The staff is very friendly, professional, consistent, and transparent. Whoever created this team of professionals did an awesome job, it says a lot about them. The amenities are the best. Before moving to Gainesville, this apartment complex is the only one that has a pool that is 9ft deep, there are two tennis courts, racquetball court, basketball court. This is a very quiet and active community. You will find a lot of residents walking and jogging around the property. My neighbors were always respectful. There is ample parking that is free, you don't need a parking pass. The community garden is a plus. The apartments are affordable.

I lived in this apartment for almost 3 years and now regret every single one. When I first moved…read morein, the floor was dirty, there was a large crack in the back of the building where ants festered (still there), cracks in the bathtub upstairs, and many stains on the plastic wood flooring. Despite this, we cleaned the apartment and made do. After our initial request to have the tub fixed, it took almost a whole year for maintenance to show up. The only reason they showed up was because I threatened to not renew the lease. They painted over it and sanded it down while we were still in the building making us breathe in the fumes. After a few uses, the tub cracked again because they simply painted over it. Mold was rampant in the building, especially where the tub was because it was also dripping water constantly. There was mold in the sink too. Not only was this a problem, the ceiling was leaking water and took months for maintenance to show up. Other leaks were "fixed" and then when they left I would check and it would still be leaking. This lead me to essentially give up on calling maintenance for the problems that we already wrote in multiple times for. The downstairs toilet would run water constantly unless I manually stuck my hand into the back to reset it. Of course maintenance claimed they fixed it. During an annual inspection, they had the audacity to claim we potentially caused water damage. There was also another instance where they moved and attempted to tow my vehicle when I was busy for a week. Despite this, to their credit, the location of the apartment complex and bus stop is a positive. The internet is fast but also unreliable as there are weeks where it will go down on a daily basis. The front office was really nice and accommodating up until the few days of our lease, when they decided to throw out our belongings before we turned in all our keys and before the lease ended.

They're constantly rotating through staff here and working on the apartments, yet the hot tub and treadmill were very frequently going out of service for weeks on end (which are two amenities that I moved there for!). They are always hanging stuff on your doorknob - asking you to clear your patio for power washing or move your car for maintenance. Those notices were posted only the night before, which is annoying if you are out of town on vacation or working late. There is also the occasional passive-aggressive note about late rent or garbage in the breezeways. The apartments are right up against the I-75 and we could hear the traffic all the time. From certain units you can even see the cars whizzing by on the freeway and smell the exhaust. The location sucks. The only thing nearby is the mall... getting downtown or to any grocery store takes at least 10 minutes.

The location for the address was extremely convenient for me as a student at the University of Florida. I also loved the affordability of the units, it was by far the best option in terms of location, maintenance, and having a nice unit (ex. granite counter tops, washer and dryer in unit, etc). Another perk was that they offered the same rent if I resigned early. They also have a turn over period, so my apartment was in near perfect condition when I moved in. With all of the great things the apartment had to offer, there were only a few downsides. One being (as mentioned in another review here) the parking spaces were extremely tight. I had no issues as I would back in with my sedan, but some of the trucks seemed to struggle more. Second, my unit (which was a 1-1 small bedroom) was indeed a small unit. It was perfect for just me but having guests over would get crowded pretty quickly. Third, the renew date was extremely early; my first year I had to let them know by October 31st and my second was September 31st. And finally, (this is very specific to my unit) being on the first floor next to the trash room did attract some fruit flies at times and sometimes made my porch easily accessible to visitors (which was fixed once I got a ring camera). The last perk is the area is filled with stray cats, which was one of my favorite things about walking around. I loved my time at Upper Westside and would recommend it to any student at UF.

The building boasts luxurious amenities but looks like a giant DIY…read moreproject, from the uneven concrete walkways, terrible paint job, horrible installations on everything from wall outlets to window trimmings, a huge crack in the third floor concrete outside the apartment door, faulty gate code lock they refused to fix for weeks, and concrete columns in the garage that make it almost impossible to park your car without scratching your paint (which unfortunately happened multiple times). But the worst part was when management promised they'd fix our A/C and we had a year of them not being willing to pay to have it replaced. The maintenance guy would say that the fix would only work temporarily, so all to often, we would have to go a week with no A/C because management couldn't give a crap about us. Then when it came to adding someone to our lease for the summer, the manager was extremely difficult to work with. It was a nightmare I wouldn't wish upon anyone, even the manager who gave us the issue. Management was great when we first moved in. But it seems as though they've given up on this property.

