We found Northwoods Property Management a few years back and they have done an exceptional job of handling our rentals. Their maintenance crew keeps everything up to date and responds quickly to our tenants. They keep everything well rented and turn overs are quick. This property management company is the worst. This broad wants to inspect every month. She drives by our house real slow at all hours. If you ever piss off eugenia, she will never forget and make your life a living hell. Our house was spotless and she tried to say that the floor was dirty, the counters hadn't been wiped etc. I literally just finished cleaning both and you could eat off the floor. We moved and found a better property management company. You will be sorry if you rent from them. read more

Wife and I set up the appointment on friday to see a place on monday. we drove 45 mins to the place. We get there and theres a guy, Jason standing outside leaning against a tree. We didnt even get out yet and told us that the home rented about 20 mins prior. this was at 1pm. Later in the evening, still continuing to search, I noticed that the rental is still on craigslist AND their website. Its 8pm now. Norhtwood's have always put our mind at ease when calling them with any questions. The only issues we have had were state law and completely out of their control. The fee they charge is definitely not worth managing your own property, its nice to pass the headache onto a company that is well versed in the law. I would not hesitate to recommend them to family and friends. I must also mention that the office staff is always very courteous and helpful, if they dont know the answer than they do not hesitate to find out or transfer you to someone that knows. read more

Scammers! They allowed us to move into a home with problems from the start and then charged us for them. They rent homes out with the cheapest parts and labor and when you question it, they say that it was the property owner and that when you rented they had different management and do things differently now. I called with issues numerous times that they claim to have no record of (good luck getting responses using their online request. It doesn't happen). There was an overwhelming cat odor coming from 2 rooms when it started warming up (2 rooms that our cat was not allowed in because he messed with cords for the guitars kept in there...and the other room was the laundry room, which we kept closed). I called them and they just brushed it off. It's clear that before we moved in, there were quite a lot of cats that lived there from the holy screens. When they did our inspection in August 2013, I pointed out the areas where the odor was coming from because they had done NOTHING in the few months since I initially mentioned it. I asked if I could use an enzymatic cleaner to try to get some of the smell out because there was nothing showing on the surface. I didn't want to be shampooing carpet that I didn't have permission to clean since it can deteriorate it if it is done repeatedly (particularly on cheap carpet like they used). She said sure and made no further mention of it. It seemed like it helped a little bit, at least enough to not stink up the rest of the house or into the hallway. We had a ton of trash left in the yard when we moved in. We called them to have it hauled off because it wasn't our responsibility to clean their mess. They sent someone out who picked up maybe three things from a mountain of garbage that we even moved to the side of the house into 2 piles (one yard waste and compostables and one plastic and various garbage that wasn't compostable). Part of that included what appeared to be a rotten picket fence, though it was just rotting fence pickets behind the shed when we moved in. Most of the junk was left by their guy who was supposed to get rid of it. I thought he was going to return after taking some, but he didn't, so I called the next day. They sent him back. He left most of it again. I called again. He didn't come back so I moved it further back into the RV park area beside the garage so it wasn't just sitting in the yard as an eyesore. I called them again to let them know it was in the fenced area beside the garage so it didn't sit in front but also didn't sit in the middle of the backyard. I have kids and was excited to have a yard...until I realized it was a death trap and wasn't able to let them use it anyway. This was amplified when we had little sparks shooting out of our lawn when it rained. I shut off the power and had to call them. Apparently, they also ripped lights out of the yard and left loose wires sticking out of the ground. They could have killed my children with their negligence. Cut to November 2015. We cleaned the house to a spit shine. I have photographs of every room as we were walking out to drop off our keys and it looks better than the day we moved in. A month later, I got a bill from them and a letter saying they're keeping our security deposit and that they want an additional $900 and some change (security deposit was $1875, so they are trying to get nearly $3000 for a house that they completely lied about in the initial advertisement ("beautifully landscaped yard" that was a rotting disaster, among other things...I've also saved the ad because it was so insanely false that I figured it was in my best interest to do so). They claim the carpet and everything under it was destroyed, yet if carpet is so badly damaged that the subfloor and pad are also destroyed and everything needs to be replaced, you'd see at least a spot of discoloration or something on the carpet. There's not a thing because they're flat-out lying. Any damage was caused by their washer that flooded the house, as ALL damage they claim was magically UNDER the carpet with no trace of it on the surface. Apparently, my cat is the Criss Angel of cat pee. Plus, they couldn't even manage to get the length of time that we lived there correct. They claimed we lived there for 2 years, but it was almost 3 (February 2013-November 2015) to maximize what they could charge us for the carpet that was likely damaged from whatever was already below it wicking up. If it came from above, you would be able to see it on any of the dozens of photos of the entire house. In the BBB complaint, they also decided to add on that they charged us for the fence pickets that were rotting behind the shed even before we moved in and that I'd complained about from the start. They've obviously done the same thing to other reviewers and likely to others who do not use Yelp. Do not use these people. They are morally reprehensible and legally corrupt. read more

