The staff is nice and the maintenance are helpful but the management company doesn't invest in their product or residents. Looks nice, but cheap appliances and they NEVER clean their pool. Just wanted to let any prospective renters know how my brother and I have been treated after 10 years of on time payments and excellent renters. This place was run fairly well but ever since covid things have deteriorated here at AVALON BAKER RANCH, LAKE FOREST, CA. Recently, we have come to realize that we were charged for 2 years renters insurance when we had already paid it far in advance. We've been in contact with the GM and she has refused to work with us over a lousy $240! This place is so poorly run and managed it's pathetic! The folks who repair things and maintain the property are true stars here! We understand things happen but to not work with us and treat us badly after living here 10 years isn't right. If you're considering living at AVALON BAKER RANCH I beg you to reconsider! You'll be treated great until you need something or if you're charged for something you didn't want or ask for. Do NOT move here unless you want constant police presence, dogs urinating near your front door and garage and to loose your entire security deposit. If you like spiders and insects constantly invading your apartment because of the overgrowth of greenery you'll love this complex. I just moved out of Avalon Baker Ranch 1/29/24 and my entire security deposit of $650 was kept. They charged $131.25 for paint, $235 cleaning, $70 carpet cleaning, $130 for power scrubbing and $20 for paint supplies. I disputed the charges and even after showing proof of how the apartment was returned and attached an invoice for professional carpet and floor cleaning they still maintain the charges are valid. Based on prior Yelp reviews it looks like they do this to every tenant. Don't be fooled by their promotions to get you to move in. You'll never been able to find parking, guest have to park on Sunflower past 9pm, you'll likely have neighbors that are convicted felons or dating one, SWAT and the Sheriff's department make an appearance every weekend past 9, the green areas are full of dog urine, there's spider webs everywhere and the bbqs are never in working condition. This is not the place to move if you have kids or even a single women. read more

I just moved here and it's impossible to get any help from the office. Hours are closed nearly all times I need to reach them. I can't access door lock to allow guest in getting packages is a hassle. The high tech replaced human interaction and it's just upsetting because when you need help you can't reach a human being Sunday Monday Tuesday and whenever they close for other meetings/parties. It's upsetting to not have a physical key and get stuck outside your place because of a low battery. In addition they are quick to place notice on a door about a dog barking in daytime hours within few days of move in. It's $150 FEE to get let in should you forget a door code! That's right you pay to be let in your place if you forget the code, they give you to open your door. High rent LOW human support! If you are technology savvy great you won't need to ask for help from a human. read more

These recent reviews are funny and shouldn't be taken seriously as they're written by people who are just pissed about not getting their security deposit back, which is already a pretty small amount in my opinion. A lot of apartment complexes charge a full month of rent as the security deposit and it's only $650 here. Very reasonable. Anyway, I've lived here for almost a year and I haven't seen any "SWOT" teams roaming around. I saw a couple police cars a few weeks ago, but that was the first time since I've lived here. Didn't seem like anything major was going on. Never have I ever felt unsafe in this community and sometimes I'm walking my dog around late at night to go potty. As for insects, I've never had any issues with that either, but maybe that's because I'm on the second floor. I love the lushness around this area and definitely wouldn't say it's overgrown. They take great care of this community. Everyday I see them cleaning up all the facilities and trimming the plants. Someone also mentioned that people from the neighboring communities are using our amenities and that it's cramped. That's odd because 90% of the time the pool and spa are empty. It doesn't seem crowded to me at all. Anyway, I enjoy living here. It's quiet and peaceful. It's right next to Foothill Ranch so I can do all of my shopping and get all of my food in a just few minutes. In-N-Out, Chik-fil-A, Walmart, Target, and a bunch of other restaurants are all here. There's a pool, hot tubs, gym, Amazon lockers, a pet spa, and your own private garage! I'm glad I found this place. read more

There is police activity inside the complex VERY often they had a stand off (see video below of them breaking into his complex) for a guy who was watching women and children. Not safe for family's and smells like weed every night due to complex right next door. They have small dog policy but I've seen multiple residents with full size pit bulls and large aggressive dogs so I don't feel safe walking with my child. Garage had mold in it even though they "cleaned it". And I paid $10k to break lease and still was not given my deposit back so very greedy and unprofessional. Will never consider living here and DO NOT recommend. There is NEVER parking you will be walking very far and garage you can barely open your doors it's so small. read more

