They didn't want to do anything till we said we were not going to renew our lease. Then that day they sent someone to spray where the ants were. We asked to be let out of our lease due to this issue and they declined it. Well now the carpenter ants have moved to our bedroom and are coming from under the floorboards and on the walls. Below are pictures of my son's bites and the video of the ants and damage done already. Just be warned they only put bandaids on things and almost never fix anything till you threaten legal or say you aren't renewing the lease.

They claimed, we do not have black mold in Texas..... It was making me sick in the couple of weeks or so I was stuck living there while I moved out. Wellington Apartments I could hear my neighbors just about anytime they were moving & half a dozen of my neighbors or so LOVED to let their stupid dogs bark all through the NIGHT!!!! Arg!! I do not care for dogs like some, so this was a HUGE negative. Desert Shadows Apartments I have lived here once before, loved it both times!! Carpet is worn looking & some other things are not in the best condition. But it is not bad & it is mold free, flood free, & very reasonably, & I do not hear my neighbors EVER!! Oh, and, the AC works well & it is well insulated with washer/dryer hook ups!! I live on the bottom floor. They are remodeling the parking lot for more space right now, almost done!! It is looking good!!!! But now I am moving out. Lol Anytime I have had any major issues they took care of them promptly!

Basically you have to keep your apartment a cave and not cook since it will only make your apartment hotter. 1980s-1990s fridge, stove, dishwasher, nothing is up to date. Not worth the rent requested and rent is up every contract renewal. Free for all parking even if you don't live here you can keep your vehicle parked here for months with no tow. Tow guy will just drive by slowly looking like he's working even when tags are expired. Roaches, ants, you name it will still be there. German cock roaches wont go away unless you clear out the whole building itself. Amenities Pool overflowing not correctly maintained. Children swim freely unsupervised, yelling and cussing. Dogs swimming and fur floating around water. Washrooms, Its laundry roulette, you never know which machine will break leaving your clothes soaked or unwashed. Dryers not drying or turning. Workout room, nice selection of weights, 1 cycle machine, and 1 treadmill worth using. Everything else is not worth what is considered extra for apartments. Water Bill. 1 bedroom apartments occupy 2 people on contract not so. You'll have 5-6 in a family in 1 paying for the upped water costs which is BS when you have 1 or 2 people in yours.

    I know that there a some bad reviews out there for River Ranch but I do have to say that the…read moremanagement has changed and so has the staff. Things are improving and I don't think the good is shared as much as the bad. I lived at River Ranch for a year and it was the best place I have lived since moving away from home. Furnished apartment rooms, great amenities. I appreciated the gated community that it was. Close enough to ASU campus that I didn't have to use a ton gas trying to get class, 3 min drive. Maintenance is always working on things and with the amount of apartments that they have, the best thing is to be understanding of the wait time. I sometimes had to wait longer than I wanted but the workers were helpful and understanding and always apologized for the wait time even if it wasn't that long. I had to move out because of a roommate issue, not anything related to the staff or the apartment complex. Over the year that I had been there I noticed a big change in the management and how the complex presented themselves. They have completely new management now. The new property manager is Maryann and the property couldn't have anyone better. She was so helpful, caring and understanding to my situation. She is also really good at getting the other staff members to promote activities with the residents that are things from prizes with contests or free items to celebrate a national holiday. Maryann is awesome to talk to! Sadly the best agent that I went to for help at the complex was Savannah and she is no longer there but the new staff is understanding and does a great job of getting info out to residents.

    This property is completely unacceptable--both in the condition of the units and in the way…read moremanagement treats tenants. At move‑in, the unit was in poor condition: dirty, worn, and clearly not properly prepared. Toilets weren't cleaned, surfaces were grimy, and some of the furniture was literally held together with duct tape. Appliances were sub‑par and outdated, and even after multiple requests to fix items, nothing was ever actually repaired. The apartments desperately need updates, but instead of addressing issues, management ignores them. The overall property isn't maintained either. * The security gate never worked once in the two years my son lived there. * The pool was closed more than it was open. * The trash compactor has been broken for months, so they dragged in large dumpsters and left them outside the trash area--an eyesore and a sanitation issue. Move‑out was even worse. The billing was inaccurate and misleading. They attempted to charge again for June rent that had already been paid in full. And despite the lease ending mid‑month, they refused to prorate July rent and billed for the entire month. They also have no intention of returning deposits--so whatever you put down, don't expect to get it back. What makes this even more frustrating is that they cater heavily to college students, yet they only offer 12‑month leases. Students are there for 10 months, but no 10‑month lease option exists. They know this, and they take advantage of it. Even after providing documentation and clearly outlining the errors, management refused to correct anything. Issues were dismissed, not resolved. This complex is simply not worth the money you pay. The living conditions are substandard, the amenities rarely function, and the management practices are careless at best and predatory at worst. If you do rent here, protect yourself: take detailed photos at move‑in, keep every receipt, save every email, and be prepared to challenge your charges when you leave.
