LONG STORY BELOW. BEWARE! THE OWNER OF ASURENT, LISA PETRINI, THREATENED ME FOR MY HONEST REVIEW! I slightly revised this review, today April 29, 2026 as a few problems were resolved on April 28th. Lisa, I investigated the law and you have nothing on me. This is protected speech. Have your lawyer check the S.L.A.P.P. law. I'm retired and I'll be happy to go to Medford several times to see you in court. There will be no arbitration on your efforts to stop me from exercising my First Amendment rights. Our experience has involved serious issues with financial handling, communication, and decision-making. The owner, Lisa, withheld over $500 from our owner disbursement, claiming an unpaid utility bill with the City of Ashland. This claim is incorrect. I contacted the City directly and received written confirmation that somebody (I thought it was the tenants, but, Lisa said it wasn't) established their own service, our account is fully paid, and the landlord account was closed. I emailed the city's communication to Lisa. Despite this, Lisa refused to acknowledge the City's confirmation and continued to claim she did not received a response from them. SERIOUSLY BAD NEWS REGARDING UTILITIES. TENANTS BEWARE!!! Added tonight on April 29, 2026 - The City of Ashland emailed me. Lisa Petrini, owner of Asurent, closed the utilities account for the property and left the tenants without utilities, including electricity, water, sewer, and other city services. The missing smoke and carbon monoxide detectors were photo documented during the original walk through with the staff of Asurent Property Management. See below for the response I received from Lisa Petrini. The original review was dated April 24, 2026. On April 28, 2026 Lisa threatened me for the review. I revised the review on April 29, 2026. We were also informed that tenants reported a gas smell--an issue that should be treated as an emergency. I immediately directed our contractor and Jahnke (HVAC) to inspect for a potential gas leak, as Asurent indicated it may be related to the HVAC system. Asurent then stated that the gas company had already responded and shut off the service. However, when our contractor and Jahnke arrived, the gas was on, and no leak could be detected using their equipment. During this same discussion and following threats, Lisa claimed that required smoke and carbon monoxide detectors were not present. This is highly questionable. The home was fully remodeled prior to engaging Asurent, and all required detectors were installed. Asurent also completed an initial walkthrough with us at that time. Given the inconsistencies already noted, this claim raises further concerns. Lisa claims she has the walk through documents stating that there are missing detectors. I ASKED HER FOR THE WALK THROUGH DOCUMENTS IN ORDER TO ENSURE THE DETECTORS WERE NOT PRESENT. SHE HAS NOT PROVIDED ME WITH THESE DOCUMENTS. We've experienced holds on our net proceeds (deposits minus expenses) that were not released until my threats were issued. See above about the threats from the property manager. We have encountered inconsistent information in regards to utilities, expenses and repairs. Based on this experience, I cannot recommend this company to other property owners. read more

As a previous tenant, I do not recommend this company based on my experience with them, for multiple reasons. Communication lacked from the moment I moved in. However, their move-out and deposit practices were unprofessional. In my case, a portion of my deposit was withheld for cleaning charges, despite the unit being returned in cleaner condition than when I moved in. At move-in, the apartment contained a pee-stained mattress, dirty dishes in the dishwasher, and footprints on the counter. I expressed this and no one ever responded so just dealt with it myself. At move-out, I arranged and paid for professional carpet cleaning, provided a receipt for this service, and uploaded multiple photos documenting the condition of the unit. I was charged a $385 cleaning fee for a one-bedroom apartment in addition to a separate additional carpet cleaning charge. When I requested itemized receipts and clarification regarding the charges, Lisa did not provide itemized documentation in a timely manner and was unable to clearly explain the specific services when we spoke in person. She attributed the need for cleaning to dog hair, afterwards; however, dog hair is not visible in the photos submitted and she could not provide proof. I had also initially requested a move-out walk-through, which was denied. They don't do those. When I questioned these issues and raised concerns about inconsistencies in the explanations I received, Lisa stated that she would file a counter-defamation claim. I ultimately chose not to pursue the matter further, for my own peace, but I believe it is important to share these details for other prospective tenants to consider as it seems to be ongoing. read more

Lisa is absolutely the best. She goes above and beyond for her landlords. Does an amazing job. Has great insight. Cannot recommend enough.