I won't say it's the best place to live in, but so far I have not had any serious problems here. As you would expect from any old house, things break, and they get fixed. I pay my rent online, so I've had to go to the housing office only twice after I signed my lease. One was for them to change my kitchen bulb, and the other was to disconnect my security alarm which kept going off. Both issues were resolved the same day. The only other problem I had was when my kitchen faucet was dripping. I called them from work (since I discovered it in the morning before leaving), and before I got back that day, they had installed entirely new faucet. I just feel like sometimes people have unreasonable expectations for the price they are willing to pay. I love the layout of the apartment. If you are looking for a good place to live where you don't end up paying an arm and a leg, then this is an ideal place for you.

Pros: Rent is around 1500$ or less for a 3/3. - Very pretty interior with black marble kitchen counters and easy to clean tile floors downstairs. - Upstairs rooms are fairly spacious and modern. - Each townhouse is owned by an individual owner (this can also be a con). Make sure to talk to your person about issues such as pets,appliances, etc since every owner is different. - Close to southside restaurants/residential areas. - Neighborhood is pet friendly with plastic dog bag stations around the sidewalks. Cons: - The place comes unfurnished. Meaning, you have to buy your own couches, TV, Internet, bed, etc. However, I have heard that obtaining a furnished place is possible. - There is no roommate matching system here like a typical college style apartment complex. You're required to sign a joint lease with your buddies going in. - Room downstairs is very small. It's usually supposed to be used as an office space. Your closet is most likely going to be in your bathroom. - Parking can be a struggle for the townhouses located in the back. There are no visitor parking spaces so the normal parking spaces are sometimes packed at night. - The crime rate in this area of town is kind of scary. My friend got her car broken into while she was parked here in Chase Hollows. Her laptop, iPad, and backpack were stolen and never recovered.

It's important to note that although each unit is very similar, they all vary as each is individually owned. For example, some units will be an end unit, featuring a 'protruding window' is what I guess you would call it. Sometimes, cabinet and flooring color will differ. Some units will include laminate wood flooring, but most have a mix of tile and carpet. On the first floor is where the kitchen, living room, and office (or possible third bedroom) is located. The kitchen features a large pantry, a storage closet, and marble counters that are usually black in color. There is also a place for dining which requires barstools. The living room is smaller than most and televisions can be mounted onto the wall if your unit does not come with one. It's probably recommended that you mount your television onto the wall since that saves some more space. Next to the kitchen is a small room that is normally used as an office. However, most people usually use it as a bedroom. It has enough space for a full size bed and includes a bathroom. Some units are also bigger than others. In bigger units, the office room includes a bath tub with a shower inside. Smaller units will have a shower with no bath tub. There is also a screened patio for smaller units that can be reached through the double doors in the office room. As we head up the stairs, we have a room that contains a washing machine and dryer to do laundry. There is also a large master bedroom that has a large amount of closet space and a personal bathroom. On the other side is another bedroom that has a walk-in closet and personal bathroom as well. Chase Hollows is a very popular place to live and it is often difficult to find a unit to rent. It's a peaceful neighborhood that is pet-friendly (but make sure your landlord is okay with a pet). There's a small pool inside the complex, but no gym or leasing office. In order to rent out a unit, you'll have to really search. Units can usually be rented out through University Realty, but they go fast. I personally searched Craigslist and found it to be much more affordable this way. For me, rent is $1100 a month for the whole unit, which we split amongst three people. Internet and utilities are not included in the price, but is generally not that expensive if you're not exhausting your AC. I pay $367 for rent, $18.33 for internet, and usually $33 for utilities each month. I pay about $420 each month, which is super affordable for such a nice place to live. The bus system is very convenient in this area. I usually take the 38, 34, or 35 to get to campus. You can also park anywhere in the complex and not worry about getting towed, but parking is tight. Most units come unfurnished. Mine mostly came unfurnished besides a desk and two bar stools. There is no maintenance here for each individual unit. It relies on the owner of the unit. My landlord basically covers anything broken if it wasn't our fault, like if a washing machine was old. But they do have people who sometimes come to pressure wash the area and maintain the shrubbery. I've been living here for a year and I've enjoyed it a lot. If you decide to live here, make sure to ask your potential landlord several questions. If I haven't stressed it enough... each landlord is different. For example, my landlord allows us to pay her through Venmo whereas other people have to mail their rent.

Neighbors were excellent…read more It's pretty close to the bus-stop which makes it perfect for broke UF students (like us) who couldn't afford a car. It's also located in close proximity to Publix and Walmart. The interiors and toilets aren't modern but work. I wish the gym was a little bigger in size. There's no space to stand/sit during peak gym hours (even though it was just 5 guys at the time). However, the tennis court and the pool were absolutely great! We had a couple of sink related issues but overall, we were pretty pleased with our stay! PS. Sorry to our neighbours for that one time one time one of us puked near the apartment entrance . We cleaned it up and and grateful that they didn't raise it up with the management.
