It's a very safe area. This is a historical building! 1939- The walls are a foot and a half thick! If you get a good unit, you see only green. I'm on the second floor without a dishwasher, but that doesn't bother me. It's just me and I find it very mindful doing dishes. If you have allergies, the wood flooring will help tremendously like it did me. The ACs are powerful enough, the grounds are beautiful. Laundry onsite. Parking tight after 8pm. Cats ok no dogs. Remember that a lot of people know of this place and know of people who have lived here so the negative reviews are the exception. Not perfect but best management you'll find. You also never pay extra for electricity - flat rate. A couple of times I've used the oven for extra heat, shhh ;)

In hindsight they could do so much better. Upon move out I was charged $10 to clean the kitchen drawers, $30 to clean to the fridge (which my boyfriend cleaned spotless before I moved out), $80 to sweep and mop the floor (which my friend swept after I moved out), $40 to clean the oven (mind you these appliances aren't even from this century), $30 to clean the bathroom, and $75 to clean the bathroom...just let that sink in. This apartment was built in the 1950s and I would hope a complex would clean an apartment in-between tenants. Mind you I already paid a $450 nonrefundable redecorating fee at move in ontop of two $600 nonrefundable payments (yes $1200) for my two cats to cover damages. GREEDY!! The bugs are insane - I got eaten alive by ants and I am still recovering from bites even though I moved out about three weeks ago. My boyfriend's car got hit and you can't do anything about it because the apartment complex has no cameras. My boyfriend, who is black, got the cops called on him multiple times for running around the complex and people assume he was DoorDash drive so if you're a person of color DO NOT live in this area. Plus, my packages have been stolen and I know for a fact its happen to others on top of cars getting broken in to. On the other hand Summer in the front office is very kind, helpful, and wonderful to talk to none of this is directed towards her or the very nice maintenance men. I am such a good tenant I feel guilty posting this but they already took my money.

I traveled from out of state to view the property based on their information. When I saw the roof I did not believe it was ever replaced. The agent from LAH produced a receipt showing the roof was replaced. The receipt did not have a date on it and I wanted to know when the roof was replaced, so I called the roofer listed on the receipt and discovered that the receipt provided was only a proposal for a new roof and the roof was never replaced. The proposal for roof was $15K. If I had followed through with the purchase I would have considered it a $15K fraud. Buyer be ware.

The StoneRiver Property Management company which oversees The Highlands Apartment Communities prides itself on values including (though not limited to) being respectful and trustworthy. From my experience with The Highland Apartment Communities, I can ensure that these values are not taken to heart when it comes to their business dealings. The area manager for the apartment communities is great at selling individuals the idea of a great unit, but when it comes to following through on this, he and his associates fail rather terribly. Case in point: when I arrived to move into my unit, the unit was not ready and upon visitation to the site, several serious maintenance repairs and alterations were needed. Although the area manager knew of the need for these repairs, no efforts at contacting me were made. Instead, I was expected to live in a unit with broken windows, severally dirty walls, scrapped wood, and a rusty and mold-filled restroom with cracked tiles. When I brought this to the attention of the leasing consultant whom the area manager immediately delegated my unit to, I was asked to take my belongings back to where I came from and to return when the unit would be clean. This was a nightmare of a situation. Furthermore, the leasing consultant seemed very unaware of which unit we were speaking about, leaving me to see the disorganized nature in which the apartment communities office runs. Adding insult to injury, upon returning to see what repairs had been made, I was shocked to see that all of my requests were ignored. Thus, I was left in a room with broken windows, and restroom with cracked tiles and mold in the tub, and scrapped hardwood floors. Recognizing this and knowing that residents should not be treated as such, I decided to immediately cancel my lease. When speaking with apartment owners in the building in which I was in, I was told that this is to be expected from the area manager and that he has grown to be extremely incompetent in the last year regarding individual units and apartment buildings. One resident noted the crumbling infrastructure (walls and ceilings) under which they lived, and despite requests to have this checked out, it appears they too have been ignored. If you desire to live in the beautiful neighborhood of Highland Park in Birmingham, AL, please save yourself of lies, headaches, incompetent area managers and untrained leasing consultants. You will assuredly find all of these things with The Highland Apartment Communities. Please know that there are several other property companies in the area in which this type of blatant disregard for the customer is foreign. Do not lease with The Highland Apartment Communities or any of their buildings. The exterior of buildings may look decent, but once inside, you see that what is advertised on the website are likely dated photos to when those units were first restored. I am happy to provide anyone with video and photos of the described unit and building above. DO NOT LEASE FROM THE HIGHLAND APARTMENT COMMUNITIES. They make the apartments look modern & pretty, but the buildings themselves are old and not well-maintained. Mildew, water-leaks, roaches. Also, Insanely huge potholes through out the complex that are nearly impossible to avoid. If you complain about a roach infestation, they will just send an exterminator to spray but don't bother to seal cracks that you inform them about or treat the other unites in the building. Shockingly, cockroaches travel between apartments! You are better off finding a newer apartment for a higher price that lacks the issues of an older complex with inattentive management.

Well, sadly I agree with them. It is not worth the risk to sign a lease! We have already found such better options with the nicest management you can imagine! Look around, future renters! While I was skeptical about living in a split-level town home, it was the best decision I've made. The community is beautiful, and the staff have been nothing but helpful. Since moving in, I have had issues with my air conditioning and my upstairs bathtub leaking. Both were resolved quickly and professionally. While the apartments aren't brand new, they are well-maintained by management who has an investment in the community. I can't recommend them highly enough. A+++!
