After speaking with the representative that commented on my review, I'm bumping them up a star. She reviewed my account and discovered that the account manager that was responsible for my neighborhood didn't follow company procedure and the person that responded to the e-mail I wrote last week failed to do their due diligence in researching my complaint. She apologized for the difficulty and corrected the fees that I owed and I was able to log in to my account and pay them without further incident. It was clear from the conversation that they have been working on the internal issues, and if those issues continue to improve, I'll be back to amend my review. I'm sorry that I had to post a negative review for my concerns to be taken seriously, but I was quite pleased at how quickly they were able to get things resolved! Sorriest so-called "management" company you could ever encounter. They deny, delay, defer and even if they promise to fix your problem, you get to find out how adept they are at lying. This happened repeatedly and nearly all issues I had to pay for/resolve/repair myself since it was less trouble than dealing with them. Absolute nightmare. read more

I have been trying to get water damage repaired in my unit for going on two years. Some of that delay is due to me being out of town much of the time, and in order to mitigate that, I try and give them weeks if not months notice as to when someone can be there to meet them. Communication goes unanswered. I have had maintenance requests closed without the work being done or without them checking with us to see if the work has been completed. I am beyond frustrated at this point due to the lack of communication. It is almost almost impossible to get in touch with anyone by telephone at the office. You get someone at a call center who says they will take care of it and then you never hear back from them. I am at the point where I feel like leaving reviews wherever I can, in an effort to get someone that is willing to follow through to call me back. read more

One star only because there is not a negative 10 star rating available. An absolutely horrible, low-action, poor-response company to have to try to deal with. They appear to consistently demonstrate selective enforcement of HOA rules. They project an astounding pattern and practice of brushing off customer concerns and a profound lack of professionalism. Their dubious and distasteful business practices appear to also include collecting resident homeowner fees, circumventing communication and then looking the other way at continuing HOA violations. I wanted to follow up on my previous review because I've seen a significant improvement at Associa McKay under the leadership of the new president. It's clear that they've been working hard to clean up operations and rebuild trust with homeowners. It's also clear the real problem lies with the absentee developer-board Rausch Coleman. Communication with Associa McKay has been much more transparent, and I've noticed a proactive approach to addressing concerns. While there's always room for growth, I truly appreciate the effort being made to turn things around and hope to update this review one more time after we've completed next steps. read more

Absolutely rock-bottom management. Sluggish response to e-mails and phone calls. Failure to respond adequately with resources to address problems. Complete and utter failure to communicate in a timely fashion. I have a major maintenance issue in my condominium that has been going on for five weeks. We're not talking a minor issue, but rather one that is actually causing outright damage to our unit. Yet it has fallen onto members of the HOA board to actually deal directly with contractors because the 'management' team at Associa McKay can't or won't do anything of substance. Every once in a while, somebody comes by after umpteen phone calls, but there has yet to be a resolution for a problem that was reported five weeks. Just kind of this ongoing spastic effort, punctuated with excuses. For example, they can't find anyone to come out and do the repair work. Guys, you are a management company. You should have a Rolodex filled with companies wanting your biz. Instead, bupkis. I'm a patient person, but this is beyond neglect. It is absolute dereliction of duty. ADDENDUM: Someone from Associa McKay just responded to my review. Thanks for that, but the damage is already done. Not only do all my hardwoods need to be replaced, but an entire stretch of drywall, two rugs, and a host of other issues. So while I appreciate the timely response on Yelp, it would have been far more useful to have responded in anything but a desultory fashion when I first reported the problem. read more

I lived on Long Island New York for 10 years (2 different communities like this before buying a home) and never had the problems we have at Patton Creek. A gross lack of business sense, integrity and value are the cornerstones for this company. Our 26 unit Condo Association is served by McKay Management :which is located 4 hours from us in Atlanta,Ga. I feel we are too small to have this service and need a Company near by in case we have a problem we need their services in sending someone who takes weeks to show or never. Not acceptable. Our Bylaws state we can review our financial records at any time, McKay said true but you must drive to Birmingham. My dues are drafted monthly but for the past two years it took 2 months for my cashiers checks to surface. This is not acceptable when i was given the right address from Management to send payments for assessments. When i asked for a legal description of maintenance and upkeep of decks per bylaws boards, floor joist, etc , i was told too expensive and received a dictionary meaning of maintenance and upkeep. They try to push everything by bank draft. We have also been told not to speak to any Board members about any problems that McKay handles. Thats great but when an emergency comes we need Board contact. If the Board member is too busy refer us to another. $45.00 is way out of line for a late fee. I have never been late on a payment or assessment. Our past management charged $6.00. I understand you need to get folks to pay but charge a higher fee if they are more that 30 to 60 days late. ridiculous. In closing i feel we are under dictatorship as well as the rest of our world trying to become. read more