5/5 stars for Avalon Baker Ranch! 1/5 stars for corporate AvalonBay Communities. From the maintenance team to the office staff to the amenities, this is the best community we have ever lived in. It's a beautiful property in an excellent location. Everything feels new and luxurious. Jose and his maintenance staff are courteous and attentive, and all maintenance requests have been handled quickly and with great communication. The apartments themselves are well-designed, spacious, and comfortable. The grounds are clean and well cared for. Unfortunately, corporate AvalonBay Communities, which owns properties across the country and is based in Arlington, Virginia, uses shady and possibly illegal practices to extort money out of residents. Due to work and family concerns, we're having to break our lease several months early. We understand that this creates a burden for the property, and we knew going in that we'd have to pay a "break lease" fee, as outlined in our lease agreement. California law allows landlords to charge residents an amount equal to the costs incurred by us moving out early. This is understandable and reasonable. Here's where the shady practice comes in. If you wish to break your lease early, AvalonBay will generate a letter that includes a quote for a break-lease fee, *which is only good for 72 hours*. If you do not sign the letter within 72 hours, the break-lease fee can increase. So when we mentioned to the leasing office on August 30 that we were considering moving out early, a letter was generated that quoted a specific break-lease fee amount. We kept this in mind and budget as we made our plans to move. About one week later, on September 7, we solidified our move-out plans and sent an official Move Out Notice to the leasing office. This time, we received a newly generated "Break-Lease Fee" letter ... and the fee had gone up by almost $1,300! In the course of one week! If AvalonBay is adhering to California law, they're claiming that their expenses to re-rent the apartment went up by $1,300 in one week? Absolutely ridiculous. The quoted fee is clearly an arbitrary, generated number, which is a violation of the California law, unless they can somehow prove their costs increased by 16% from August 30 to September 7. Of course, as we're planning a big move, we don't have the time or wherewithal to contest or fight it. I'm sure if we took it to court we'd win, but it wouldn't be worth the time or effort. Lesley at the leasing office was so helpful and understanding when working through this with us, but the leasing staff has no control over these corporate processes. They are not allowing to park your car if register owner not in leasing agreement. They should change their name with DMV Baker Ranch. I was paying $40 for trash, but trash cans always full and nobody pick them up at least 2 weeks, smells was coming to my apartment. They not allowing any guest overnight more than 1 weeks. Too hard to find guest parking. They have weird security, sleeping in car all night long. Really close to toll roads, be ready to pay $500 toll a month. They are pet friendly but only if you planing to rent apartment. After that they not pet friendly. Your pet can not pee inside the community street. So please let your dog know :) otherwise they will kick you out. In December 2022, We sued Avalon BR and they settled out of court. We hired a tenant attorney to dispute our ''break lease fee''. We broke the lease, because of illegal practices on the premises. mostly cigarette smoking outside our apartment, weed smoking outside our apartment and theft of my sons scooter. Also tons of pesticides being sprayed around the property, directly proven to be carcinogenic but they still spray. Lived here for 2 years started out fine, people aren't lying about the frequent cop cars there was a SWAT team here dealing with a domestic disturbance whom Avalon refused to kick out (quite literally hurting and being frequently invited over to the complex) he received warnings but Avalon took no action. I would also like to say the maintenance team was amazing but the overall sentiment that you are just a number here is very real. They don't care about you and genuinely I have never seen so many rules and regulations for living in an apartment complex. They frequently mandate garage checks and don't even let you chill in your own space at one point I had to get used to them just coming in once a month for some new community inspection. Two of my friends who lived here received EVICTION notices from Avalon simply for having a CAT that likes to GO OUTSIDE (this cat defended itself from the hordes of dogs that live here that btw yes do live their poop everywhere around), the cat got attacked multiple times by dogs since it was a stray before I used to take care of this cat for cat sitting he was the sweetest boy, Avalon decided to take action on the FAMILY of this cat owner and told them they would have to kick out Zeke their own cat or risk eviction WTF they told the owner she can't let her cat out or risk eviction simply because it actually had to defend itself against one of these stupid dogs that live here. There was a family living opposite us who got warnings for leaving CHALK on the sidewalk (they had very little kids) they ALSO got an eviction notice. These ppl do not care about even families and in all honesty their quality has gone down since earlier years more apartments are just empty now (previous neighbors that I used to know left a long time ago to better places). Just to give an idea of what the leasing center is like too, I once went in for a print of paper which they refused to do for some ridiculous rule in the back that they can't print for residents anymore they quite literally kicked me out of the center as if I was a stray dog. Don't move here if you want