Atrocious communication and customer support. Both landlord and tenant were endlessly frustrated by our inability to contact anyone, especially as many bills remained unpaid and unaccounted for. When these issues came to their attention, they simply didn't seem to care very much. Having no one in the office is a definite minus for access. read more

They're here to make money, not to provide a good service. I was charged $3500 deposit on a two-bed apt that was being rented out at $1900/mo. Upon arriving to the unit, there was a lot of abandoned items in the shed and a very ugly stack of abandoned cinder blocks out back. Neither were removed despite my requests. The stove also didn't work and there was no water connected in the backyard during fire season (despite yard maintenance being designated as my responsibility). I also found mold in the washing unit, which I spent hours scrubbing away with vinegar. It took them about 2 months to get water hooked up out back, although I had to argue back and forth over email a bit to convince them it was even disconnected (I sent photos where that was clearly visible). Their maintenance person insisted the stove not working was due to a gas company issue, and the gas company insisted they only did service issues on the outside of the house (not inside appliances like stoves) and that they could see gas was getting to their property so it wasn't their problem. I lived there for about half a year but the stove never worked. I had to move out about three months before the end of my lease due to an unexpected family medical crisis. This required me to leave my job and become a caregiver full-time. Despite being fully moved out by the 5th of the month, I paid the full $1900 for that month and they had it re-rented to a new tenant within two weeks. They charged me another $250 cleaning fees (with no itemized list despite me requesting it; I cleaned the unit very thoroughly and am still not sure what they were even cleaning -- maybe the items that were abandoned when I arrived?) Then they charged me another $1400 for early termination of the lease, even though they actually got double-rent for at least part of the month since I paid full rent and a new tenant moved in about halfway through the month according to my prior neighbors. So, even though they had already made extra rent for the month I left, suffered 0 financial loss, and although I explained to them how painful the situation (medically and financially) was for my family, they still took half my deposit just because they could. Lisa promised "to look into it" but never followed up on any communication. Overall I also found their communication to be unprofessional from start to finish. They pressured me to sign within a day or so initially, and were hounding me with calls/emails/texts, but then it regularly took them weeks to respond to basic maintenance requests and requests for financial transparency on charges (if they responded at all). Honestly I became too overwhelmed with my family's medical situation to pursue this further than just asking for mercy, although I wish I had because it has created an immense amount of financial insecurity and I nearly lost my housing for me and my family member altogether. I'd asked them for leniency because I was a recent graduate with no savings other than what I put down for my deposit, and now had to leave my job and move to try to become a caregiver to keep a family member alive. But, I guess Asurent made an extra couple thousand dollars beyond what they expected to make for an already-expensive unit, so if you're a landlord who doesn't care about other human beings and just want to make a lot of money, maybe this is the company for you. For tenants, I would avoid this company unless you like being exploited for your last dollars during the worst time in your life just because a company can make more money off you. I wouldn't have had an issue with any of this if they hadn't re-rented my unit in less than two weeks and had suffered an actual economic loss because I had to end my lease early. But that wasn't the case. Of course they were allowed to charge up for an early termination (and probably they feel they were kind to me and gave me a discount) but I would have expected more from a local company seemingly serving mostly mom and pop landlords. Profiting off of peoples' misfortune when it isn't necessary for your business to thrive isn't a good look and I wouldn't personally want my property managed that way if I was an owner. I also read in a public interview with Asurent (July 2022) that they charge 1/2 month's rent for tenant placement to owners -- while also charging tenants for early terminations? So it sounds like they're making money off both parties in these situations. They also seem to be trying to attach their own tenants' full names to bad reviews below, maybe to intimidate people out of leaving them. Not very professional and may violate Yelp's terms of service for information privacy. read more

