The property manager Matthew is an exceptional person! He personally took care of having the boxes returned to the store and alleviated a huge headache for me as the store was not as cooperative in allowing me to change the address nor cancel the order. He cares so deeply about people and the property and is the most conscientious and helpful person. This is customer service that goes above and beyond!!!! My son loved living at this complex during his time in Tyler, because the complex was well taken care of, management was supportive and prompt in taking care of problems and the location is centrally located.

I haven't moved in yet, however Jackie, the property manager is amazing. She was having a hectic day when I came in and I completely understand, her personality is amazing. She treats you like a friend stopping in for a chat, and makes you feel welcome. I love the aspect that everything is through her and one other lady on the weekends. Rent is paid through money order, no online payments and extra charges. Which is one factor that really drew me to this property. As far as the property appearance, from the road it doesnt look like anything fancy, however I hope they have plans for that as far as renovations, it isnt a deal breaker though because once you walk round the complex you appreciate the woods, resort style pool, tennis courts, picnic area with BBQs and onsite laundry facilities(dog park in the near future!). My friend and I were treated in a way that felt discriminatory and racially motivated, and the situation escalated to the point where the police were called and we were accused of criminal trespassing. What was especially upsetting was how quickly the situation escalated and how we were treated compared to how we would expect any potential residents or visitors to be treated. We were made to feel unwelcome and as though we were automatically viewed as suspicious because of our appearance. Rather than communicating with us respectfully and attempting to resolve the situation, management involved law enforcement and treated us as though we were criminals. Being approached by police over an accusation of criminal trespassing was extremely upsetting and embarrassing, especially when we did not feel that we had been given a fair opportunity to understand or address the situation beforehand. The entire experience left me feeling uncomfortable and unwelcome at this property. I would strongly encourage anyone considering living here to be aware of how management handles situations involving potential residents and visitors. Everyone deserves to be treated with the same level of respect and professionalism regardless of their race or appearance. Unfortunately, that was not my experience here. I hope management takes this situation seriously and examines how these situations are handled in the future so that other people do not experience the same treatment.

Instead of improving, the condition of our apartment has steadily declined. The leasing office rarely provides updates on maintenance requests, and when we ask for answers, we are often met with excuses or no response at all. Ashley, in particular, has been unprofessional and easily frustrated whenever we have requested updates or assistance. Below are some of the issues we've experienced: Maintenance Issues * A toilet leak took multiple failed repairs before being fixed. Our bathroom was unusable for four weeks, and the toilet sat in our shower during that time. * The air conditioner has required repeated repairs and has been completely inoperable for over 3 weeks during this sweltering summer heat. Temperatures reach around 95 degrees when cooking. We were given a small window unit for one room and the rest of the apartment is unlivable due to the high temperature. * Cabinets are deteriorating, the shower floor shifts, and fixtures like the faucet and sink have ongoing issues. * Hot water is inconsistent, often lukewarm with fluctuating pressure. * Rain leaks and pest issues persist, and interior damage from a roof leak was never repaired. Safety Concerns * Balcony boards and ceiling areas are rotting, and exterior stairs pose a tripping hazard. * The gate is often broken or open, reducing security. * Police are frequently called, and one of our vehicles was broken into. Cleanliness & Living Conditions * Marijuana smoke regularly enters through vents. Management advised calling police instead of addressing it. * Walls are extremely thin, and noise travels easily. * Common areas are often dirty, trash areas are poorly maintained, and dog waste is frequently left around. Structural & Pest Issues * The front door has gaps allowing pests inside despite reported repairs. Management & Communication * Maintenance and contractors have entered without notice. * Our vehicle was damaged by landscaping, though the contractor resolved it. Overall, this property has not lived up to expectations. The pictures advertised are false advertising. Repairs are often temporary, communication is poor, and issues take far too long to resolve. If you're considering moving here, inspect carefully and document everything. Based on our experience, we cannot recommend this community.

Anytime I have a question they are incredibly quick to answer. They are incredibly quick to help me with so many things, including this most recent thing with my card and my rent and some troubles getting it paid. They were quick to help me and get it all fixed and extremely friendly and kind about it. Ashley has gone above and beyond for me multiple times and is one of the biggest reasons that I'm so happy with my choice to live here. I highly recommend this place to everyone who asks me where they should live it is worth your money in many ways. The maintenance is so friendly and quick to help, as well as the rest of the staff! MOLD IN APARTMENTS!!! We just moved out of 918 due to significant mold in and around our air vents…read moreand hvac closet, if you live in this unit I'd recommend reading the full post. Within 3-4 months of moving in, all 4 of the people in our unit were sick with severe respiratory issues and took many trips to the ER. Finally discovered there was mold in our vents, and I paid for a mold assessor to do testing. Had to beg the leasing office and their higher ups for remediation, and it was obvious they wanted us to just move out. The mold subsided for a few months after they finally had it treated, then came back, and we were able to get out of our lease because of it. The mold however was not our only issue. The leasing office team consistently retaliated against us, were immature and incredibly petty. Our car was towed when a leasing agent who lived on site decided she wanted a parking spot we were in, and our car was damaged. When we brought this up to the new assistant property manager Indy, she gave us false information saying she would "look into it" and that it wasn't our fault. The next day, Indy then accused us of wrongdoing and said the car was rightfully towed. We ended up getting an apology and credit back to our account because they employee who had our car towed was actually in the wrong. Indy also on multiple occasions has given false information and given out personal information on other tenants. Indy also threatened to charge me 600+ dollars because the leasing office mistakenly put money on our account, claiming that I put in an e money order (which never happened) and even after proof from my bank continued to tell me if I refused to pay the charge or turned off my card it would double the cost. My bank repeatedly verified I did not put this money order in, and it was finally taken off our account after much stress. Both Indy and Jennifer are incredibly unprofessional, and I feel terrible for whoever is now living in unit 918. Maintenance (minus one or two individuals) also lets themselves in whenever they please, while having no clue how to do their jobs, and the gate is frequently out of service. Rent is increased every month, and Indy likes to give out random 50+ dollar charges. I would not recommend this place to anyone, and for the price of our apartment the state it was in when we moved in was atrocious. Hair painted over in the windowsills, appliances not working, and again, mold. I will also mention the state of the HVAC closet, that tenants are not allowed access to, with filters that only get changed maybe 2 times a year. Ours had not been cleaned in I'm guessing a very long time. It would regularly accumulate black fuzz that would extend to the wall outside of the closet. Stay clear of these awful apartments and people. I will say Hadley was awesome, hope she's doing well. Update- all this time later, they are still demanding money from us for a mold filled apartment that wasn't cleaned prior to our move in, no itemized list and a condescending and unprofessional "explanation of costs" sent in an email.

The parking situation...only parking during the day time when everyone's at work. But in the evening you may have to park 100 feet around the corner for a parking spot just to walk to your apartment. Being an able bodied male, I didn't mind it but I wouldn't feel safe to have my mom or a significant other walking that far at night time. Not to mention, limited handicap spots for the amount of apartments. If you have groceries or a lot of things to unload, you're going to have to double park with your emergency light on and unload in front of your apartment and then proceed to find parking. On a positive note, the washer and dryers are inside your apartment and up to date. You do get a little porch to enjoy. Apartment layout is open with high ceilings.
