I waited nearly 3 weeks to write this review to see if anything would improve or get better. To give Invitation Homes the opportunity to make it right. We had our home Orientation with Fred and he warned us about our leasing agent Shannon Ruiz and said that we definitely should've had Courtnie who is more professional and stays on top of things. I tried to remain optimistic, and hopeful, regardless of what was said. Shannon Ruiz is our leasing agent. I met her 3 days via text message before I received the keys to my home. We were taunted and pressured to ensure that we made payments to move in. We are fully moved in, and this house clearly was not ready for us. There are many maintenance issues. All of the maintenance workers are super friendly and professional however, I cannot say the same about the representatives at Invitation Homes. I've talked to about 10 people who seem to work overseas, it's hard to reach someone in the Houston office, a Direct point of contact. If I could leave ZERO STARS I WOULD! Lying company that baited clients into moving across America , only to later claim they never approved installations after previously acknowledging them. They also charge random fees to your cards and cover up black mold with paint. I had a health condition thats urgent when it comes to your sinuses. Don't worry they don't care and still bill your account every month though. Let's not even mention the fact they don't have pest control, and there were multiple entry points for roaches, mice, and bugs to get inside through cracks around the doors. If I could give ZERO stars i definitely would. Absolutely terrible experience with Invitation Homes at the home I rented in Houston. They are refusing to return my entire security deposit of $1,765 and are now demanding an additional $600 on top of that. The charges are outrageous, inaccurate, and appear to be an attempt to make former tenants pay for upgrades and pre-existing issues. When we moved into the home, it was filthy. We submitted multiple work orders because the cleaners they sent out did little to nothing. We ultimately had to clean the house ourselves and got sick from the dust, dirt, and grime that should have been addressed before move-in. Yet they have the audacity to charge us over $200 for "interior cleaning" after move-out. We also paid over $200 to have the carpets professionally cleaned and left the receipt on the counter exactly as instructed. The house had numerous problems from day one. We repeatedly submitted work orders regarding the windows because only one window downstairs was actually double-paned. We could hear every car driving by and barely slept for the entire year we lived there. Nothing was ever done about it. Now they want to charge us for window coverings on the same cheap windows we complained about throughout our lease. The bathtub was clearly in poor condition before we moved in and appeared to have simply been painted over. The paint started chipping within a week. I wasn't going to continuously submit work orders and expose my family to paint fumes because they chose a cheap cosmetic fix instead of repairing it properly. I also submitted a work order regarding mold in the bathroom that was causing issues in the garage ceiling directly below it. Nothing was done. Now they are attempting to charge over $800 for tub repairs. I refuse to pay for upgrades to a property that was already in poor condition when it was handed over to us. You gave me a damaged tub, and you got back a damaged tub. They're even charging for things that weren't damaged, including ceiling fans. On top of that, they're charging a $71 "lack of notice" fee because our move-out occurred on a Sunday. We followed every instruction we were given, left the keys in the lockbox as directed, and were told an inspector would come out that day or the next day to verify the home was vacant. Nobody ever informed us that we also needed to send an email stating we had moved out. Now they're charging us because they failed to follow their own process. What makes this even worse is their complete lack of customer service. I called at 9:00 AM and made it very clear that someone needed to contact me by 1:00 PM regarding these charges or I would come to the office myself. No one called. I went to the office, and despite it being during business hours, the door was locked. I rang the bell multiple times, and no one answered even though I know they were open. To make matters worse, I am currently on hold with billing for over 30 minutes waiting for someone to answer. I even requested a callback and still have not received one. While standing outside the office, I received an email from them. I immediately responded, informing them that I was physically outside the office waiting to discuss this urgent matter after taking time out of my day to be there. They have yet to respond to that email as well. Invitation Homes had no problem collecting rent every month, but when it's time to return a security deposit, they seem determined to find every possible excuse to keep it and charge tenants even more. Between the unacceptable condition of the home at move-in, ignored maintenance issues, questionable move-out charges, and nonexistent customer service, this has been one of the worst rental experiences I've ever had. I will be disputing these charges and strongly encourage prospective renters to think twice before signing a lease with Invitation Homes. Another issue I have with Invitation Homes is the way they delivered the move-out statement. We received it on a Saturday evening, close to 8:00 PM, instead of on a normal business day during business hours. If you're going to send tenants a statement claiming they owe thousands of dollars and disputing their entire security deposit, the least you can do is send it at a reasonable time when someone can actually contact your office to discuss it. Sending a move-out statement on a weekend when your offices have limited availability and people are spending time with their families is completely unprofessional. Matters involving security deposits, disputed charges, and move-out balances should be communicated during normal business hours on a business day so tenants have a fair opportunity to address concerns immediately. Instead, we were left frustrated all weekend with no meaningful way to get answers until Monday, only to then be met with unanswered calls, locked office doors, and no response to emails. read more

