Longtime Resident at Two Champion Communities(District at Tuttle & Duncan Park) -- Maintenance Shines, but Corporate Management Fails Tenants!!! I've been a Champion Properties tenant for over six years -- first at Duncan Park and then The District at Tuttle. I stayed as long as I did mostly for my dogs, who were comfortable and settled. But looking back, I wish I hadn't given this company so many years of loyalty. The maintenance teams at both communities were consistently excellent. Quick, courteous, and thorough -- they're the reason I didn't leave sooner. They deserve five stars without question. But while the apartments themselves are decent and most neighbors respectful, Champion's management practices have been deeply disappointing -- both at the local level and, more troublingly, at the corporate level. I've experienced everything from ignored complaints about disrespectful neighbors to pressure tactics during lease renewal (like suddenly losing gym access when I asked for more time to decide). I've had to endure AC outages in peak summer without any portable unit or interim support, even with pets in the apartment. When I finally asked to break my lease due to a serious personal situation -- after six years of consistent rent payments and no history of lease breaks -- corporate flatly ignored my request. Not a single reply, despite my long-term loyalty. Yet when I discovered a false remark on my rental history via RentGrow, they responded within a few hours, trying to shift blame to "a system error." So, when it's about protecting themselves legally, they act fast. But when it's a tenant asking for a basic human courtesy after years of reliability? Silence. That speaks volumes. The same pattern showed up again when I requested a lease update to reflect my full legal name so I could renew my driver's license. They'd helped with this once before, but now I was told to "just use a power bill" -- not helpful, not cooperative, not professional. Bottom line: Champion invests in attractive properties and hires excellent maintenance crews -- but when it comes to how they treat tenants, especially those who've shown them years of consistency, they fail. If you value fairness, responsiveness, and human decency from management -- I strongly recommend looking elsewhere. Champion Properties: champions in maintenance, but absolute amateurs in tenant care and accountability. Hard not to wonder if a tenant who looked different from me might've been treated with more urgency, empathy, or basic respect. Update - August 14 Moved out August 13. Corporate's reply? The timeless "Please reach out to us so we can discuss." Already been there, done that. This is just the corporate version of hitting snooze. I absolutely love living at The Heights at Worthington Place. The apartments are spacious with high ceilings , plenty of windows and lots of storage space. The amenities include a beautiful common area , a roof top gathering spot, a pool with grills, a work out room and ample parking. There are lots of events planned thru out the year including monthly food trucks , wine and wrap , Girl Scout cookie day and various contests with great prizes. The complex is very professionally run by Bobby and Chris who are very friendly and happy to help. The maintenance team is outstanding and very timely . The property is very clean and located to parks , restaurants and shopping . Fellow residents are friendly and courteous . I can't imagine living anywhere else. read more

I cannot even begin to sing the praises of Worthington Ridge but sure gonna try. The Worthington Ridge apartment complex is PHENOMINAL!! I am so incredibly happy to be residing at Worthington Ridge. The staff is beyond wonderful. So caring, so competent, so kind, so knowledgeable and sooo much FUN. (Monica, Meg, Emerson and sometimes Ben when he's here) They make the residents all feel more like family. There is such a sense of " community " here. The weekly events that they hold here are amazing. I truly love em. Thank you Champion for all that you do for us here at Worthington Ridge. I highly recommend this complex! read more

You do not want to move here! I refer to this place as the Projects of Polaris where trash is allowed to be left in the breezeway all the time. I have been complaining about it since 12.16.21; and even when Champion took over nothing has changed. I cant' even have company because when you walk out you get to smell aroma of trash! Walls are super thin and the fridge, stove and counters are outdated. I had issues with my sink and was told it would be replaced in January and that did not happen! Oh and don't be surprised if you come home to your locks being changed like i did one day. They said it was due to the other company having a master key. Champion bought this place in September of 2022 and just decided to change the locks in May 2023? read more

Let me start off with lake club at Polaris wasn't always a horrible place to live, the once were a great place with wonderful leasing office staff. But that went down hill quickly and it just keeps getting worse. Lake club also allows for my neighbor to personal harass me and even threaten to kill me, but that ok to them because instead of handling the issue I haven't been able to stay in my apartment due to fear my neighbor will kill me. Adrian B has allowed it to happen and has even helped with the harassment coming from my neighbor and him! But let's start with who made this place a great place to live starting with Adam Carracci he was great about always helping and super friendly he made you feel like he was your friend. Then Brad Clapp he we defiantly had our moments when I didn't think he understood what I was feeling but he always made it right and helped as much as he could. Kenny wells the newer office manger is also very great and extremely helpful as well. One of my favorite Kali Titus she truly was the best and really cared about everyone! To the amazing maintenance team, Joseph Stiltner who was very friendly and great about showing you how to do it, Jeremy who was great about explaining everything and I believe his name was adam who took time to ask how your day was and not just be someone stranger in your home. But that's the problem I could go on and on naming the great staff but that's it they never stay the same and they constantly changing them out so it's extremely hard to get trust built when they never have the same staff, I used to trust maintenance in when I wasn't home but they change them out so much you never know who is coming anymore. The inside of the apartment are nice other than the paint is horrible and you can hear everything your neighbors dose But you can't always win with every. I truly wish that lake club was as great as it was when I moved in 3 years ago. But what has went down even more is the friendliness from the office staff to how they let neighbors treat other neighbors, but even more to the ignorance of the office staff to the corporate community. Champion properties wouldn't be a community I would jump on living in or recommending to my friends or family. read more

