Honestly folks, go somewhere else. The customer service is dismal. I've lived here for about 1.5 years, in a lease that they didn't explain well when I moved in. I moved in after a fire in my home. When I moved in I was told that I was receiving a discounted rent rate because my apartment was not remodeled like many of the others. what a joke that was, I found out later that was never true and that renter amounts change based on occupancy. I've tried to get my ice maker fixed more than 10 times. work order after work order just to have a maintenance person come and "fix" and then immediately have the same problem. At what point do they replace the damn refrigerator? I also met with management after being treated like "dirt" by one of the employees when I tried to discuss a concern. The manager listened but everything she told me were lies. She told me they would come look at our carpets...hasn't happened and it's been about 3 months. She said they would replace our countertops with the upgraded counters. now she said "we are not doing that". I finally did get my refrigerator bottom piece that was missing since I moved in but that took over a year and again my ice maker has never worked properly. Before I moved in they asked what I thought would qualify them as luxury. sounds dumb but the ice maker was one of my musts, and I've never had it function properly. Additionally, I'm in the military and was deployed overseas for a couple of months. While gone my bank accounts were hacked and I had to call the bank to shut down any debit cards, credit cards etc. My rent is automatically debited and of course that stopped.Now I wasn't aware until about 6 days after the due date this had happened. As soon as I learned of the fraud alert I called the apartment complex. Keep in mind I pay around $2400 a month to live here. More than my house payment for a crappy out of date apartment. When I contacted the apartment complex from overseas I thought they understood and I paid them as soon as I received my new account information. I returned from overseas a week later and found an eviction notice on my door and they charged me about $600 in late fees. Again, I have never been late so you would think due to the situation of my fraud alert and all accounts being shut down while I was overseas thy would have some mercy. but nope... no care at all by management yet they can lie, not answer my requests. treat their tenants rudely and there is no recourse. I can't get out of here fast enough, unfortunately that won't be until April when my lease expires.Know that there's no such thing as living here a year and then moving out once you're ready. You have to sign another year lease. All kidding aside, you're better off in a low income apartment because that's how this "luxury" apartment complex takes care of you. read more

Bottom line: do not move in here. Management was very friendly and helpful while living at Austin Springs, but they are also very pushy and when we gave our notice that we were leaving, they became very rude to us. They up the rent more than $100 every year. They try to sell you on a "special deal" when it's time to renew your lease, but you only have 4 days to consider it and it's still increased by at least $100. I think it's ridiculous that you have to pay for the trash valet, even if you don't use it. They will charge you additional cleaning fees when you move out, even if you clean the apartment. They have a clause in their contract that says they can keep your security deposit AND charge you excess. We didn't read the fine print. However, the apartment was not cleaned well when we moved in. The dryer vent was smashed and filled with lint, the microwave was cracked, there was a hunk out of one of our doors, the toilet seat was broken, and there was some sticky substance spilled under our sink. When we reported this to the office, they tried to come out 2 weeks later at 9pm to clean it up, but we had already cleaned by then. Maintenance does is fairly quick to respond but they do a sloppy job. Parking is extremely difficult. People end up parking wherever they can and blocking cars in. The office does not do anything about it. There are other places near there that are just as nice, less expensive and less shady. read more

