He's always super friendly and helpful, as is the rest of the staff. I just moved back to the area after being gone for four years and this place popped up out of nowhere while I was gone. I lived in this apartment for 8 months and experienced several serious issues: 1、Towing problems - the apartment appears to work with a towing company to tow and auction cars. 2、Unfair deposit deductions - they withheld my security deposit and even charged me an extra $100, claiming there was dust in the corners and "signs of use" on appliances as the photo shows. They could not provide any invoices or proper evidence. I was extremely careful during my tenancy and documented everything with photos when I moved in, anticipating that this "luxury" apartment might try to make up reasons to keep my deposit. If they want to find something, they always will. 3、Pest issues - there were many large cockroaches and ants in the apartment. I submitted requests for cleaning and pest control, but these were ignored. Customer service is non-existent. Their attitude is basically: "Contact whoever you want, file complaints if you like--we don't care." Overall, very disappointing experience and I would not recommend this property. read more

Stay away from this place! SCAM! Poor professionalism! They're the shadiest management I have ever dealt with. I was excited to live here and thought the prices were reasonable considering the location and how nice the apartments are. I was obviously wrong. I was interested in apartment #6417 and the price was $1474 for 12 months lease. There is NO 4 weeks free included in the 12 month price therefore, THAT IS THE PRICE. They include the 4 weeks free pro-rated in to the 13-15 month lease prices, which I also feel is a shady marketing strategy. I asked the manager, Carly, if she could honor the 4 weeks free since I will be starting my internship next year and will not know where I will be assigned. She agreed to honor the four weeks. So I applied and paid all the fees. Fast forward, I am supposed to move in Dec 29th and I get a call Dec 27th from Leidy, basically trying to convince me to give up my apartment to someone else (a resident) who wanted to do an internal transfer. If this was true... why didn't they take it off the website?? This specific apartment had been on the website for weeks. Next, the BIGGEST issue: the price. Leidy let me know the 4 weeks is up front, and from there I will be paying $1587 A MONTH. Umm. What?? No, I corrected her and said when I applied it was $1474. She goes on and LAUGHS and says that type of price is UNHEARD OF. I ask them to pull reports and they said "they did" and there was "no such thing as $1474". So then they have the audacity to ask if I want to rent a smaller apartment. These people are seriously unprofessional and need to keep their prices set. The funniest part is I went into the website TODAY. 12/31/2020, out of curiosity, since they said another resident wanted the apartment. And it is still there... FUNNIER part.. 12 months is AT $1474, meanwhile I was laughed at when i mentioned it. OH, and you know what is at $1587, the 13 and 14 month lease. So they were trying to charge me 13/14 month lease prices (because they were honoring the 4 weeks) when I was only leasing for 12 months. S H A M E ON YOU!!! Don't lease from this place until corporate and management gets better. There's nicer apartments in Orlando that don't try to scam you for higher prices. read more

For a beautifully manicure property, awesome roomy apt, attentive people, staff on site. Hanover is the place. Everyone is very accommodating. It is not only people friendly but dog friendly. We had our first gathering and I met some very wonderful neighbors. It is an extraordinary property because the staff resides here, which makes it unique. Everyone is wonderful from the cleaning people, the maintenance to the office staff. I'm almost to the end of my lease here. Thank god. The new management company ZRS doesn't return any phone calls or emails. Since they took over my hallways have been full of trash, the landscaping is gone down hill. And parking is at its worst it's ever been. I have a reserved spot and there is always someone parking there. They also turned off the auto pay on rent which is understandable when they took over it would be a different login but when I called and emailed to find out how to pay, the only response I got was a 3 day notice on my door for non payment. I have never been late on my rent in my life. They are pool nazis and would rather bitch about you not having your pool bracelet on than really dealing with any real issues. Don't rent here. You will regret it. Maybe this review will finally prompt the newly hired staff to give a shit about their residents. read more

