They implement unnecessary controlling rules like not allowing you to put a parking sticker on your own property and then put things in their announcements like "don't be hostile towards employees, they're just trying to do their job" This company will make you take work off for the day to make it to a "meeting" for parking decals or they'll charge you a $25 fee to pick it up from them at their establishment on another day. This is what we get when we ask a simple question .... The question was, "When does the landscape company do weed and feed?" The response ...... The contract is on the owner's portal. Weed and feed is not in the contract. Fertilization is in the contract for 3 times a year. Didn't the landscape committee meet with the landscapers, walk the community and present the contracts to the board for them to approve and hire the vendor? These people are HORRIBLE!!! I called calmly about their poor customer service. They kept interrupting me. I was never permitted to finish a thought or sentence. When I became upset they gaslit me and transferred me to the person in charge. She kept interrupting me. So, I used yelling, screaming and profanity after the woman in charge kept interrupting me, gaslighting me and using profanity on me. These people NEVER do anything but take our HOA money. VERY RUDE staff and no customer support provided. Do not hire them!!! After changing my bank, I sent a new authorization form for automatic payments from my new bank. In the form provided, I added a checkmark next to savings, and provided the routing and account number of my savings account. However, APM tried to withdraw money from another one of my accounts which was not unauthorized and as a result it was denied. When I called the office, I spoke to Karen Catalano who was very rude, and I was told that I have to pay a $50 penalty fee because the withdrawal they attempted was denied. I explained to Karen that I should not have to pay a $50 fee because they made a mistake, and they used the wrong account which was not authorized by me. When I called again to confirm the payment information and address where I need to mail my payment, Karen again was very rude and she hung up the phone. I called again and she did not pick it up. What a horrible experience for something that could have been solved immediately. HORIBLE COMPANY CUSTOMER SUPPORT, AND I AM SURPRISED THEY ARE STILL IN BUSSINESS after reading so many bad customer reviews !!! read more

Yep, I knew this place would get really negative reviews. Having said that; the office staff is super sweet and.....I would make APM my hero and praise them to no end if..,... When business resumes, those who are considered high-risk and susceptible to virus exposure will need to do their best to avoid smoke-filled environments. Absolutely horrible service from this management company. Do not hire them!!! Ladies in the office are extremely rude and not willing to help. I have been trying to get my refund back for 5 months now after selling my condo. I spoke to Karen in the Lake Worth office and she did acknowledge that I have almost $400. due to be refunded but, that was 2 weeks ago, still no refund. Seems to me most of these negatives are following others. We have used APM since late 80's/ early 90's and though the company changed hands many years ago, its obvious since we are still with them that they are doing a good job for us. People who can't seem to follow the rules are the ones who always complain and leave nasty reviews. Strict rules are what keep a community nice and keep our property value up. I would only want a well run community with rules that stick. If people want to do as they please, they should live in a non associated development. I had friends that did just that and always complained how people used all the guest parking so no-one else could have company, or they parked all over the community. How lawns and landscaping was a mess etc. etc. I find when you treat staff with respect they in turn treat you the same respect. LuAnn does her job and does it well people just try getting around the rules. What she puts up with, I could never do. It is unfair to throw on bad reviews if you have a property manager that isn't doing their job, talk kindly to the owners to see if it can be resolved first. Brian is very mild mannered and listens. Initially I was on the board and I suggested using them ... We had another company that was actually worse but APM rates down there. The right hand doesn't know what the left is doing, loose applications, loose checks. Perhaps they lost their minds. I have not experienced better only worse but I think there isn't any management company in FL that is any good. Only due to past experience I would give fools 1 1/2 stars. read more

I definitely did my research ahead of time before purchasing a home at Nautica Isles. The first thing I noticed was the LARGE amount of reviews on yellow pages, superpages, google, apm website, etc praising the work of Richard Wise. After finally meeting him yesterday after settlement, I now know why. His no nonsense approach to things is what is making the development succeed the way it is. Following rules, keeping the rules the same for everyone keeps the neighborhood safe and free from potential law suits - which cost the residents money if sued. As a previous property manager turned accountant, I can surely appreciate all that he is doing to keep the neighborhood great. Keep up the good work, Richard! read more

