There was a dead raccoon that laid beside our house until it deteriorated even though I put calls in and also a maintenance request. Bear cans laying everywhere balloons in the yard then when we moved out they charged us $1800 on top of our deposit and there was nothing we could do about it and it was ridiculous we only lived there a year. We keep common spaces nice. My wife spent her own time looking for lost pets (and with some success). We donated our old cat carrier to the complex for other lost kittens. The above is to say that we weren't problematic residents. We did our best to live simple in our apartment community. The folks working in the office were kind. They assured us that we could make our house a home. They encouraged us to decorate: hang pictures, TVs, etc. They didn't warn us about the Bethel road drag racers that would wake us up in the middle of the night. They sold us on the idea that we could live, cause normal wear and tear, and expect no surprises at the end. I feel naive. My wife and I excitedly got a puppy after a few months of living there. He's an absolute treat. Like all puppies, he had a few accidents as a baby. He liked to pick at the seams of the carpet, digging with his paws. I knew that I'd be paying for carpet replacement and made peace with that. He's now a fine young man, and caused no further damage. We always picked up his poop - something that select other dog owners didn't have the stomach for. We started looking at houses after notice of a significant rent increase. We had just seen a place that we really liked, so the deal was sealed. We made an offer, purchased a home, and informed Sawmill of our intent to leave. When we moved out, we didn't leave anything behind. We swept and mopped. We dusted. I struggled to get our grill off of the back patio (I lost the key). We vacuumed, despite the need for replacement. We pulled all the fasteners from the walls. We didn't paint, as the complex uses a gray color that would require a color match. We turned in our keys and made our way to our new home (we love it!). I'm writing this review weeks later, having just received a final bill from Ardent. Never did I imagine that it would request such an amount. The charges include hundreds of dollars for paint. Among the items were: the count of nails holes from hanging photos and art, discoloration of baseboard, adhesive damage on a bedroom window sill (caulking?), and splatter on the kitchen wall. We didn't take an awl to scratch or damage any caulking. We live gentle. The oven is flat against a wall in the kitchen. Splatter is inevitable if you cook in the home. They need backsplashes. The pictures that they took of the "damage" were as mild as you can imagine. Next they cited a cleaning charge, with nothing extravagant. It appears (tough to decipher handwriting on the invoice) that they are charging for a lightbulb or two? This was followed by the carpet (I have no problem with this charge.), a fridge cleaning charge, a final water bill (again, no issue here). Surprised by the bill I tried to log into the renter portal to review the lease, a statement of billing, and to find a detailed itemization of the charges (materials/labor hours). It turns out that they lock you out of your account the moment you dare to move out (Spoooky!). Next, I called the office for the same documentation. I was told by the agent that they would send it to me. They didn't. Days later, I called again. This agent told me that they would not send me anything due to my outstanding balance and that I should have saved copies of everything before I moved out. In my opinion, this policy is predatory. I want to see what I've paid for, review the agreements, and have further detail of the new billing, so that I can protect myself and ensure that the charges are sensible. It appears as if the property management group wants to keep renters from becoming emboldened enough to challenge them. What is the purpose of pet fees and pet deposits if they aren't to be applied to the additional maintenance driven by the pets themselves? Why the false narrative that you can make the apartment a home? Why can't I access transactional details because I have an outstanding balance (I just got the notice)? Why does the rent go up when it seems to me that the complex is already raking it in? I think the last question may be part of a wider issue plaguing the renting class in our metropolitans. Comparative pricing empowers the larger landlords to raise the rent, justified by overheads or not. It's a vicious cycle. In my opinion, it's greedy. So, if you drove past the apartments at Sawmill Ravine today and thought to yourself, "I might like to live there... It looks nice.", my recommendation would be to keep driving. Make the next right onto riverside drive, and keep your eyes open for a sign advertising another set of townhomes. Hopefully they're managed by a smaller, less corporate establishment that has their thoughts set on more than the bottom line.

