If I could give zero stars, I would. Asset Management Real Estate--and specifically the owner/manager Debbie--has been cold, defensive, and dismissive. This company preys on young college students who may not know their legal rights. They do not follow Utah Code 57-22-4, which requires landlords to provide the following BEFORE an owner and prospective renter enter into a rental agreement: * a written inventory of the unit's condition, * an opportunity to conduct a walkthrough inspection Instead, they required my newly 18-year-old daughter to pay a deposit before they would even identify her unit. They demanded she sign the lease before providing any move-in info such as a date. They refused to provide pictures or dimensions of the unit when asked, saying they "didn't know," and only sent two photos- a bedroom and bathroom--not the actual unit or shared spaces such as the kitchen or living room. They offered no tour, claiming they do not allow it if a unit is occupied (which seems to be their standard practice, based on other reviews). Within 48 hours of signing, I realized the predatory nature of the lease and asked them to release her since she had not moved in. They refused. When my daughter showed up on move-in day (after traveling from out of state), her roommates immediately warned her the unit was infested with roaches. They report they had been living there for years and have requested management to fix the issue multiple times. Management denies having this knowledge, but the roommates report they are going to provide us with proof. Either way, if they had inspected the unit themselves or allowed her to, before signing the lease, they would have known. She documented roaches in all life stages throughout the kitchen. The photos she was provided before signing were not even of her unit. She kept her belongings in her car and had to find emergency housing after just spending her savings to move in. When she requested to terminate due to infestation, management refused--saying "pest control is a common and resolvable maintenance issue and does not amount to a structural or life-safety defect rendering the premises unfit for human occupancy" and insisting they deserved time to "begin" a remedy. With her health issues (allergies, respiratory concerns, and a few others I won't disclose for her privacy), this was unacceptable and unsafe. Instead of doing the right thing, they told her she could either find someone else to take over the lease (passing on the problem to another student) or pay out the full lease. This company hides behind legal technicalities and gaslights anyone who leaves an honest review. They are predatory, unethical, and exploit young renters. Had they simply followed Utah law and allowed a tour or provided real pictures of the actual unit, my daughter would have never signed the lease. The office staff are unfriendly disrespectful, and will not return phone calls. Not only do they not return security deposits when the place is left clean they charge additional fees that are exorbitant like $300 to change a couple of lightbulbs. The biggest problem is when you ask them for proof of what they're charging their exorbitant fees, they cannot come up with any statement to tell you what they're charging you for They will not return a phone call and then they send you to collections if you don't pay it on time and charge you interest every single day. I should've realized this company was not on the up and up the first day we moved in and the stove was broke and they told us we had to find somebody to repair it and then we had to pay for this repair. it got worse from there in the middle of the summer when it was really hot and the AC wasn't working. It took them two weeks to come out And they told us if we couldn't wait. We could hire our own air condition repair company and pay ourselves and then when we try to leave, not only did they keep our security deposit, but started attacking on things that made no sense and had absolutely no pictures or proof of anything they charged for I would stay as far away from this company as possible. Willowbrook apartments is the property that they managed and it's falling apart granted you have your own private bathroom, which is a perk but everything in that place is falling apart and then trying to get anything done is useless because nobody cares. They all look miserable when you walk in the office nobody looks at you. It takes a few minutes to even get somebody to acknowledge you, walked into their office. I rented from Asset Management (Debbie Forsythe) for nearly 6 years. I finally got tired of the loud, partying neighbors; the thin walls; and the creaking floors and decided to move out. In all of that time, I was never late with rent even once. I gave my proper notice of one month (actually a month-and-a-half). I spent nearly 5 hours cleaning the place and left it cleaner than when I move in. I washed both sides of the door; both sides of the windows; all the floor boards including the tight corners. I patched all the screw holes where pictures hung and I patched holes that were already there when I moved in. I had replaced the cheap, junky faucets with much nicer ones at my expense. I fixed the leaking toilet at my expense. I installed a very strong, brand new food grinder at my expense. I even donated my washer and dryer to the next tenant. Granted, there was a stain on the front room carpet but the carpet was in perfect condition throughout the rest of the place. But after all of that effort, Asset Management found ways to abscond with the vast majority of my deposit. They listed "damage" as one of the reasons for keeping my money but there was ZERO damage. Literally none!!! Had I known I was going to be ripped off I wouldn't have spent two seconds cleaning the place. All I can say is: "Buyer or renter beware." Don't expect to see your deposit returned no matter how nice you leave the place. I'm glad I'm not Debbie. I couldn't live with myself. As I've never rented from Asset Management, I hope to present a relatively unbiased third-party review of their services for the good of the