A few days later, I came back with my boyfriend because I wanted him to see the property for himself. Even though we had already toured it, Angel kindly welcomed us and happily showed us all the amenities again. He was so friendly and accommodating, and we truly appreciated his kindness. We're currently waiting for our house to sell before making our move, but this community is definitely at the top of our list. I can genuinely see us living here. Unfortunately, after living here for a full year, our experience was very different from what was advertised. The biggest issue is that the amenities look better on paper than they function in reality. The sauna was frequently out of service. We were told new gym equipment was coming, but we never saw those promised upgrades during our time here. Even using the pool requires residents to wear a wristband. The apartment itself was modern and well equipped, but the lack of sound insulation became a major quality-of-life issue. The walls and ceilings are extremely thin, and we could regularly hear our neighbors. We reported ongoing excessive noise from the apartment above us multiple times over several months, yet the situation was never effectively resolved. Property upkeep was another disappointment. Hallways and surrounding common areas were frequently dirty and did not appear to receive the level of cleaning or maintenance you would expect from a community presented this way. We were also awakened on multiple occasions by false or malfunctioning fire alarms around 2-3 a.m. Internet outages were frequent, and the smell of marijuana throughout different areas of the property was common. Security is advertised as another feature, but having security on the property did not translate into us feeling particularly secure. The community is very open and accessible from the outside, which makes the presence of security feel less meaningful. Parking deserves its own mention. If you work late hours and return home at night, finding a space anywhere near your building can be extremely frustrating. Reserved spaces are available, but at an additional cost. In other words, residents may find themselves paying extra simply for the convenience of parking reasonably close to the apartment they already pay to live in. Town Vineland photographs well and makes a good first impression, but living somewhere is about much more than appearance. Amenities only have value when they work. Security only matters when residents feel secure. Management only makes a difference when repeated concerns are addressed. After a year here, I would strongly recommend looking beyond the tour and asking detailed questions before signing a lease. If peace and quiet, cleanliness, reliable amenities, convenient parking, and a genuine sense of security are priorities for you, this would not be my recommendation. The best advice I can give prospective residents: don't rent the brochure--rent based on what everyday life at the property is actually like.

Even tho the secretaries are lovely I hope the administration takes action especially because not all the residents work in a regular schedule; my partner works 16 hour shifts and had a three days of vacation for nurse appreciation week and could not enjoy the pool. The pool furniture is all broken and ripped , they said they ordered more but after the pool closing it's just sad cuz rent is a luxury.

Our apt is spacious, gets great lighting and is soooooooo quiet, there is some sort of loud machine outside our apt and once you're inside you can't hear a thing. The pool and hot tub and clean and have never been super crowded - grated it's still a little chilly, but it's still nice to be able to bring my son to enjoy the pool. The valet trash comes through in the day time and are quick and quiet as well. There is ample parking - which is great since my job has me coming home at all different times of night. We did have a few minor issues to have fixed and maintenance was out within the hour to fix them. Everyone in the office is friendly, efficient and knowledgeable - which is a major change from our precious residence. Very happy with our new home.

The maintenance team, Carlos and Ely, are fantastic--always friendly, reliable, and quick to respond. Most requests are addressed within 24 hours, which is very reassuring. The grounds are beautifully maintained, with landscaped green spaces, clean walkways, and great features like a dog park and wash area. The amenities are a huge plus--the gym and pool are always clean, modern, and rarely overcrowded. Inside the apartment, I love the spacious layout, updated appliances, and thoughtful design. There's plenty of natural light, ample storage, and the overall construction feels solid and quiet compared to other places I've lived. This place is shady. So so shady…read more I called for a quote on apartments. I told them I was from CA, so I wanted to ask them everything since I wasn't sure how different apartment hunting would differ from apartment hunting in FL. Everything seemed fine. I asked if there were any additional fees on top of our rent I should know about. No? How much is the deposit? $499-$699 on approved credit. Ok. Everything seemed fine. Same as CA. I apply for one of the units. When I applied, the price differed $20 per month. I emailed Yesenia to inquire. She replied with "I would call you but I don't have your number." Uhm. Ok. She called me because I submitted a form through their website for apartment inquiries. I even responded to the email where she told me the unit number I was applying to. Do you take notes of the people you talk to? She also called me after I was approved that I needed to sign the lease. A portion of the lease asked about renter's insurance, but it forced you to fill in the address to either apply for renters insurance through their partner, or to opt out applying through their partner. I emailed her to ask for the address so I could get through that part of the lease. She responded back to me with "I wouldn't get the insurance until you are fully approved." Am I not approved even though you asked me to sign the lease? A few days later she emailed me & asked me if I wanted to pay the fee waiver of $499, or if I wanted to pay 1 month's rent as a deposit. I was confused, because through our initial conversation, she told me that the deposit would be $499-$699 on approved credit. She then told me that it was a $499-$699 fee waiver on approved credit. Meaning I could either choose to pay the $499 as a deposit and guarantee lose that deposit, or pay 1 month's rent as a deposit, which I would get back depending on how I left the condition of the apartment. Why wasn't this made clear when we had initially spoken over the phone? I had specifically asked about the deposit because we had 2 dogs. The dog deposits & dog rent differed from what she had initially told me as well. How does one make so many mistakes when you're giving pricing on things such as month rent, deposits, pet deposits & pet rent? The last thing that made us decide not to live here was when we got to one of the pages on the lease, there were $139 or $149 worth of additional fees that would be added to your rent. Things like trash, parcel locker deposit, & a technology package. That's all fine and dandy. But I had specifically asked if there were any additional fees added on top of the monthly rent I should know about, and I was specifically told NO. Now we realize there are all these other additional fees that weren't disclosed to us from jump. The fees itself are fine. The issue is I specifically asked so I knew, and they weren't disclosed on purpose. If we have had so many red flags before signing the lease, just imagine the issues we would have had once we moved in. On top of it, I was coming to FL to visit for work. I had called & left a message with someone in the front office to let Yesenia know that we would be going with another apartment complex to rent from, and I also emailed her letting her know I had decided to go with another apartment complex. They told me they would take down the message and be sure to give it to her. So far I have received 3 emails from her. I guess theres also poor communication with the leasing office staff.