APM is terrible for lots of reasons. I'd give ZERO stars if I could. They frequently change their billing methods/addresses and give very little notice which results in late fees which APM refuses to waive or negotiate, even when they're offered documentation from the bank that the HOA fee was paid on time. They do not return calls or respond to emails in a timely manner, if at all. Employee turnover is high, so just when you get to know who you should contact, that employee quits. The one time I visited APM's office it took 30 minutes to pick up a parking decal and I was the only one there. They do NOT do even a passable job at keeping unit owners informed of happenings in the building. For example, during the pandemic when we were quarantining and avoiding common areas, APM put notices in places where many residents did not see them since they were entering and exiting the building via outside stairways and avoiding the elevators and lobby areas. It takes weeks for them to replace burned out light bulbs. Once there was a urine puddle on a third-floor stair landing that sat for a week before it was cleaned up. The woman who is currently "in charge" of our condo organization is rude, dismissive, and incompetent, especially when she is moderating the monthly board meetings. There is no transparency, everything feels chaotic, and most of us feel strongly that we are being mislead, cheated, and overcharged for their services. Avoid, avoid, avoid. read more

If there was a zero rating I would give it. They don't even deserve that. Actually they deserve a negative rating. This management team recently took over Country Fair and this community has gone from BAD to worse. They hired a landscaping company that does a job worse then any landscaping company I have seen (Rileys Landscaping). They do not return phone calls, or emails. The grass is dying because our sprinklers to not work. We have a maintenance man that spends more time doing nothing and they do NOTHING about it. The owner is a piece of work if you ask me. They are taking our money and in return our community is going down the drain. How is this ok? If you are on a board, DO NOT EVEN consider APM. They need to be put out of business! This is the most unprofessional group of people ever. And to make matters worse, every time they make a change to their portal, no one can pay their association dues. Country Fair was told that coupon booklets would be sent out and that was never done. DO NOT USE THIS COMPANY. You are better off self managing your association! read more

I have been in one of their managed properties for over three years. My representative was Sunny Layne (real name) and she was very good. Sunny is not longer with APM and the service now is terrible in my opinion. I can not get them to contact me after repeated writings, even using certified mail. I am responsible for my own roof and the roofing contractor said I needed a letter from the HOA to get a permit from the City I live in. APM refuses to do anything or give me a name of who to contact or to pass on my request to the proper people. We have four HOA's in our community and the main one's president also will not tell me who to contact or pass my request on. Since Sunny left this company it leaves much to be desired. I wish I did not have to deal with them. Every time it rains my roof leaks and these people can care less - avoid them IMO. read more

Worst property management firm ever. They've been in charge of my condo community for nearly 20 years and why our board keeps contracting with them is beyond me. Their office staff and onsite personnel keep forgetting one important fact: They work for the homeowners. We pay their salaries. Our manager is rude and incompetent. The office staff never returns phone calls, no matter how important the issue. There are so many specifics that demonstrate their incompetence, but the best one I can relate is this one: several years ago, we had an issue in the community that was causing damage to the units (ficus tree roots growing up through the floors of the units, into the plumbing and the showers). Ficus trees are a nuisance plant according to the state of FL, yet in spite of this and the thousands of dollars in damage the trees were causing to the units, the manager and APM refused to remove the trees, stating that they didn't want to cut down live trees. I was stunned, and no amount of argument would budge them from this absolutely ridiculous stance. The list of costly incompetence is too long to write here. If you're considering buying a condo and find that APM is the property management company, run--don't walk--away from that property. What you will have to put up with from APM is simply not worth it, no matter how much you might love the property. read more

