I have stayed with Avalon in their other locations as well. This Chino Hills facility is great from the location to the employees. Ariana in the leasing office is very helpful and courteous with a bright personality that's helped me all throughout living here. The maintenance manager Bryan is always friendly and willing to go out of his way to help you out. The neighborhood is very quiet and no shady people walking around. Everyone I've run into has been very friendly. It's a huge difference coming from Huntington Beach which is saying a lot. Has a lot of variety of restaurants to explore that's reasonably close by with the fwy a mile away. Definitely recommend this place. read more

Hello, my family and I lived in Avalon and experienced rodent issues for a period of 8 months on and off. Avalon was always informed of the issue with pictures of the dead rodents and pictures of droppings that were found around the apartment. We were so hopeful that Avalon would do something to help us but unfortunately all we got was very basic visits from the maintenance department and pest control. It was ALL a joke nothing was ever done. They only gave us inhumane sticky traps which we were left to clean up the squeaky almost dead rodents that were caught. It was a nightmare. Eventually after the 10th or 11th rodent we had enough. We left and it was the best decision we could have made for the health and safety of our family. We passed by the old apartment when we left and noticed it was leased right away but a month later it was vacant again, I'm sure they had the same issue. Beware!!! read more

I have been a resident for on going 8 months and I will tell you, I love it here. I was a bit hesitant at first considering how expensive it may be but I will tell you I don't regret it one bit it is well worth it. From the amazing amenities , to even the dog wash station and dog park we have for our pets, and not to mention our food trucks and cute fun activities the property will do around holidays it makes it exciting to live here. It is also so quiet and peaceful you can hear a pen drop on how quiet it is. But I will say one main reason why I love it here so much is because of the leasing office agents , and maintenance team. Veronica is the supervisor and I will tell you I appreciate her for helping every step of the way with any issue or concern I have ran into in the past she has been there to help. Hailee is also amazing and they both make me feel so comfortable with anything I may need help with. Maintenance is on site 24/7 recently I ran into an issue were I accidently left my garage remote in my car and closed my garage and had no access to my car the next morning, but sure enough maintenance was quick to help me and get me to work on time. I do plan on renewing my lease when the time comes because I don't think I will find the comfort I feel here and the support at another property. I am the senior project and production manager of a major demolition company in Orange County and have recently moved into this property and during the initial move-in there was a phenomenal young lady by the name of Ariana Ramirez who was absolutely impeccable throughout the entirety of the process. Unlike most places I have experienced recently in the Chino Hills area, at the Avalon office, Ariana was able to answer any and all of my repeated questions with ease; making the move-in process simplistic and very smooth sailing. Because of this bright gal I was able to accomplish most of the move-in process within a few hours. Due to the nature of my work, I value, cherish, and respect great customer service when I see it. If I could give 10 stars on this review, I would. I have been stoked during the move-in process at the Avalon and am even more excited to know that there is an awesome individual like Ariana on their team to handle any matters I may need. Warning to all residents and those considering. If you are unlucky enough to have a noisy, disruptive, and even dangerous or aggressive neighbor, Avalon will do nothing to help you. I lived here years without issue. However, within days of receiving a new upstairs neighbor the nightmare began. They would move furniture, stomp back and forth, scream profanities, and have sex at all hours, activity would increase from 2-5am. Avalon has many points in their signed lease specifically addressing such disruptive behavior. They even highlight their set quiet hours from 10pm-8am every day. However, if anyone is in violation, no matter how many complaints made, video and sound evidence given, Avalon will do nothing to honor their end of the signed lease. They highlight their courtesy patrol, who are specifically in place to handle such situations, however, they do not respond. If they answer the phone at all, security will rarely, if at all respond to any complaints made. For a complex to state they're luxury yet have such noise from non insulated ceilings and walls is incorrect. Furthermore, you will pay extra for parking, garages are unavailable. Non residents consistently use the amenities, parking, etc., without enforcement, all at your expense. Lastly, and most importantly. Avalon staff may discriminate against you as we feel we experienced. I will provide contact info of management and corporate if you're struggling with this place as well. Good luck if you decide to call this place your home. It is not worth it for the price and service Avalon claims but does not provide. read more

7 month update: Time has seriously flown by living here but my experience has been just as good as my first review the week I moved in. The community is very well-kept and makes me feel right at home. The only real concern I had initially had was the swallow infestation which have since been taken care of. I did recently run into two minor issues. 1. My fob no longer would let me get into my apartment and 2. My parking sticker stopped granting me access. I was able to quickly and easily request that they fix those issues and they did immediately. (Under 24 hours each individual problem was fixed.) Thank you for that! I have recently seen some complaints on Facebook about people not picking up after their dogs in the community but in my experience I have not seen any messes on my side of the community or near where I walk my dog. If I absolutely had to complain about something I would just say that I wish the community was just that ..more of a community. It would be nice to have more opportunity to interact with our neighbors. I would like to be able to support any small businesses that are within our community as well as maybe even some holiday decor to give the whole community a little more sense of home. Other than that like I mentioned before I think Avalon is a great community for young couples or just young adults as well as couples that are starting families. read more

