Unbelievable rude, unhelpful and condescending. I have rarely written a negative review on Yelp but this is so deserved. I am moving to Ashland from Southern California. After communicating with Allenorth Properties via Zillow rental hub, I did submit an application on a property I really wanted to rent based on the photos, my knowledge of the area and looking at Google Street View and Earth. I went through the application process on their portal and submitted the $45 fee, which posted to my credit card. It took them 5 days to follow up with me, after I sent very polite emails and left a kind voice message. When they finally called me back, they said my application was never received. The agent acknowledged the fee had been charged, but said I must have made a mistake or "used the wrong browser" because the application didn't come through. The application process through their portal is a guided process with error checking that requires the fee as the last step to submit! Since they took 5 days to get back to me, there were now other applicants ahead of me. I had asked if my friend who lives nearby could do an in-person viewing the next day before I made a final decision. I had told them my friend is a school teacher in town and couldn't be there until after 3:30.The agent kept repeating "the time I am offering you is 1:00" so since my friend would still be TEACHING at that time, I asked politely if we could do a FT or Zoom walkthrough instead - which other Ashland agents have done for me - and she said no. Just incredible rude. I told her to refund my application fee and that I'd be going with another place. I have an "excellent" credit rating and am extremely well qualified with my finances - her, or rather the owners her employed Allenorth, loss. read more

Gina Allen is far and away the worst landlord I have ever had the displeasure of renting from. She was extremely curt and impatient with me the entire time I rented from her. I paid my rent on time every month and kept my rental in great condition. I was exceedingly polite and friendly in every single point of communication I had with her. She treated me like a nuisance and an inconvenience at every turn and it genuinely confused me. Simple phone calls about routine maintenance to the unit were met every time, without fail, with irritated tones and striated attempts to make the conversation as short as possible. Gina and David are abrasive, rude people and their business is a joke. I had a better experience with CPM and that is saying a lot. I will not miss dealing with this sad excuse for a rental agency. Dishonest people. My experience was initially as a renter. I inquired why the lease was only for a 7 month period, and they said it was to make sure that the tenants were desirable. I asked if it was because the owners were planning on selling the home come spring, they insisted it wasn't the reason, and that we would be able to sign a longer lease after ours was up. I inquired two other times before the lease was up, they insisted the owners had no interest in selling. Well, come spring, they contacted us saying the owners were putting it on the market and we needed to be out. Why not just be honest in the first place? They knew the owners wanted to sell in spring...just tell us. We put tons of work into the property, bought furniture, became part of the community, fell in love with the house, neighborhood etc. To top it off, they represented the seller as an agent. We ended up buying the place after an agonizing experience with them, because we didn't want to move and put so much work into making it home, and fell in love with it and our neighborhood. The house had a lot of issues and deferred maintenance we told them about as renters, that they just wouldn't address. When we went into negotiations they still wouldn't adress it, because they knew they had us. What a nefarious way to do business, even if I was the seller benefiting from the shady, dishonest way in which this company operates. Shame on them. read more

I feel compelled to write a review based on my experience applying for a property from AlleNorth. I have worked with many Property Managers (CPM, Oak Tree) and private owners and have never experienced what I have with AlleNorth. I find myself questioning their business ethic. Here is my story, from a potential tenant's perspective. We applied for a home they had listed on their website and also on Craigslist. It stated the home was available mid-month. We had not given our 30 day notice at our current residence so I asked if we could extend the move-in date by a week or two as to not have both properties overlap for very long to keep our moving costs lower. I spoke with Gina, who stated that this would not work as the owner 'wanted someone in sooner than that'. I paused, then agreed that would be okay. I said to go ahead and process my application. Later that same day it was brought to my attention that I needed to have an application completed by my wife. No problem, she completed it and submitted it on a Monday afternoon. We then waited for two days. No response. I called them late in the afternoon Wednesday and Gina told me that there was one party ahead of us and they were able to move in within one week, and they got the house! I explained to Gina that: 1) No communication was made that any other party was ahead of us the day we applied (I asked) nor communicated to us over the next two days while we waited. 2) I never agreed on a specific day we could move in. I just agreed we could move in as soon as needed. That could have been TOMORROW. We were never given a chance. 3) AlleNorth did not communicate AT ALL with me. In fact they never processed the applications. I could have given my 30 day notice (I am glad I did not). Gina explained that they try to be fair, but the property would go to the first party with a 'completed application'. My question was why my completed one was not processed, or why we were excluded by someone that apparently submitted a completed one in the few hours between mine and my wife's submission? Ours were never processed. Somewhat hard to believe. I must add that there is nothing in our application that would make any landlord pause. We have an impeccable rental history, great references, no pets and a penchant for leaving each property in better condition than when we moved in. I told Gina I would be writing this review and that in my opinion their business practices are un-ethical at worst, or in a grey area at best. I suggest that potential property owners looking for a PM or other potential tenants look elsewhere. There are better ones in the valley than AlleNorth. Gina said she would refund my application fee. I will see if this is true in the coming days and update this review if that does not happen. read more