I was in the office when I witnessed Lu Ann McCanty who later on verbally and rudely professed to be the owner of this business to a male customer while throwing her card in his face and a payment receipt at a female customer's face, she was yelling at a young lady and another gentleman who came in separately and cursing using profane language at them. I believe it was uncalled for at least how she treated the young lady. But below is a summary to let you decide yourself. I walked in after the male customer so I was not sure what all took place prior; I did however, walk in before the young lady. When she came in she waited in front of the receptionist saying hello as the receptionist was screaming on the phone with another customer. There were two front desk people, the one who was yelling on the phone and the one who abusively and rudely professed she was the owner of the establishment. As soon as the young lady customer walked in, the receptionist started making faces at her and just plainly ignoring her. The female customer was very patient and waited. Finally, after having screamed the phone customer away, the receptionist decide to acknowledge her by saying "wait". She waited, turned around to watch some fish in a fish tank and waited and waited. Then, the receptionist asked her what she needed. She explained that she was here to make a payment for her February HOA dues and needed a receipt as well; and that she has purchased her home since end of November 2012 and have been emailing calling and coming to the office to receive her account number and her coupons to make payments as well as other legal documents pertaining in to her account and have not received anything yet. She asked if they happen to know when she may receive it and also what are her payment options as well as the due date for the fees. The receptionist started screaming at her, and rolling her eyes and very rudely stated I don;t know I cant help you with that. By the way this is the business that houses her home's HOA manager, so she would have to go to make payments to them but have been trying since 11/2012 and as of 2/8/13 no one has helped her and to see the way they treated her as well as another male customer was beyond me. The female customer then explained to her that she would like to pay as she hands the receptionist the money order. The receptionist yanked the money order from her and returned a receipt with incorrect information on there. The female customer's name was misspelled; basically the entire receipt was incorrect. The female customer asked if the receptionist can correct it please as she is not sure if it would make a difference with her name and other information being incorrect. The receptionist once again yanked the receipt and yelled sarcastically, "whatever, it wont make a difference but if that's what you want" she was so angry that from where I was sitting I can see an entire whole punched in through the receipt where she made the corrections. Receptionist threw the receipt on the female customer and it fell back on her desk. Customer just stood there just not sure of what is happening. She then asked for them to please hand her the receipt. Meanwhile, the woman who stated she was Lu Ann McCanty and the owner of the business came out from where she was and started yelling at the female customer. It was unbelievable almost like a circus watching this! She was telling the female customer that she was rolling her eyes and that she needs to stop being rude and catching an attitude as the other person was "trying to help her". Unbelievable! The male customer who witnessed this as I did, spoke to the Lu Ann and explained that "no, I don;t believe she was being rude, as you just walked in, you may not have seen what happened but it was the receptionist who was being rude." The Lu Ann just blew and started yelling at the man stating that he was being quote on quote an "ass hole" A-hole to be politically correct here. but she uses the entire term. She was telling the man that she would not help him. I felt the worse for the female customer because she was only trying to return her HOA dues on time so they would not be charging her and putting in more of a mess that they are already trying to put her in. She was not asking for a service, she was paying her dues and they had no right to treat her that way in my opinion and she was very polite and patient in my views. She then turned to the both of the customers after cursing at them that she would not help them and for them to get out of her place as she would call the cops. Unbelievable! The young lady remained quiet and stayed there waiting to see what happens as the man asked to speak to a manager who can assist. Then Lu Ann woman went inside an office came back with a green business card threw it in the man's face and walked around to the man with her hand out screaming "well, you want to speak to the manager, well, here I am. read more

I've personally observed a woman who calls herself the manager/owner of APM cursing out a broker and a young woman who from what I heard is a home owner. The young lady was there to pay her HOA dues and they plain ignored her and when the receptionist finally decided to even look at her they were very nasty towards her. Very condescending, yelling, and very unfair not taking payment from her at all and not providing her account information - she was a new homeowner as she explained to them. The self-proclaimed owner LuAnn attacked the homeowner saying she had an attitude when it was plain to see that was not the case, the receptionist upfront at the time as well as the LuAnn had a bad case of poor customer service or business skills. The broker who had came in before the young woman saw that and tried to explain that wasn't the case he saw what happened and the owner was not there at the time (she stepped into her office for whatever reason). The self-proclaimed owner LuAnn called the man an @-hole (that is being politically correct, she used the actual term) and continued to yell at the young woman and the man saying for them to get the H*II (she used the full term- again) out of her office right d@mn now or she would call the cops.) The young woman only wanted to pay her dues and on time. Apparently, they had been giving her the run-around. She came to the office four times prior to pay her dues and received similar customer service. LuAnn had more to say; she complained to the broker and I'm assuming the homeowner as well that for a 2bedroom unit $250 a month for dues when only lawn maintenance is included (and it is small maybe 11X8 area - I live there so I know) is nothing/ not enough for her and that she was trying to help them by behaving the way she did. That young lady was very calm and polite and I think too nice how she responded. The receptionist would not give her a receipt and when she finally did, she wrote the young woman's name as well as other information incorrectly on there. The young woman pointed out - and once again politely - that the date, name and memo was not correct. The receptionist took the receipt and was so upset she drew a deep whole on it trying to correct it and threw it in the young woman's face. The homeowner just stood there and said thank you and told them to have a blessed and peaceful day and left. That was super wrong in my opinion and from what I witnessed, I would not recommend using them. And if a homeowner knows ahead of time they manage the property you want to buy as I am sure the young woman did not know, I would suggest for you to STAY AWAY! That is unless you want to be treated in the same manner the young lady was treated. I went home and felt as though I could be next and so researched the company on the BBB website because I had a feeling this was not an isolated incident. Lo and behold, there were other complaints about the manager dated just a few months back and some older. I believe this is a pattern and like I say I would stay away for my own good if not already stuck with them. read more
