management on when I can expect the damage to be fixed. I would strongly caution anyone considering moving here to ask current residents about their experience with management before signing a lease. We loved where he was at Belvedere. Then the neighbor from down under moved in and made his life so unbearable, he was forced to move out. Such a shame that nothing was done and we were the bad guy in the situation. Too much noise with the footsteps on the carpet. Need to leave the pee in the toilet and not flush - ever because it disturbs the queen who lives beneath my son. Do not take showers at night or when it might disturb her because the pipes squeak. Anthony came to my son's apartment, checked everything out and NONE of this was happening. (the squeaks of the shower pipes, the squeaks of the toilet, the boards of the floor) There were things discussed that were going to be put in place to make it more pleasant for him to live there in peace. It never happened. She won!!. We have had to go through the pain of finding a different spot, and make all the arrangements of moving etc...... Leaving a place that was such a find we thought. So know this. If someone has a dog that continually barks like this woman did and NONE of us ever made a peep about this annoying thing - nothing will be done about it. BUT if you leave your garbage can out and it even LOOKS like it might be too heavy you will get slapped with a warning of a $50 fine. Such petty things that mean so much to this office, but the BIG disturbances mean nothing. BEWARE.

There is low income housing right across the street and shady people walk through the complex all the time. It doesn't feel the safest because the nice big gate is not used. I didn't know this before I moved here because I'm from out of town. However, when I asked locals about this area, everybody knew about the low income housing nearby. When I moved in, I asked where I could park my move in cube. They said I couldn't park at any of the spots in the apartment and they made me park outside the gates and I had to walk a bunch of stuff up a hill to my apartment. I never heard of a place that does this. From the first day, I knew I was not going to be here long. The management required us to put these huge stickers on our windows to use this gate, but the gate was never activated. Now I'm stuck with this big ugly sticker. They will never get this gate built. Dogs leave poop all over. I made the mistake of living on the first floor where dogs would do their business in front of my window. I talked to management about this unsanitary action, but they act like dogs have more rights than humans here. You can hear everything from your neighbors. You can hear people talking outside your place and listen to footsteps upstairs all day. Parking is free... BUT, you need to pay to be able to park in front of your own building. You have to pay for a reserved spot, that are outdoor and not even in a garage. Why would I pay for that? Those spots aren't even used, yet I have to park a mile away because they choose to charge money for those spots. Pros: Clean, new, and conveniently located off of the main road. Location is pretty central for driving, but not walking distance to anyplace. If you enjoy easy access to the 29, then this place is good.

What was most disappointing was being told that certain steps had been completed when they had not. Renay was the most disappointing part of this experience. When I received my lease, there was no call or guidance provided. Because Sam was out of town and had not followed up as promised that Friday, I contacted the leasing office to make sure I had submitted everything required. I did not recurve any follow up but kept getting reminders about my lease so I went into the office and RenaY was there. Renay assured me that everything was complete and nothing else was needed. As the property manager, I trusted this information, unfortunately, that was a mistake. Ashland, who joined the communications after the ball dropping from the order two, has been the only person who followed up as she said she would. She sent a clear email outlining what was still needed and was able to accurately explain the requirements for a new tenant. That level of communication should have been consistent from the beginning, again especially for the property manager. I understand that the holidays can be a busy and hectic time, but that does not justify dishonesty or poor communication. If steps are missed, it's far better to be transparent than to provide incorrect information. Overall, this experience showed a disappointing lack of follow-through and integrity. Not a way I would like to start a lease.

The maintenance folks are extremely prompt with assistance; we have had several issues that would have taken up to a week in other places that were dealt with on the same day. I love that this complex is pet friendly, and there are tons of amenities for pet owners. The only downside really is that it is so close to the pavilion that many times you get the music from the venues as a secondary concert in the parking lot area. I'm sure there are people who would really enjoy this, though.
