The apartments themselves are really nice and well kept, and maintenance is great--they're always quick to respond and take care of things. My biggest issue is the ants during the summer. There are SO many. We don't leave food out, but we constantly find them on the kitchen counters, in the bathroom, and around the apartment. I can't even leave a bag of cat food out, even inside a container, without them somehow getting into it. I'm not sure if it's because we're close to the trail or because of the summer heat, but it's become a huge inconvenience. I've never had this issue anywhere else I've lived. Madrid has the friendliest office staff and maintenance staff as well! The community is beautiful and very well maintained. David, one of the maintenance employees, is so friendly and helpful, every time he sees us around the community he says hi and waves and always double checks that any maintenance work we had done is still working well. Turn around time for most maintenance repairs is very quick and efficient. Anytime we have any questions or need anything, the office staff is easy to get in touch with and very willing to help. For almost 4 months no complaints. Ended up having our car get towed last night even tho it's registered, and we are in front of the office. They know it's our car. Now we have to be out 400$ because of it. We don't bother anyone we have a small family. So frustrating. They tow residents cars with no warning. read more

This is our first apartment complex we have lived in and the service from the tour to the friendly leasing office is incredible. However, David is so amazing and friendly! I never leave reviews but The Madrid apartments are awesome! The people here are so nice in the office and maintenance is too. Every time I ask for any help David is always willing to lend a hand. I LOVE LIVING HERE. I will start by saying the staff in the office are some of the best I've ever encountered. From day one when applying, everyone was so nice and helpful. AVOID There are only so many 5* reviews here because they monetarily incentivize residents to do so! PLUMBING ISSUES ON DAY ONE: When I first moved in, any use of the shower caused flooding to my downstairs neighbor. I was not able to use the shower for the first week of living there because they failed to do basic verification that the unit was actually ready to live in (e.g., making sure using the shower does not immediately FLOOD the apartment below it) ANTS INFEST THIS LOCATION: Ants live in the buildings and will come into your apartment when it gets hot, through cracks in the paint. I had ants inside my dishwasher at one point. We had to repeatedly get exterminators to come spray the apartment with dangerous chemicals. They refused to ever truly fix the problem. CONSTANT APARTMENT INSPECTIONS: They enter your apartment like 6 times a year and almost never give more than the minimum 24 hour notice. THEY STEAL YOUR SECURITY DEPOSIT: Their handling of security deposits is borderline fraudulent. They will charge you considerable money for things like dusting the top of the ceiling fan blades, or having normal wear and tear on appliances. Even after living there for four years and carpet being _barely_ damaged, they will charge you $100+ for carpet repair. I provide pictures of the fridge, ceiling fan, blinds, and one wall which all apparently required professional cleaning because they were just so filthy. Note that I lived here four years and they don't consider any of this within normal wear & tear - nope, I just didn't clean them good enough. I guess they just have to charge long-term residents for 90 seconds of dusting fan blades and blinds. Oh and SECURITY GATE BROKEN HALF OF THE TIME! read more

Been living here for about a month, but wow, what an upgrade from Vista del Lago apartments! The premises are clean and I haven't seen any dog poop anywhere. There is seriously dog poop everywhere at VDL. The laziest most irresponsible dog owners I've ever come across in my life. People just let their dogs go wherever they want and don't bother picking it up. Stepped in it multiple times while walking in the grass. Some of the owners that do put it in bags walk over to the dumpster and just huck it over the wall hoping it goes into the dumpster. If you actually go into the dumpster area you'll see a bunch of used doggie bags littered everywhere from residents too lazy to actually open a door to place it in the dumpster. The overall appearance of the property is much better than VDL as well. There aren't rusty gates or rails anywhere that I've seen. The asphalt is new and smooth. It's nice not having to walk through gravel and dirt after parking your car. At VDL the gates surrounding the property were rusty with holes in them. Same with many of the metal handrails. My SO got snagged on one once and ripped her dress. Property is nicely kept. There's trash all over the ground at VDL from lazy residents. Haven't come across that here. The windows here are double paned unlike VDL so noise is minimal. At my old place I could hear people's full conversations just when they were walking by my window or door. The cars driving by on Santa Margarita could always be heard as well. The walls were so thin you can hear what your neighbors are doing. Not a problem at Madrid. The interiors are modern and updated. Loving everything about the inside. From the soft close cabinets, to the full, non-divided sink with hose faucet. The AC is very quiet when running (although I've only used it a few times). At VDL it is obnoxiously loud and you'll need to turn up your TV or talk louder to hear or be heard. The parcel pending locker is a nice upgrade as well. But to be fair, I've never had a package stolen at VDL. It's not Madrid's fault, but sometimes the Amazon drivers don't delivery correctly and I don't get notifications from the Parcel Pending app, but that's no fault of Madrid, again. Now the parking; it's amazing. At VDL it was a nightmare! If you work until 5 then good luck getting a nearby spot. Here I've come home after 6 and still get a spot close to my place. Due to the fact that many residents have their own garage parking is not an issue. There is also a huge lot in the back if you have guests or it just happens to be extra busy. The office staff, specifically Maria and Kim have been amazing! Helped us out without hesitation every time. Maria was nice enough to help me with package issues from Amazon. Also, maintenance doesn't get mentioned often in reviews, but David at Madrid is just amazing! Super nice and you can tell he genuinely enjoys his job and helping people. We had an issue with the heating on our Nest. It's been cold for CA lately so we wanted that taken care of and he responded ASAP and hat it fixed within 20 minutes. Super nice guy. There aren't really any cons I've found yet. The only thing I'd say is the gym is lacking. Very small and not many machines. Looking specifically for leg press, leg curls, leg extensions, etc. They do have some treadmills, ellipticals, pulley system. One plus is there is a rack of free weights, which I did not have at my last place. Overall, this place is great. So happy we finally left VDL and made the switch to Madrid. read more