community. Last year, the basement of one of their properties flooded and began to mold. Management informed the tenant that they would not be able to fix the mold until they fixed the leak. I believe they provided him with one fan, otherwise leaving him living in a moldy room for several months. I personally reported this to the health department after the smell of mold began to spread to neighboring units. When AM was asked about the smell, they claimed to have no knowledge of its source, despite knowing and ignoring the flooding issue for weeks. Making someone live in those conditions is a horrible thing to do to a human being. I have photographic evidence of this event, but since I don't have the permission of the tenant I won't post it here. Asset management, particularly Debbie Forsyth, has a reputation for exceptionally poor customer service. Most emails I've read from her have contained unnecessary hostility and immaturity. Beyond that, I've witnessed cleaning fee embezzlement, false advertising on properties, and a number of other dishonest actions. It is my opinion that while this company may give property owners a good deal and good service, they treat their renters very poorly. Avoid them at all costs. Imma just put it this way, all other real estate groups in cedar city have 3.5 stars and above. And both on google and on yelp, asset management has below 2 stars. They treat us students like trash. The room I paid over $900 was just dirty. Broken dishwasher, empty beer cans in the drawers, and overall dirtiness right off the bat. Maintinence took 48 days to respond to basic small fixes and Debbie Forsynth sent me very very rude responses when I complained 30 days in that Maintinence still hasn't come. this is the most unprofessional business any person can ever come across. They almost strictly deal with students for a reason, we are poor, powerless, and less likely to actually fight them on ridiculous BS. These people look for ways to take advantage of people. If you don't document absolutely EVERYTHING wrong with the apartment, they will blame it on you and try to make you pay for it. I had a feeling they would do this and took pictures of how bad the carpet it and made sure they put it in my folder. I could feel in my bones their evil intentions. hazardously, you can't really take a picture of the insides of a broken bathtub faucets. It's been broken before I even moved in. After using it a few times, the faucet started leaking. They came out three times to fix it and it's still not fixed. When I called the fourth time, the maitenance guy screamed at me cause he was annoyed that I was annoyed it wasn't fixed and they weren't doing a good job. They do half ass jobs and then try to get you to pay for what they don't fix... It's parasitical and eats money. They should be ashamed. The whole apartment needs remodeling. Now they are telling me I have to pay for maintenance to come out and that I have to pay for the water bill. I called a lawyer, they knew exactly what I was talking about and see how management companies try to take advantage of tenents. With how bad the previous reviews are, these people are really evil to treat others the way that they are. They try to swindle you into repairing the apartments with your own money by making you responsible for problems that were already there. Bad, bad business. Very unprofessional and dishonest. Stole all of me and my cousin's security deposit and maneuvered their way around every little inch of money they could squeeze out of us. Did not honor our 30 day's notice either and still charged me rent after illegally threatening to evict and keep my security deposit. They were not worth the court fees or time after that. My wife and I were about to purchase a home in an HOA managed by Asset Management and Debbie Forsyth. We requested information that would help us learn more about the HOA and its financial status. She refused to send us anything except the CC&Rs. She said her Attorney said we were not entitled to any HOA information such as financials, board meeting minutes or other HOA documents. I called her Attorney John Richards who was "baffled" that she would withhold this information. Debbie lied to me time and time again. Even after another Attorney in John's law firm, Issac, told Debbie she could send the requested materials, she refused. Don't know why, maybe to be stubborn, to show a lack of empathy, immaturity? The owner of the lot and home we were purchasing also requested the same information. We have a Utah State Statute that allows owners to request and receive this information. Debbie Forsyth refused to send to the owner and violated Utah State HOA Disclosure laws. Even after her Attorney told her to send it she refused. If you can avoid it, don't use Asset Management or Debbie Forsyth as an HOA manager. Many of the owners in our new HOA indicate she regularly lies, does not follow up on maintenance requests or provide any customer service to the owners. She just collects her management fee and goes on her way. Unethical, dishonest and does not treat others like she would want to be treated. My husband and I terminated our lease early with over 30 days notice, we found new tenants that would sign the beginning of January, we turned in our keys on time, and now we apparently owe them $400 because they didn't sign with the new tenants until Jan 21st. They kept our $700 deposit and charged us for most of Jan. They also charged $160 in damage fees for patching 4 nail holes. They wouldn't call be back the last 2 weeks of December to set up a walk through and tried to charge us for carpet damage that we have proof happened before we moved in. What a joke of a business! I wish that there was a 0 star button. I am a property owner and have had asset management work for me. In a nutshell, Debbie made a pretty large clerical error on some properties that I own. When I went two months without getting my money I called her and she "explained" in a very condescending way that her "computer" had compensated her for the mistakes that she had made. She didnt ever contact me to find a