Unit A201 - Recommendation: Do Not Rent in 2025/2026…read more After 2.5 years of on-time rent, steadfast apartment upkeep, and quiet acceptance of community dynamics, my wife and I made the difficult decision to break our lease. Beginning in late May, early June, our apartment became uninhabitable. This was not due to environmental problems, poorly maintained property, or landlord harassment. Instead this is due to the extremely loud neighbors who moved in upstairs, in unit A301, making moments of quiet enjoyment non-existent. If you enjoy waking up extremely early, hearing out of tune scringing (a cross between screaming and singing), and just generally want exactly 0 hours of quiet time in your apartment, please apply to rent this unit. It is the place for you. On the other hand, if you work from home, enjoy sleeping in (or work late-shift), or simply want a quiet place to spend your time, then I highly recommend you avoid this unit. You will not experience a moment of silence, during any reasonable time, while living here. Alone this is problematic for most people, making the apartment uninhabitable, at least for sleeping, working from home, and enjoying a quiet place to live. When this is combined with a few other community problems, you begin to wonder if the high rent is worth having signed a lease to begin with. For instance, in our 30 months, the elevators were down for almost 6 of them, making it difficult to bring anything large or heavy to the apartment. We experienced 5 months where direct access to our building was completely impossible, forcing a reroute through the other buildings to gain access to our apartment. If you own a dog that complies with the 35-lb limit, great, but around 40% of the dog population is significantly above this limit. One large white dog bit a smaller dog, unprovoked, during the community dog event this year, and yet it still lives here. In our time here, there were multiple instances of cars being broken into, in the garage. On the same topic, the security gate has been broken on at least one side for more than 12 of our 30 month stay. The list goes on and on... There are some positives to the community though. The staff is very nice. The maintenance team is absolutely top notch. They maintain the property well and the apartments. They are also very friendly and make accommodations in their work format despite their heavy workload. Judy, in the office, always gives the dogs treats and is a kind soul. She is very personable to the owners too. The amenities are adequate. The gym has decent equipment for its size. The pool is well maintained and has plenty of space to catch some rays. The dog run is easily accessible, and frequently available. The entire community is keyless. There is an Amazon locker bay on the premises. There are security cameras and an app to remotely allow visitors entry. The location is great. Winter Park Village is right next door, a 3 minute walk away, and has the many amenities you would expect near a luxury living space. The gorgeous Martin Luther King Jr. park is walking distance, and just underwent massive renovations. There is even a public library within the walk radius. Despite these good things, when you cannot sleep for months on end, and repeated complaints to the office and the tenants have no effect, you start seeing things in a new light, and realize that this place, where you've built your life, is no longer offering what you agreed to receive. It is a shame that we have been forced out of our home by new inconsiderate neighbors and inaction towards reconciling the noise. I only hope the next occupant, if there is one, can cope with these harsh living conditions. **PSA: One important thing to remember: in Florida, you must give your landlord a 7-day notice of your 60-day notice, if you value the ability to pursue legal help. Without this, no matter what your living conditions were, nor how much you complained, you are the offending party when you ultimately break the lease.** Also, I have never met a Sarah B. in relation to living here. I see she responds to every post here, but she is not part of the staff for sure. We have 3 maintenance people, all men. The office has 3 people, Judy, Jeffrey, and Meg. No Sarah. Makes me wonder if she is a paid consultant.

One complaint - the fire alarms go off randomly at least once a month, and always late or middle of the night. Aside from these few things (minor in our eyes), the location and complex is great. They keep the amenities fairly clean and maintenance is attentive to any issues with a typically quick response. The management and leasing office has always been very nice to us and the move in process was easy. There is a good mix of young and older tenants. We will be resigning next year if all stays well!

It's frustrating to see so much effort spent on policies that feel more like revenue grabs than meaningful community standards. Instead of maintaining cleanliness or enforcing trash rules, they focus on punishing parking violations--without warning--leaving residents stuck with the cost. When I was towed, I couldn't afford the fee, and when I asked for help, I was met with a vague, dismissive response. Instead of taking accountability for their faults or shortcomings, the management just repeats vague policy language and has a "that's just the way it is here" type of demeanor. It's disheartening and makes residents feel overlooked. If you're expecting to be accommodated, cared for, or have extenuating circumstances considered--trust me, the leasing office does NOT care.