Rented from them for approximately 1 year and 8 months. When We first started renting, we had things that needed repaired. The small stuff they repaired quickly however there was some stuff they needed to get the owners approval for but told us that it was very difficult to get in touch with the owner. The stuff that needed owners approval remained unfixed throughout our lease Despite multiple reminders. While we were renting everything was ok and they did not bother us, however we did need to contact them ourselves to renew our lease for another year. They are rarely in their office making it difficult to try and talk to someone in person. Upon move out, they charged us $250 to remove an AC unit that was already installed when we moved in and to patch and paint areas where needed. All understandable, however we have pictures of the AC unit and numerous nail holes and paint chips in the walls from the day we moved in. We tried contacting them several times via text, emails, and phone calls to challenge the $250 removal fee with no response. Being out of the area and employees rarely in the office made it difficult to try and challenge the charge in person. Its been approximately 3 weeks since we have tried contacting them with no respons. read more

WOW! This person wrote an entire paragraph of outright LIES! We did not then and do not now even have an outdoor pet! There was no "pet feces" in the yard, nor any wall damage from a pet! We had an old, sweet, indoor, litterbox-trained kitty, who died a few months after we moved in. They absolutely did NOT install any AC "out of concern for my mother!" 100% FALSE. They took 6 1/2 weeks to repair the HVAC during the worst heat of the summer. I turned off the sprinklers, which were used daily, once for two days because they were keeping me up at night, so the lawn went without watering for a total of 2 days in 10 months. Not enough for the lawn to even feel dry. The lawn guys were friendly and kindly reset the sprinkler timer to a more humane hour. It IS true that their sprinklers were not all operational, which is probably why there was a dry patch on the lawn. Lawn guys' job to let them know that, but I did mention it to them. Utter, unmitigated garbage that any of the theft of our deposit was justified. Don't believe any of this person's responses, nor the positive reviews. I'm a college instructor with an advanced degree. She's a Q-Anon conspiracy theorist (had a whopper of a sign on the door of her business during the covid pandemic about "government lies" etc.) Who would YOU believe? read more

Rick from Asurent is awesome. This is my 6th year using Asurent and Rick always takes the lead and helps me get my home rented. He comes by and takes fresh pictures and a video and loads them onto their website. Rick helped me get my place rented in less than a month to the first folks who came to look at my place. My friends and I applied for a house with them and it took 2 weeks for them to get back to us with a denial on the house. The only way we knew that we were denied was by constantly contacting them for updates, as we were left in the dark for most of the process. I want to clarify that I'm not upset about the denial, I'm upset about the way that this company blew us off and posted another ad for the house we were applying for a week after all of us sent in our applications, which made us think that they just didn't want student renters. read more

From my first contact with them, I was treated with respect, and an immediate response. With the housing shortage in Medford, not many realtors ever returned my calls, or asked for applications and fees just to view a property when I was shopping for a new home. I do not live in Ashland, but own a home there that I hope to retire in. In the meantime, I wanted to rent it out and keep it in very good shape. I received a flyer about Asurent, which sounded like a good company. I contacted them and immediately got a call from one of their principals, who filled me in on local laws, regulations, and nearby rental prices to give me an idea of how knowledgable the people at Asurent were about the Ashland market. Stephanie is in charge of my home. Within 3 weeks, she found a wonderful couple to rent the house, who are great. They found some mechanical problems, such as electrical sockets being loose, and Stephanie contacted me right away. It's so simple to keep up the house -- maintenance costs are taken out of the rent, and it's all documented online. I feel very safe having Asurent taking care of my property! read more

This company makes many claims of superior service on its website, but as a property owner who did business with them, I was sorely disappointed. They were unable to keep the water and sewage paid, it was behind for 6 months due to their failure to pay. I made the bill good and discussed it with them. Recently I discovered it was in arrears for three months. They failed to return phone calls. It was not uncommon for me to have to call them repeatedly, and finally get to talk to Lisa , usually after a week or so. Do not walk away from this company, but RUN away, they are a joke read more