solution to this issue that would be satisfactory to both of us. She just took money out of my account!!! She compensated herself for the mistake that she had made. Again- Debbie screwed up, then she took money from my account without my consent, no discussion at all with me before she did this, none!!!!! When I sent an email to her the next day notifying her that I would no longer be needing her services, she responded that I had hurt her feelings. As per the contract, I had to stay with her for three more months and during this time she filled a vacancy and had the new renters sign a year long contract. Wow, I wish I could give this place 0 stars! DON'T LIVE HERE! I lived in Cinnamon Tree Apartments for a year and can't stress enough what scammers these ladies are. They have cheap rent, but it will come back to bite you in the butt when you never get your deposit back AND have to pay for extra random charges and "repairs" that they never actually did. It wasn't clean when we got there, we cleaned and kept everything in great condition, and then they charged us $200 for a smoke detector that was broken when we got there. This management staff is horrible. Lindsey is especially rude. I lived in college housing which they manage and definitely feel they can be condescending towards us younger residents. I had issues with my toilet. It never worked properly when I moved in. They sent someone out to repair it several times. It was not fixed, but they still charged me a repair fee. In addition, when I moved out, they charged me for cleaning and repairs they didn't even complete. When asked for pictures, they sent bogus unclear pics. When I spoke to Lindsey on the phone, the items she said I was charged for are actually items that were noted on my Move In Checklist. I told her this and asked her what my recourse is and she wouldn't answer. Units are filthy when moving in. Screens are missing, doors/baseboards/shelves are all dirty. My desk chair was broken. The shower was nasty when I moved in. I actually cleaned my apartment and was still charged. Such a joke! Sad that SUU sponsors this as off campus student housing. It is a great location, but i would never recommend anyone live here, based on the management company. THEY ARE BEYOND UNPROFESSIONAL and lack customer service skills with tenants. read more

Every time we try and contact them it's an adventure! Our first encounter clued us in to what was to come... we went in to ask what exactly our 90 dollars a month covers, only for Debi forsythe, the owner, to respond, "what do you mean?" ...... I was baffled, befuddled, and any other synonym you can think of. I didn't even know how to respond to that! WHAT DO YOU MEAN, "What do you mean"??? Could I BE any more clear??? ... She acts like she doesn't know what a contract is. Anyway, long story short, I am fully convinced that she is somehow cooking her books making this venture (which she claims she is doing as a favor) a money maker for her. We are stuck, because the owners of the other units all live out of state, making a switch nearly impossible. I know they do a number of things in the real estate business... If I could rate this place 0 stars, I would. Southern Utah University has them on their website, which made me think that they would be a credible place. WORST. PLACE. EVER. They start out with fake smiles, and turn on you the second they have a signature. From start to finish it has been a nightmare. Debbie is a horror, as is her staff. Want examples? I have plenty. 1. Our basement flooded with sewage!! Disgusting, right? Well they didn't send anyone over after we called for over an HOUR! Then they came over and tried to blame to mess on us. They said it was our fault and that there was NOTHING they could do until the next day. We weren't allowed to use any water from the evening until late in the next day. When they finally went in, they realized we were telling the truth because there were roots growing in the pipes. Then they proceeded to 'professionally clean' the carpets. They did not clean it properly at all. They ran one of those water vacuums over it a few times and then dried it out. The stink was horrendous! It wasn't a sanitary place at all. We were concerned and called a professional cleaning place. They told us that with that bad of sewage flooding, the carpet needed to be professionally cleaned and the padding needed to be ripped out and replaced. However, when we called they lied to us saying there was no padding. One area of the carpet was not tacked properly and upon lifting a corner there was indeed padding underneath the carpet. 2. There was electrical problems with the smoke detectors. One of my roommates' dad came to run tests, and the smoke detectors would not pass inspection for housing safety. 3. The dryer broke. When they finally brought a new one, they didn't hook it up properly. Since the vent wasn't connected to the dryer, the entire room became hot and humid, placing increased risk for water damage in the walls. When we called to report it, they asked how we had been living like this. We explained that the guy who brought the dryer hadn't hooked it up right and the vent wasn't connected. When we further explained that the vent had a hole in it and didn't fit the dryer because it was so old, they said that they COULD send the maintenance guy but it would cost us $35 plus whatever needed to be used to fix it. This was their fault, not ours. I still struggle to understand why we were told to pay for it when it wasn't our damage to the property. They were so verbally abusive, that one of our roommate's dad came and fixed it for us. 4. If you like spiders and earwigs, this is the place for you because you will find them everywhere! Every room in the house, crawling through cupboards, and up the walls. There's a serious bug problem, and they don't consider it 'unsanitary', so they don't spray for the bugs. If you don't want to have to kill multiple of these a day, then it's your bill. 5. They pull the price over your eyes. It seems like a great deal, which is why people go here. But wait... they didn't tell you the