have lived here almost a month and have some advice for people thinking about moving here. So obviously the two good points are the location and the pool. The gym is nice but it's still missing a lot so i know eventually I will end up signing up at cf fitness. I love the inside of my unit. I have no carpet, but some of the units do in the bedroom. I have white granite, which I love and my faux wood flooring its grey some are also a little more beige I guess you would say. It honestly just depends. I don't know if it's by what floor plan you go with or it's random. Having the elevator is a huge plus. So far it has never broke. Getting into each building requires a key fob, which I like but whenever you need to let someone into the building you have to meet them at the main door to the building. There's no ringing them in or anything. When I came to tour the security gates were closed and working, but the three weeks I have lived here they haven't worked the whole time. Always wide open. Parking is kind of a pain. They put in to many covered car ports that most of the tenants here aren't willing to upgrade to so they just sit empty. I think they should take one down since it's empty and give us some more spots that are closer to the door. Especially since the security gates don't work. Also, they use a parking management company that you register your vehicle through. Just a heads up they need your current insurance and vehicle registration paperwork. I lost my vehicle registration and luckily i needed to renew in November so I did it early. If not, they put those stickers that are impossible to get off your vehicle and leave terrible residue on your window. You can also register your guest vehicles through it. Now my biggest problem is they give you a list of rules to follow. For instance no backing in, no for sale signs on your car, and no double parking. I guess this only applies to some vehicles because there is a truck that double parks and backs in yet gets no stickers on their car ever. Almost every morning i walk out someone has a sticker on their window for backing in, but not that truck. There is also a truck that has had a for sale sign on since I moved in. I don't care that they have it, but why only follow some of the rules. I live in the d unit one bedroom floor plan. Immediately when I moved in I noticed that when the vent is sucking in the air for the ac unit it is extremely loud and it is annoying. I asked the maintenance man if it was normal. And he told me yes they know about it. It's a design flaw the ac unit is to close to the vent causing the noise. And they are testing out some solutions. Personally, I would choose another floor plan. My unit also has no coat/storage closet. My neighbor below me must work in music and constantly play super heavy bass music that I hear almost all day long. My apartment sometimes vibrates. Yes you will hear your neighbors. Not the best sound proofing. The last thing is they offer an internet service called National WiFi! Whatever you do get at&t! Spectrum isn't offered here. I initially got this National WiFi and wasn't told any information on how it works. So anything that is not a phone or computer you have to call or send a text with the MAC address to have someone approve the device so you can use internet on it. Now let's say you get it approved well two days later it might not be able to connect and you have to get it approved again. Or if you can't find the MAC address you just can't use that device until you can speak to the right engineer. 0 stars for National WiFi. I signed up for at&t and waiting to get that because I have had such a terrible experience. Anyways I hope this helps you decide on if this is the right home for you. read more

*LONG POST AHEAD* - FOR THOSE APARTMENT HUNTING - We are originally from NY, but have been living in Houston for 3 years. Moving from our parents' houses in NY, to our own apartment in Houston, we quickly learned what our standards, expectations and criteria are for apartment living. We learned we do not want anyone living above us, and only one next to us (top floor corner units limit noise levels), there must be ample parking (preferably a reserved spot), some sort of security and/or cameras on property, a package room, and washer and dryer must be in the unit. That being said, ultimately we did not choose Hanover Dr. Phillips, but we had such a great tour experience, I wanted to leave a review. The complex is brand new. Talk about LUXURY! This place was stunning. We fell in love. It was like living in a luxury hotel. The complex prides itself on resident experience and happiness. The staff is TOP NOTCH! We worked with Akayla and she was great! All staff truly want their residents to be nothing but happy. HOWEVER, you are in THE HEART of tourism, and getting in and out of this complex could be a nightmare (no traffic light at the immediate entrance!). If you do not care much about traffic, and living your "day to day" life in the land of tourism, this place is AMAZING. Centrally located to just about everything. The BEST clubhouse we have ever seen (cameras here). It is fully equipped with activities, a theater room, state of the art gym, resort style salt water pool, tanning decks, dog park. You name it, it has it all! They do have elevators. Package room has cameras. No security guard or courtesy officer.  BUT, they do have a company that comes in to enforce parking (they check parking stickers). They are not there for safety and patrol, but their presence on property could be a deterrent for theft. Complex regulates parking by assigning you to a zone (the spots are not assigned, but the regulating prevents overcrowding - you will always have a spot by your unit). We were allowed an in-person tour (with a mask on). We toured the "F" floor plan (2/2 at 1207 sq ft - after specials would be around $1880 monthly). The units are STUNNING. Great use of space, completely updated. Hardwood flooring throughout, tiles in bathroom. Kitchen was beautiful, nice appliances and farmhouse-style sink (with slight divider). Washer and dryer in unit. Ample storage. Pest control (once a week), valet trash, water (by usage), internet (AT&T or National WiFi), electric is with duke. Renters insurance - who ever you want to use. We honestly wanted to call this place home, but when it came down to it, it was just too close to tourism traffic for our liking. But if you are okay with that, make sure you highly consider them! read more

Been a resident here for over six months. The leasing staff does not address matters correctly. The cops were called on us because we were relaxing at the pool not only the cops were called and couldn't kick us out because we are on the lease leasing office zip tied all the gates for us to be locked in here and there's kids at the pool as well as in case of an emergency happens we're locked in. This place is 20% occupancy now I know why. I would not recommend this place to anyone. read more

