Location, Location, Location! Super Duper of living places! Emerald Pointe Apartment Complex is truly a fantastic place to live! After searching many apartment communities, I confidently say that Emerald Pointe is the best. The environment is top-rated, the neighborhood is peaceful, and it feels like a resort. The location is incredibly convenient--just across the street are places like H-Mart, a gym, AAA, Chase Bank, and various delicious restaurants. I'm delighted to live here, thanks largely to the fantastic management team: Sarah, Marcus, Rayment, Teresa, Tiffany, Jack, and many others. Whenever I submit a maintenance request, I receive a response within 24 hours. For example, I emailed the team about an HVAC issue. Sarah called me back within an hour to identify the problem, and she and Rayment quickly fixed it--thank you both! Another time, on May 8, 2025, I accidentally locked myself out of my apartment. I called the management office, and Jack immediately answered and contacted Marcus, who arrived in under 30 minutes to help. I'm very grateful for their fast and friendly assistance. I hope Emerald Pointe's top management sees this message and recognizes the excellent team they have running the property. Thank you all for maintaining such a high quality of life here. We lived at the Emerald Pointe Apartments for two years (Oct 23'-Oct 25'). We would like to highlight the fact the maintenance team is one of the most amazing things about this property. Very responsive, respectful, and most importantly timely. The apartments themselves were built in 1989 and their age does show in a few areas (a lot of the balconies and exterior wood are dry rotted, and stucco has cracked across some walls). For reference we lived in a 1B1B on the second floor. Based on our experience the units are dated for their price range. In 2023 apartments were going for $2,250, in 2024 they increased to $2,380 and finally in 2025 rent increases, at least in our case, was proposed at $2,570 base rent price upon renewal. While apartments in SoCal are expensive there are plenty of other options in the immediate area that offer newer apartments with better amenities at a lower price. Ultimately this was the motivating factor for us to end our time at Emerald Pointe. Pros: - If you have a dog there are plenty of grassy areas around the property. - Maintenance team (Raymond specifically) are amazing - It's a relatively quiet community and surrounding area - H-mart and restaurants literally across the street -Our apartment had new appliances (fridge, stove, microwave, and dishwasher) all were fantastic Cons: - Value of apartment vs. Price of Rent (13.7% rate increase over a two year period is deplorable) - Safety (about 6 cars were broken into earlier this year) The property management team never publicly addressed or acknowledged the incident. - Interior of apartments are dated (baseboard, windows, bathtub, sink are in desperate need of full replacement) -This place is so energy inefficient it's insane. In the summer you will pay well over $150 a month in electricity because the front door and windows have such bad drafts. -Roaches and spiders literally everywhere outside (yes sometimes they come up from the drains :( - $275 cleaning fee upon move out. Property management acknowledge that no mater the condition of the apartment this will be charged. We did provide evidence of our cleaning prior to leaving (they did knock off 50% of the cost). We understand the need for a deep clean for "move-in ready cleanliness" but they'd be better off telling residents at move in, that their deposit WILL be used for a mandatory cleaning fee of $275 dollars AND could be charged more for excessive damage or unclean conditions. Had we been told this upon move in we wouldn't have pushed back so hard or wouldn't have spent energy deep cleaning the apartment in an effort to get the full deposit back. With all of that being said, the property management team were very responsive and respectful when we pushed back on the cleaning fee. As noted the did offer a good faith discount due to our history of payment. In conclusion, would I live here again? Probably yes, but not at the current price they are charging. They should explore month to month options or longer leases beyond 1yr and I think more tenants would stick around. However at the end of the day, this is what you get when corporations own apartments and create a market of competition within an industry short supplied. TLDR: This place is good but not great, and quite dated. Maintenance is fantastic. Price is too high compared to other apartments in the surrounding areas. Property management is responsive and respectful. Overall recommendation look around before signing a lease here. read more

Huge plus about this complex is they're pet friendly and have many areas with grass. As an animal rescue advocate, it makes me very happy and appreciative when apartments allow this. Pet-friendly housing helps keep dogs from being taken to the shelter (many in so-cal being high-kill shelters) simply due to families not being able to afford a pet-friendly home (issue that's getting worse as the economy gets worse). The only downside is there are clearly residents who don't clean up after their dogs (at least near building H & K). VERY GROSS SIGHT & SMELL, AND literally a health hazard, especially for kids! It's also VERY RUDE & EMBARRASSING to the residents who have their doors/windows nearby, especially when having visitors over. I've noticed this since moving in over a year ago. It's an ongoing issue. There's multiple dog waste trash bins AND bags throughout the complex so there's no excuse (unless someone is severely disabled then I'd understand). Keep in mind, I have dogs myself and always clean up after their #2s. I believe the complex sends out emails and I appreciate it, but it's not enough for long-term change. I hope they find a solution very soon because our lease is up soon and I'm considering moving out if the dog poop issue persists or gets worse. On a more positive note, the head maintenance tech Raymond is awesome. He's friendly, usually fast and very knowledgeable when it comes to performing maintenance tasks and educating us residents. I had a horrible experience with slow, inefficient maintenance with a ceiling leak and really gross plumbing issues at my last apartment in Vista (not at emerald pointe). That bad experience over there makes me appreciate nice & efficient maintenance techs like Raymond and his team even more! (: read more