Stay Away From The Connor Group PERIOD! I applied to and checked out both Hunters Chase and Austin Springs. They are rude, pushy, and WILL take advantage of you. I'm 20 and I'm looking for my first apartment so you can imagine I didn't know everything about applying for an apartment and they knew that. I'm literally Glad I didn't get Approved . The reviews are TERRIBLE at EVERY SINGLE PLACE THE CONNOR GROUP OWNS and while in the application process I saw All the Red Flags already. (This is for BOTH Apartments) I asked of i would get my application before i left and she/he said "I'll print it out and email you". I left with NO PAPERWORK AT ALL. Literally nothing in my hands but my phone and wallet . They both were nice and Convincing (like wouldn't stop untill I said yes). And were guilt tripping ("i put in all this hard work for you") like wooow good job for doing UR JOB. Both places i never got to see The Actual Apartment I was Going To Be Moving Into!! Before or After i signed the lease. At Austin Springs the lady didn't even know which apartment it was she was tryna sell to me . Like she literally left it blank on the lease (looking back that was stupid asf of me bc they can just write down whatever they want there and i had nothing in writing). When I tell you how professional and experienced they are, it's an understatement. These guys work hard, and possibly are the least written about, so I wanted to change that. DO NOT RENT HERE! There is nothing "luxury" about this place. The upgraded apartments are nothing worth the rent they charge. Everything is outdated and would have been nice 10 years ago. The maintenance NEVER comes no matter how many requests you put in. They put bandages over huge problems and I had a leak in every single room in my apartment. They are only about making money. Once you do move out and clean your apartment they charge you to re clean everything. After my mom and I busted our asses to clean my place they charged me $975 for cleaning AGAIN. They will also up their rent 4-500 dollars every year. The front office just put on smiles to entice you. It's a terrible place to live in and a terrible company to have to deal with. DO NOT STAY HERE! I'd give this place zero stars if I could. All the reviewers that have given this place more than 3 stars were either not being honest or just got lucky. I've lived in Austin Springs since 2021 and don't want to give them another dime of my hard-earned money. But unfortunately I have no choice. I am planning a wedding for next year which I had to push out because management offers no flexibility with major life events and wouldn't agree to cut my lease early. My rent increased by $200 last year for a "luxury" apt where I have maintenance issues all the time (cold showers, low water pressure, broken disposal, door lock jamming, etc), smell dog poo every time I walk outside, no access to the pool after the office is closed (because the key fob cost extra to get into the gates after office hours), dated finishes and appliances, thin and worn carpet, and not even an option to recycle! The app they used charged me twice when I first moved in. Mary coerced me into signing a lease renewal after only living here for 6mo. The water fountains run continuously, even in the winter time causing water to end up on the roads and get slippery, plus they just look horrible with huge chunks of dirty ice all around the ponds. They take forever to clear the roads when it snows and they don't clear the parking spots. There's not enough parking so some people park in front of garages which can block in cars in the parking spots. Management is definitely nice-nasty: nice at first just to get you in the door, then unprofessional and unreasonable when issues come up. I have bugs and dirt collecting on my window seal because of the structural issues. I had squirrels in my patio. I mean, I can go on and on about how terrible this place is. Bottom line is, don't waste your money. This place needs better management (currently owned by Connor Group) or just to be condemned. read more

I was forced to vacate the apartment at the beginning of the year. Instead of being able to pay out the remainder of my lease agreement (since there is no lease breaking clause in the rental agreement), I was forced to keep the apartment and continue paying the utilities associated with it until the lease formally ended. I was actually mostly okay with this as I had made a legal commitment to it, however this is something someone interested in the property should know. If Life Events occur that require you to move, be prepared for unreasonable financial/liability consequences. Additionally, a month after the lease ended I was expecting the return of my deposit. I received a checklist of items that they needed to fix that I missed when I left. I was cool with this as these items totaled $20. But, they also took out my final utility bill which I had already paid to the Utility company and then they didn't bother sending me the remainder of the deposit they owed me. When I tried to contact the apartment by phone to rectify the issue, there was no answer as no one was in the office. I tried to call them a couple of times. I then followed up via email more than once to explain the issue. They never responded. To some fortune, I was able to reach the Utility company which has me scheduled me for reimbursement of that final bill, but I'm still waiting on the remainder of the deposit from Austin Springs. Outside of that: The Complex is mostly nice and they keep up with the grounds pretty well. Maintenance is quick. Another thing I kind of noticed was the cheaper appliances and windows. The water pressure is also terrible in a lot of the units. Considering the cost of the units this isn't great. read more

Austin Springs should look up the word "luxury" and drop it from their signage. I've never seen luxury include florescent, laminate and vinyl. It's just a plain apartment. Nothing special or luxurious about them. And beware of the fees!!! When you do a walk through......note every little detail including if you think the carpet was cleaned before you moved in. Ours was not by evidence of my vacuum bag and yet because I did not note it on the form, we were charged a carpet cleaning fee for every room when we moved out. First Billing is a joke and basically you're paying to run those stupid fountains. Yet they can't seem to add another pick up day for trash...which overflows constantly from the bins. Also, and this is for the doggie owners, we started with two dogs which we were charged a flat rate fee for and then on top a monthly fee. When we went down to one dog and went to the office to tell them they said they couldn't take the second dog fee off as there was no changing the contract we signed. Really??? No changes? So if I wanted a garage, I couldn't get one because I already signed the contract without?? Or I couldn't add a washer/dryer to rent because I signed without?? Oh no..it only works in their favor if you want to add something, not drop something from your lease. Front office continually changes. You'll hardly see the same faces and truly most of the time they are no help. They've been given their script answers to the questions and there is no variance or helpfulness. Take the time....look around at other places. There are plenty of apartments in this area with better units, better prices and less attitude. read more