My experience with Invitation Homes has been great! From the leasing office to the maintenance team, I can always rely on excellent customer service! I'm in my 3rd year of leasing my beautiful home and love it! A few days ago I heard a screeching noise coming from my A/C unit outside. I submitted a maintenance request on a Friday, had a contractor come out Saturday morning, a quote was submitted and approved Monday. The A/C unit was replaced on Tuesday! Your company has left us without Hvac for 4 days now we had an appointment scheduled and you never showed up because one of your team members didn't know what they were doing and sent the technician home! I took off work yesterday for nothing. Then today you sent someone with no heads up so we had to rush home just for you to not approve THE WORK ORDER!!!!!!!!!!!! It's 90 degrees in Texas with an 80% humidity rate. We moved into an Invitation Homes rental house from out of state about a year and a half ago. It has been a great experience. First, they helped us lease the property without being there physically which was so helpful. Also, we have only had one maintenance issue which was resolved the same day. The issue was with the AC system in the heart of summer but they sent a contractor immediately and it was fixed in a couple of hours which was a huge relief! We were excited to move into our first rental house after leaving an amazing apartment complex. While we were sad to leave, we needed more space for our children and after falling ill, climbing three flights of stairs became impossible for me. Naturally, we had high expectations. We thought, "If the apartments were that great, imagine how nice one of their homes must be!" Unfortunately, our experience has been deeply disappointing, and the home presented several issues that affect its health, safety, and livability: * The HVAC system has no air filters installed, and the ducts are full of debris and pet dander from the previous tenants. The system blows out visible dirt and contributes to a persistent dog odor throughout the house. * The backyard was left in poor condition, with old pet waste and toys scattered around. The lawn appears damaged, likely from the previous tenant's dog. * The living room flooring has visible scratches and gouges. * We were told all kitchen cabinets would be replaced, but only one has been. The rest are mismatched, yellowed, and detract from the home's appearance. * The dishwasher was found to be dirty and full of visible mold, making it completely unusable. * The entire house still smells strongly of dogs from front to back. * There is a hole in the master bedroom door that was not disclosed prior to move-in and has yet to be addressed. As first-time house renters, we didn't expect perfection but we also didn't expect to walk into so many unresolved problems. The leasing agent pushed for payment immediately after the tour, despite us pointing out visible damage and a broken cabinet. Oddly, he stood in front of the dishwasher the entire time, blocking our view likely to prevent us from seeing the mold inside. Attempts to contact the property manager have been unsuccessful in getting these issues resolved. What's even more frustrating is that there are multiple rental properties on the same block. Out of basic courtesy, we should have been offered a clean, move-in ready unit instead of this one. Do NOT rent from this company. They are greedy and incompetent. I've been in this home since 2021 and it's been problem after the other. There has been mold/mildew growing in the house, especially in the master bathroom. They keep sending contractors and the each contractor states that the government hole bathroom needs to be replaced due to leaking pipes. Instead of fixing the issues they put a bandaid on it. Paint over the mold growing on the ceiling and walls. Using industrial size fans to dry the drywall using electricity that I have to pay out of pocket for. Replacing the vinyl flooring where water is seeping from the bottom. The attic above the bathroom is soaked and they have yet to replace it. It's causing breathing problems and several allergy issues. They are quick to lock you out or fine you, but could care less about providing you and your family a safe place to live. read more

He arrived to my house, at which time he decided to look at the images I provided to him before deeming it a job out of his hands. I received 30% of deposit back after leaving the home in good condition. Charged me $495 to replace 5 cheap plastic blinds and $510 to "mow the lawn" that was maybe 2 weeks after mowing it myself. I cant stress enough look else where I've rented from 4 other companies and all had there issues but none of them stole from me. I was told after I moved in that the house I rented sat unrented for awhile. The persons who lived here before me had five dogs and were not so clean so just Imagine this carpet. They sent two inspectors and are now trying to send a third one to inspect the house again because they did not want to accept the proposal to resolve this issue properly. Since the last time, my sons ceiling caved in. He couldn't sleep in his room for over a month. Why?! Because that's how long it took them to complete it. Do you think that they would prorated or compensated me since my son couldn't sleep in his room for exactly 38 days. No!!!! Do not rent from them. They do not fix anything! And if they do it'll take literally weeks and will not be done right. When this overpriced piece of sh!t of a lease is up I'm running away and not walking! Terrible.
