Ok so the 2 noisy kids who live on our side who apparently don't have any manners or curfew, stay up until 12/1 making noise and slam their apt door at least 30 times a day! I have no clue if their parents have any control over them ? They are the only 2 kids period. Also the neighbor above has been better a bit but still bad somedays telling the office does nothing at all. Also i told maintenance about a water leak noise in my bathroom for months now and they never figured it out or fixed it. I get it its apt life but can be a bit better. I have no idea what the guy below my review(Robert K) is talking about. This complex is so quiet and peaceful. All the kid's here seem very well behaved, along with all the dogs, who are always on leashes and well taken care of by their owners. You can tell he's just a Karen, who eats out too much you can click on his account and see all the negative reviews he gives to every establishment(food). So ignore his review. My husband and I have been living at Village Oaks for a year in a one bedroom apartment located on the second floor. We then switched to a two bedroom on the bottom floor after our lease ended. Pros: * Nice location with lots of trees and nature * Safe location - Never had any cars broken into or stolen packages * Washer and Dryer located in balcony * Lots of parking space * Pet friendly - actually allows bunnies * Pest control provided * Good/Responsive Maintenance team * Property lawns maintained * Allowed us the exception to have a privacy screen on our balcony due to religious reasons Cons: * Lots of bugs * Not well ventilated to the point where all the windows fog up and have a lot of condensation, which can easily lead to mold * Thins walls * Greasy and smelly appliances * High pay to break lease * Old complex During our first year, my husband and I did not have many issues in our apartment. The neighbors around us were respectful and we were not able to hear the neighbor below us. During the heatwave in the summer, our AC completely stopped working. Since it was considered an emergency, Cody fixed it the same day and got it running. We are very thankful. He also helped us move in furniture when we moved into our two-bedroom apartment. Whenever I would cook, there would be a very noticeable grease smell when I would use the microwave ventilation system, causing grease to end up on the cabinet walls, inside the cabinets, and on top of the fridge, although I would open the windows while cooking. I talked to the maintenance about it, and they said that they do not replace products unless they stop working. That is understandable; however, I am surprised that they do not have a cleaning crew clean the appliances after the tenant's lease ends to prepare it for the next tenants, especially since a good amount of the deposit is taken. There was also gum like substances stuck under the cabinet sink and pantry, which should have cleaned prior to us moving in. We also had a lot of spiders and found some other bugs (cockroaches and others) inside the cabinets. They do provide pest control for this. Two Bedroom Apartment: Similar to our previous apartment, the microwave hood was very greasy and had an odor. There were also dead cockroaches inside the hood of the microwave. We noticed a light switch was crooked, so my husband unscrewed it to fix it. To our surprise, we found a lot of dead bugs inside it. See photos. Our master bedroom was missing a mirror closet door and we waited about a month for the new shipment to arrive. This is not a big deal; however, for paying the amount of rent that we do, we expected the apartment to be better prepared. Noise: I know that noises come with apartment living. The walls are so thin to the point that you can hear every footstep, drawers being opened, talking, laughing, phone alarms/vibrations, music, and the tv. When we first moved in, our upstairs neighbors would blast the surround system and it would shake our walls and travel all the way into the bedroom. This was during weekdays during the night and even during the day. If the noise is not coming from their tv, then its music being played in their bedroom. We talked to the management about it, and they talked to our neighbors. We asked management about transferring to an upstairs unit if this persists and they said it would be possible, but we would need to pay a $200 transfer fee + they will not provide the same rent price as the unit we are paying for now although it is not our fault. They would also take some of our deposit although we have barely been living in the new apartment. This upset us since we have been very good tenants, have always paid rent on time, and have been respectful neighbors. Furthermore, if we were to break the lease it would cost $5000. Smell: The reason my husband and I decided to move into a two-bedroom is because we work from home and needed an office. However, we noticed that there was an ashy/smokey smell in the second room. We talked to maintenance about it, and they claimed that they could not smell anything although the smell is very strong and obviously present. We know there is a smell because we noticed it before maintenance told us that the tenants before us used to smoke pot in the room. Appliances: Our oven stopped preheating when I was cooking. Eventually it preheated, but stopped working midway through. It took me 3 hours to complete something that should have been done in 30 minutes. This also happened in our first apartment. There was even a smell of gas that was leaking, which indicates that the ovens are faulty. We talked to maintenance and they ordered parts to fix it. Again, this issue can be fixed but when you are paying so much for rent, it can be bothersome. Overall, I am sure this complex is better than others. However, my husband and I regret moving into the two-bedroom apartment due to the issues that arose. read more