My opinions of Austin Springs are mixed. Management is friendly, personable, and receptive. The clubhouse is beautiful with an indoor gym for basketball, aerobics, and volleyball. Weight room with drinking fountain and vending machine. Pool and hot tub are nice with an outdoor stereo system. However, the hot tub only worked the first summer we lived here. It has been broken the last two summers. Landscaping is beautiful and well maintained. Ponds, ducks, walking trails, dog park, receptacles and doggy bags. However, the receptacles are often overflowing and many times doggy bag dispensers are empty. The apartment is spacious and well constructed. Good carpets, plenty of outlets, cable in every room. Lighting is terrible. Bedrooms do NOT have overhead lighting. Water pressure, at least in my apt, is terrible. The dishwasher is very loud and I only run it when I will not be home because it can be heard throughout the unit. Unfortunately for tenants who reside on the first floor, central air units are mounted outside the master bedroom window. On cool summer nights, I have to keep my window closed or I will be awakened by the units kicking on at any hour. I am mostly disappointed in maintenance. They are quick to respond, but lie and do not like to do the work. Our electric fireplace stopped working and the maintenance man tried to convince me to not have it fixed, stating that I wouldn't really use it that often anyway. The bedroom window has leaked since we moved into the unit. Maintenance keeps adding more caulking with no real results. My husband and I now have constant runny noses and we fear mold behind the wall. My opinion is probably tainted by my issues with maintenance. Overall, I would reason that the positives outweigh the negatives, and I would recommend the community to other renters. read more

I have lived here for 1 year and 3 months and I must say I'll miss this place when I move in December. This apartment complex is so quiet and there is no riffraff here, which makes it even better! I've only had a few maintenance problems and they were on it within an hour every time. I have lived at this property for 2 years. The plumbing is awful. The water pressure only allows for one appliance at a time. No showering and running the washer at the same time. The application fee is insane at $300+. There is no security deposit because the the application fee is absurd. They upped my rent $120/month after the first lease. The next lease, had I stayed, would have been an addition $110/month. That would be $230/month increase over two years. I've talked to other residents and they've had to downgrade their units because the rents hikes are so massive. Additionally, the Utility billing company is owned by the same company the own the property. You'll be charged for "pooled electricity." Basically making you pay for their operating costs on top of the rent you already pay. Every single month the total utility bill only goes up. They power ran and billed via DP&L. Subsequently, the bills are a lot more fair and much less opaque. The pet is $250 then an additional $30/month for the pet. They promised a dog park when I first moved in two years ago an they never followed through. They've updated cosmetic things such as signage and added a new pond, but nothing that serves any purpose to current residents. My Advice is to stay away from Austin Springs and any other property owned by The Connor Group. They are greedy and will nickel and dime you until you are priced out. I cannot stress how much I regret signing a lease with this shady and corrupt company. read more

If you value your animals, and your safety and respect...your money, DO NOT MOVE IN HERE!!!!! The management here does not care about you or your pets, or your safety. The management changes all the time. Once you move in, your water bill and trash is 89.00 per person!!!! They will say and do anything to get you in here. These are not luxury apartment by no means....they are small, cheap fixtures...not worth the money ...they require a 300.00 fee just to move you in...and none of it is returned. When you move out...they charge you for as much as possible, even if you cleaned. There is dog poop everywhere! and a large dog attacked my little dog...and management did nothing,.....they told me only small dogs were allowed her....that was a lie!! there are huge dogs here. they raise your rent after 1 year.....and it is over 100.00 !!!! The staff at Austin Springs were great. Very attentive, personable and kind... Until I got a call 3 weeks before my move-in date. The phone call informed me that the current resident living in my future apartment had decided last minute she was going to resign her lease, therefor I could not move into my apartment. I had signed all the papers for the lease 2 MONTHS prior... I understand keeping your current tenants happy, but don't legally promise me an apartment and then tell me 3 weeks ahead of time "oh sorry they decided to stay." Thankfully I had other living arrangements to fall back on temporarily. On top of that, the contract says, "if you, the prospective customer, are declined residency for any reason whatsoever, only the administrative fee is fully refundable." Mind you, the administrative fee is $299. When bringing this to the agent's attention, I was told it is "assumed" that "denied residence" means through your background check or processing of that nature. I still have not been refunded my $299... Poor customer service in all aspects and will not be recommending anyone give them your time or business. read more

