There were two bedrooms on the main level and a balcony like room with two beds. The living room was a decent size. On the ground floor, you'll find the private jacuzzi and bathroom. The property is huge and the amenities are nice. The kids got to swim at both of their pools, do mini golf, play basketball, go to an on-site playground and we got to walk to the lake access area.

Not a lot of guests on the property the week we stayed, so all was peaceful and quiet. I loved the view from our deck. A lot of fat satisfied deer in TX Hill country this fall because the live oak trees were loaded with acorns! There is nice access to the Guadalupe River, but the property is rather large so we drove down the steep hill to the river. Now the negative... Wi-Fi didn't work well at all, so most of the time I wasn't connected. Not really a problem when wanting to get away from work. It was only a problem when getting gps to work when planning activity offsite. I'd have to leave first and then set my address. The unit we stayed is was pleasant enough, but the carpet was either stained badly, or just needed to be cleaned. The dresser in my bedroom was an aggravating rickety rattle-trap. And it doesn't matter to me, but the decor could use an update. By the way...there is a LOWES grocery store nearby. River Road takes longer to get to New Braunfels, but it's a beautiful drive. If your more in a hurry and prefer a straighter road take Hwy 306

Everything was clean, the staff was incredibly helpful, and there were plenty of fun activities for all ages. A very special shoutout to the Recreation & Activities Supervisor, Kim Wertens! She was amazing--so patient, resourceful, and truly went above and beyond to accommodate our group of 90 people.     First, not sure why yelp has my location as CA but I'm from the Tx hill country. I've stayed at L&L…read more(tent & rv) or hungout at Devil's Playground every year for decades, but I think they have finally lost our business for good. We could put up with the supremely narrow rv sites, and the nickel and diming (paying for compressed air, dirty shower access, and the high cost of store goods & rentals). We could abide by the un-enforced rule about no dogs, even though there have been dogs at campsites every time we go, but we didn't want to get kicked out so we followed the rules. Similar for quiet hours, and we're night owls so we're well aware of the party noise, and commotion from fights. We are always very careful using the rickety water steps at riverside rv sites, which can be dangerous because they're not maintained. However, increasing prices 213% from last year has and will keep us from the campground this year and more than likely into the future. There are too many other options less crowded and better maintained for the price point. Another campground we stay at has supremely better amenities for back-in rv sites that are $10 more/night than L&L's new rates, and pets are allowed! I get that tariffs are starting to bite, but this is ridiculous, as there was plenty of time to prepare. It was on the agenda since Trump began his 2024 campaign.

    the owners of this place are so sweet! it's so nice to because it is a tiny rv park with barely any…read moreneighbors. it was also my favorite because it was right beside a thrift store called kathi's resale. best thrift store i've ever went to. so cheap to where i could shop there everyday and get good branded things. you have to drive to a laundry mat and that's the only thing that sucks, especially being someone with no car because it's in my home state and boyfriend at work all the time, other than that it's a pretty nice rv park to stay at. no strict rules really. pretty chill. i will say it gets loud tho, whether it's the neighbor kids, bars nearby and motorcycles driving past constantly. the only issue i had is i think the neighbors kids messed with our stuff almost flooding our camper. but overall, id go back. it's way better than a big rv park and i love the thrift store.

We have a 29 ft camper with a slide out and it fit us well with enough room to park the truck next to us. It was near everything we needed and a very nice and peaceful site. As a bonus it had yard games, hammocks, and a grill for us to use. We will definitely be coming back!