to be happy. I find it really interesting they choose to target small families and an elderly couple who had a cat over genuine domestic disturbances. They also once called security over at my apartment simply for making "too much noise" before quiet hours. Disturbing both me and my family which turned out to be a huge misunderstanding but still left such a bitter taste in my mouth like really? Small residents you have no problem attacking but don't to anything about the bad ppl living there and the AMOUNT of dogs here is acc ridiculous NOT A CAT FRIENDLY PLACE. Ridiculous place do not move here. And the frequent cop cars are not a lie my move out week one was just sitting there in a permit resident space chilling for no reason. Another time there was a AMBER alert sent out so they actually stationed 3 police cars just at our center to "watch" everyone which they did btw everyone was incredibly nervous to come in. The property is lovely and the amenities are gorgeous, however, because of the abundance of dogs, the sidewalks throughout smell like urine and often times are covered in feces. When paying TOP dollar for a property, one would hope to not have to wash shoes in the bath tub to remove dog shite from ones shoes. As long as you hold your breath while navigating from your apartment to you car, you'll avoid the "slap in the face" smells of pet urine and shat. Oh, and the "breed restrictions", yeah, that's a joke. Pit bulls, Germans and Rots can be found on any given day as "emotional support animals". Yeah sure! Take a look at the turd I passed while walking to my $2600 apartment. What small breed makes this ginormous load, not to mention the POS who left it there when bags are available throughout. This review is solely based on our interaction with the leasing team Sidney and Kimberly. The interaction with Sidney was via text message requesting a date for tour. She gave us a date for a zoom call with Kimberly which we did and agreed on the actual date and time for the actual in person tour. Fast forward a day prior to my tour so sent a text message confirming my tour that day and I got a text message from Sidney saying that I need another zoom call prior to the actual viewing! I told her that we already had the virtual viewing, well she said that we need to make another one in order to get an actual in person tour. I emailed Kimberly as well but I didn't get a reply back confirming the showing. So I assumed based on my conversation with Sidney that there is no in person tour! I live an hour away so I don't want to drive and waste my time driving for 2 hours . The next day I get a call from Kimberly saying that she has me on her schedule for an actual tour!!!! I told her that Sidney said I need a virtual tour first and I even explained that we already did that! Kimberly apologized for the confusion and was able to reschedule for another time on the requested day. We arrived there and we were given keys to look at a 2 bed both apartment and townhouse. We liked the apartment but were more interested in another unit that will be vacant next month, and she said that if we would like to schedule for a tour it will be when the actual unit is vacant, we agreed on coming in another day when its time. Long story short after our last tour there was not follow up, we even sent a couple of emails asking for another tour and never got an email back. So we decided to call the office and we were told that the unit we were interested I was leased a day ago! Bottom line our experience with the leasing was very disappointing especially if your a potential resident. Compared to other places they always make sure to send at least a thank you email and offering assistance. This wasn't the case here. I decided to personally email Kimberly asking for another agent to help us find our perfect home, and she said she will pass the information to Kianna. 2019 Avalon Baker Ranch continues to make me feel I'm right at home. I've been renting here since 2015. This year, I had to transfer from 2nd floor to the bottom floor and back to the 2nd floor due to my dog's surgery. I'm grateful for Michael Brooks, the General Manager, for supporting me during that time to ensure smooth transition. Mark Andre and Brittani Karimloo, the community consultants, are always so wonderful to work with during the lease and walk through process. Evangelina Rodriguez, the supervisor, can be trusted with the specifics. The maintenance team rocks headed by Ricardo Garcia. The completion time is exceptional. I'm beyond appreciative to Esvin Marroquin. He had to deal with not so pleasant repairs. Angelo Kenney demeanor is contagious. Even my dog gets excited to see him. Elizabeth Rodriguez knows her stuff as well as Michael Tabacchi. Jose Alvarez is a pro. What I enjoy about our complex are the amenities though it's showing its age. The barbecues located next to the clubhouse need an overhaul. The pool umbrellas and other sitting areas get stuck upon opening. The wash machines are loud and dishwasher inserts are getting rusty. But most of these are cosmetics issues. I'm fortunate to live at Avalon Baker Ranch and extremely happy that it's walking distance to Starbucks, the Lake Forest park, the Borrego trail and Foothill Ranch Marketplace. Kianna is the best! On the day of my self guided tour, she provided a detailed personalized map and recommended the perfect apartment for my needs. She patiently answered all my questions and helped me to secure my dream apartment! The online process is straight forward and very organized so I never felt forgotten despite it being 100% virtual. It's very hard to move during a Pandemic especially while trying to work from home