I have lived here for 3 and half years and I'm only moving to relocate out of state. This place has made lots of improvements in the last couple years--painted the buildings, repaved the lot, added fountains and landscaping and upgraded appliances and flooring. It is a quiet place that sits that has a bike trail behind it up to a park and right down the street from grocery, stores and the interstate. Because it sits up off the road and on a hill, there are great views of sunrises and sunsets. The place is pet friendly and maintenance is very responsive and reliable. Where to start. So first off, the review scores on google are skewed - they give bonuses, money off, etc to people who give them good reviews. So I'll start off with the good things. The apartment interiors are nice and the location is nice. Okay, now that we're through with that on to the bad. So one thing I've seen is often the dumpsters are so full that people sit garbage by the dumpsters. This is obviously something that as a resident we are paying for so the apartments need to provide adequate pickups. Yet, we got a letter telling people they are not allowed to sit trash by the dumpsters. They are extremely cheap, and that's surprising considering these apartments are extremely expensive. I had my deadbolt stop catching my second day in and I had just come back from a run. It was a sunday so I had to call maitinance and wait around for a little over 2 hours to get back into my apartment. Then they decided to just oil it instead of replacing it like I asked for. So guess what, it stopped working and I got locked out again. They decided again to oil it instead of replacing it like I requested. Also, the first time they fixed it they had to cut my screen open and go through the porch to use that door to get in. They took about 8 months to fix the screen. They have no contractor rules. In the first month I lived here, they had guys working on roofing. Well, they just left all their stuff out ON THE ROOF which is dangerous in so many ways. One morning I went out (and I'm always the first person out since I start work really early) and there were roof tacks all over the entire parking lot. I couldn't pull my car out because the tacks were everywhere. I didn't own a regular broom so here I am at 4:30 in the morning with a swiffer in the rain trying to push tacks around to make a pathway for my car. They WILL hike your lease amounts by a ton. I have read this in other reviews and it's so true. They told me that mine would be "only increasing by $170." Oh, is that all? Thanks Austin Springs. Their policies are really bad. No lease-break sucks, it's semi common but I'd much prefer a place where you can pay a chunk of money to end early. 60 day notice if you're moving out, really? I've never been somewhere that requires such a long notice. Also, if you plan on going month-to-month to look for a house that's another 300/mo. So if I wanted to stay month to month it'd add 470/mo including their crazy price hike. The management acts nice but rarely actually helps with anything. I can't wait to leave. read more

I have lived at Austin Springs for several years and love it here. The office staff and maintenance staff are very professional and prompt. Recently I will ill and Chris the maintenance man stayed with me and my service dog until the ambulance arrived. I appreciate his concern and assistance. I gave these apartments 4 stars because they really are nice, fairly quiet, have a great location, and offer good amenities. I do have a lot of issues with this place though, the first being parking. Many residents own a garage but fill them with tons of stuff...not their cars, this leads to a very full lot and limited spaces. People in the complex are also not very friendly, be prepared to get stared down as you drive through or completely blown off when you attempt to say hi. The office staff do there job, but are not very pleasant. I had an issue with their autopay system and had an eviction notice on my door the next day. The maintenance crew is extremely prompt and communicate well, but they are constantly patrolling the grounds and will harass your guests if they park in the wrong spots. If you have an apartment that faces the parking lot, you will get woken up by noise, especially if someone has a motorcycle. On the positive side the pool and gym/ clubhouse are very nice and clean and the grounds are well taken care of. Overall these are nice apartments, I think it is a stretch to call them luxury and they are expensive for the amount of square footage you get, but the location makes up for most of the downside as they are much nicer than what you get nearby. read more