I've been a Champion Properties tenant for over six years -- first at Duncan Park and then The District at Tuttle. I stayed as long as I did mostly for my dogs, who were comfortable and settled. But looking back, I wish I hadn't given this company so many years of loyalty. The maintenance teams at both communities were consistently excellent. Quick, courteous, and thorough -- they're the reason I didn't leave sooner. They deserve five stars without question. But while the apartments themselves are decent and most neighbors respectful, Champion's management practices have been deeply disappointing -- both at the local level and, more troublingly, at the corporate level. I've experienced everything from ignored complaints about disrespectful neighbors to pressure tactics during lease renewal (like suddenly losing gym access when I asked for more time to decide). I've had to endure AC outages in peak summer without any portable unit or interim support, even with pets in the apartment. When I finally asked to break my lease due to a serious personal situation -- after six years of consistent rent payments and no history of lease breaks -- corporate flatly ignored my request. Not a single reply, despite my long-term loyalty. Yet when I discovered a false remark on my rental history via RentGrow, they responded within a few hours, trying to shift blame to "a system error." So, when it's about protecting themselves legally, they act fast. But when it's a tenant asking for a basic human courtesy after years of reliability? Silence. That speaks volumes. The same pattern showed up again when I requested a lease update to reflect my full legal name so I could renew my driver's license. They'd helped with this once before, but now I was told to "just use a power bill" -- not helpful, not cooperative, not professional. Bottom line: Champion invests in attractive properties and hires excellent maintenance crews -- but when it comes to how they treat tenants, especially those who've shown them years of consistency, they fail. If you value fairness, responsiveness, and human decency from management -- I strongly recommend looking elsewhere. Champion Properties: champions in maintenance, but absolute amateurs in tenant care and accountability. Hard not to wonder if a tenant who looked different from me might've been treated with more urgency, empathy, or basic respect. Update - August 14 Moved out August 13. Corporate's reply? The timeless "Please reach out to us so we can discuss." Already been there, done that. This is just the corporate version of hitting snooze. I'll just keep this fresh here -- and on Google, where I had to trim my update because my original essay maxed out the space.

The amenities include a beautiful common area , a roof top gathering spot, a pool with grills, a work out room and ample parking. There are lots of events planned thru out the year including monthly food trucks , wine and wrap , Girl Scout cookie day and various contests with great prizes. The complex is very professionally run by Bobby and Chris who are very friendly and happy to help. The maintenance team is outstanding and very timely . The property is very clean and located to parks , restaurants and shopping . Fellow residents are friendly and courteous . I can't imagine living anywhere else.

There were some fixes needed during our stay. The management and maintenance team responded to our requests in a very timely manner. For example, There were two ceiling fans that makes weird squeaking noises in the house. After we reported the issue they immediately contacted the property owner and brought two brand new fans for installation. No hassle, no extra charge, no back and forth arguments. We are very glad that we chose this company instead of renting from a private landlord. I think they are very professional and have a high quality of customer service.

The house was advertised to be noise-proof but I can hear the neighbor's conversations. Not to mention the sounds of their dog walking around the house. It's not the neighbor's fault-- they are just living their lives. But wow, I have lived under at least 5 different housing management teams before and it has never been this bad. Maintenance requests do not get done until couple months later, and even if they come over to fix the said problem, I can't tell that it was properly fixed. I honestly can not WAIT until I can move out of this house. EDIT: Bijan (the landlord) and I had a conversation. We came to the consensus that there was quite a bit of miscommunication on both sides of the party. Bijan definitely cares about the tenants' well-being. Once a distinct & straight-forward maintenance system is placed, I have no problems with this management company.

    Agent: Michele Gillis…read more She was incredibly unprofessional at closing. She showed up late, was wearing a short dress (especially for someone of her stature) and flip flops, and was chewing gum so loudly and insistently that it was evident that she was not confident in herself and was nervous about the closing. Come to find out, she had failed to look at any of the paperwork for the sale of the house until the night before the sale. She mentioned multiple times that she had been too busy with other clients to put any time into her client. She ended up forgetting to include enough things in the contract that the buyer lost nearly $400 on paper and around $1000 in extras at the house (to include a washer and dryer that she just forgot about!). Once the client said he wanted to go through with closing even though he was losing money, she insisted that he call around to figure out a way to gain money and push back closing. She encouraged him to lie about a jewelry collection in order to have higher insurance premiums. She was rude, bossy, and overall inappropriate. When she left the room, both the lender and the other real estate agent were talking poorly of her in front of the client present - she's THAT bad. Additionally, I could list all of the information that she shared at closing about her other clients. I know their names, what type of loans they used, who co-signed for them, etc. She doesn't respect privacy or uphold character. If she is trying to work with you, know that many other people do not want to work with her. The lender mentioned to us that she has told Michele she will never again work with her due to her personality. To quote the lender and the other real estate agent "She just drains me". If you're looking for someone to represent you in a positive manner and help you have a pleasant experience with the purchase of a home, I would look elsewhere!