They are horrible do not keep up the front entrance at Holland Place the front light by the dign have been out for over 6 to 7 months now .They want to go up.on HOA fee's when there are not doing anything to up keep..we cut grass we do decorations. After many years of incompetency from the Birmingham office of McKay, it's all I ever expect from them. They made a major error trying to deposit my HOA check into an account that was not mine, they told me the check came back NSF, but that was not true. I begged them to show me documentation (I knew my check didn't come back) but they would not produce it. Finally our HOA President got the documentation and gave me a copy-- the check came back because they tried to deposit it into an account that was not mine. They charged me fees and then fees for wire transferring funds(when I thought they were telling the truth). I will be deducting it from my next HOA dues. Now, they will not respond to any of my questions or requests. I'm not the easiest person to get along with especially when you refuse to work professionally with me (I'm also a New Yorker). I have paid my dues since 2007 when I bought the unit and now they don't answer the simplest of questions. I wish so desperately that I could give this company a zero-star review. BEWARE OF THIS COMPANY. My husband, our one-year-old son, and I have experienced horrible flooding in our unit three times in the past 6 months. The neighbors behind us have experienced this as well. The first time this occurred we had to stay with relatives while they replaced the insulation and drywall for most of the walls in the apartment, as the flood was ankle-deep in almost every room of the unit, but they refused to do anything about the reason for the flooding in the first place. Neighbors informed me that the tenants that were here before us dealt with the same issue. Their drain for groundwater to not get it in the apartment is literally a cubic foot and the whole entire area is mud with nothing to catch any water. The next time this happened they refused to pay for any more than 1 week hotel stay when we were informed that the dry out alone was going to take three days. At first they said that they were going to fix the drywall and the floors (which now have mold growing from the previous flood), but then changed their mind. They also sent an email stating that they were in no way responsible for any of this and that the week hotel stay that they were offering was a generous act they were providing. If anyone reading this review would like to see screenshots of that I will happily email them to you. Thankfully our landlord is not a greedy crook like McKay and is letting us out of the lease since McKay management refuses to work with her on any of these issues. We have been packing to move into our new house, and we woke up at 2 a.m. this morning, because our child was crying. When we got out of bed our feet immediately splashed into water. Once again the whole entire apartment is flooded. Thankfully since I knew it was going to storm we had most of our belongings stacked on our couch and countertops to hopefully not have any more of our things ruined. This company would rather people live in a molded apartment that floods all the time WHERE A TODDLER LIVES, than to shell out any money to fix an issue that is without a doubt their fault. So before you move into anywhere where it is overseen by McKay management think again, and be prepared that if any issues arise,0 they will not be taken care of properly, and you will probably have to spend a whole lot of money out of pocket to pay for things that they should be paying for. My sister has been a manager at numerous apartment complexes and it is standard for a hotel to be paid for if your unit is damaged due to something that is the management company's fault. Associa McKay is the management company for our condominium HOA. I've lived in several Condo's in my life and have never seen such a non-responsive, unqualified company. We've been assigned 3 managers in the short time I've lived there and none of them seem to know how to handle problems. One was so emotionally immature that she couldn't carry on a business debate without insisting that she was a highly intelligent person and didn't need the Owner's opinions. Our Contractors are never paid on time and some are talking about putting mechanic leins on our property. Great, now we'll have to get an expensive attorney involved to get the leins off our titles when we try to sell. If you have a choice, do not use this very unqualified group. Go to their HQ page, Associa McKay Management, take a look at the massive amount of upper management they must pay, and then ask yourself if your HOA can afford to pay so many executives out of state, yet never pay your contractor's that are just trying to get be day to day in your home state. read more

Do not use this company to manage your HOA. We did and soon found out they will nickel and dime you to death. They send nasty letters to homeowners telling them to "refresh" their mulch. They will charge the HOA $40 to send a late notice to a homeowner. You won't know about that charge until you close your account with McKay. We did after three years and was charged $590 in "delinquent fees", i.e. charges for mailing out late notices during the past three years. Very slow in paying vendors. We received a duplicate check for the same item. No telling how many times a vendor was paid twice. Their financial packages do not list which home paid, it only list their account number. No way to match that up to an actual address in your community. Once again, STAY AWAY from this company! read more