Asurent did a great job leasing our house in Ashland. We contacted Melodie on Friday and on Monday she had the house photographed, videoed, and posted. Less than a week later, the house was leased! This is the review I left for Asurent Medford. I didn't realize there are two offices and I don't know which represents my home. Asurent has been professional and very accommodating as we applied and rented a property while out of state. There were some hiccups as they couldn't call our long distance phone number but they made up for it through messaging. Larry, their maintenance provider, responds to requests quickly (they have a super easy online request system and it allows you to share photos) and keeps us informed and up to date about repair times. He is kind and polite to us and our dog. He has been able to answer various questions I have had about the house (where are they hiding the electrical panel? How do I shut off this super annoying, buzzing mega-light on top of the house?) I can't speak for how they maintain communications with owners but I suspect they are pleased to do their work well and serve their clients with respect. I would start with these folks if I had a rental home here. read more

Worst property management company in Southern Oregon. Yes, that's right. Worse than CPM. Not only are their prices high, but their customer service is severely lacking. They are absentee rental agencies. They hardly ever respond to maintenance requests and if they do, they find their way out of not helping. See, my earlier post for more details on that. We got a 60 day no cause termination. We texted Patrick to let him know that we would be out by June 1st, at least two weeks before. We heard nothing from him until we contacted the owners. Then, he contacts us, saying we are contracted to stay until 6/13 unless we were to notify them sooner. When we said we had tried to contact with no response, Patrick insisted that he had responded, then proceeded to become very manipulative and bullying. I've had some very bad experiences with them. Here are a few things that happened in the year and a half I was there. To start us off we moved into a disgustingly dirty house. They did not respond to any phone calls or emails in an emergency situation where we weren't able to run water for 2 days because the main pipes were backed up. They didn't finish maintenances and allowed our shower to leak outside of the shower for the whole year and a half we lived there. I was rudely threatened that they could stop renting through the landlord if I keep asking for certain maintenances, which would cause me to end up renting through the landlord alone(wish I would have.) I was charged $270 for carpet cleaning when I had a quote and appointment for $175 and was told by rick that I should cancel and they would get a better deal, he told me that it will be less than $200. I was charged $134 dollars for "general labor" for clean up in a 10x10 room where the light fixture supposedly broke after we left the keys with them(I have a picture of it when we were walking out.) They didn't send what was left of our security deposit to us until I called them and asked for it(after the 31 days) just to have them tell me that they "sent it weeks ago" and to "keep waiting" for it(I got it two days later with no explanation on what the charges were for, with the post marked date being the day after I called!!!) I also didn't get a response or legible name or signature when sending them certified mail to get the rest of my deposit, I didn't get a response to the messages I left Lisa the owner, and anytime I called the office I instead got an email or text in response, rather than a phone call. Worst property management company I've had to work with. I would not recommend choosing them. read more

Lisa and Patrick from Asurent Property Management are a rare breed. I have mostly gotten to know Lisa. She is a manager that actually cares about her tenants and her owners and has strict standards she abides by. For owners that care about their investment long term and know the value of a manager who keeps your property full and up to snuff, talk to Lisa. She may not be the cheapest, but the way I see it, that's a very good thing. Don't hire a slumlord. Go with Asurent. read more