exact price of utilities? They didn't even give you a range for those prices? Well, let me help you. Whatever your rent price is, add $40-50 a month for utilities which include gas, internet, and power. Not as cheap anymore. But they 'forget' to tell you how much that is. These people are verbally abusive and take advantage of college students. I get it. There's not time or money to deal with a lawsuit, and these people take advantage of that. They don't care about anyone, but themselves and they get a thrill from being in power. They treat you inhumanely and dehumanize you by making you believe you should be living in unsanitary and unsafe conditions. I've been scared of these people, because they know how to create terror, but I'm speaking up to try and prevent anyone else from this type of abuse. Please! I know housing is expensive and limited, but you do not need these people in your life, because they will just make it miserable. read more

Asset Management has to be one of the worst management companies to deal with. This was our daughter's first year away at college, we took a trip, were shown a clean apartment and everything seemed great. On the move-in day we called to say we were in-route for the keys but had stopped for lunch and not once did they say the office closes @ 1pm on Wednesdays. We had to chase someone down in order to get the keys to move in, which took approximately an hour. Upon entering the apartment we immediately noticed how dirty the apartment was. The stove and counter tops had items and a thick layer of grease all over them. The sink had caked on grease and the refrigerator had food items that had exploded inside which had not been cleaned. We contacted management and after a few conversations they agreed to come out and clean the apartment, stating it had been cleaned but this was from the summer tenant. We explained that should not be our issue since each person moving in had been charged a $300 cleaning deposit and that was the previous tenants problem if charged for leaving a dirty apartment. You will be provided with a check-in list and while you mark down EVERYTHING that you see including holes in the walls, mildew in the bathroom, broken refrigerator drawers, you may want to take pictures and submit them with your sheet, something that we did not do. Upon checking out they will supply you with a completely different sheet which will require you to clean all the baseboards, window cells, blinds (if any), behind and under the washer/dryer, refrigerator and stove. I can tell you from personal experience that there was NO WAY the trash that we found behind the washer/dryer was from the 8 months that the girls lived there and who knows when's the last time they were cleaned. Upon receipt of our refund they automatically take out a $25/cleaning fee (not sure for what you have to clean yourself) and a $50 administrative fee. Then we were charged an additional $32 for curtain rod holes that were pre-existing and noted on the check-in sheet, burner plates, which we had purchased brandnew and refuted by sending them pictures of the plates on the stove. All in all this place will take whatever they can get from their tenants while offering nothing in return. If you can avoid using Asset Management's services, do so. read more

Update: After I sent them information to cover the bill, they did not respond. I sent an email to the address listed on the contact page of Asset website with billing information, since they refuse to talk to me on the phone. This was back in September. Received a notice in the mail this week that they sent us to collections. I am so frustrated. This is now harassment. I have all the backup documentation and sent it certified mail today. I have never been so happy to no longer live under a company. I hate that I knew about how bad Asset is, yet I signed a lease to live in a house for a year. I wish I'd listened to these reviews!! I moved in to an absolutely disgusting house - it wasn't clean, the carpets were stained, the furniture was broken, patches in the walls were messily painted, and an entire room in the basement was dedicated to the broken and lost belongings of old tenants. My roommates and our families and friends deep cleaned the house to a degree it had likely never been cleaned to before (it took my mom 3 hours JUST to clean the oven and stove, it was that gross), and my roommates and I took the liberty of cleaning and fixing up the junk room. In the process, we found rats (dead and alive), roaches, mold, and much more. When we voiced these complaints, Asset told us that we must have brought in the rats and roaches and instead of bringing an exterminator, they simply told us about traps and sprays to buy for ourselves at Walmart. When our heater broke mid-winter, they didn't make it a priority to fix it quickly. Instead, they told us to turn on our ovens, open the doors, and heat the house that way. They are not clear on communication, they are indescribably rude, and I am fully convinced that they are only in business because they own much of the property most easily accessible to SUU students and campus. I am so grateful to now live with a landlord that provides my roommates and I with working amenities, a deeply cleaned apartment, and quick, respectful responses to any normal issues we've had. It may be cheap, but you don't even get what you pay for here; you get much, much less. read more

Never rent from Asset Management! They charge you for things that are already broken and "lose" the paperwork listing maintenance needs after you turn it in. Because of this, the company is charging us $1,800. Definitely the most unprofessional real estate business I've ever dealt with. read more

Debbie is one of the absolute worst landlords I have had the displeasure to work with. She will charge you for repairs that never end up getting fixed, even after you move out. You will get nickel and dimed left and right. Only redeeming factor is the maintenance man is an alright person and one of the office workers is significantly more friendly and understanding to the plight of a college student.