I am a home owner and former board member at Colonial Park condominiums in Hoover Alabama . 2829 unit number C Georgetown Dr., Hoover, AL 35216 Previously , I publicly called out, to the entire community , the outrageous conduct of McKay Management and the Board of Directors for allowing it. I resigned from the board and put my unit up for sale! I have sustained water damages five times since purchasing my unit in Dec 2015. Four of the five water leaks and damages were from the adjacent units. The last two from the unit directly above mine ( unit # G) which is an absentee owner ( Joshua) who rents out his unit. Joshua Unit # G consistently fails to maintain his property in a fashion that prevent property damages to other units. Units not properly maintained is a violation of the Colonial Park bylaws, documents, and condominium rules and regulations. On December 13, 2018, I realized there was water that had leaked into my units closet onto my wooden closet shelves. There are water stains on the closet ceiling and walls. I notified McKay Management and two of the board members on that date. I explained I was not certain where the water was coming from, but it appears to be directly under the unit above mines ,washing Machine. I have continued emailing and texting McKay Management and McKay maintenance supervisor , expecting appropriate action. The water damage is now spreading to the ceiling of my bedroom. Damages caused from water leaks do not stop until the issue is identified and rectified. Why has a plumber familiar with our buildings and utilized by McKay Management not already been dispatched to access the issue and start repairs, if needed. Basically the only thing I have been told by McKay , several times, is , the owner of the unit directly above me "has been notified"! So McKay management , 2 Board Member, 1 maintenance supervisor Trevor for McKay , and the owner of the unit above me, all now know that I am sustaining water damages! Failing to take the appropriate action to identify the source of the water damage problem , is gross negligence and retaliatory conduct from McKay Management, which is exactly what I said about them previously,. Do you think my realtor will sell my unit to a perspective buyer , knowing that there is an unresolved water damages issue! Overcharge for HOA fees and don't do anything for the community/neighborhood with the money. They want you to repaint your "faded" mailbox but leave the landscape and community areas of the neighborhood looking like an abandoned dump. Based on the report I recieved, almost all of the money goes to late fees and admin. Interesting. They also charge you astronomical fees when you move without notice - that are almost the cost of the entire year of HOA fees... that you pay but receive zero benefits from. Wish I could rate this company a zero! I have lived in an HOA neighborhood for over a year now with a dirty pool with broken gate anyone can access, roads that should have been paved years ago, and non compliance by neighbors of all sorts of bylaws like number of families, pets, and vehicles per lot. Too many rental properties are being destroyed in here and the aesthetics of this once beautiful family subdivision are quickly going downhill. There are serious liability risks to us homeowners and I can't get any response or action from this company. We've had to involve our local police and they should not be managing our pool and clubhouse due to a broken access system. It's just shameful that our HOA fees aren't going anywhere towards maintenance of our neighborhood. Fed up!! The worst management I ever been with, I live in a neighborhood that's associated with them. Let me tell you this company is by far the worst. The associate manager of Horizon, Angie Glass is the worst, she is not helpful, nor nice. All the management cares about is money. The associate manager told me to get rid of my reptiles and didn't accepted my disability, also the reptiles are my assistant animals and that is illegal for an associate manager to do, unless they're a threat, but none of them are threats. They're harmless, and no one has ever complained about them. She also falsely accused for causing a leak in my downstairs neighbor condo, but it was caused by internal pipe damage, which means the pipe burst due to whether conditions, but still no apologies from her. The maintenance men don't do any work around the neighborhood, one time they didn't fix the sign that was on the ground for about a month. I have to say this the worst management company ever, this company needs to be shut down. P.S. Customer Service do not reply, because your defends are pathetic. read more

I would give them a 0 rating, if it was possible. They are very nice on the phone when you call but they run a very disorganized and inefficient property management company. In my 25 years of living in HOA managed neighborhoods this one has been the worst. No online account created after living in the neighborhood for 4 months, they always have an excuse when you call/email and tell you it will be handled within the week. The neighborhood amenities are not being maintained, notifications are only addressed after numerous resident complaints. I am surprised they are still in business, there must be other companies in Birmingham that can do a better job! UPDATE: McKay finally emailed me (4 days after my 3rd-4th time contacting them) and responded to my question. They resolved my issue and I greatly appreciate it. I'm changing my review from 1 to 2 stars since it has been attended too. If I need further assistance in the future and they respond appropriately and timely I will give another star. Again my main issue, and reason for such a negative review, wasn't that my problem wasn't being taken care of but the fact no one responded to my issue for 3 months. I realize they may not be able to do everything I request or even do it immediately. I just ask for their team to be courteous and responsible by responding to their customers in a reasonable time. Three months is more than enough time to contact someone and give a reason for the issue to be or not to be resolved. I also wonder if my negative review is the reason for finally getting a response. If so I'm partially happy it worked but very disappointed that it would take this for them to attend to their customers who pay a lot each month for their care and managing of their homes. FIRST REVIEW: I'm new to having an HOA and board of directors. I've contacted McKay a few times via email and calling their office. The only time they've responded in any way or even given me an answer for my questions is when I need a key to our pool and storage area. McKay is the very worse management company that I have ever had to deal with, and I have lived in condos, golf villas, and now Trace Crossing residential subdivision. The various entrance signs are covered in mold and mildew. My part of the subdivision has people running a business out of their residence and letting their dogs run loose. The manager, Ms. Garth, has done nothing about it. The only thing that their managers do is make certain that you pay your HOA dues. read more
