I liked that it was renovated and decided to apply. I was approved with a $3000 deposit which was obviously ridiculous and I decided to decline. AND IM HAPPY THINGS HAPPENED THAT WAY. Seems like I dodged a complete bullet. I didn't see so many negative reviews until I did some further research online. (See picture). I would definitely say be mindful before wasting time or money applying to this location. Unfortunately, they don't disclose the downside to the property. But again, Kim, the manager, did seem very pleasant.

The neighborhood is super friendly and welcoming. You can walk to many places and kayak in the canal nearby. The layouts are very spacious and unique and the prices are reasonable for the amount of space that you get in this area. The HOA is not a pain in the a** like many others are, and they maintain the property well. Of course, the individual units are the responsibility of their owners... so the condition may vary if you are renting. The good thing is that this complex is relatively new (built in 2005) compared to most places nearby within this price range. I lived here during the major flooding in Fort Lauderdale, on the ground level, and did not have any issues. My car was fine and my unit did not flood. There is a lot of guest parking and the spots on the outskirts of the property (with no designated markings) are free for anyone to park in. Very rare for this area. Don't park in the guest or resident spots without a pass, obviously. lol. If you choose to live here then be aware that you are living in a downtown area... and unfortunately that just means you have to be more careful than a suburb. The police station provides some safety to the neighborhood but they can't catch everything. It's the same deal if you live anywhere in downtown fort lauderdale or miami. So yeah, if that's something that you are scared of then you should probably move to like parkland idk. My advice living here would be get a ring camera, use the security system that comes with your unit, and be mindful of where you park your car.

Neighborhood does nothing as far as security despite their being constant safety concerns.... but they sure do invest in their tow company contratctors. its a shame because the actual neighborhood and location are great but its absurd that there is no sort of security. and trust me being behind a police station doesn't mean a thing (see above for list of crimes within one year of living here)

Adam, the professional we first encountered for a tour was outstanding on our first visit, and continues to be so as we are now tenants.