Nice complex and amenities! The pool looks like a resort and there's a nice walking circle but small gym for how many people who live here. The biggest complaint is the walls are super thin and you can hear neighbors from all sides especially above is the worse! All you hear is a loud stomping like a marching band. It's also odd how the windows don't have screens so it doesn't help with the bugs. Everything looks aesthetically pleasing here but if you take a closer look it was built cheaply for quickness. The complex is very large thus having many people living here that aren't all considerate or respectful and crazy drivers. There have been cars broken into in the middle of the night and glass in the parking lot every now and then from it. The location is good location if you want to be surrounded by lots of places but also very touristy. read more

I have been blown off about pest control with literal cockroaches in my apartment. There's a reason the majority of the positive reviews are from people who don't yet live here, or just moved in. If you need a good move in deal (I've seen them offer 6 weeks free) and can deal with constant noise and insects then go ahead and give it a shot. If not save yourself the trouble. Thought I would give a little update on how Hanover Dr Phillips handles COVID-19 precautions! No one in the building wears masks. Management sends out an email saying residents caught not wearing masks will get fined. I ask how they enforce it- they say they have cameras around the property to check. So then why does no one- including Hanover's own staff- seem to wear masks? Yes, there was a maintenance staff member working INDOORS outside the elevator Twice today I had to tell neighbors not to get into the elevator with me because they were not wearing masks. I have to leave my apartment to walk my dog, etc, so I have no choice to but to walk around an apartment complex where no one wears masks in the middle of global pandemic, and I'm very careful about where I go (if a place doesn't enforce mask wearing, I will not go). So if I get COVID, it's going to be from my own apartment complex. Isn't great to feel unsafe where you live? read more

Hanover Dr. Phillips is amazing! I am so glad that I chose this place. It feels like living in a luxury resort that I get to call home! The complex is brand new, so it's nice knowing I was the first person in my unit. It is super safe with all of the security they have set in place such as the gate, call boxes to get into the complex as well as the building for any guests arriving. I love the fact they have parking management to ensure that residents can park in the spaces reserved for them by their building. It's nice having a set location to pick up mail and packages. The pool and amenities are stunning. The pool is my favorite place to relax. They have cabanas, comfortable lounge chairs, tv's (good for fall sports and college football Saturdays), as well many ways to enter the pool. I love that they have a life size chess set and ping pong table to stay active and play outside. It is super quiet, too! You'd never know you had neighbors. The staff is super friendly, and truly help if you need assistance with anything! If you're looking for the perfect place, this one is it! read more

I moved recently (2 months ago) to building 5 and the elevator has been a nightmare. Just the day I moved in, the elevator wasn't working and the movers have to take all my furniture and personal belongings through the stairs to the 3rd floor costing me more money since the movers charge by the hour. Every weekend the elevator stops working at some point and sometimes during the week. Also, the gates to the complex are wide open 24 hours since they don't work either. They keep saying during the 2 months that I've been there that supposedly it is the storms or the manufacturer that doesn't have the faulty part needed because it is in back order or some excuse like that. I know one of the neighbors decided to move out of that building because she was living on the 4th floor and couldn't take it anymore. I've have been very patient before writing this review to give them a chance but this is totally unacceptable for a complex that it is supposed to be "Unparalleled Luxury" "100% Satisfaction Rate" as shown in their website. I do want to clarify that that at least some of the staff, Daisy and Paul, have been very helpful and kind and I know that they're doing their best to deal with these issues which is out of their control of course. read more

I want to start by saying that my husband and I moved in without touring in person. We were moving from California and didn't have time to fly out and see the property, so we did a facetime tour with a member of the staff. We signed a lease and when we arrived...it was even BETTER than what we could have ever imagined. These past six months have had a lot of unexpected turns, and I cannot say enough how wonderful it has been to be in such a resort-like, luxurious property. Do yourself a favor and ignore those one star reviews- honestly people can get bitter so quickly about the smallest things. The maintenance staff here is the best, most dedicated and friendly staff I have ever encountered. The leasing staff is SO happy and kind as well, and they really do make this place feel like home. I'm so grateful to be able to wake up every morning in such a bright, pristine and glowing environment. The pool is better than most resorts, the grounds are impeccable and there is ample room for walking and running around the property. It is VERY safe and very pleasant. I have only positive things to say. I can't imagine living anywhere else. They have frequent community events, food truck fridays, and they even decorate for the holidays. Also the landscaping they use, City Beautiful, is phenomenal. Furthermore, the gym is amazing! They have TWO peloton bikes! If you have any idea of how much those cost, you know that those alone make the gym more than worth it. There is also tons of natural lighting in the gym that makes it feel happy & energetic. We have never heard our neighbors, not even once. Lots of good energy & positivity here. I feel blessed and grateful to live here. read more