Raymond with maintenance is absolutely one of the greatest humans I have ever met. I just had a family emergency and had to fly out. While gone some large packages were deliver via fedex and left downstairs (I'm a second floor unit) Raymond went way above and beyond. He went to my apartment, grabbed the packages and put them inside my apartment secured. All of this went down in a matter of minutes. He is absolutely amazing! My husband and I have lived here for almost 5 years and have had the best experience with Raymond as the head of maintenance. Raymond is so kind, friendly, and knowledgeable. He addresses all requests in a timely and professional manner. Raymond goes above and beyond to fix any requests or replace any broken or really old items as quickly as possible. This past week we had an issue with our dryer. Raymond tried to fix the problem, but because of the age of the entire washer and dryer unit, he ended up installing a new unit. I'll always remember living at Emerald Pointe! When we were apartment hunting, we went to several places but each place was missing one thing or any other that we wanted. We loved that it was on a hill and it looked very nice on the outside, but the moment we opened the door to the apartment, it was an automatic YES to live here. We were nervous about the price but it was actually less in price than several other apartments we toured in La Habra, Brea, and Diamond Bar, and much much nicer. The apartments have a very nice interior and will feel like a real home with spacious rooms and raised ceilings (and giant closets!). The bedrooms are on opposite sides so there's definitely privacy for roommates or kids. We never used the heater because it stayed warm in the winters and rarely used the AC because it never got too hot if we had the windows open. That being said, the central AC worked great! The only downside I can think of is that there's no lighting in the bedrooms so lamps are a must. The view from our patio was amazing, and it's nice that there's a personal washer & dryer. There is a lot of nature around the premises and it feels peaceful. There are rabbits & lizards running around but I never encountered rodents and we never had an insect or spider problem. The pool and jacuzzi area are always clean and very well maintained including the restroom there. The parking lot is clean and it always felt safe walking around. Raymond, the maintenance supervisor, is very amazing and friendly and always happy to help. In my opinion these are more like luxury apartments for the cost of regular apartments and guests were always impressed with the place. There's a Chase bank, H-Mart & Starbucks across the street and there's a bus-stop for Line 286 that runs from Pomona to the Brea Mall every hour. We're in need of more bedrooms now but I'm sad to go. My husband and I lived here for a little over a year. It was our first apartment together and I seriously fell in love with it. I was so sad when we decided to move. I still to this day miss it, but it was such a great living experience. The area is so calm, lots of greenery, the pool is hardly used, the bbq area is mostly always available, it was my husbands favorite hang out spot. The neighbors (at least my neighbors) were so very kind to us and our son. The only reason we moved out was because we decided to begin our house hunting journey otherwise I wouldn't have minded to raise my son in that area. So glad I had a great experience living there, I recommend Emerald Pointe Apartments to anyone. read more

Adding my ApartmentRating.com review: I only had an 11-month lease and went through so much within those 11 months. It was my first apartment with my husband. I thought it was beautiful and was so happy to move in. I am extremely crushed and extremely disappointed after all that we went through. We had two leaks in our apartment which affected our dining room, our closet and our bathroom (twice each). Upon moving out, we found out that a lot of our personal belongings were damaged from mold growing within cabinets and the closet. The maintenance staff patches things, but doesn't actually fix anything, band-aid remedies really. The second time we had a leak, I called to put in a request for maintenance and maintenance ended up telling me they knew there was a leak. I was very upset, they weren't going to be proactive and fix it? They were waiting for me to complain about it first? Their carpet is installed SO POORLY. If you happen to step near where your carpet borders are, prepare to say OUCH at the nails underneath. It's also easy to pickup the carpet while you're using a heavy duty vacuum. Maintenance later told us our carpet was shrinking due to all the leaks we experienced, but they did nothing to fix it, just told us what the issue was. Our upstairs neighbor walks VERY loudly and you can hear every time she vacuums or maybe their ceiling is just too thin. We lived next to a neighbor who slams her door and that same neighbor has a large breed dog that NEVER stops barking. I complained to management about the dog twice, they didn't do anything. They make you sign a Pet Addendum when you have a pet, clearly outlines what kind of conduct the owner and pet should have, yet I think almost NO ONE honors that policy. There is dog feces all over the grassy areas, no one picks up after their dogs, I wouldn't even walk in the grass without a flashlight in fear of a surprise on your shoe. Oh and if you decide to take a day off, don't even try to sleep in. Whatever gardening service they hire, will keep you up for 4-8 hours. I've never heard louder gardeners in my life, nor gardeners who took so long to do their job. If you want to have guests over, there's plenty of guest parking. However, the problem is the tenants take up all the guest parking because their too lazy to walk from their carports. (one carport is included with your rent). You'll see plenty of empty carports and no open visitor parking at night. I went to visit management once to sign some paperwork. She kept picking up her cell phone and talking to someone else while I was waiting in her office. I know she's a nice lady in general, but I felt picking up the phone calls in front of me was rude. It was awkward. The problem is the property looks gorgeous, until you start noticing the little things or even when you start looking closely. If you are going to move in here, ask them for the history of repairs within the apartment, walk around and inspect EVERYTHING, even the outside community area. The staff is nice, they just don't really help with anything or make anything better. Would never live there again. read more