Yesterday I called the number that's on the website and the phone was answered by a representative who gave me information regarding the deposit. She said the deposit was $500 the fee for a pet would be $35. I was inquiring this information for my sister. She had gotten an email that said that the deposit was $1000 and also the rent was higher than what was told to me over the phone yesterday. Georgina I believe her name is called me today and gave me different information that the deposit is $1000. The rent is higher when I told her that I got the wrong information. She said it was a mistake but yesterday over the phone the representative told me that what was sent in that email was probably fraud. It feels very unethical for people not to know how much a property is being rented out for. read more

I lived here for less than a year before having to terminate my lease and move out. This was my excruciating lesson learned to never live with someone above me again. I am surprised no other review on here has ever mentioned noise as being a problem, which leads me to believe I got extremely unlucky. For 5 months, I dealt with a Warhead-shaped dipshit who stomped with every step he took (see: https://streamable.com/43yqil -- this is on carpeted flooring too), constantly slammed/dropped things for no reason, ripped open/closed his closet and patio doors full force, threw a body-slamming rager my 2nd weekend there that could've well broken through the ceiling (see: https://streamable.com/ctkyc6 ; https://streamable.com/eli3j5 ), littered cigarettes all over my front door and the dirt patio under the stairs, and dumped Niagara Falls straight down his balcony into my patio every month (he even dumped his dog's piss once). His mattress also squeaked every night with his every twist and turn, making it difficult for me to relax or sleep. I knew I was gonna have an issue when on my first night here, while unpacking stuff, I thought an earthquake was happening because my wall seemed to suddenly shake and there were sudden thunderous thuds, but it only turned out to be the Indominus Rex stomping full force up the stairs to his unit. And the noise was unique to him because the other top-floor unit's residents walked fine on those same stairs. Entering my 6th month here, I had to move back home to keep my sanity, all while trying to get out of this unit I was in. During my time here, I could hear this guy's footsteps and thuds while I would wash dishes, watch TV, and shower (yes, it was that bad). I had confronted the tenant face-to-face and even left notes on his door to no avail--he gave absolutely zero fucks and was nonchalant about his inconsideration towards others. His reign above me ruled, and I was a prisoner in his dungeon below. I fought like hell with leasing every month (with a trove of recordings and photos) to try transferring out of there, but was continuously told this (the stomping at least) was "a part of apartment living" and that the property owners did not allow transfers in a lessee's first year. I at one point by sheer luck ran into the previous tenant of my unit, who co-signed every disturbance I experienced, saying he too had complained about the guy above. But he dealt with the madness for his entire lease term (I didn't want to). Another resident in my building also told me they found the individual above me to be a nuisance. Leasing sent the tenant warnings about his water-dumping and noise, but his behavior never ceased, and there were zero repercussions. I felt like a child having to tattle-tell to an adult over and over, and it was exasperating, because I would just be sent back solutionless. I had a place of my own I had worked so hard for, but I couldn't call it home. At about 8 months, after paying to not live here for 3 months, I was granted the option to finally move units, but I would have to re-sign a new lease, which wouldn't work for my work situation, so I ended my lease early. And honestly, my experience here really just made me want to leave Chino Hills behind--forever. You'd never think a quiet hilltop community in middle-class suburbia would house such soul-incinerating chaos within a 637-square-foot unit. I have frequented Chino Hills since 2010 and loved the tranquil vibe of the city, yet at Village Oaks I often felt like I was in a social experiment...every other resident I saw here would joyfully walk their dog and kids would laugh in the parking lot, like life was carefree and home felt like home--yet I was living in purgatory under a piss-poor fecal sample of a human-being with abhorrent, unchecked behavior. Other things I've noticed living here: --Air circulation is poor here, esp. in 1-bedroom unit bathrooms, as these don't have fans (this is disclosed to you). Be vigilant of mildew and mold (my bathroom ceiling had a lot at move-in). --The buildings here don't seem to keep moisture out well; when it rains, there is always condensation on the inside of windows, and clothes in your closet often feel slightly damp despite nothing being wet. Very weird. --Units here do not have built-in lighting in the living room or bedrooms, and are very dark (at least mine was) due to the trees all throughout the complex, so keep that in mind if you are particular about light. --The printer in the resident lounge comes in clutch. --The maintenance staff here is chill and responsive. --The leasing office staff is helpful, but there are limitations to what they can do, which I believe is due to higher-ups at AMC pulling the strings. (Again, my experience may have been unique.) I may have had an isolated negative experience living here, but I would still suggest being wary of living on the 1st floor...insulation is non-existent, and you never know what evil lurks above. read more