fulltime, but Kiana made it possible for me. I love the beautiful landscaping and attention to detail, even the trash area is immaculate. I haven't gotten to use the gym yet but it looks very clean and has social distancing measures in place. Mail and package areas look great and maintained as well. Nothing I've seen here has been shabby and I actually want to invite friends over it's so nice. I cannot relate to any of the previous bad reviews for Avalon BR. I have been living in my apartment for over 8 months now and have had a great experience overall. The community is quiet and well kept. Not once have I experienced "constant police activity" in the complex. The amenities are great and never crowded. I never have any parking issues as there are many open parking spaces, as well as private garages for each apartment. I have a 2 year old son and we go on walks day and night and never feel unsafe. Every dog I have came in contact with has been extremely friendly, as they usually are! As I mentioned before, the community is well kept so there is no powerful urine odor that people have previously complained about. Plus there is a secluded dog park for all the pups to run and play. Additionally, the leasing team is very nice, responsive and helpful. Each person has a different experience, but don't let the previous bad reviews discourage you from leasing here. Dropping a star for the ongoing noise every weekday. If you live near any of the main streets, which are all exterior facing apartments, be prepared to deal will constant road noise. There's a cement plant across Alton and the cement trucks come out every morning in a continuous stream over a period of about 2-3 hours. On top of that, I've never been at a community that has done so much continuous landscaping. I don't know how it's possible to be running hedge trimmers/blowers almost every day of the week. With most of us working from home, this is becoming a regular nuisance. The machines are incredibly loud and are often right outside your window. read more

I'm leaving Avalon Baker Ranch after 23 month. I was excited to move here after living at the Eaves in RSM, I thought Avalon would be a step up, but admittedly I was blinded by the newness of the property. It's billed as a luxury community, but this is still an apartment complex, and it's run as one. The walls are thin; the floor/ceilings are even thinner. The community is nice, amenities are good, and the maintenance staff is great. The gym is cleaned about once a month, if that, and the floors are consistently dirty and dusty. There is no grass anywhere, so yes, dog waste is prevalent on basically all walk ways. The people in the lower income community next door do use the pool and gym, but no one is regulating that at all. I initially signed a year lease in a two bedroom with a roommate. Aside from small issues with parking, noise, and one or two maintenance requests, it was a relatively normal experience. So, when my roommate decided not to renew, I applied to move to a one bedroom. Brittani helped me with this lease. From the start the new lease was wrong, twice. Twice she told me she would call back with corrections; I never heard form her. Twice I went into the office and was told by Amanda she should have contacted me. Upon completing the corrections with Amanda, Brittani took back ownership and gave me my walk-through. She was reluctant to add any additional damages to the list and questioned the issue I had with the carpet. Avalon said they had to replace all the carpet in my old apartment and out of a $1,150 deposit, we got $147 back. The concern I had in the new place was that the carpet was worse off than the carpet I had Ieft behind. Eventually she did add it. She also had no idea where my mail box was and directed me to the incorrect section of the complex for my box. Throughout this lease, Brittani incorrectly submitted maintenance/follow up requests and in one case didn't even send it in. Two months into my new lease, my washer broke and wasn't fixed for a month. A staff member came out the next day to check. They said it was out of their hands and had to wait for GE to look at it. Turns out GE only comes once a week and they had already been at the complex the day before, so I had to wait until they came next week. That week I was told they were too busy, so I waited again. They ended up coming out the following week but did not have the parts and they had to be ordered. At this point I went into the office to see what they can do, since I hadn't heard from them at all. Mark was instantly confrontational, aggressive and demeaning. After explaining the situation, he told me it wasn't his fault because he "did not make the washer/dryer" ... obviously Mark. He did offer to open an empty unit in another building to use but I would not be given a key, so I couldn't come and go. I asked about the empty unit above me, and for some reason I couldn't use it, nor could they take the parts from that washer and fix mine. Needless to say, my interaction with Mark was unpleasant and didn't go anywhere. The parts ended up coming in six days later, again I had to wait for GE to install them, that happened after another five days. In the Spring, a family of three moved into the one bedroom above me. I've never heard stomping, pounding, jumping, banging or running like these people created. I went up and asked them to try and keep down the noise but the woman had a hard time believing that her kids were making any noise at all. Over a couple weeks the noise increased. I went and talked to Amanda, who said she would talk to Eva, the supervisor, about giving them a warning. Still, there was no relief. I went