    If I could give zero stars, I would. Asset Management Real Estate--and specifically the owner/manager Debbie--has been cold, defensive, and dismissive. This company preys on young college students who may not know their legal rights. They do not follow Utah Code 57-22-4, which requires landlords to provide the following BEFORE an owner and prospective renter enter into a rental agreement: * a written inventory of the unit's condition, * an opportunity to conduct a walkthrough inspection Instead, they required my newly 18-year-old daughter to pay a deposit before they would even identify her unit. They demanded she sign the lease before providing any move-in info such as a date. They refused to provide pictures or dimensions of the unit when asked, saying they "didn't know," and only sent two photos- a bedroom and bathroom--not the actual unit or shared spaces such as the kitchen or living room. They offered no tour, claiming they do not allow it if a unit is occupied (which seems to be their standard practice, based on other reviews). Within 48 hours of signing, I realized the predatory nature of the lease and asked them to release her since she had not moved in. They refused. When my daughter showed up on move-in day (after traveling from out of state), her roommates immediately warned her the unit was infested with roaches. They report they had been living there for years and have requested management to fix the issue multiple times. Management denies having this knowledge, but the roommates report they are going to provide us with proof. Either way, if they had inspected the unit themselves or allowed her to, before signing the lease, they would have known. She documented roaches in all life stages throughout the kitchen. The photos she was provided before signing were not even of her unit. She kept her belongings in her car and had to find emergency housing after just spending her savings to move in. When she requested to terminate due to infestation, management refused--saying "pest control is a common and resolvable maintenance issue and does not amount to a structural or life-safety defect rendering the premises unfit for human occupancy" and insisting they deserved time to "begin" a remedy. With her health issues (allergies, respiratory concerns, and a few others I won't disclose for her privacy), this was unacceptable and unsafe. Instead of doing the right thing, they told her she could either find someone else to take over the lease (passing on the problem to another student) or pay out the full lease. This company hides behind legal technicalities and gaslights anyone who leaves an honest review. They are predatory, unethical, and exploit young renters. Had they simply followed Utah law and allowed a tour or provided real pictures of the actual unit, my daughter would have never signed the lease. Parents and students--avoid this company at all costs.

They have been very kind and helpful when I have contacted them, it has been the actual property I have had issues with, and that may reflect more on the contractors hired to do the work than the management company, but they are, nonetheless, connected in the overall experience. The beginning went smoothly. They were very helpful and great at communicating through the application process and were great at working with me to get me in as quickly as they could. Finally the day came to move in and I was told the property would be ready on a specific day and I could pick up the key anytime after 10am. I picked up the key and arrived at the property after 12pm or so and there were workers still at the complex. I asked if they needed to do any work in my unit or if it was ready (the door was hanging open) and they said that was their last unit they needed to work on (utility installation). Somehow the communication had not reached them that my unit was supposed to be one of the first. They finished quickly, however, and I returned about an hour later and was able to get in. Not a huge deal, but slightly frustrating as I had people helping me and we had car loads that were ready to be unpacked. Once I got in there were also minor issues in the (brand new) apartment (bad paint job, patches done poorly, flooring slats that weren't pushed together completely, etc.) that showed a rushed job, but livable. Since then I have been working to get internet set up in my unit, but every company I have called has been unable to verify the address and one told me the wiring and set up should have been worked out previous to renters moving in between the builder, the owner, and the internet companies, then the information of which companies the building was wired for should have been communicated to the tenants. I then found a larger issue on my second day here. The washer water valves had not been turned on when they were installed. I tried to turn them on so I could wash the laundry I had already put in there and water began to spray everywhere. I tried again more slowly thinking maybe I had turned it on too quickly, but the same issue. I now had a washer that didn't work with half wet clothes inside. I feel like the management has been good to work with despite all of these issues. They are kind and helpful every time I contact them whether it be in person, on the phone, or via email. I will update my review later should these issues escalate, but for now, I still give them a four star for good customer service.