We had applied for a rental property through Northwood's, and had a very bad experience. The lady Kate in the applications department was very rude when we would call to check up on the app, they continued to say it will be "done tomorrow" and took about a week and a half to process our app. We made the income needed on the home, and got denied on the application with a box checked off that we did not meet the income standards. We were shocked as we have never been denied anywhere, mostly for a false reason. If we didn't like the property so much I would not have followed through with them, thinking about working with women like Kate every time we have an issue does not sit well with me. NWPM charges reasonable rates for owners with rental units. They are adept at listings, hiring for repairs, and handling tenant concerns and issues in a timely manner. Rates are reasonable, competitive, and tenant application fees are fair. Repairs are sourced via their contractors or a contractor/handyman of your choice. Listings are posted to the NW website, and then posted to CL/hotpads/zillow etc. Speaking as an attorney, their lease agreements are contractually solid, and staff I've spoken to are familiar with OR LL-T laws. Employees are responsive via phone, prefer phone to email. Owner statements are pdfs posted monthly via Appfolio. QB integration would great to automate bookkeeping. Funds posted to biz accounts don't always match what's on the pdf, requiring a call to sort out. If/when I buy RE in Eugene I'll more than likely stay with NW. If you've got a dayjob and are working nights/weekends as a LL, you won't regret putting your properties under NWPM. read more

I really wanted to love Northwoods. After some truly AWFUL experiences with other local rental companies during the search and application phases, it was AMAZING how Northwoods was so responsive and got us into a new home within a week. Unfortunately the pros seem to have ended there. Ever since, it seems that if they contact us for anything we are expected to reply within 1 business day or less regardless of the fact that we are also busy with workdays that extend past their work hours. But if we reach out to them regardless of whether it's via email, tenant portal, etc., we won't hear back for weeks at best, if not months. The first work order involved fixing walls because the home was poorly built and stared to crack as it settled. Took about a month but we finally got that fixed after Northwood's snidely contacted us to return a voicemail from their contractor ASAP and provided the wrong phone number for us to call back. We put in a second work order back in November I think to finish the job we'd asked to get started in September or October. Nothing. Then we had a home inspection with a new person we hadn't met yet, and we brought up the concerns about no reply for the work order we needed finished, he said it would be on his list and here we are now another 4+ months later and it still hasn't been even addressed let alone completed. It's extremely unprofessional and if I was a landlord I would be absolutely appalled at how poorly Northwoods cares for my home. As a tenant I am happy to fix what I can, and we did offer to do it ourselves, but they explicitly told us not to and they would do it... maybe in a couple more years? We'll see... read more

What can I say except by far the best company I have ever rented from in my 9 years of renting. I grew accustomed to rental companies being cold and bitter, especially after we would get moved and settled into their places. Not the case with Northwoods. From the beginning when we first got our house with them they had this genuine happiness about us getting the rental that I have never felt with another company before. When problems arise they are quick to send somebody out to fix them, which of course is nice. Also when we had an inspection they sent it by email, and mail, 9 days before rather than the minimum requirement of just 2 days. With 4 kids I really appreciate that because I have time over a weekend to tidy up my house a little bit rather than just a a day or 2 over a busy week. Then when the inspection happened he actually talked and communicated with us. As odd as it sounds the inspector from our last property management literally would not say a word, so yes that was a bonus for us. The last really awesome thing I could say about this company is they have an option to pay rent through an app, which again, with 4 kids is a huge bonus over having to go to their office every month just to drop off a check. When we need a bigger house in the future I will definitely look through Northwoods again, because I don't want to risk losing all the amazing things that we've experienced with them. read more