We woke up at 4:30am to the marijuana smoke that seeped into our unit. Neighbors were in loud argument. It is the second marijuana smoking incident in the last 30 days. I thought it was getting better for a little bit, but this seems to be the end. What a costly hassle moving in mid year especially when coronavirus is going around. This is an EMERGENCY HAZARD if residents, emergency responders, etc. can not enter or exit the south side complex! When will Avalon finally take action and replace this gate? Selena really took it upon herself to customize the apartment search to exactly what I was looking for, tailored to my everyday life. My apartment search latest 5 days before I found the perfect apartment at the Avalon. I had visited multiple apartments in Chino Hills, Rancho and Diamond Bar but I am going to tell you why Avalon is all around the BEST apartment complex in the area. 1. LOCATION - close to multiple shopping centers and in proximity of all major cities. 2. VIBE - Color scheme of the building is very modern and all finishes are in dark/ light wood. I applied last week on Saturday early morning and rolling up to the apartment I was in aw. Lots of trees, grass, and walking paths. At 8am I was surprised to see all the people out and about running in groups and walking their dogs. 3. Amenities- this complex has the BEST amenities in all of Chino Hills. Lounge area, swimming pool,gym, parks, and grill areas are the best of all apartments I visited along Butterfield Ranch and Chino Hills. 4. Apartment - new appliances, dark wood cabinetry, wood flooring, carpet in bedrooms, and amazing kitchens that have lots of storage space. High points for the large patios that bring in more natural light into the space. I chose a top floor unit that has 20' high ceiling in the living room over looking the mountains and park, Freakin amazing! If you are looking for more of an open feel I highly recommend checking out the top floor units that have the high ceiling feature, makes a heck of a difference. Also, I recommend getting a unit that has a tandem parking space and a garage included, save some mooolaa. Will definitely update my review half way into my lease. Excited for my new home. This place is the biggest ripoff ever! I lived here for 2 years and they jacked up my rent during my first lease. I was locked into a price for 14 months and they raised the price by $100 after the first 12 months. Then when i re-leased the apartment for 6 months the standard 12 month price went up by another $100 and then i got taxed for the 6 month price and had to pay $3000 a month! Then when i decided to leave they sent me a letter asking me to stay and the 12 month price went up $200 from that to $3200 with a 6 month price of about $4000!!!?? i looked online and the same apartment was only $2400 a month... So how did this math happen? It seems as if they were just trying to take as much money as possible from me. Move forward to now, i left the apartment to a much better life in Oregon. My family came and helped me and my girlfriend clean the apartment and fix picture holes in the wall and everything. we cleaned the fridge out, the microwave, oven, wash machines, all the baseboard, all the walls and floors and even used a steam cleaner on the one spot of carpet with a tiny stain on it. So after moving out i get a bill stating $750 in damages which was explained over the phone to be cleaning charges and replacing the carpet charge... first off the place was spotless so nothing was needing cleaning (please see my posted pictures for proof). second the carpet was in great condition and in other apartment complexes I've lived in, the complex replaces carpet on their own dime, after all its a fucking tax write off for them. So I'm sure they charged me and wrote off the amount from taxes and most likely didn't even replace the carpet. if they did then someone most likely pocketed that money. Also the gate was broken open for the last few months of my being there, my girlfriends car was broken into twice! The grounds smells like urine since dogs pee and nothing ever gets watered or cleaned and the front desk once withheld a package of mine for a couple months before "finding it". Stay away from these scammers and this place. its way overpriced for what you get and they will take your deposit money no matter what you do to the apartment. clean or not. i have pictures of how clean the place was so they cant tell me it was dirty. High amounts of theft. Lease office workers are NEVER in the office nor do they pick up the phone (idk if thats a management issue or they just dont give a fuck). Always have to call corporate or customer care to sort things out that would typically be done by the leasing office. Even corporate has hard time getting in contact with this leasing office lmao. Gates are always broken. Kids from school throw rocks at your door. The negatives are endless. Good thing is all the neighbors became good friends because of the terrible management. We've lived here 9 months now, the staff are quick responding, very helpful and do their best. The grounds are always clean. We've had wonderful experiences with maintenance responding promptly and fixing an issue with our AC and thermostat in the middle of summer so we never were without cool AC. It's a nice area, beautiful park short walk away that Avalon built right next to the community. We've never had any issues with vehicles being broken into. Pool is clean ready for use, and barbecues are well maintained. Avalon has a reputation of being really nice communities to live in and Chino Hills lives up to it. We really love it here, great for couples, families and dog friendly neighborhood. Selena from the office and Andrew from maintenance have helped us out a lot since moving here! read more

