I've been living at this RV park since 2020 and I love it here. The people are friendly, it's quiet & clean, the Texas Hill Country is really beautiful. Never had an issue with management, rent month to month is affordable, and we just got a new pavement installed. Plenty of space for Class A motorhomes with 50A & 30A electrical connections. 5 minutes from Canyon Lake boat docks. The local food is actually pretty good here. 20 minutes from New Braunfels. There is a laundry mat 5 minutes down the road and HEB is 20 minutes away. Really nice RV park and can't beat the price! read more

The management of the park is poor at best. I wanted to make the park my permanent residence and asked to put up a storage shed for yard items. I could not get a flat surface for a shed. The area next to my RV was not level and I could not set up chairs or a table because it was so rough. The site is covered with 1" to 2" stones that I was constantly stumbling on and almost twisted my ankle several times. The roads are rutted and not maintained. When I asked about propane service, I was given a company that was out of business. It comes down to they do not serve their customers and have no intentions of improving a thing! read more

My wife and I spent 2 months living at Arbor Ranch, and we absolutely loved it. It was quiet, well maintained, friendly, and very handy to nearby amenities, while simultaneously feeling very rustic and off the beaten path. The owners are very nice, and the rates are extremely reasonable. They are also great at dealing with folks who are loud or may not be a good fit for the quiet and peaceful atmosphere the park has to offer. The sites are beautiful, often having custom stone work and landscaping. The sunsets over the hills made for a wonderful nightly show. Overall, it was a very pleasant place to live, and I hope one day to return! read more

My wife and I stayed for almost 1 year exactly. The only reason we left was that we purchased some land of our own so we moved our 5th wheel out there. We had a fantastic time, couldn't have asked for a better spot for the year. Extremely fair prices, hospitality, friendliness and professionalism get this park 5 stars from us! Arbor Ranch was awesome! It was quiet and spacious, and provided lots of shade! It was very convenient to restaurants and grocery stores! It was also very easy to maneuver the RV. The owner was so nice, very responsive, and he even provided us with tons of local attractions, along with access points to the beautiful state park. We will definitely return! When we got to the park, he even had someone come and check on us to see if we needed any help! The customer service was superb! read more

My husband and I were blessed to reside long term at Arbor Ranch from March-August 2019. It was bitter sweet to leave and only did so to move to Abilene for our new twin grandbabies. We were initially impressed after speaking with Pete the park owner. He takes such pride in Arbor Ranch and so does the park manager John. These two gentlemen are #1 in our book. The park is a hidden gem with a quiet family feel. We enjoyed lot #9. I believe we experienced the best sunsets and view. This is not a party park and we were greatful for that. This park is perfect for a long term stay. We stayed here for three months. It is quiet and secluded. Ron, the property manager, is friendly and helpful. The long term residents are all incredibly friendly. It is very close to Canyon Lake. The owner of the park is very nice. He is not on site, but he checked in periodically to make sure we were having a nice stay. The park is rustic and has a little path through the trees for walking dogs. I would definitely stay here again! read more

Stayed here for a quick trip recently with some friends. It's a prime spot for both fishing and tubing. Gave me sort of that vibe you get from old school classic camping movies like Meatballs. It was only like 10 minutes away from a tubing shop and one of the main roads (FM306). They also had your typical setup that provided is with everything we needed without having to pack up too much extra (picnic tables, etc) with ample space to set up all our gear. And if you don't feel like cooking then there's always my fast food go to just down the street Mickey D's! We didn't interact a whole lot with the park manager but from what I could tell he was very friendly and helpful when needed. If ever I need another quick jaunt outside of the city but not too far away I'll definitely head back over here to chill. It's a great spot near Canyon Lake. read more

We've rented a spot in this new rv park for 5 months - it's in a good location close to grocery store and a few miles to the lake, 20 minutes to walmart library etc, 45 minutes to San Antonio. As the park is new and developing with time, it has no amenities like a bath house, pool, playground, etc. Just a parking site with sewer, water and electric. Many sites are rustic- ours was bare bones and we enjoyed moving rocks and planting flowers and making a nice space for ourselves. The owners are pleasant and communicative by phone, as they live off site and leave a manager living on site. Owner has had some people misrepresent their situation (like the animal crate in the other review who didn't mention the crate was about 8 by 10 gigantic kennel or that she had 3 cats that were roaming the park) or another person who kept pushing back move in time on a reservation and making excuses for not paying the rent and then gave him an angry review when he said enough is enough, and returned their deposit-he didn't need to have a renter who was a problem from the start. He is a reasonable, nice man who has been very easy to deal with during our stay. I have no doubt he wants the best for his park in the long term. There are mostly longer term renters here but no one looks shabby or ugly except one, the rigs are decent looking and yards are clean, some have made their long term site very pretty. Short term also welcome to stay. If you're a good neighbor, quiet, have a decent looking rig, control your animals, pay on time, the owners are happy to have you. They handle people who are problematic and I'm glad they are working to make this park pretty and pleasant. No, there's no shuffleboard or club house, no social director. I like it that way. The site itself is on a hill and fairly steep so most wont be walking up and down it much. It's a small park on a quiet residential street but near a busier road so we do get some road noise but it's not much. The drive is dirt, not paved, so we do get dusty. Most sites have a good space between them and with time they will develop nicely. Camp manager has a couple of dogs that are loose sometimes but very friendly. All in all, I love the freedom from strict rules this park offers, they trust that you will be a good neighbor until you prove you aren't. I like my neighbors and wish there were more long term retired couples here, this is one of the safer, nicer parks in this area. The parks that offer long term stays that we have looked at around the canyon lake area have mostly been dumps. If you're a retired couple who wants a quiet spot for a month or a year with no social director, just nice neighbors, this is the place for you. We will be back. read more

If I could give this place a zero star rating, I would. We spoke with the owners about staying for about 3 months. We sent in photos of our travel trailer to be approved because it is older, they asked if we had children and would they be going to the local school, and if we had pets. We answered all questions, got approval only to get another phone call saying that our children would not be welcome and then they proceeded to backpedal and say that our travel trailer that they just approved was now too old. read more

Good location to stores and restaurants. Nice people that run it. We leave our trailer there for months at a time before we come back down and no problems and manager kept eye on our trailer. Nice area some of the trailers that have moved in are pretty run down kind of makes park look bad and other than no amenities. It's good spot read more

We loved staying here! The area is quite and the owner and property manager/maintenance guy are very professional and helpful. We will be returning to rent an RV spot. Beware if you are considering long-term. Park rules change at owner's whim. I specifically asked if I could have a kennel for my dogs, owner approved pics I sent him and then after putting it up he said I couldn't have it and had to dismantle it. Also, amp rules don't seem to apply to camp manager. Camp rules don't apply if camp manager likes you or if you don't complain to owner about camp manager who resides in a trailer so run down and decrepit other parks would not allow in their park; at least at any park I have ever stayed in. Owner will evict without any notice to correct a problem that he thinks is a problem. He just evicts by phone or text; and he rents month-to-month so you have no recourse to appeal. If you want to just park your trailer for $350/mo and come visit a couple of days a month; they will welcome you with open arms. For long-term, find another park who welcomes long-term tenets. read more