I wish I would have read the reviews first prior to even dealing with this company. We submitted an application for a rental on October 1st the day the rental was posted. The next day I called and asked if our app was received and was told there were 10 people in front of us. How could this be? So we waited and on Oct 8th we called and were told we were second in line then on Oct 11 we were told two people ahead of us then on October 12th we were told we were next in line. Then on the 13th I mentioned we were previous property managers and did not understand why the application process was taking so long. Gina then told me the home was rented and would refund our money yet if we wouldn't have reached out to them she would not have let us know it was rented it seems like the moment we mentioned we were previous property managers she disqualified us. We asked if we could be considered for another property she totally ignored us. This lady is very rude and has no professionalism. We do not recommend them to anyone at all. I told her to not refund via PayPal please because I no longer had access to it yet she went ahead and refunded it thru there. read more

We love Ashland and we're hoping to eventually move there. We reached out to Allenorth properties about a rental listing and talked to Gina. She was beyond unhelpful--she was surly. She seemed greatly put out by our questions. I get that the rental market is tight there, but courtesy doesn't cost a thing. I would steer clear of these folks unless you like rudeness. read more

Watch out, especially if you're not local! For three long years, these folks ignored my requests, including calling plumbers to "ream out the main line" several times after I asked for a camera in the line to find the actual problem. This ended up costing me $5000 for a repair caused by the plumber's equipment, it did nothing to repair the water line! Just awful -- negligence really. Be warned, AlleNorth isn't worth the cost. They moved tenants in and out and stopped leasing the property, going month-to-month instead, with no word to me. Not even an email. Just know--they will ignore you, the owner, and they will cost you by doing that. read more

As owners of a vacation/rental property in Ashland since 1995, we've been through multiple property managers, some of which were flat out incompetent, and others that were less than ethical; some were both. Then we found Allenorth in 2009, and our beautiful property was FINALLY in good hands! Extremely competent, 100% ethical, we now sleep a lot better knowing Gina and Scott are watching over our investment (and future residence when we retire). If you've had as much trouble as we have had and are fed up with B- and C-level property managers, step up to the A-Level and call Allenorth. read more

I have been a renter with Allenorth for 6 years. They have always given me great service. They are great at communicating in a timely and respectful manner. Whenever I have a service need, they deal with issues immediately and care that I am comfortable. They seem to also care about their owners and that they properties are cared for well. I would give them the highest recommendation. read more

DO NOT RENT FROM THEM!!! I am a student and was taken advantage of by this company! I was told the carpets would be clean on arrival, they were not! So I payed out my own pocket to have them cleaned...then when I moved out they charged me 300$ to have all the carpets replaced! Total schemers for every cent! Very terrible communication with tenants! Overall worst rental experience in Ashland! Look else where! read more

Scott and Gina have always been great; they respond immediately when something needs attention, send professional service folks, and are always very nice to deal with. I needed assistance with placement services for my property in Ashland. Not knowing who go to, I started surfing the net and found AlleNorth Properties. Gina Allen quickly responded to both voicemail and email. She informed me AlleNorth could market the property, show the home, screen applicants and write the lease. She said optimally it takes about 3 weeks. Guess what? Three weeks later, our new tenants moved in! Throughout the entire process of working with them--the initial contact, the showing, the lease details, questions about the property, requests for maintenance--they've been professional and extraordinarily nice. Our calls are always returned promptly, and any maintenance that we ask to be done is scheduled and completed quickly. Their contractor they use for house calls is also very good.