Living in Avalon apartments was a great transition from having a larger house and downsizing to a smaller one. Everything was great until we moved out and our dissatisfaction comes from the unclear and dishonest way our finances were handled when we moved out. We were not satisfied with the was it was handled. Living there was great... sorry it had to end on a bitter note. ... they posted... asking me to reach out to them, which would only help them. I am sure they will not consider any financial remuneration, so I'm certainly not interested in talking to anyone when it won't help my situation. Sorry no thanks. My boyfriend, dog, and I have been here for about a month and a half and we love it so far! This is our first apartment and we are so pleased with everything that Avalon has to offer. The property is beautiful and well maintained, amenities are great, and neighborhood is peaceful and quiet. The staff is super friendly and helpful. Andrew from maintenance is the best! With COVID-19 going on, Avalon has reopened amenities (with restrictions) and is keeping the safety of their residents as a priority. This is very appreciated. We love our unit and have no complaints! We are so proud we get to call Avalon HOME and look forward to making more memories here. read more

I was blown away by this community and what it has to offer for such a reasonable price. I had the pleasure of touring with Selena. She was patient, friendly and answered all my many questions. The unit saw had a gorgeous kitchen Island, super modern kitchen with top of the line appliances, faced a mountain, it had the serious Wow factor!. For this price there is NOTHING in LA that compares. I loved the unit but ultimately decided to wait until I finish College in Summer to make my big move. Updating this review to explain the disappointment I have as a tenant of the noise that neighbors make after hours/ middle of the night. It's past midnight and all we can hear is what sounds like stomping around and loud voices coming from outside and the especially the tenants above us. We have contacted security about the issue multiple times but it still is not being resolved. It's an every night issue and the frustrating thing is that there's nothing being done to resolve the issue especially when you have to call security and be told that the security officer won't be making it back to this community for another hour or so because "he is making his runs at other near by communities." Either the quality of these apartment buildings are really cheap and not noise canceling or the tenants above us weigh 400 pounds and make it be known with every step they take. read more

I have been living here for a few months now, and I actually liked it in the beginning. But only after a few months of living here, there have been more problems than I expected. 1. Air conditioning stopped working multiple times in 90F weather. 2. The hallway in my apartment building was only cleaned once in 4 months. It was not good. 3. Problematic neighbor. I don't want to complain too much about this because I understand this problem is just not easy to solve. 4. The thing that I can't stand the most is predatory towing that happens in this apartment complex. My parking spot is far from my apartment building and I live on the 2nd floor. One night I needed to unload some stuff from my car so I parked my car right next to my apartment building, for less than 5 minutes. I moved the stuff from my car to my apartment and immediately came out to move the car. And I saw a tow truck next to my car. It was 10 PM at night and a tow truck showed up next to my car 5 minutes after I parked. What a coincidence. I didn't say anything, just got in my car and drove away. Then I realize that the tow truck was following me, so I stopped to let it pass me. The tow truck also stopped and parked right next to me. The tow truck operator started to yell at me very aggressively, threatening that if I park there again next time my car will be towed immediately. I understand that I need to park my car in my parking spot. But calling a predatory towing company for someone unloading stuff from their car and parking their car next to their building for 5 minutes? Are you gonna tow a UPS truck too? Let me preface by saying that this review is for the moving in and initial experience at Avalon. I will write an updated review about living conditions after I've been here for about 6-8 months. Initial impressions: Stellar! This is a brand new complex and all the amenities are ultra modern (state of the art gym, smart thermostat, fob entry to open doors/gates, just to name a few). Honestly, Connie made the experience of moving in an absolute delight - from the initial meet and greet, to the touring of the complex, and corresponding with her to get our lease signed - she was always very pleasant and professional. My husband works in IT and had some obscure (nerdy) questions about how the networking was set up in the apartment (every apartment is wired for ethernet access. My husband said to mention it's Cat 5e, for the fellow IT nerds out there) and Connie went above and beyond and got those questions answered in a very timely fashion (the very same day!). Even after moving in, she is always extremely prompt at addressing concerns and answering emails. Please ask for her if you decide to visit! We had a couple hiccups when we moved in - the circuit in our bathroom was a little sensitive and my husband accidentally broke the motor in our ceiling fan. BICENTE came to the rescue! He's very polite and extremely professional (are you sensing a trend?), always calls before he comes over to the apartment, is always pleasant in demeanor, and fixed both of our issues right away! I happened to have a bit of a cold when he came and he told me to make sure to eat a lot of chicken soup! Woohoo BICENTE!! So far, my husband and I have had a very pleasant experience living here. If you're looking to move to Chino Hills definitely give this place a tour. read more