These guys are a JOKE. I have never written a review on Yelp as I feel like there are better things to do with my time and day, but these people are worth my rant. I applied for a home in Ashland listed for $1375 on multiple websites, had been dealing with one employee and sent over all of my dogs records. We got approved for the home and when I went to view the home before our move-in date, a completely different employee was there who I had not yet talked to, who also informed me that the place was now $1450 per month. I argued that it was advertised for $1375 and that's what I had planned on paying. He said they could do $1400...he sent me the lease agreement in an email and I noticed there was no pet deposit, so I brought that to his attention. He said he was unaware that we had dogs (WHAT?) I let him know I sent all of that information with the application along with their vaccine records, and the person I had been initially dealing with said it was fine and we were approved for move-in. He then said he was under the impression that I would be living alone, when I had included my boyfriend in the application, so he told me my boyfriend needed to fill out an application as well (fine, I get it) but that they wanted another $45 on top of the $90 of application fees I had already paid for myself and a co-signer. By the end of it, I decided I did not want to be under or pay my hard earned money to UNPROFESSIONALS who don't know how to communicate. Idiots. read more

Very disappointed by the lack of communication. First I talked to the landlord when I looked at the house where I wanted to rent a room so I don't have to commute as far for school at SOU. He knew my financial situation and that this would be my first place. He also said I could have the room, but we would have to wait for the property management to clear me. So the next week I hear from him that I should call the property management place, so I call, they seemed to want to confirm that I'm unemployed, but I showed them my financial aid. So then like four or five days later I hear again from the landlord and not the company that I was denied. So I call to find out why and learn it is because I'm unemployed and have little capital, but I could get a cosigner. So I get a cosigner, but with the Equifax hacks he froze his credit. So he unfreezes two of the three so they can check, one of the websites was down because everyone was using it to secure their credit. So that must be the one they checked because there was some problem. Then later I heard from my cosigner that when he called to check on things that his application was put aside so that they could clear someone else who also got the room. But for weeks while dealing with this, I kept asking if there were any other applicants. First I was told that there were no other applicants multiple times. Then when they gave the room to someone else they told me that the applicant came in right after mine, then they told me that they put the cosigner application on hold so they could move on. If they already had the other application, there should be no need to put anything on hold, they had weeks to clear it. So either they lied to me or they can't keep track of their applicants. They also treated my cosigner rudely, after he found out they gave the room to someone else he asked if the company had talked to me, which they didn't and never did until I called myself. When I called, Robert told me he was just about to call me, yeah right, he had plenty of time. So my cosigner was irritated that he had to jump through all these hoops just for them to not contact him to figure out whatever the problem with the application was before they moved on and gave the room to someone else. He told them that was unprofessional and that he wanted to talk to a supervisor, who was conveniently unavailable. He called back and was hung up on. When I called another day she was still unavailable, so I left a message for her to call me. She never called me so I emailed her outlining my concerns, she replied that she had been busy and unable to answer her email. Then later she apologized that I didn't meet their strict standards and that no one is ever guaranteed a rental. That was all I ever heard, still she hasn't called me, no one has called me and now the other room that I could have had, is gone. Every time I went to the Ashland office to talk to someone there was no one there. read more

Lisa and Patrick found me a tenant in a short time, keep up the property and are stringent in their requirements for good upkeep of the house and yard. They have been so reassuring to work with. When repairs were required they notified me and were very efficient. They send pictures when needed and are easy to communicate with. I don't know what I would do without them. read more

We are posting this review for other homeowners who see nothing but glowing reviews on the Web and decide that Asurent must be the best choice to manage their property in Ashland. Reading these Yelp reviews, it's hard to believe we're talking about the same company. We ended our contract with Lisa Petrini after five months due to accounting errors that were not explained or addressed, and a stunning refusal to call and/or communicate with us despite multiple requests. In a nutshell, deplorable customer service and incompetence that ate up our time and caused us unwarranted stress. Routine accounting errors were blamed on faulty software; when we repeatedly asked why it was happening and how it could be corrected, Lisa responded by referring us to their software provider! Lisa's partner, Patrick, stepped in during the last 2 weeks of our contract and tried to make things right, but that period included Asurent returning our paperwork and multiple sets of house keys via regular mail with no tracking and no record of the address the package was sent to. If there are internal issues going on at Asurent, perhaps Patrick can take the lead and straighten things out. In the meantime, we suggest you take your business elsewhere, especially if you're managing a property from out of state. read more