I relocated from the East Coast to Columbus this past winter. We had one day to come into the city and look at apartments - I scheduled us from morning to close, and we were to see 13 of them. When we walked into Grafton Park, we knew it was supposed to be our home. Everyone was so welcoming, the community was beautiful, and Seth was incredibly helpful. We left our appointment knowing, but I made us finish up the day just to be sure. We saw other communities from Champion as well, but Grafton Park just had something special. We LOVE living here. Our apartment is beautiful, and the community is perfectly maintained. The staff at the clubhouse, especially Seth who found us our home, are incredible. I have been known to say I feel like I live at a hotel. Gym, pool, business center, Starbucks - everything is immaculate and hassle free. They will sign for packages for you, they will help you find a good Chinese food place, their facilities will serve for an impromptu business meeting. I have had very small maintenance requests, but all have been met with expedience and the nicest service you could ever imagine. Need a new air unit filter? They have that. Light bulbs for the track lighting in the dining area? Not only do they supply them, they'll change them for you. The property is very pet friendly with ample room to walk your pooch and clean up stations are easy to find. The mailroom is completely enclosed, so you don't have to stand out in the rain getting your mail. The compactor is always neat and you don't have to worry about open dumpsters, or odors. My family was concerned that we were moving so far away, and when they came to visit my father remarked how much better he felt about it now that he saw where we lived. I love my home, and I can't imagine living someplace else. read more

I lived at Hilliard Village for 14 months, as per our move-in special made the lease longer than an average lease. The pro's of this complex is that it has direct access to 70 east and west so it makes traveling quick. Additionally, there is a traffic light outside the complex, which aids in the morning commute to work (neighboring complex's do not have a traffic light, so I can only imagine how difficult it is for them to get out of their neighborhood during rush hour.) However, that is unfortunately where the pro's end for my fiance and I. We moved in during April 2014, and this was not only both of our first time leasing an apartment, but also our first time moving in with a significant other. We were initially in love with the apartment. We rented a 2 bedroom, which had a decent square footage (the apartments are older and typically older apartments have move space I have found.) The apartment was plenty big enough for just the two of us. They had also recently remodeled a lot of their units, and just about everything (major) in the apartment was new. Two weeks after moving in I saw my first (of many) roach. Naturally, I freaked! Neither my fiance or I brought them; we both lived with our parents and neither set ever had a problem with roaches. These roaches had to be from our neighbors or the previous tenant. I was very kind to the employees of Hilliard Village, as it wasn't their fault. I immediately called maintenance and they were quick to send in their pest control company. As far as I could tell, the bait gel they applied was entirely ineffective - they only applied it to my apartment. They had inspected my apartment and informed me that "the good news" was that they didn't see any signs of infestation. However, within a month, we saw another roach, and so they sent out the pest control again. Keep in mind that it was only my fiance and I living there. We are not messy/gross people, and once I saw the first roach, I made a significant effort to never have anything out (ever) that could promote roaches. This process went on the ENTIRE duration of our lease. We had pest control out probably 4-5 times, and saw somewhere between 15-20 roaches in our 14 months. Supposedly they treated the surrounding units, but I really have very little faith in anything they told me. There was one occasion (about 2 months into our lease) that I had informed office staff that we had seen 3 roaches in 2 months...I was then told "I know you don't want to see any roaches, but that really is not a lot." I am not sure what she had intended to accomplish with that statement but it definitely made me realize that I was not being taken seriously. ONE roach is absolutely a need for concern - I usually do not need to explain to people how vile they are and how quickly they reproduce. After I was told that, I made the decision that when our lease was up, we would not be renewing ... this was after only 2 months. Roaches aside, the complex was "okay." The lighting in the parking lot was a JOKE. We lived in the first set of apartments right when you drove in- being a woman, I was always on high alert when I was outside at night. Granted, nothing ever bad happened to me (I cant speak about anyone else. We kept to ourselves so we wouldn't have heard anything.) They have a small pool, and supposedly have a gym and a laundry facility, but that was not included in our initial tour and we never used any of the amenities. They allow pets, large dogs too (some restrictions.) They do partner with AUM, which is a third party company that consolidates your utilities - some may find this useful, I found it highly annoying. The company charges for you to pay online (so paying through the mail with a check is encouraged...) and they also charge you a "convenience/service fee" that is somewhere around $8.60/month (so in 14 months, I paid $140 for a company I didn't even like, and had no choice of using.) read more