I love living here for the past 3 months. Compared to other complexes in Chino Hills, this is by far one of the best. Close to many shopping areas and not the mention the freeways. I especially enjoy the convenience of the dog park, the actual park, the gym, pool, Jacuzzi, amenities inside my apartment and living in an ultra modern, quiet, and friendly complex. Bicente is the man and always makes sure to greet us and is very friendly. The rest of the maintenance staff does a very great job to make sure our community is well kept. This is an updated review based on moving out. To see a detailed account of living here, see my other review from 6 months ago. I got my check in the mail today returning the rest of my deposit. The only charges were the $92 cleaning fee which I consented to before moving out (it saved me a lot of headache on moving day since I had to be out of Avalon and into my new place on the same day). The other charges were the remaining utilities for the last two months or so of living there which I would have had to pay anyways so I guess it just came out of the deposit. All in all I got back $300 of the $500 deposit. Not bad at all and much better than I expected after reading other reviews. The thing about the cleaning fee and people who complain that they left a place "spotless" when they left but still got charged for cleaning... have you ever been to someone else's house and they say sorry for the mess but their house looks immaculate? Or vice-versa been to someone's house who mentions they just cleaned but it still looks a wreck? Some people's idea of clean vs others is very different. I highly recommend just agreeing to the $92 cleaning fee on move out and just letting them handle it, they will likely have to clean your apartment anyways! If you actually read the lease (and I did, before I signed it before moving in) they basically say they will be charging you for cleaning no matter what anyways. I feel like if people actually read their lease, knew what to expect, and were just reasonable about it they would probably not have such a bad time moving out. Anyways, now that I'm living in another "big company" apartment (not Avalon) I can honestly say there are things about Avalon Chino Hills that I miss. I moved closer to work and nothing can beat a 5-minute commute but I can say the quality at Avalon is much better than where I am now. Also the maintenance team was awesome, I miss saying hi to Mondo when I saw him about. Definitely had a positive experience at Avalon start to finish despite all my reservations, and if the tides change and I find myself in the IE again I would definitely want to move back in. read more

The office staff is really nice. The problem is the company increases the price to renew your lease almost $200 every year. Also, the culture at the community is changing. It's noisy, the pool is crowded with parties constantly, which isn't allowed, new types of neighbors that have moved in are constantly throwing trash everywhere and don't even put it in the dumpster. I feel bad for the friendly maintenance staff that people are so rude and they have to pick up after them. I'm really getting disappointed living here now. Not to mention rude neighbors and loudness that lives all on the third floor here. read more

So they seem to be trying to improve. We were informed that management is going to have a steady staff at the office, during the last year they were rotating so much that it was almost impossible to address any issue without having to explain it dozens of times to many different employees. One of our main issues was the dirty and rude noisy neighbors above us who didn't let us sleep during their whole year lease and would through pet waste to our patio. Issue has been solved only because their lease came to an end and they moved out, luckily we have now new neighbors above us who are polite and normal, they respect quiet hours so no more nightly stomping and yelling until 4am, after a full year, we can finally sleep at night! We were also informed that measures were being taken about residents who break the rules, most specifically in our building and the residents who set fire to their apartment. Candice has been very helpful and kind. Hoping they will bring back the quality this place once used to have. There are little details here and there that show this place has aged. A walkthrough the property would solve that, to spot and repair grills side lamps, repair gate doors that won't lock, do some touch up paint, clean covered garages, dog urine stains in corridors and pathways. read more

I have lived in the community for a few months now. I chose Avalon Chino Hills for the high level of attention to detail given to common grounds, to the apartment amenities, to the professionalism of the leasing office in responding to my questions. It has been quiet and uneventful just the way I like it. Until I created my own unintentional travel drama. Editing this review because I realize now I wrote a novel! And nobody has that much time to read a novel on Yelp. Bottom line about Avalon Chino Hills, I was blown away by service that went above and beyond my expectations. Connie is a class act of a leasing agent! Rabia Earls is a stellar Community Manager for the complex. I cannot sing higher praises for this amazing dynamo of a woman! I am forever grateful for her help at a dumb thing I did to get myself locked out of my own place. Even Maintenance called me the next day just to follow up to make sure I was ok. Wow! This is truly concierge service at the Avalon. I am home! If you stop in at the Avalon look for Rabia and give her two thumbs up for being the most awesome Community Manager ever! And Connie my Leasing Specialist is just about the nicest, sweetest person ever! And if you rent here, be sure to photograph the "Service at Your Convenience" magnet they put on the refrigerator.