Lived here for 3 years, going to make this review to the point. Me and my husband loved the community and maintenance workers, they were always very helpful and friendly. Community was quiet and everyone was nice. They always fixed any issues we had It is an older community but our floor model was updated and new. 2 bedrooms has wood floor and lots of cabinet/storage space. Patios are pretty roomy. 2nd car always was able to find a parking spot. Never had a bug problems! Love the dog spa and pool Gym could be better Apartments are surrounded by lots of outdoor walking trails Cost of utilities is pretty high, I believe cost of water is split with neighbors water, sewer, trash, other stuff averaged about $70 per month (not including gas and electric) We paid our utilities the last 2 months of living there (w/rent) and they deducted the last 2 months off of our deposit ($140) so we paid double utilities for 2 months. But it's a simple, affordable, nice community. Lots of families and dogs live there read more

**VILLAGE JOKES** Village Oaks is a total blast from the past. As in your apartment will look like it's from 1991, inside and out. Honestly the only reason we moved into this place is because we needed a moderately priced 2 bedroom as we searched for a home. I wasn't excited when I signed the lease at all and was incredibly underwhelmed after the tour. The furnishings and interior decor are 90's vintage. I felt like I lived in a time warp and tried to avoid having guests over as much as possible. Their biggest win is the side by side washer and dryer, which I think our agent mentioned like 5 times as we toured. FYI add about $100-150 to your monthly rent for additional CAM charges and other fees. This place is broke so they essentially need to squeeze every penny they can out of you. Pretty laughable. During our walk through I told our agent that the mirrors had these bizarre black stains on them, she said she would have maintenance order some so I thanked her. I then called about a week later to follow up and she said they can no longer order mirrors. I calmly said I didn't care, I was promised mirrors at walk through, so I will wait for my mirrors because you will follow through. 2 MONTHS LATER as me and my wife are watching TV, a maintenance man opens my door, WITHOUT knocking, makes eye contact with us, closes the door, then knocks. I yelled out, "are you serious?" To which he replied "I'm sorry, I thought the apartment was vacant, I'm here to replace a mirror." I asked him if he was here to replace a mirror for a tenant.....why would you think the apartment was vacant. He replied, "I'm sorry I'm just here to replace a mirror" ......so take from that what you will, but I felt very uncomfortable that it had happened. *Also, dumpster divers go through the dumpsters EVERY morning. This is not legal in chino hills AND leasing office will do NOTHING about it. *Home of the worlds SMALLEST parking spots!!! Some of them are literally not even big enough to be used. Tenants with moderately large trucks (Tundras, Silverados, etc.) did not fit in their spaces. Spend an additional $50-$75 and love in one of the newer builds closer to the 71. There's no other place like home. I love coming home after a long long day at work. I commute 40 miles everyday, and when I turn the corner on Oak Trail, I feel excited to be home. It's quiet here and my peace and serenity are very important, since I work in greater LA and have major responsibilities as a Social Worker. In addition, it's clean and well maintained here, always. The people at the Leasing Center are great. They always genuinely greet you and are always ready to help when you walk in to the center. Cody is amazing! My family and I have been living here for about 5 months now and I am so happy with our decision to move in here. You really cannot put a price tag on peace of mind and after living in what seemed like a nightmare at our last apartment, I fully understand that now. The grounds stay clean and it's pretty quiet here which I love. I can't hear my neighbors unless my window is open and even when they are I still don't hear them unless they are walking up the stairs and that's pretty much it. The office staff and the maintenance guys are great. The wood vinyl floors, granite countertops, wood cabinets, and stainless steel appliances are awesome. The bedrooms are spacious and the walk in closet in the room closest to the front door is as well. The patio is so spacious and our Mountain View is amazing. The first thing that I do when I get up in the morning is open up the blinds so that I can take in that view. The greenery is lovely. They just finished repainting our building even though the paint was in good condition before. They really keep up the apartments which I greatly appreciate. My sisters were only just recently able to come and each make a separate visit due to covid concerns and the first thing that they each said when they entered our apartment was that it seemed more like a condo and not an apartment because it felt like a home and I couldn't agree more. I have never signed an apartment lease prior to seeing the actual unit before and so I was a bit anxious on move in day but this is no slumlord apartment. I was definitely pleased with the condition of our unit. My only wish is that the kitchen and dining area were a little bit bigger in our 2 bedroom, 2 bath unit but honestly I really can't complain. The Good- The Maintenance crew here are friendly and quick to respond. Called them on two occasions during my 12 month agreement and both times the issues were resolved within 48 hours. The Bad- Horrible Staff in the leasing office: Read the other reviews and you'll get a sense of the type of NEW staff working here. When I originally moved in, Kaitlyn and Amber ran the leasing office. They were both professional and courteous. Huge difference with the NEW staff. I spoke with Marie on 3/20 (20 days after moving out) stating my grievance regarding the ridiculous CAM fees and broken gate to which she said nothing. Inconsiderate Neighbors: The unit below me played loud music with a bass loud enough to shake my desk. Fortunately he only played it for 1-2 hours a day. There was a car that had an alarm issue which caused the alarm to go off literally every 1-2 hours. I reported this to the leasing staff two times. They never confirmed with me whether or not they notified the tenant (I specifically asked them to get back to me so I know he was notified). Three weeks pass and the alarm is still going off frequently. I had to call the police at 3:00AM to which they came and called the tenant. Broken Gate: Throughout the 12 months, the gate only worked for roughly 7 months. The gate was propped open by a orange cone for 5 months. One would assume the $30 - $40 monthly CAM charge would go into fixing this as a priority. The Ugly: CAM charges range from $30 - $40 a month here. I've lived in four apartment complexes thus far and this was the first time I was ever charged a CAM charge. All other complexes charge comparable or even cheaper rent and they don't add a CAM charge. ** I highly recommend you to look elsewhere. As another yelper said in a review, this place does have a lot of potential. Found another place down the street for over $100 a month cheaper AND no CAM charges. read more