up a second time only to be yelled at and called names. After this, I went to the office and dealt with Eva. She said the woman came in to talk to her and emphasized there was a language barrier while talking to her. Why that was an excuse, I don't know. Eva's next move was for me to call her over when time the noise was excessive to hear for herself. More times than not I got home from work after the office had already closed so it didn't offer much opportunity for Eva to come by. I can't help but think this was a great way for Eva to brush this issue off her desk, knowing the lack of availability for her to hear the amount of noise. There was never any follow up from Eva. None. She is cold with a sense of entitlement and never took ownership of any concerns or issues raised by me, other residence or all of the complaints on the community's Facebook page. There is a huge lack of basic customer service from the office staff; they are clearly happy doing as little as possible, showing the model units fifty feet away and staying on their computers. Every time I went into the office, they stay behind their desk, never once getting up from their chairs to greet anyone walking in. The office staff needs a complete overhaul, or continued training on what it means to work in a customer service base industry. read more

Initially i was very drawn to this place. A considerably modern community, more of an isolated location, reasonable prices. However after being here for six months I am counting down the minutes until I can leave this place. The management staff made a great first impression, but after dealing with ongoing noise disturbances from my upstairs neighbor they have quickly shown a different side. I Feel as if I am a nuisance to this community, and that my own well being is not taken seriously. My upstairs neighbors which spitefully stomp around all day have created an extremely discomforting living environment. Hearing noises starting at 6 am in the morning all the way til 1am in the night. The management staffs only sufficient solution is that I pay to relocate, in which they will likely cash out my deposit as well. I can pursue legal action, but they informed me it takes months to pursue and most the times amounts to nothing. Now my neighbors are spitefully making false noise complaints about me. But it's ok, because from my own experience they don't enforce and noise complaint policy's here. Aside from personal problems with a few members of this community, the parking is a nightmare. If you have a guest that needs to park they must call a number, wait on hold for 15 minutes for a representative to note all vehicle information in which a number must be posted to their vehicle. Before my friend could leave a note on his car it was towed all the way to Laguna, costing him $320. Thankfully I don't have a lot of guests so I don't need to deal with this regularly. Yea there's an occasional homeless guy storming the dumpsters at night. And a few of my neighbors smoking marijuana here and there, but I just keep it to myself, because I've had a fair representation of how this company voices its tenants concerns, so I'll just do my time, and then get out. If you want to live here, truthfully it's not a bad place. It's a nice location, well kept and generally the people here are very friendly. I just happen to be unlucky. Wrong floor wrong building. So cross your fingers, and be smart. Take the top floor. I learned my lesson. read more

First of all I would like to say that I also give positive reviews as well and don't only give bad reviews but this is a must to save other business people's most valuable asset which is time. I applied to this apartment online and was excited but would quickly be disappointed. I was in the area and wanted to visit to take a tour. I walked up to front with my family and was greeted with the most unfriendly face telling me I needed to schedule an appointment first when I got an email earlier that day asking if I had time later that day to come in. Don't understand why I couldn't just walk in and get a tour. I completed whatever else needed to be done for the application. I got denied for the most ridiculous reason, which was because of my drivers license. It was perfectly visible both front and back. It automatically got rejected twice when I was in the leasing office yesterday and today I called to see if corporate could override it because there's absolutely nothing wrong with my drivers license. It's not expired or anything. The agent I talked to as well insulted my license, saying it was dirty, when it wasn't. I'm getting a partial refund when I deserve a full refund. I got denied for a technical error that is their fault and not mine. Ridiculous. Imagine what other details they would mess up on. Worst customer service and overall bad experience. Don't waste your money here. Hopefully this is a learning lesson for the team as well. As a business owner myself I'd be extremely disappointed if this was my team. read more

High rent trap house. Moved in a few months ago. I pay almost $3500/month to live here and gotta worry about people shooting in the parking lot as my 2 year old daughter and fiancé are walking home from the community pool. When talking to the leasing agent Mark (who leased me my spot) about leaving he made it seem as if I was lying because "he lives in that section of the complex and he didn't hear anything that night" When I provided him a crime report showing shots fired with leasing office address he stated "Any one can call the cops," but if I want to break the lease I can pay them $6872 and stay here another month lol or stay until they find someone to lease it.
