How would you feel if after your home inspection provider was caught at missing something huge…read moreessentially told you that if it hadn't rained in GA in a while, there's no need to look at the existence gutters or the cloggedness of drains or the existence of a roof. That is essentially what happened here. The excuse provided. We disagree. The home's storm drains are a few feet from the front door....not looked at,not remarked at, totally forgotten in the inspection. And they just happened to be full to the brim. Very obvious if they were to be looked at. We found out at the first rain since closing. Chance to walk away from house: taken from us. Chance to make preparations to fix it before the first rain causes an emergency: not provided to us. Chance to ask for concessions: didn't get it. Literally the second biggest thing possible, missed. What are 150 pages of inconsequential, small issues when you miss something like this??? Scrambling to find a drain pro on the day of 1st big rain in a while...when everyone else is doing the same thing: great. Seeing our yard under water was great too. Having only one company even available to come by after calling close to 20,also great. Almost $3000 in emergency unclogging of storm drains,wonderful too. That's just the immediate cost. There's way more coming. And when you contact Lunspro for a chance to make this remotely fair they say: sign a release and we'll give you half your inspection fee back Consider my story before thinking they'll do a decent job with their eyes. If you get lucky, maybe. If you don't know any better, also maybe. This is the definition of a lackluster excuse for unprofessional conduct.

I got confirmation promptly. You do have to sign a liability waiver and pre-pay, but it's pretty straightforward what is and isn't included. Emily arrived promptly on time and wore a mask throughout the inspection as a COVID pre-caution. She is very thorough and professional. The inspection went quicker than expected, but she was very patient in answering my questions. She is extremely knowledgable about construction, codes, and quickly caught onto the areas where I needed her information to help us make decisions. I really appreciate the fact that I got the full report emailed via PDF in less than 24 hours. The report is easy to read, full of pictures and call-outs, has appropriate categories, and the level of detail addressed our concerns buying a well-loved home that has been around longer than me. Emily is responsive and I appreciate her emphasizing her availability to go over the report or our questions anytime. Worst and least useful home inspection report that we've ever received. The first report consisted…read moreof a PDF attachment and a link a completely different PDF file. The PDF attachment listed two "concerns" involving smoke and carbon monoxide detectors but no other information--most importantly, no discussion positive or negative of any of the other parts of the home that were inspected. The linked attachment listed three other concerns and noted that the HVAC couldn't be tested because of the cold weather--again, no discussion of any other parts of the home. We followed up with the inspector, who indicated that there was an issue with the computer system that generated the reports. A day later (as the due diligence period is ticking), the inspector posted a longer report. The report was missing some of the items from the first report, so ANOTHER report was posted. However, the final report mostly added pictures with almost no extra text. This is the first home purchase where we have not been able to accompany the inspector, and we really regret it. The reports were not up to a professional standard, and I STRONGLY recommend looking elsewhere.

When I explained my frustration to the manager Jason, instead of refunding the unnecessary service, he only gave me $150 and told us to "have dinner on him". Beyond unprofessional. Don't pay in advance until you've seen the problem (and their "fix") with your own eyes with this company. But the 'work' they do is acceptable...just make sure you need to have work done first, BEFORE YOU PAY THIS COMPANY, because they will not refund you any money that they overcharged to you for unnecessary services.

Let me start by saying I've never left a negative review of a company before, until today. This is…read morethe second mold company that has come to my house in the past year. The first one was exceptional! However, my experiences with Mold inspection sciences, left very much to be desired. The inspector wasn't prepared completely for the inspection, his equipment wasn't properly charged, and he needed to plug in equipment at my house. Also, the inspector was squabbling with one of his internal associates about closing out several reports from previous home inspections while at my property. I know this because he made it clearly known to me his disdain toward his internal associate. He sat at my table multiple times, trying to close out reports all while trying to do my inspection. My wife noticed this too. Not to mention I had to connect him to my internet. This is something that I've spoken to their company about multiple times and they assured me that it is common practice for their ORGANIZATION . My rebuttal was if I'm paying such a premium ($1300) for Services I want his undivided detention so he wouldn't miss anything. Similarly, even after complaining about this, they talked me into moving forward with their full detailed report of my home. I have been struggling with health issues due to confirmed mycotoxin exposure through independent labs. Against my better judgment and out of desperation, I said yes. Their internal complaint associate assured me despite my impervious issues the report would be worth the money. Upon receiving the report on Friday afternoon, the project manager was trying to rush me through the report, even though i notified him I was in a car with four kids. Lastly, and most egregious in my opinion is when I got the report it had somebody else's MASTER BEDROOM. That in of itself should negate the entire report as how can someone trust the accuracy and validity of the samples that were taken for health reasons. When I called them, they assured me that everything ELSE in the report was accurate, but it was just a clerical or system error that generated somebody else's house in my report. Services were not rendered in the entirety according to the agreement, the inspector was completely distracted, the accuracy of my so-called detailed report was faulty, and lastly, the timing of and informed consent weren't sent to me to sign until three hours after the inspection. Please see just a small sampling of the complaint letter I sent to them. I am a husband, and a father of four boys and money is tight. I don't feel like it is a lot to ask for a full refund seeing they did not uphold their end of the bargain. The report was sloppily put together with somebody else's master bedroom in it. I'm writing this complaint so no one else gets negatively affected by this company; especially if they're having health issues like iam. I will end by saying I chose them because of their website looked incredibly professional, however hindsight is 20/20. Upon going back and looking at the reviews on their company, they don't have one complaint on their website that I could find. No honest company in my opinion would be so one-sided with reviews as to only have five star reviews across the board. Unfortunately, I was burned big time and my hope is that they will make this situation right, I've told them I don't want to leave negative reviews.
