    This apartment complex used to be a motel, the people that work here are friendly, and this is a…read morelot better then staying in a hotel and paying $280 a week, I got a one bedroom apt here for the month of march all the apt's are furnished, there is nothing special about this place just a simple small apt's complex. I do have this funny feeling that I won't get my deposit back, they do seem a little shady here. The apt had someone in it and they hurried to get me in so they didn't do much for cleaning or maintence or repairs before they put me in here. If I have to come back to this area for a long period of time for work again I will stay here if the have a apt for me, unless they keep my deposit then I might just come back a flip out on them for fun.

I valued this greatly as my only other option, because I was just arriving in town and had no job, was to pay almost twice as much at a motel for half the space and no kitchen. Once there I found the Village to be clean, quiet, well maintained and overall in good repair. I wish I had been there in the summer months to be able to enjoy the beautiful courtyard and pool area. The other tenants were friendly and considerate, and the staff very competent and professional. I have now found work in St George and have moved on to another place but I will always be glad I found the Village Apartments and would not hesitate to call them again if my work brings me back that way.

This company preys on young college students who may not know their legal rights. They do not follow Utah Code 57-22-4, which requires landlords to provide the following BEFORE an owner and prospective renter enter into a rental agreement: * a written inventory of the unit's condition, * an opportunity to conduct a walkthrough inspection Instead, they required my newly 18-year-old daughter to pay a deposit before they would even identify her unit. They demanded she sign the lease before providing any move-in info such as a date. They refused to provide pictures or dimensions of the unit when asked, saying they "didn't know," and only sent two photos- a bedroom and bathroom--not the actual unit or shared spaces such as the kitchen or living room. They offered no tour, claiming they do not allow it if a unit is occupied (which seems to be their standard practice, based on other reviews). Within 48 hours of signing, I realized the predatory nature of the lease and asked them to release her since she had not moved in. They refused. When my daughter showed up on move-in day (after traveling from out of state), her roommates immediately warned her the unit was infested with roaches. They report they had been living there for years and have requested management to fix the issue multiple times. Management denies having this knowledge, but the roommates report they are going to provide us with proof. Either way, if they had inspected the unit themselves or allowed her to, before signing the lease, they would have known. She documented roaches in all life stages throughout the kitchen. The photos she was provided before signing were not even of her unit. She kept her belongings in her car and had to find emergency housing after just spending her savings to move in. When she requested to terminate due to infestation, management refused--saying "pest control is a common and resolvable maintenance issue and does not amount to a structural or life-safety defect rendering the premises unfit for human occupancy" and insisting they deserved time to "begin" a remedy. With her health issues (allergies, respiratory concerns, and a few others I won't disclose for her privacy), this was unacceptable and unsafe. Instead of doing the right thing, they told her she could either find someone else to take over the lease (passing on the problem to another student) or pay out the full lease. This company hides behind legal technicalities and gaslights anyone who leaves an honest review. They are predatory, unethical, and exploit young renters. Had they simply followed Utah law and allowed a tour or provided real pictures of the actual unit, my daughter would have never signed the lease. Parents and students--avoid this company at all costs.

    Ok, buckle up: The ladies in the office are very nice to…read morebegin with, and they will keep that pleasant tone, even while they screw you out of money and double charge you. I rented from them for just shy of three years. During that time we went without a dishwasher for over half that time, and without a garbage disposal for about 9 months. They will charge you for maintenance inspections $35 to come in, look around and fix NOTHING. We had two of those inspections, and two Owner visits during that time and the dishwasher still wasn't fixed while I made multiple requests in the tenant portal. Now when we moved in we gave them a huge punch list of things that were wrong with the house, holes in the wall, broken garage door, trim that is messed up, massive weeds in the yard, whole sections of the yard not on the sprinkler system. A lot of things that did not bother us, but we didn't want to be charged for. That was a mistake, force them to fix every little thing because they will try and charge you for those things when you move out. As for stealing money, they will try to charge you for utilities from before you moved in, and after you move out. They will charge you $35 for "maintenance inspections" but fix absolutely nothing. If you have any garbage that left over that does not fit in the can they will charge you for that individually and again as part of their "cleaning". Now my Wife cleans vacation rentals and stayed behind for two days after I moved all of our stuff out of the house to clean and make sure everything was good. They still charged. They did not turn on the sprinklers until mid may when the heat was already baking the lawn, tried to say it was because of the "weather" when everyone else in the neighborhood had been using their sprinklers for almost two months, and then decided to charge us for fertilizer on the lawn to bring it back to life. To summarize, if you want to rent from a company that will be sweet and nice to your face but ignore any issues, and then steal money from your deposit. Go with Steed-Corry

    I just wanna warn others to just figure in that this place will literally fraudulently steal your…read moresecurity deposit no matter how perfect you leave the place. We have video, pictures and witnesses of how well we left the condo. We live pretty clean, but we spent 3 weeks cleaning after we had moved out. We wanted to make sure we cleaned every square inch. We did the carpet cleaning through T-Bird like ERA wanted us to. They said not to even walk on the carpet once after it was cleaned, so we didn't. Somehow they managed to incur costs fromT-Bird to come back, which they in turn charged us again for. The carpet was in perfect condition when we left. Screams scam to me! Then they had about 7 or 8 "made up" situations that weren't even the case, and charged us for those as well, such as a ruined baseboard that I KNOW wasn't damaged. its hard to actually witness fraud when you know exactly who it is. The fact that they won't even walk the house with you when you turn it over is obviously cuz they have some lies to make up. You've been warned. All the bad reviews on here are also true, like don't get me started. We rented for 2 yrs. We called on many things to be fixed, but didn't hear from them once unless it involved water.