Every time I speak to Marie, she is extremely Rude! Her tone is not only condescending, but also aggressive. I am considering moving because of her. I can look past the outdated apartment style, old washing machine & dryer that takes 5-6 cycles to dry my clothes, but not the rudeness. Sorry to say, but I think she may be treating me so poorly because of my ethnicity. So sorry to say that, but people should know with whom they're dealing with before moving in. read more

Village Oaks is an amazing place to live. The office is quick with responses and kind. The community is kept clean and there are endless amenities. One of the best parts of living here is the maintenance team. They are quick to respond to any work order placed and do a great job. Cody helped us with a dishwasher that continued to give us problems and also fixed our air conditioning when it went out. He even needed help from the other maintenance staff Clark and they seemed to work so well together. Clark came and fixed an electrical outlet in our sons room and was so professional and kind. He explained everything and was so efficient. He also looks out for all of the residents here and is often times stopped ON his way to work to answer questions ( I know I have stopped him multiple times!). We loved living here! The staff was always helpful and polite. The maintenance staff, especially Cody, always made sure to take care of everything requested. It was a quiet complex and dog friendly. The dog park was a huge plus to living here. There's a car washing spot and a place you can groom your pets. The only downside was that parking slots are very skinny so some people would take up 2 spots. Other than that, 10/10! read more

I just moved here about 3 months and so far I am extremely happy. My wife and I recently had a baby so we really wanted a clean and safe neighborhood. We are new to California so we wanted an apartment while we decide where to buy a house. The neighborhood is very clean, quiet and safe. The leasing office gals, Amber and Ashley, are amazing too. They both are a ton of fun and easy to get along with. If you need anything, they will surely get it done. There's a ton of stuff to do here too. The neighborhood has a nice 24-hour gym, two pools with jacuzzis, a playground, basketball court, barbecue grills and pits, and a community center. They also just built a "bark park" where people can take their dogs to play. It really is an awesome neighborhood. It definitely isn't perfect but nothing is. Every once in awhile on Fri/Sat nights you'll have kids gathering in the parking lots making noise with their loud music and cars. If it gets too excessive a simple call to the police fixes that. I also heard a few stories about cars getting broken into but that seems like the norm here in SoCal. The vehicle gates are never working so they just leave them open. I'm told by neighbors that it has been like that for years. I wish they would get that fixed. With that said the pros definitely outweigh the cons by a long shot. I can go on and on about more things I like...Parking isn't an issue as there are a ton of open spots. Rent is reasonable. Oh and there are a bunch of shops, restaurants and other businesses nearby. Lots of nearby parks, trails, sidewalks. A great place to live so far!! read more

Came into to check out availability, the main reason we came in was because they had a dog park and seemed pet friendly. Wasn't in there for more 5 min due to them not accepting husky breeds, which is ridiculous because when we were leaving we saw a lady in the dog area with a pit bull which was on the list of breed they didn't accept. Such a waste of time and really upsetting especially being turned down for something they obviously don't really care about if they have breeds living there that aren't "acceptable". read more

Small apartments for the price but a nice location. A very quiet neighborhood which was nice. We liked that it was gated but come to find out the gate was always broken. It will be wide open for months at a time. When you move out they will absolutely try to screw you. Don't expect to get any of your deposit back. We left the apartment in great condition but got 10% of our deposit back. We were called by an office worker and told if we turned in our keys early we would get a portion of the rent back. Now that we did and they rented our apartment early, they claim it didn't happen. I got a call that I had a package delivered and when I went to pick it up the package is now mysteriously missing. The office staff used to be great but now they turn through employees every couple weeks. Their customer service is absolutely terrible. Super shady people. Just know they will take everything they can from you. read more
